She was empathetic, patient, professional, incredibly knowledgeable, helpful and so kind. She took the time to answer my questions, explain options along with the process, costs, and made scheduling easy. Kevin, our incredible mold inspector, was equally impressive. He was thorough, punctual, and took the time to carefully inspect and test for mold, moisture and air quality while explaining everything in a way that was easy to understand. I never felt rushed, and I appreciated his attention to detail and professionalism while putting my concerns and needs first. If you're looking for a trustworthy company with outstanding integrity and that is honest, responsive, and truly cares about their customers, I highly recommend Michigan Property Inspectors. Excellent service from beginning to end! Thank you Adrienne and Kevin. I know I am in good hands.

When we were researching inspectors for the purchase of our new home we decided that this company…read moreseemed to be the right one with its 5 star rating. Little did we know that it would turn into a nightmare and potentially jeopardize the sale of our forever home. We had a very limited time frame for when we had to have the inspection completed. They worked with us and told us they would squeeze us in. We even received confirmation both over the phone and through text with the time and date. Day of inspection after 20 minutes of no one showing up we tried calling the company two different numbers they provided on their website and also left multiple voicemails, still nothing. After an hour of waiting and still no call or text received from them. Our realtor called them and left a message. A couple minutes later she received a call from the company. They stated there was a scheduling issue and they were sorry. They were not willing to accommodate us for their mistake, because they stated they were booked. Even though this is Thursday and we have to have our inspection completed by Monday. Also the fact that both the realtor and buyer had to drive over an hour to the house, for no one to show up. The seller also had to take off the day from work since it was in the middle of the day, but the company didn't seem to care that everyone but them was inconvenienced. I would never recommend this company to anyone. I can't believe that a company with a five star rating that is so important to them wouldn't have any sympathy for us when it was their own mistake. I understand mistakes happen, but I don't understand how hard it is to call someone and let them know what happened and at least try to work with them. Hopefully due to this company's mistake it doesn't affect the sale of our future home.

I recently got my condo inspected by Fletcher and they filled out a very thorough report. The…read moreinspector was very nice and helpful. The main issue I experienced was that they took note of some things, like broken window seals, but did not document them as proof to get repaired. Looking back at the report, these elements were missing, which affected my negotiation. I would recommend anybody that gets their service through Fletcher to double check the report and make sure the items that are broken/needs repair are documented and that they took note of everything wrong. In other words, do your own inspection too.

My experience with Jeff Peterson as a buyer's inspector was, in my opinion, an absolute nightmare…read more I have never dealt with an inspector who was this wrong, this careless, or this reckless in the claims he made. Jeff confidently stated that the home had "sagging hardwood floors" and multiple "structural concerns." These weren't small comments -- they were dramatic claims that would scare any buyer. The problem? None of it was real. Not one thing he said held up under actual expert review. Because his statements were so extreme, I hired both a licensed structural engineer and a foundation specialist to verify the issues. They independently confirmed that there were ZERO structural problems, ZERO sagging floors, and absolutely nothing resembling what Jeff described. His claims were not just slightly off -- they were completely fabricated in my experience. The amount of unnecessary chaos, stress, and wasted time this caused cannot be overstated. His report felt alarmist, uninformed, and wildly irresponsible. I genuinely cannot understand how someone in this profession can be so dramatically inaccurate. In my opinion, Jeff Peterson is not a reliable inspector and showed a stunning lack of professionalism or competence. Based on my experience, I would strongly warn anyone against hiring him. There are plenty of inspectors who actually know what they're doing -- in my experience, Jeff was not one of them.

They did a nice job no more water in the basement. Hated the little in ground sump discharge tank in the yard...always standing water. We ultimately had a local contractor reroute the sump discharge to the city storm sewer system $$$. It resolved the problem. Ayers at the same time also installed new basement windows (wrong type) but never finished the installation until months later after a lot of calling...in the interim we patched them as best we could, but our basement became a haven for spiders and other insects. The next year at our annual Ayers sump inspection, Zach (Zachart Stout) pointed out the failing of our 80-year-old north basement wall, of which we were already aware of. So, by 2026 after annual inspections by Zach, the wall situation had worsened to the point of needing repair (or take your chances). An Ayers crew came out and installed a series of GeoLock wall anchors to stabilize the wall. Their work was timely, very efficient and left no mess. We probably would have rated Ayers with a 5 if it hadn't been such a poor previous experience with the windows. Thanks, Zach, for your help and advice over the years.

We've found several major issues not listed in our inspection report done by George McNees, including but not limited to a HOLE in the basement wall that goes all the way to the outside where a floor joist has completely rotted away, and a cross beam in the garage that the previous owners had Macgyver'd to stay up while part of it was also rotting away. The cross beam is so rickety that I fear for it breaking in half and crashing through the windshield of my car. On top of the major issues George didn't see, there have been several minor issues that are now my responsibility to deal with that, had I known, I would have pressured the seller to fix before purchasing. George was WAY too comfortable telling me as first time home buyer that these are just simple issues that aren't worth using as a bargaining chip in negotiations. I am livid with my experience. It was not worth the $473 I paid, now knowing I'll have to pay hundreds if not thousands of more dollars to fix things George McNees/JW didn't spot and/or lied to me about what should be my responsibility versus the seller's. Please, please, please stay away from this inspection company.
