I was fully prepared to pay my portion of the lease for the year & not live there. While the roommate you say I had conflict with was actively looking for someone to take over my part & after a month decided to move out the email you received in late December we followed all of your obligations to find replacements after we eventually found someone that was worthy of your approval... Devon "legally" threatened me with an eviction notice on an empty house ( knowing it was vacant from Jan 4th) after someone else signed the lease .. embarrassing because that petty bully didn't get her way " pay by noon or I'll shut it off" I responded I don't give a shit. If I was a manager or owner & had any dignity in my workplace I'd be ashamed to have somebody like her working for my company. She is so unprofessional and takes things personally & reacts as such as your other tenants they call her a snake.. since you tried to turn this around is clear why you'd defend that behavior. I said from the beginning that's why I would much rather deal with Carrissa than Devon any day of the week. The problem was never simply that roommates were not getting along. .. if you can read which I'm sure you can or least I am hoping so , unless ChatGPT read it to you .. the problem was Devon's repeated unprofessionalism, poor communication, I will screenshot messages of us asking for pictures of the property to where she refused to until Carrissa sent it , and the way this situation was handled from start to finish. Throughout the entire process, we followed every instruction given to us, actively searched for replacement applicants, submitted multiple qualified people, and continued doing everything your office requested. Yet those applicants were repeatedly denied, creating unnecessary delays and financial burden. Instead of acknowledging the concerns raised about Devon's conduct, your response reads like an attempt to shift blame and rewrite the situation around lease terms that we were already actively trying to comply with. What stands out most is that even now, rather than addressing employee behavior, professionalism, or customer treatment, management continues to focus only on protecting itself while ignoring the experience that led to this review in the first place. Anyone considering using this company should take the time to read the other reviews as well, because this pattern clearly is not isolated. Regarding the air conditioning/heating again, it took 3 months to get the repairs done. In the process of trying to get them to address this, Harland Property Management instead served me with a 3 day pay rent or quit notice and began processing an eviction. I had to get a lawyer involved to get them to act accordingly; Or else I would've been evicted for asking them to fix the ac/heating. Crazy. Complete negligence on their part. We applied on the house which was on market for 50 days, we paid 41$ each for applications, send them many documents and messages and emails, asked maybe they need more...but we never hear back from them until I posted a review!!!they answered on my public review,that we don't have enough proof of income and it was almost after 3 weeks of silence...in the end of the same day my husband got a message without any explanation, just from some stranger from their company, that we didn't send them anything that's why we weren't approved! This is the most unprofessional rental company I have ever had the unfortunate pleasure of experiencing. There was this listing for a property and we wanted a tour so we got that scheduled. On the day of viewing, they texted me twice just to make sure I'm still confirmed to show up (which I thought was excessive, no one ever does that). Well the better thing I should've texted back was "Are YOU going to show up?". Once we arrived, we waited 20 minutes and no one ever came. Rented with them for a year, and they were horrible to us when we were moving out and many things did not get fixed when we lived there. We put in requests to get the water heater fixed which was over ten years old and it never was. We also put in requests to get our dishwasher fixed and they never fixed that either. After we gave our notice to move out, they refused to give us 24 hours notice when showing our apartment, that we were still living in. When they started showing to potential renters they would leave all the lights on, the front door unlocked, and our back door wide open. Not only did we feel incredibly unsafe as two young women living alone but we also had a cat who almost escaped. Anytime we would try to call and mitigate these issues with them they would tell us either nobody with authority could help us or to put our issues in the portal, which would then not be addressed. After finally leaving and getting the place and carpets professionally cleaned they still took almost a quarter of our deposit for things that were not our fault and preexisting in the place. If you want a property management that doesn't care about the residents and swindles you of your money then these are the guys for you. read more

Due to a heavy (work) travel schedule, it became increasingly challenging to self-manage our 2 investment properties. Asking our realtor for a recommendation he referred me to Kayvon at Harland Property Management. I met with Kayvon several days later to discuss HPM's processes, procedures, and terms. Suffice to say, that "interview" went well as that was almost 10 years ago. During this time, HPM has done an excellent job of servicing our properties. Services included screening and vetting prospective tenants, collection of rent payments, depositing payments into our bank account, addressing client issues (e.g., maintenance and repair issues), providing essential (financial) reports that I can print out for our CPA at tax time, and addressing normal owner/client questions and issues. I also appreciate the "Documents" folder in my owner's account, where they downloaded other relevant backup documents (e.g., copy of leases, renewals, invoices, receipts, etc.). Also notable, everyone that I had cause to interacted with at HPM (i.e., Kayvon, Linda, Vida, Carlos) have been professional, courteous, and easily accessible. Phone calls or emails are returned or responded to quickly. However, specific recognition must go to Operations Manager Al Pesiri, who has managed our account and properties for the entire time. While certainly not his only account he has always treated us like we were his most important client and with the highest integrity. For these reasons, based on 10 years of very positive experience, I can offer an unqualified endorsement of HPM for any owner looking for a team to manage and service their rental(s). read more

