The owner called me that evening at 8:45pm and proceeded to make, what I felt, were inappropriate comments. He followed up with a texted apology. While processing all this I decided to sleep on it before making a decision whether or not to cancel. I awoke to text messages from him starting at 3:37am to 4:55am the next morning. I kindly asked for a refund via text reply. $450 was sent back 05/13/2023 with the $56 held due to "last minute cancellation! What a peach. I called to inquire why he felt the need to withhold the full amount, that didn't go well. I have three sons and would kick their a$$e$ if they ever treated women this way. Definitely don't recommend. ***note*** this review is my personal opinion of my experience with this business

Dirty and the place is in the middle of a community. Small community seems to dislike the cabins…read morebecause they are in the middle of all the homes. The cabins do not have a direct site to the river. Some questionable neighbors too with some of the homes having a ton of garbage and looks run down. Access to the river is through some easement that the owner's bought for their property which seems to be an issue with the community too.

This faux fusion/euro/cubano/too cool to be true... might make 2 years max. It is the epitome of "The fastest way to make a small fortune, out of a large fortune is to start a restaurant." I brought my 8-year-old son Brandon along for his first real fly fishing adventure, and Jack made it a day we'll both remember forever. From the moment we hit the water, Jack was patient, knowledgeable, and great with my son. The float down the river was absolutely stunning, and the fishing action was steady throughout the day. Jack knew exactly where to go, and we hooked into some beautiful rainbows... 12 strikes and 9 landed, some north of 18 inches. Jack grilled up a hot ribeye steak lunch riverside--seriously next level. It felt more like a gourmet adventure than a fishing trip at times. Spotting wildlife along the river including deer and a bald eagle as we tackled the mild rapids was awesome! I've fished this river from the banks for years, but the float trip really gets you to locations that you can't otherwise access. If you're looking for an experienced, fun, and family-friendly guide on the Upper Sac, Jack Trout is your guy. We'll be back for sure.

No dog area though they do allow dogs. Train tracks back up to property so bring ear plugs. The river is not close by as owner will tell you. It's across the RR tracks and down a dirt road. Be prepared to walk through thorny berry bushes. The water pressure is very low, the Wi Fi is non existent (the owner will tell you different). Trash is over flowing and smells and RV SPOTS are not maintained. I agree with another reviewer "SLUM LORD" she just wants her rent.
