Here is why there are an absolutely terrible company, in no particular order…read more 1. There is a clause on their lease that says they do not have to respond to maintenance requests within 30 days, which makes sense considering they have what seems like just one incompetent maintenance person for their entire group. This is legal... but complete crap. We hired our own outside person. 2. The laundry room was an abomination. Not only were the pipes held together (terribly) by duct tape, but there were holes in the insulation. We had a nice spider invasion for a while until we discovered the hole, and plugged it ourselves. The washer and dryer were terrible and old, taking a long time and flooding. 3. Pet deposits of about $350 per year and the inability to have more than one even in a large house. This is legal, but something to be aware of. Everywhere else we've rented from there was a one-time pet deposit fee which was returned. 4. The outside maintenance is awful. They hire a CHILD to mow their properties, and this child clearly has no idea what he is doing. We had foot-high grass in some areas because he never attended to it, and since he did not change directions--ever--the grass adapted and was always long. The snow plows--IF they show up (not when)--pretty much destroy our grass as they push it. 5. Here's an awful maintenance story: Our upstairs bathroom water pressure was awful. The maintenance guy was useless so they brought in a plumber. They went downstairs to work on the bathroom tub to fix the problem. We came home and the front door was WIDE OPEN. Luckily our cat did not run away! After about ten minutes of hearing the water running full-blast with the lights on, we realized that they had left and never came back. Yeah, they left the water running. This brings me to... 6. The staff treats you like children, even if you are professionals like we are. Even if every resident was an undergraduate, their treatment is demeaning as hell. We called to complain about the door being left open, the water running, etc., and their response was nothing more than "You should have been there." They actually think that in a rental property the renters are required to be there for maintenance--this is clearly not true. As professors, we can't take a day off, cancel all of our classes and office hours, to be there for maintenance. Furthermore, one of us was at the hospital that day. 7. Mold in the basement, causing allergy issues for years. 8. The office staff is nice until you sign the lease, but then they are so rude that if you have anxiety (which one of us does), calling them is nearly impossible. Legally, we can sue them for mental health damages, which would probably put these idiots out of business. 9. We accepted their pathetic return of almost nothing from the security deposit. Luckily for them, we want nothing to do with them ever again. We can counter with SO MUCH that they would lose against, but we're happier walking away than giving them any more of their time, even if it puts them out of business. STAY AWAY.

We also had horrible experiences with the maintenance guys being so rude, and I was told that I should've reported it. How immature do I have to be to report your grumpy disrespectful workers. Charging a group 40$ for something we all mutually agree worked after we left, is unacceptable. This company has been working on cleaning the vents at my apartment complex. They did not give my…read morelandlord any indication as to when they'd be working on specific apartments, despite there only being a few units. As a result, I haven't had the slightest clue as to when they'd come by despite them operating for over a week now. This morning, at 10am, I happened to be the first apartment they'd be working on that day. I'm currently working second shift and woke up to them knocking at my door. I asked if they could come back in half an hour so that I could get ready. They said that'd be no problem, as they could work on other apartments. They then told be they'd come back and work on mine in an hour and a half. Well, they ended up working on other apartments, including my neighbors to the side of me and the unit directly above me. They then left at around 3:30pm without giving me any notice. I put all my plans on hold for my day off, as I expected them to work on my apartment next and wanted to be here for it. Now, I have no idea when they'll show up again. This is incredibly inconvenient as I work from home and have meetings all day. TLDR: This company does not care about inconveniencing you or giving you the least bit of courtesy. If you're a landlord and care about your tenants, I would avoid hiring this company.

This happens a lot to us in this area! We are tired of hiring people to work for us and once they get paid you never hear from them again! That also used our water to clean the carpets and then poured the dirty water on our dirt driveway leaving a pothole and let the water run into the creek. Not reliable and does not keep promises. Avoid this Steam X company from Sanford Michigan.
