WORST experience renting I have ever had. DO NOT live here. The manager Wendy will find any way to charge you extra. Reasons to not live here: -they will fine you if you even light sparklers at 4th of July- even though Pasco allows fireworks. - cheaply made homes, dings and dents on everything and they will take your entire deposit fir normal wear and tear.---- they replaced ALL the carpets and ALL the screens in the house. I had 1 screen with a hole in it from my cat and they replaced everyone and claimed pet urine ruined the carpets- no pet was ever in my sons room. -I was charged a $60 fee for emailing the "state of the home form" when I first moved in instead of knowing I was to upload via an app. I talked with Wendy about this and she said it didn't matter- it has to be through the app within 30 days even though this is said nowhere in the move in packet. -MADE me get rid of my sons dog. I have a Dr's note to keep this dog and she said "it's either you or the dog"- I should've fought it but this was my first place all on my own since my divorce and I had worked so hard to get to a place where my son had his own bedroom and we had a yard for the dog. He dug out 1 time and she wanted him gone. No working with me at all. -Wendy will not allow you to see the inside of the actual home you want because of some "insurance" issue. So I moved in NEVER seeing the inside until I had already given her money for a deposit- which is NON-REFUNDABLE. So I was trapped. - this same thing happened to a co-worker of mine. Put a deposit down on a place they could only view through photos. Then they saw inside and hated it. But she wouldn't give the deposit back so instead of losing it they chose a new place to live at a different D&R properties. - This company never had the utilities changed back to their company- I was gone October 13th and it is January and I am responsible for charges. I am a single mom and now have over $600 I have to pay for this company to keep the power on. If a new person would've moved in it would've changed over but no one has and this professional renting company never took on their responsibility to pay their utilities. So now I am paying for them. It's total BS. D&R Investments know what they are doing. They run over 100 properties and the fact the PUD and all utilities were not contacted by them .... I have never dealt with anything like that. I have moved almost 20 times and yes I forgot to cancel the garbage and Gas but the PUD? I shouldn't have to pay this. But I am liable for all of it. So always call the companies cause you may have a horrible property manager by the name of Wendy Greeno with no heart that will do whatever she can to ruin your day and Insure the business she works for has a terrible reputation. Plus I was a good renter. I ALWAYS paid my rent even during Covid. I let other bills go but ALWAYS paid my rent and my place looked beautiful and Wendy Greeno is a person that uses her position at her job to get people when they are most vulnerable. Please do not move into this home, I have been so depressed since living there and losing our dog and my $1500 deposit and now having to pay the bills for over 2 months of heating that empty home. Tanah and Bethany were great and friendly, but unfortunately Wendy Greeno's offensive attitude, combative behavior, and complete disregard for customer service overshadows her employees. I have worked in Property Management for quite awhile and have dealt with difficult managers, but never someone as awful as Wendy! She is a walking Fair Housing violation and extremely discriminatory. During the application process I had to stop talking to her completely because she not only talked down regarding my part time status but told me my profession is going no where and has no future, which she has no right to comment on. I understand asking questions regarding employment status, but Property Managers have no right to put their two cents in about how they feel about your career. Ultimately we were approved and she waived the deposit till move in day as well as never screened our co signer, which was a great advantage for us, but completely violating her own policies and fair housing bc she made others do differently. The day before move in, we cancelled because we could not stomach giving our money and happiness over to a person like Wendy. It's very unfortunate because the houses are beautiful, but if you have bad management it won't matter how great the property is. PLEASE DO NOT LEASE HERE, CALL HERE, HEED MY WARNING SHE IS AWFUL! Worst management I have ever dealt with and it is only due to Wendy and that is coming from someone who was approved. We lived here for a year and had a great experience. We've lived a lot of paces over the years but this one was one of the best. Maintenance was awesome and the general upkeep of the neighborhood was great as well. The leasing staff are so friendly and personable. I am sad that our stay in Tri Cities was cut short, we would have definitely stayed longer. read more

My husband and I called this our home for 2 wonderful years. Not only was our home beautiful, the yard was well kept by their landscaping company. We both work long hours and it was so nice to not have to worry about yard work too. Alan our maintenance man was polite, responsible, respectful and prompt to any request we put in. Wendy and Tanna were and absolute pleasure with the move in lease renewal and unfortunately move out process. If this was a review about Tanah and Bethany it would be different, but unfortunately, Wendy Greeno over shadows her employees with her awful, combative attitude so I had to give Columbia Villas a 1 star rating. If I could rate 0 I would, or even -1. All was well with the leasing and application process until I spoke to Wendy. She not only spoke offensively about my profession, but also the fact that I work part time. It is okay to maybe make a comment about someone working part time, but to completely speak down to them and tell them the profession they are in is going no where; is not part of managing a property. She violated atleast 3 fairhousing laws when we dealt with her, thankfully they were to our advantage (not charging deposit, not screening co-signer, etc. ) she did that for us, but appearantly not others. DO NOT LEASE HERE. We were approved ultamitely, but the day before move in we cancelled becuase we found a descrepancy in our lease that they were not willing to correct. It was honestly the last straw for us as we already had a sour taste in our mouth from dealing with Wendy Greeno. I would not recommend this place to my friends, family, acquintances, or even strangers. Wendy has a complete disregard for her tone and attitude when speaking with you. Do not ask her questions or even simple questions as you will not get a straight answer. She is money hungry at whatever cost. Please if there is a review to listen to, it is this one.
