I live at one of the residences they manage in Chula Vista, and I am not impressed with their communication. I feel like one of the main jobs of being a property manager is being able to efficiently and effectively communicate to the residents. I have to text them multiple times just to get a response on a simple question. They are never helpful with setting up service appointments and are very hands off. Absolutely do not rent from this company. Especially Stayc. She's horrible. Unprofessional. Will try anything and everything to evict you. She will try to gaslight you when you ask for something, or help. You can request a new manager or not to deal with her, but apparently she's the "head hancho" of the company. As what I've been told" no matter what you will deal with her" She can't even fill out paper work or lease information correctly. There's so many lawsuits with this company especially with her, just google. For wrongful eviction and previous tenants taking them to court. Don't understand why she's still with the company when she has so many complaints against her, even on Yelp and Google reviews. Absolutely do not rent with this company. Especially if your landlord will be Stayc. And ESPECIALLY if you are military. My husband and I got half of our security deposit back because they didn't know every detail of what my husband has to do AFTER the orders that we provided for them. They also ignored our request to get termites checked out, our entire apartment was infested with ants. And when we spoke to her about it she said, "that's normal for this time of year." It's not normal for literally the ENTIRE home to be overrun by ants. She was EXTREMELY unprofessional and essentially gossiping about my husband and I to our neighbor. I had mentioned vaguely that we might have to move in the next few months to the neighbor and apparently the neighbor told Stayc that we had orders and Stayc assumed we were hiding that from her? Yet she never said a THING to us. And I never once told anyone that we had orders- because we didn't. Not to mention it was advertised and we were told when we signed the lease we would have a parking spot in the driveway, and we didn't. Also the air conditioning was essentially garbage as it would get up to 85 degrees in the bedroom even with it on full blast. There was mold all throughout the cracks in the tile, and overall the experience here was not a good one. Do not expect a fair, honest, or professional experience with this company if you're considering renting from them. Zero stars, 5-6yr tenant Both apartments(same building) needed to be treated for roach infestations right when we moved in. (We got charged for the roach gunk the person they hired used at move out too) Stayc is a manipulative liar, get everything in writing from her. We moved into another unit with a huge hole in the wall from the previous tenants and she suddenly forgot all about it when we moved out. She told me she was raised in the 70s and that my newborn was resilient to whatever patchwork fumes were used. Probably was safe? Idk, but why even say this? She kept trying to manipulate us that our apartment was move in ready because it was "professionally cleaned" by the previous tenant. There was previous tenant hair throughout, mugs in the kitchen cabinet, and the list goes on. They cut corners but Stayc will emotionally manipulate you into doing their work for them. We had water damage leak from upstairs. They came in when I was Covid positive and bleached our only bathroom with the window closed. Brought in an industrial fan and placed it on our toilet. I asked about opening the window and the maintenance guy said no, un less I want the fan ran for extra days. I had to call my husband to come home from work because the bleach fumes got to me. The Owner Robert, told me to open the windows (lol duh) when I notified him of the inconvenience and information/instruction I was given. We literally bathed our baby in the living room and our whole small apartment smelled of bleach If you do plan on living in a cethron ran property (pls don't) or currently do: Video everything and make them do a damn move in checklist. I asked them for months upon move in but no one cared. I received one from our previous unit when we had a better property manager, Claudia and Monica. Email everything to the primary email, avoid stayc if you can. Stayc told my husband we would receive our full deposit back over the phone (we asked for a follow up email but never received one), the check was $300 short if I'm remembering correctly. The owner increases rent every July during their lease renewal. They increase it the full amount too (except during Covid when they legally could not). read more

This property management is so unprofessional, they will use any excuse to keep Certain Races or people out of their units, I applied for a 1 bedroom, and paid the application fee, kid you not, I have great references, and my credit history is great, I am on Section 8 and this property at 3835 swift ave was going for 1200, the rent I pay in Los Angeles is 1400.00 and I have always paid my rent on time, most of the time I pay double. They did everything in their power to deny me the unit I applied for. They tried to place the blame on San Diego housing saying Section 8 would not pay the 1200 for the unit, but, in Los Angeles where I living is 1400.00 (DO THE MATH YALL) My worker told me they just did not want to rent the apartment to me. They used my income of SSI to keep me out of their apartment. The background they used for their credit check is AppFolio, what I found out from AppFolio, is I have a good credit score, and they placed something stupid they did make sense (INSUFFICIENT INCOME) HOW DAM STUPID IS THAT. Just say you did not want Me as an African-American Female in your apartment. Cethron Property Management uses under-cover discrimination. If they do have African Americans in their apartments, they are just TOKENS where they can't be sued for discrimination. The reason they gave me is so obtuse. Don't waste your time with this undercover racist management company. When I called this Company to ask them, "How did you come to this lame decision that I can afford the apartment, they never returned my email, nor did they return my calls. This showed me they are cowards, unprofessional, and blaming The San Diego Housing Commission that they would not pay for the low-income unit. After I spoke with my Section 8 Worker, he said they Lied, and that they would have sponsored me as a tenant to live at 3835 Swift Avenue in San Diego. After all this? I find every one of them to be BIAS, I MEAN VERY BIAS, even if you have a great background. they don't care, and most likely, THEY will use any petty ass reason to keep you out of their properties. They smile through their teeth, but, inside from Sonia to Monica and the rest, they are all PLASTIC AND FAKE. Go Somewhere where and apply. read more

