This review is long overdue. I have used Celski & Associates on numerous occasions for issues with surreptitious and fraudulent tenants. I owned a rental property in Richland that provided short-term rental agreements to women and mothers who were recovering from abuse, so they could save to buy a home. Unfortunately, a man ("JB")who was working on a sub-contract for my old company requested to rent a room there. After obtaining the women's approval for him to move in temporarily, it only took nine days for him to be fired from the sub-contract, break the lease, begin acting perverted toward the women and start being genuinely disgusting in conduct and communication. Further, JB decided to sublet the downstairs living room to a transient and began throwing parties whenever he could. Jason quickly helped me get rid of the transient he was subletting my home to, it took me a few weeks to get him out but in this state that is fast. Jason then filed an eviction on my behalf against JB, then briefly represented me when JB tried to sue me - which was dismissed because of a failure to state a claim. Bad tenants have a knack for attempting to sue their landlords when they are held responsible for their wicked behavior and told to abide by their contract. Jason then guided me through the legal process and helped me facilitate having JB removed from my rental. JB fled the home the day before our hearing. Although that concluded Celski and Associates' services for me, they also provided me with guidance on how to sue JB in small claims. Jason later represented me against my roommate and tenant, Aaron Kelly, who is more well known locally as "the Fred Meyer shooter" or "the Richland shooter." This was during the lockdowns and Aaron took full advantage of terrorizing my home and my friends who lived there with me. Jason indicated he has done thousands of evictions at this time and knew precisely what type of person Aaron was and warned me about all the behaviors I will encounter. Although not technically legal advice or services, Jason's guidance through the ordeal kept me from being sued by Aaron and kicked out from my home which was Aaron's plan to take over my home. When it comes to both legal knowledge and experience, as well as being conscientious, empathetic and understanding of what these people are doing to you, the entire Celski and Associates team go the extra mile for you. I have also been represented by Alyssa recently in a dispute with a grifter who my actual tenant decided to sublease a room to in my rental. The tenant needed a cheap room for her and her daughter to escape from her abusive separated husband "AW." However, once she moved in, she sublet the room to him without my knowledge or permission. Alyssa was knowledgeable, efficient and forthcoming with me on what could and could not be done in this unique situation. Alyssa used an entirely separate body of law to have AW ejected from my home. Since he was there under the permission of my tenant but without my permission or consent to be there and because he had never signed a contract with me, nor paid me a penny of rent; he was neither a squatter nor a tenant, she told me he was an illegal occupant. This knowledge and expertise from her resulted in the ejectment process (different than an eviction) go much faster and even successfully motion for the court to hold the decision for him to pay my legal fees and court costs. Moreover, Alyssa helped me with the damage this adult child was causing to my property and provided me with guidance toward getting a restraining order against him once we discovered he is a wanted fugitive with multiple R.O.s against him in WA and other states. In addition to guiding me on other recourse I could take with my insurance agency to repair some of the damage and file a complaint with the prosecutor's office (for his destruction of property, domestic violence, and other crimes/civil claims). I should add I have only had three "bad" tenants in my 10 years of renting and have had many more great tenants. If you rent, you will most likely encounter a bad apple at some point, it's inevitable. When you do, I give my highest recommendation to Celski and Associates for their professionalism, conscientiousness, zealous advocacy and ability to solve your issue(s) as quickly and efficiently as state law will permit. Also, considering costs, they have a very reasonable retainer that is much less than other firms in the area and charge the average hourly rate as other firms. They also consult with you to make decisions that save you money and provide guidance on alternatives that may keep you out of costly litigation. If you have an issue with a tenant, or anyone taking advantage of you on your property, and are looking for representation; Celski and Associated should be the first firm you call to help you. Disappointed. My son and his roommates moved out of one of your properties. Myself and my husband went to help. I personally cleaned out the refrigerator. It was clean. We saw no visible damage and the walk through was fine. Now all of a sudden there was food in the frig and repairs had to be made to eat up their deposit. I know it was a lie because I cleaned the frig myself. read more

