I have been in dispute with Kieran Smyth, Director/Owner of Charterhouse Property Management (CPM), for years, refusing to pay their bills on the grounds of poor service, refusal to hold Annual General Meetings, refusal to provide open accounting/justify their bills, raising additional unexplained bills, refusal to provide proof of site insurance that residents are charged for, refusal to consider complaints, ...
Raising the issue with Royal Institute of Chartered Surveyors (RICS), their affiliated professional body, pressing for CPM's removal from RICS, RICS have advised that CPM's 'customers' have no contract with CPM, suggesting that CPM's often threatened legal action is an empty threat that cannot be enforced. RICS went on to advise that, in most cases, the contract is between the Estate's Management Company (likely involving the estate developer) and the occupier. This led me to also take up my complaint with the estate managment company's directors with the best stage to have them removed Details of your management company are likely to be found via here: https://find-and-update.company-information.service.gov.uk/officers/VjqyilT__27ziwbSQAj-OhmFPhY/appointments
That said, RICs have insisted that CPM initiate a 2-Tier complaints system. While CPM have done this, they have refused to advertise this to CPM 'customers'! So, if dissatisfied with any aspect of CPM's involvement, do not complain to RICS (as advertised on their website) but instead complain to 'The Property Ombudsman': https://www.tpos.co.uk/consumers/make-a-complaint/
I hope the above informs your investigations, assists your complaint, helps you in seeking resolution and/or legal advice! read more