I was told applications would not be processed until the 1st of the month (May) I just called 4/27 and found out someone was approved *probably a friend or family member of someone who works there. I have lived in four other apartments and none have been this bad. Right as we moved in the carpet smelled horrible. It was clear the previous tenants smoked in the master bedroom and management promised to replace the carpet a month into our lease but that never happened. Worst of all, they tried to charge us after we moved out saying we smoked in the room when we never did. AC never worked to begin with and was finally replaced half way through our lease after multiple maintenance requests. Laundry machine died a couple months in and also took months to replace. Management is extremely slow at responding, expect at least one month wait time for answers. This place was also riddled with cockroaches that were present right as we moved in. Horrible, please avoid at all costs if you care about hygiene or your sanity. It's not worth it. read more

Ok Ill try to make this short. We got the apartment. We found out it had been empty fir a year at least. The apartment was falling apart. There was a hole in the closet door we found. There was a large crack in the ceiling going from one side of the front room to the other. There were cracks in the walls in back of the cupboards. One cupboard door broke off and we had to use packing tape and duct tape to keep it from falling off.. Our roof was falling apart our carpet was getting old and dirty ( we tried to clean it ourselves but it was falling apart. They had all these inspections to " write down what all needed to be fixed" but nothing was fixed. We had paint peeling everywhere building crumbling. We would complain and get told by Elizabeth " we will fix it soon" Nothing would get fixed. We also had rude neighbors. They would have their parties almost every night. They would pull in at all hours. The parking spaces were only 3 feet from the front door and bedroom and so we would gey woke up. They would throw their trash everywhere even in our garden. They would smoke in front of our place. They would stare into the doors and windows . we finally had to keep our windows shut and blinds drawn for privacy. After complaining for the 100th time to Elizabeth the manager every time she said she would do something. The last time instead of her doing anything about them hitting their kid in the house..we got a rent increase. Nothing was ever fixed and yet wanted to raise the rent when she knew we could not afford ot. So we had to find a way to get money together to be able to move. All these people care about is money they are getting. They dont care about the residents. read more

worst living experience ever. if you want your privacy violated, low quality plumbing and ac this is your place. My apartment had so many issues. It would get humid every time the person below would do laundry. The ac is too small to even warm or cool down the living room and it hot super hot in the summer and super cold in the winter. The parking sucks even though they say there is a lot of street parking there's not. That's just some out of many. The management was terrible. Do not stay at their properties. Have lived at a Cethron property for 3 years. Any issue can be reported online and gets dealt with pretty fast.

They are corporate, cold and calculating. Arrogant and inflexible. Dare I say almost non humane. The prior owners have " divorced" and now the remaining parties thought getting a Property Management Company would help them. Well that may be the case for the owners. But you are dealing with human beings and lives of tenants and several long timers.. which means nothing to them. It did mean something to the prior divorced partners because we were treated with respect, and realistic time limits. They have given an entire residential community 15 days to make a decision to either sign a new lease or go on month to month get the maximum increase allowable by law. Until it was questions, they were directing this to those of us still on a lease with months remaining. The lease is a CA Boiler plate and for people living here for 10 - 33 years they are saying they will not make any Addendums to the Lease BUT they're "not out to get anyone" and "all that was before the transition will remain. BUT they're not willing to put it in writing. They have the audacity to make them sound like good guys for offering a new lease that will not raise the rent for the year. BUT they're now going to charge us all additional "Shared utilities" for the buildings Gas, Water and trash.. which is legal. An INCREASE at that! Please don't insult our intelligence with a carrot. But they provide no equation for how that is to be determined. For the most part the Lease is within "legal" guidelines... for the most part.. and I'll leave it at that.. they are BULLIES hiding behind suits and a calm demeaner. Who gives someone 15 days to make a serious life business decision!??/ Robots! read more

These guys are slum lords. I rented a place from them in the early 2000s. When I ended the lease after a year, they wanted to take out $400-500 from our security deposit (rent was less than $800/month for our 2 bed 2 bath) to pay for lights in the common area and new carpets (they were stained when we moved in). I took them to small claims court, and when we walked in, the bailiff saw the Cethron guy, laughed and said "funny seeing you again!". I won the case but these scumbags appealed the decision. I couldn't get the court date off work, so I ended up forfeiting the appeal. Stay away from these slum lords! read more