If you want to move into a clean, sanitary, mold and bug free environment...this is not the property management company for you. This whole experience was actually very hard on my mental health. I will say though, dealing with their unprofessional communication is a lot easier from my brand new house. We broke the lease because we could not handle it any longer. Still waiting for Thea to remove the cleaning fee from our move out fees... it's been a month LOL. A little ironic don't you think? I spent weeks deep cleaning this house. Lawsuit waiting to happen. Just about had the last straw with Melissa. Nonresponsive and irresponsible. If you think you professionally manage these apartments, we shall see what courts think. Seriously, leaving tenants without electricity and making no effort to call maintenance when you've received multiple requests? Get a life, or better yet, another job. Tenants have a right to habitability, genius. We are currently at Canyon Crest managed by Melissa and our most current problem to date is a tenant parking in our car port. Um. We have two cars and we are already alternating with the car port; we don't need some random guy to keep parking in our spot. We already told her which tenant it was and there has been no change. Given her past dealings, it's likely she hasn't taken any action whatsoever. Classic. She instead asked us to engage in self help, which we obviously have already tried. We'll see how much she enjoys having a conversation with that guy and other tenants when we have his car towed on Celski's behalf. I've never written this kind of angry review before, so this should speak volumes. Friends, I'm okay! Just venting a bit here. Avoid this company by all means if you're in the market for a home. The agent Chalane Thai is a scammer and they engage in stacking multiple applications for homes that they have already approved for other tenants. I was fortunate enough to get a return call after I reached out multiple times from the manager. This was a waste of time also, they engage in unethical practices and take advantage of customers. After they've gotten your money you will be ignored and relegated to strictly email communication only because they are unprofessional and do not respect their clients, they're strictly after your money. Find another agency if you're not interested in wasting your hard earned money or time. This place should not be allowed to operate in Washington state. read more

**Update** I had to call and speak to the receptionist as Thea apparently does not want to call prospective tenant's on status updates. It has now been almost 2 weeks since I submitted my application and was kept being told it's still "pending" for my background (which is clean) and credit which is also good. Then I look on Craigslist and the home is no longer listed!! They take your money but won't get a call back! At least not from Thea! Will definitely NOT recommend to anyone! I have called on a home I'm very interested in renting 3 days in a row and told each time by the receptionist I would get a call back from Thea. No call back yet i see that this home is listed on craigslist each of the days I called not once but 3 times. Our homeowners (new development) received a letter from this company for a meeting to turn over the HOA to the homeowners, as new board members. There was an outdated form to submit your name for a board position. It was sent 2 weeks ago. Since our neighborhood is large, we don't know many of the residents. And since the form was written like a high school popularity vote, those who submit should have been listed out to the homeowners in advance so that there was a clear path as to who would want to be president, vice, etc. There was a name on the form of who to contact. Thea. I have tried to call her for 3 days. She was out of the office, then back but not able to return my call, then out to lunch, and then off to a personal appointment. Jackie who answered the phone said that there was nobody in the office that could help, and apparantly no office manager, or escalation point. Our meeting is supposed to be tomorrow night, and based on NO information, many households are not even going to attend. The letter talked about a zoom meeting, but there was no link as well. This is unacceptable. Who is running this business? The owners need to take charge and manage this office. read more

If I could give ten negative stars, I would. They shouldn't even be in business! We had them manage my mother's duplexes and moved my mother to western Washington to be by her family. We were absentee owners and trusted Celski to keep the duplexes in the shape we left them in. Wrong decision on our part. If I wrote down everything they didn't do right and all the wrong things they did do this would be so long, no one would read it. Suffice to say, we weren't happy campers. My mother passed away and it was time to sell the duplexes. Celski hadn't done ANY inspections or they would have seen all the mold, destruction, and overall neglect of the duplexes. What could have been a healthy profit on my mom's investments instead became a money hole to fix and sold way under their value because of Celski's neglect. I own a couple of properties that are managed by Celski & Associates. They manage the properties, collect payments, and handle the day to day. They have been very responsive and easy to work with. They seem to be fair in their dealings and despite some of the other reviews they do their best to respond to tenant needs. read more