Our refrigerator went out of service and Harland was quick to dispatch a maintenance tech to fix it - when they fridge wasn't salvageable they were quick to replace it and minimize the time we were without a working fridge to keep the food cold. They also typically answer the phone and call back if not available. read more

I can tell that there are people who care who work at this company, but whoever answers the phones is rude and condescending. It appears to be the owner, so not much to do about that, but I can warn you off of using them. I do not recommend renting from them or using them manage your properties if you can help it. I put in maintenance requests and have to remind them to finish up with what they've started. They've had a plumber in their employ who's twice shut off the water in the building without notice, and they have craptastic after hours contacts (the same guy who answers the phones tried to tell me it was impossible for the water to be off when I called. Wow, the company is cheating and dishonest. We are applying rental property of 2832 Piantino Circle. At apartment.com, zumper.com stated "dog friendly" and "do you accept dogs" was the first question we asked when they were showing the property. After done all application and submitted all documents, we were told we are accepted. After one week waiting, as 04/20/20 they are telling us that are not allowed dogs!!!. But when I called Harland Property Management that has my apartment under management, I got a prompt call back from the manager who put me in touch with their contractor, and the whole deal was under control within the next couple hours. Staff was prompt, courteous and competent and my weekend was saved. And I hope the fans can come out in the next couple of days. As far as my other experiences with Harland, such as move-in procedure, and other small maintenance requests (which are made online) were always easy and straight forward. My experience was much less than I desired. I confirmed a viewing appointment via a link in an email I received, then got a text canceling because I didn't confirm meeting. When I called to confirm the appointment and explained what happened, the person asked if I confirmed the appointment (she didn't listen to me). She was less than courteous and told me I could show up. Once I got there, the person showing the place was rude. Seems they had too many interested people to really care who they are meeting and potentially renting to. Most importantly, I don't appreciate my time being wasted, especially my lunch hour. I had an appointment for today at 11:15 am with a confirmation from your office, and the agent Josh never showed up. This is the second time I had an appointment with him where he didn't show up. I called your office & the receptionist assured me he would call back. He didn't. I just learned that the property I was to see again was now unavailable. I am very disappointed but also very angry that I made an appointment, arranged my day for it, confirmed I was coming and then no one bothered to let me know the property was unavailable. We worked with Linda at Harland Property Management for a condo rented August 1-8. When we arrived at one of their San Diego properties, the condo was completely filthy, had broken and torn furniture, broken AC, and we could not sit on the inside or outside couch. This was drastically different from what the pictures portrayed online. We could not stay in the unit that we had prepaid the FULL amount of $5,650. We ended up staying at a hotel for the rest of the stay. Two days after we left the property for its poor condition we were called by Linda and told we would be refunded 1 night and we could move back in but the carpets would be wet for 2 days after they cleaned them. We remained at the hotel for the rest of the say. We had a very poor experience. read more

Our family rented their vacation rental near Wind n Sea Beach over the Thanksgiving holiday. The property was amazing all around. The 180 degree unobstructed view of the ocean is breathtaking. The property was exactly as represented on the Homeaway add. It was immaculately clean and had all the necessities needed. We had a issue with the WIFi over the weekend. When we called the management company we had our call answered and they helped us reset the modem and resolved the issue. We will be coming back in the summer. read more

The management companies in San Diego suck. Well except for this one. Everyone in every industry is always talking about how they provide the best customer service, blah blah blah. These days when a company tries to build their brand on customer service I'm instantly weary. I have a costal property in San Diego that I had originally rented only as a vacation rental. Due to excessive wear and tear on the home I decided to rent it long term hoping to get a nice, clean solid tenant that might actually think about taking care of the home and not just using it as a hotel. The firm I used to management the vacation rental led me to believe they could manage a long term rental. That turned out to be a huge mistake and cost us close to 2 months in rent. Venturing out to find another company to manage my home turned out to be a joke I contacted two of the biggest firms in San Diego remarkably neither bothered to ever return my call after leaving messages at both places. Really, not one call back. I don't know maybe we are out of the recession.... A friend who also has a property that is being managed referred me to Harland Property Management. There is light at the end of the tunnel it seems. I actually got a real live human the 1st time I called, not to mention I called at 5:30PM expecting to just leave a message. Linda, who is now my property manager took her time to explained in detail all their fees, how they operate, what I should expect and even called me back the next day at 10AM and had a rental rate for me. Since then my property has been rented out within 1% of the rental rate I was quoted. I have Linda's direct cell phone number though I don't find myself having to ever call her. Harland allows tenants to pay their rent online each month and after they pay all my property expenses I usually see a direct deposit into my account within the 1st 5-7 days of the month. I researched the company a bit online prior to making my decision to go with them. One thing I did not notice was over exaggerated claims by the company itself on how amazing their customer service is. I guess they spend less time talking about it and actually providing it to their customers. read more