The rent for my apartment was reasonable, however it almost wasn't worth it due to the poor management skills of the staff. For starters, the day I was set to move in the agent showed up 45 minutes late to bring the keys and let me in, and offered neither an excuse nor an apology. I lived in the apartment for almost 2 years, and over the course of my tenancy they locked our trash cans without handing out keys to the tenants, randomly changed the spots each tenant was assigned to without any formal notice (and then sent out notices saying we were all on the verge of being towed for parking illegally!), and on the handful of occasion that I needed to speak to them no one seemed to know who I should speak to. At one point, I wanted to switch to a 2 bedroom unit that became available one apartment over. Upon going in to the office (because no one returned my phone calls) they refused to acknowledge that the unit was available, even though I had watched my neighbors move out several days before. A few more unanswered phone calls later, someone else moved in. I have finally received my deposit check refund (a full month after moving out and 2 more unanswered phone calls later). The check is for a fair amount, but in all the years I rented it never took a full month to get a check for the deposit. Overall, I wouldn't say this company is crooked, but potential renters should not plan on getting very prompt or decent service from them or AMG (one of the companies they branched out to). read more

I'm a current tenant at one of the properties that Cethron Property Management manages and have been on a waitlist since last summer for an end unit. I've been reassured several times that I'm #1 on that waitlist but as soon as I was told that an end unit was available, I looked at it, loved it and told the on site manager that I wanted it. She advised me that she had no choice in the matter of choosing potential tenants and that I should contact Cethron directly. I've called, texted, and emailed them several times all week but just received a call back today, Friday, afternoon that they were " processing" another application. When I requested that they put my request in 1st, since I was SUPPOSEDLY #1 on the list I was told that they "couldn't do that". I asked repeatedly why not and she had no response just kept repeating the same thing! So BEWARE current and potential tenants of Cethron Management that they can NOT BE TRUSTED to keep their word!! My disposal wouldn't turn on. I used the disposal key and pressed the re-set button, nothing but a hum. I reported the needed repair on-line and found out the repairman was already in the building for someone else. He came to see me within 30 minutes, checked the unit and I received a new disposal about an hour later. It seems this one was just starting to leak and water got into the motor housing. The place I rented was maybe a bit overpriced for what it was, but it was maintained ok. The guy who showed me the place was a little odd and acted like he had somewhere better to be, but was still decent. I never had a problem with the agency doing shady things. They never charged strange fees or anything, they were always straight. When I went in to give my 30-day notice, they said they received a fax a few days earlier from the place I was going to move into, so they counted that as part of my notice so I could pay less rent. They gave me back my entire security deposit, nothing sketch. Very nice. Pretty professional in the office, although it can be hard to find. No complaints here. I wouldn't rave about them, but I have nothing bad to say about them. I do recommend them. So, 3 stars, A-OK. read more

I am a condo-owner that lives below a property they manage and my experience with them has been very poor. To start off with, last year the washing machine in the unit overflowed, causing roughly $25,000 in damage to my unit. When I spoke with Stayc Barkett she refused to give me the homeowner's insurance information. This year my homeowner's insurance is double what it was last year because of the claim I made from damage caused by their tenant. Currently there is a different tenant in the unit. The problem with this tenant began with their dog peeing off the balcony onto my things. Not only my things, but my friend. Their dog literally peed on my friend while she was sitting in my patio chair. I was told by Stayc Barkett that these tenants don't have a dog. Um, I live under them, hear a dog everyday, and watched dog pee come off of their balcony onto my friend, they have a dog. I had to threaten to sue the homeowner's to get compensation for my damages. Now, I have complained to Stayc Barkett at least five times about excessive noise, one time going until 2:30am on a Tuesday. There's been drug paraphernalia (a coke baggie and weed paraphernalia multiple times) dropped on my patio. I don't care if they do that stuff and keep it in their unit, but I have a five year old, he doesn't need to find half-smoked blunts on our patio. Stayc has done nothing but essentially accuse me of lying and deny that there is a problem, despite the extensive photos, videos, and text message screenshots evidence I've sent her. She's a poor excuse for a property manager. If your neighbor uses this company for property management, good luck. read more

This review is llllooonnnnggggg overdue! I rented with Cethron when I first hit the San Diego County line back in 2002! After getting in town to head out on deployment, I needed a place of my own when my ship got back in port. I found Cethron through the SD Reader. They were friendly and patient. I moved into a lovey 2 bed/2bath in El Cajon with my roommate. We loved that place! Unfortunately, the building was sold within a year of us moving in, but we got a nice move out package and all of our deposit back. I did rent my next home from them and stayed in that apartment for 7 years until the orginal owners took over management. I never had any issues with maintenance calls and the folks in the office were always helpful. read more

From the second I contacted her I have been at ease with renting out my property. She found a tenant almost 6 days after I called her and the rest has been history.