Ok. Where do I begin? We rented from Celski for 2 years and from the very first day it was a horrendous ordeal. We moved into a dirty house. Car battery left in the garage for us to find a way to properly dispose of, the carpets were cleaned after we moved in most of our large furniture. There was a garage, but took over a month to get the opener for them. Also, zero maintenance was done to the house after the last tenant left. Holes in the walls, corner shelling exposed, weird cords and cables nailed into the walls, etc etc. Last summer, the A/C went out. They had a gentleman come out and look at it and apparently "fixed" it. Well, about a week later, i noticed a leak in the top floor bathroom ceiling. I immediately contacted the property manager and told her if the leak. No response. For DAYS and continuous pleas for someone to come take a look at it. The leak got so bad that it went from the top floor, to the middle story (it was a townhouse) and flooded the kitchen. What could have been a minor repair ended up in the entire kitchen ceiling needing to be replaced. And that entire process, took almost an entire month. Not to mention, they tried to say we were at fault!! And liable to pay for the damage and repairs. Because "a dirty air filter caused the leak." But we routinely change the air filters AND after trying to say it was in our lease that it was our responsibility- turns out, no such thing was ever included in the lease. In addition to all of this, I'm pretty sure they didn't have a set of keys to get into the house. Never did a proper inspection (or never did one as far as i know), was completely negligent all the way around. I have no idea how they're still in business or how any home owner can trust them to properly manage their property. read more

Like Crystal, who posted three days ago, I wish I could give "negative stars" for my review. Until recently, these jokers were managing several rental properties for me. They didnt care that there was no carbon monoxide detector in any of the units, some had nonfunctioning smoke detectors, they couldnt find a door key for several units. I also hear they just got fined 5k for refusing to take an application from a United States Veteran. Best of all? You call to contact the owner/attorney Jason Celski and guess what? You are informed that he is out of the country on vacation....I said thats what you told me last time....they said yes he is on vacation again. Tenant or property owner beware. read more

I rented a house on Bing St in West Richland for a year while working Hanford. Everything was fine until we moved out. During House walk thru Melissa mentioned what a great job we did taking care of the place. I had carpets professionally cleaned at a cost of $253 and move out cleaning for $200. When my deposit check came Celski had deducted $190 for carpet cleaning. I called them on it and provided my receipt. Know what they did? NOTHING. Wouldn't even answer my calls, text or emails. I gave Melissa and company one star for not being professional enough to communicate with me. read more

When we signed the lease Celski agent Jennifer June told us the landlord would take care of the yard or take $50/ month off the rent and have us do it. Once we moved in she said the landlord (illegally) decided we should do it for free, but he would buy us a mower. He never bought the mower. When we moved in the "yard" was nothing but rocks and 3ft tall weeds. We never touched the yard, and now that we moved out they have (again illegally) taken an extra $100 dollars from our deposit for the yard. We have documentation that we were promised not to have to take care of the yard, and our lease says nothing whatsoever about the yard. I have tried three times to get my money back, but Jason Celski has (quite rudely and without explanation) refused. They flat stole our money. While living there we told them we would not allow anyone at our home without us present, and that we expected the legally required two days notice. They repeatedly ignored this and sent workers to the house without notifying us many times. Once my wife had a panic attack when she was taking a nap in our bedroom only to be woken up by male voices outside our sliding glass door. During the worst heat wave of the year our ac broke and they refused to fix it until I had to miss a day of work to go sit in their office until they got it fixed. We were without ac for 9 days, which is a feature of the house we rented. They refused to prorate our rent, even though I never would have rented a house with no ac. All in all they were the worst landlords I've had. read more