I am currently renting one of the properties Harland Property Management oversees and it has been a horrible experience from the beginning. When I showed interest in the unit the person I spoke to said she was unsure if it would be ready by the date I would like to move in. A few days later I requested a later move in date and the same woman told me that was not possible, and they only choose me as a tenant because I was ready to move in right away. The day I signed my lease and picked up the keys I was informed that if I pay my rent online through the companies site I had to submit my rent no later then the 27th of the month even though rent is not due until the 1st. I was given keys that did not open all of the locks to the place, not realizing that I locked all my locks and was not able to get back in the first day. When I contacted Kayvon he did not answer. After leaving a few message he called back and told me to call a locksmith at my own expense ( even though he gave me the wrong keys). After a long conversation I was able to get him to assume responsibility. I soon realized that they slapped some new paint on the walls and that was getting the unit move in ready for me. I could not shower in my apartment for the first week and a half because the knobs to the shower fell off the first night. The electrical outlets did not work in the bedroom. My power went out on a few occasions in the first month. When a electrician came out he informed me that the wiring would have to be redone in the unit because it was faulty. Unfortunately the electrician could not get to the electrical box right away, because its in the garage that has an electric door. The oven has been repaired twice but it continues to go out. Recently the pipes under the kitchen sink came apart and I have to use a bucket to catch the water if I want to wash dishes or use the sink period. I put in a work order on Saturday when I noticed the problem. On Sunday the contractor called me and left a message I returned his call a few minutes later but couldn't get a hold of him. On Monday the contractor called back and asked when we could meet. I told him that I could let him in at 7 am before work, but I couldn't leave work once again to be home for the repair and I have asked other people to be there to let them in so many times I didn't feel comfortable asking again. He didn't want to come that early so I suggested he get the key from the Property Manager so he could let himself in when it was more convenient. Kayvon refused to give him the key saying a 24 hour notice had to be placed on my door in order to do so. All the times they have gone into my place this was never an issue. Kayvon even had the nerve to tell me it was my responsibility to let the contractor in because it was a general maintenance problem. So I needed to go and buy a lock box but a set of keys in it for the contractor. Also if he drove down to put the 24 hour notice on my door he would charge me a trip fee. I have been treated poorly since I've moved in. I would not recommend this agency to anyone. read more

We've rented a Harland-managed property for nearly three years and have been quite happy with their service. The initial rental process was straight-forward and they were upfront about the advantages and disadvantages of the property. We've needed a few service calls during our tenancy and the contractors they use have always been prompt and resolved the situation. Rent increase has been nominal. Renewals have been easy, and they send the new leases electronically which is convenient. Their online portal is helpful for letting them know of any issues. Someone seems to be monitoring it pretty attentively, and we get responses quickly. They also respond quickly to emails and phone calls. I'm sure as a property owner the experience with this company would be phenomenal...after all, you're paying them to do the dirty work. As a renter, Harland Property Management is entirely unprofessional and down right rude. As renters in SD, it's not often you find a property you love for a decent price. After jumping through hoops to provide what they felt was a "complete" application (including BANK STATEMENTS in addition to employment and income verification,) being rescheduled to see the property twice, and speaking with three different individuals, none of whom seemed to speak with each other, we were approved to rent the property. After viewing the condo we were notified that another couple was also approved. We were asked to answer the following questions: 1. The property will be available 09/16. What date will you be able to move in on or after 09/16? 2. How much are you willing to pay to rent this property? 3. What is the largest amount you are willing to pay as a deposit? 4. The HOA will be doing some repairs XX-XX and will need to access the unit. Will this be an issue? Of course we responded and were notified a day later that the other couple, who submit their application and were approved after we were, (per the employee who showed the apartment and the woman who approved our application) were chosen. What a shady company. We will NEVER rent a property under this company's management and will advise against it to everyone we know. read more