Ok, so time for an honest review. Are they great? No. Customer service needs improvement as well as communication with tenets and landlords. I addressed an issue with leaky sprinklers where I tried to solve the issue myself before asking for help. I was belittled and there was no apology. Other rental agencies will mow your lawn and charge you less. Would I recommend Celski and Associates? No, but all rental companies have their issues. This one could certainly use some improvement. They do happily take your money each month, don't you worry about that! read more

Worst company to even try to do a rental through. After a hard pull on my credit, which negatively effects your score, I would expect at least a courtesy phone call to tell me I didn't get the property for whatever reason. If I could give a few negative stars, I would! I rented from them for about 3 years and when I finally decided to leave, I went and ask for the 995.00 deposit. They kept saying that they were working on it, and working on it. I pushed for wanting to know where is the deposit back after, of course the non-refundable fees such as carpet and stuff. Anyways I passed by the property an people were already living there, so I kept calling them to know. Never got a response UNTIL... collectors Hunter Warfield called me (one year later) that I have been placed in collectors for about 1,300.00 from Celsky and Associates. So, they took my deposit, placed me in collectors, and ruined my credit. They are unbelievably a joke. So, be careful when returning a rental property and take pictures and prove of how you left the house, so they don't mess with you. Celsky and associates SHAME ON YOU!n you didn't have to be this dirty, if you were money hungry, I would have giving you some before you ruined my credit with a derogatory account. read more

An absolute joke of a company. Stay away if possible. They manage the HOA for The Ridge in Kennewick and dealing with them has been an exercise in banging your head against a wall of incompetence. JM was awful to work with. Reliably sending a piece of paper to an address is a chore for them, and their work products look like what I would expect a high schooler playing a business would produce. Unfortunately, Melissa is extremely difficult to communicate with. Extremely unprofessional. Often times when I'd actually get ahold of her she acted like it was very inconvenient, even though it was always directly in regards to my apartment and things she said she'd do weeks ago. I don't want anyone to have to deal with what I did. Maybe enough of these honest reviews will help this company attempt to hire professional, courteous, and timely property managers. He cuts to the chase and gets the job done with the least amount of stress caused to the client. He is thorough, timely, and works aggressively to evict dead-beat tenants. This organization expects homeowners to only use their "portal" to pay bills, etc. Any other means of payment seems to cause rashes of delinquent notices. Even after calling and providing proof that the payment has cleared, we continue to receive notices. I use our bank's bill pay to pay our bills; that should be sufficient. read more

Wish I could give negative stars. They, admittedly, do not inspect their rental locations before taking your money. At 9 months pregnant and with 2 other children, they allowed me and my children to move into a death trap. The home had been vacant for a while because the home owner was unsuccessful at selling the home and as I was told " really needed the cash". There was problems from day 1, including a gas leak, no heating, water leaks, bad plumbing, no hot water, but the worst was the electrical that was not up to code. One night, the electricity went out, so I called my electrical contractor friend who then did an inspection of the home and made me leave the home immediately. She called Celski and Associates explaining the inspection and that it is not up to code. She was told that they do not do any kind of inspection of their rentals and trust the home owners. At 39 weeks pregnant, I had to move out. About a week later the City of Prosser called me and told me they will not be allowing anyone in that home until it has been 100% inspected by everyone possible. I was given all my money back. I'm just happy that my family was able to walk out of that home alive. They do not ever call back in a timely fashion and if you have an issue on a Friday, trust that you will not hear anything back until Monday. In the situation where they are not the owner and just the property manager, to do any kind of repair, they have to contact the owner first, and just hope the owner has the money to do that repair. You're just a sitting duck waiting for anyone to call you back. DO NOT RENT FROM CELSKI AND ASSOCIATES!!! read more

Beware of this company and dont be foolish enough to rent from them.All of the reviews here are true and accurate.We rented from them for 2 years .The place was left clean and in good condition.3 weeks later instead of receiving our depsosit back we got a bill for over $3000!! for things like dead grass spot($570.00) and $350 for an oil spot on the driveway are just a couple of the outrageous things we were charged for..They are outright crooks!and do nothing to maintain or repair their properties..The owner of this particular property makes daily inspections and intrudes on the tenant's privacy.They will give you a notice to replace dead grass in the yard while the sprinkler system doesnt work properly..I look forward to my day in court with them.. read more

We rented from Celski for a little over a year and had numerous problems. They were often really slow about responding to maintenance requests and kept showing up without giving notice, including scaring me by being in the backyard without warning while I was taking a nap. When our air conditioner went out during the heat wave in July our property manager Jennifer June straight up lied to me and told me she had called to make an appointment to get it fixed, but she never did. We waited 5 days without AC in over 100° weather before having to call her boss to get something done. Finally we had problems with our deposit when we moved out. When we moved in they told us the owner would pay to have the lawn taken care of or take money off our rent to do it. Then it changed and they said we needed to take care of it and wouldn't get money off, but the owner would provide a lawn mower, which we agreed to. Then they changed it again and said we needed to provide a lawn mower, which we refused to do. Mind you, none of this was in the lease, the lease doesn't mention the yard at all. Also, when we moved in the yard was a giant mess of weeds. I sent pictures to the property manager asking how we were supposed to maintain the yard when it was all weeds, and mow the grass when there was no grass. She said she needed to talk to the owner about what to do, AND THEN NEVER TOLD US WHAT WE NEEDED TO DO ABOUT THE YARD. I repeatedly asked about the yard, and how we should be maintaining it, and never got an answer, and then was charged for it when I moved out. And when we asked Celski about it they took a month to answer and then were. rude. read more

This group is such a joke. We've had problems galore at the apartment we are at that they manage and they will not fix any of it as they say it is not their problem. They will not return your calls until you've left about ten messages. They are extremely rude and act as if they do not care about people. We will avoid them at all cost in the future. read more

We rented from celeski for four years. When we moved in the yard was nearly gone. Tack weeds and tumbleweeds were taking over. The yard had not had water on it for over two years . That is what the neighbors told us. The house needed paint very bad on the inside. They were only going to do "touch ups". The paint didn't even match. I paid over $600 to have a professional paint the great room. I painted all the bedrooms. At my cost. The trees were in bad shape nearly falling down. It took a test to finally get them taken care of. The roof leaked and took months to get fixed. We got the yard back to a beautiful state. In October we were late getting the final mow. We got a letter stating if we didn't mow we would be evicted!!! After all we had done for the prooerty!!!! We left the house in a much better state then when we received it. I did get my deposit back. Only because my friends did an amazing job of cleaning to make sure there was no problems read more

We rented a property managed by Celski and Associates for a little over a year. I would advise anyone working with this company to work with John, not RJ. Maintenance: Slow. But, it did get done. But, not in a hurry. True, none of our maintenance calls were emergencies, but they all took about a week from the call to having someone come out. If a second visit was required... looking at another week. Returning calls: Often slow. Usually got done though. Pays to be a squeaky wheel. But at the end of the day, I was impressed- I got my deposit back (minus the carpet cleaning required by WA law that they were very upfront about when we signed the lease, of course). I began to really worry about it when I was preparing to leave and some friends who had rented in the same complex from a different company talked about how they had a family member who was a professional cleaner help clean before they left, and not only did they not get their deposit back, but that other swindling company charged them additional $$$! I cleaned that apartment thoroughly and I appreciated the honesty to return my deposit. There were issues, as usual, but they were worked out and overall, I would work with them again. read more

I'd rather buy a tent and live in Columbia park rather than rent from this company again. They are extremely unprofessional and difficult to deal with, will try to charge you unexplained fees from several years ago and are dishonest. Communication is horrible and seeing how they're a law firm as well, you'd expect a lot more from a company. read more

Make sure you get everything in writing because they will not give your deposit back.
