When we were researching inspectors for the purchase of our new home we decided that this company…read moreseemed to be the right one with its 5 star rating. Little did we know that it would turn into a nightmare and potentially jeopardize the sale of our forever home. We had a very limited time frame for when we had to have the inspection completed. They worked with us and told us they would squeeze us in. We even received confirmation both over the phone and through text with the time and date. Day of inspection after 20 minutes of no one showing up we tried calling the company two different numbers they provided on their website and also left multiple voicemails, still nothing. After an hour of waiting and still no call or text received from them. Our realtor called them and left a message. A couple minutes later she received a call from the company. They stated there was a scheduling issue and they were sorry. They were not willing to accommodate us for their mistake, because they stated they were booked. Even though this is Thursday and we have to have our inspection completed by Monday. Also the fact that both the realtor and buyer had to drive over an hour to the house, for no one to show up. The seller also had to take off the day from work since it was in the middle of the day, but the company didn't seem to care that everyone but them was inconvenienced. I would never recommend this company to anyone. I can't believe that a company with a five star rating that is so important to them wouldn't have any sympathy for us when it was their own mistake. I understand mistakes happen, but I don't understand how hard it is to call someone and let them know what happened and at least try to work with them. Hopefully due to this company's mistake it doesn't affect the sale of our future home.

Howard's web site states that he provides Radon Tests during his short 2 hour inspection. This is…read moreNOT a legitimate Radon Test. What is called a short radon test takes no less than 48 hours. Check the radon testing guidelines at epa.gov/radon. It CANNOT be completed in less than 48 hours and even that one is foreshortened in order to be fit into the real estate processes schedule. If he is incorrect (or lying) about this, what other part(s) of his report are wrong as well. Here is an excerpt from an EPA document: d. Length of Time to Test Because radon levels tend to vary from day to day and season to season, a short-term test is less likely than a long-term test to tell you your year-round average radon level. However, if you need results quickly, a short-term test may be used to decide whether to fix the home. There Are Two General Ways to Test Your Home for Radon: Short-Term Testing The quickest way to test is with short-term tests. Short-term tests remain in your home from two to 90 days, depending on the device. There are two groups of devices which are more commonly used for short-term testing. The passive device group includes alpha track detectors, charcoal canisters, charcoal liquid scintillation detectors, and electret ion chambers. The active device group consists of different types of continuous monitors.

My experience with Jeff Peterson as a buyer's inspector was, in my opinion, an absolute nightmare…read more I have never dealt with an inspector who was this wrong, this careless, or this reckless in the claims he made. Jeff confidently stated that the home had "sagging hardwood floors" and multiple "structural concerns." These weren't small comments -- they were dramatic claims that would scare any buyer. The problem? None of it was real. Not one thing he said held up under actual expert review. Because his statements were so extreme, I hired both a licensed structural engineer and a foundation specialist to verify the issues. They independently confirmed that there were ZERO structural problems, ZERO sagging floors, and absolutely nothing resembling what Jeff described. His claims were not just slightly off -- they were completely fabricated in my experience. The amount of unnecessary chaos, stress, and wasted time this caused cannot be overstated. His report felt alarmist, uninformed, and wildly irresponsible. I genuinely cannot understand how someone in this profession can be so dramatically inaccurate. In my opinion, Jeff Peterson is not a reliable inspector and showed a stunning lack of professionalism or competence. Based on my experience, I would strongly warn anyone against hiring him. There are plenty of inspectors who actually know what they're doing -- in my experience, Jeff was not one of them.

After living in my home for less than a month and having family members in and out to see the…read moreplace, I can say with confidence that JW Home Inspection Services of West MI are HORRIBLE!! We've found several major issues not listed in our inspection report done by George McNees, including but not limited to a HOLE in the basement wall that goes all the way to the outside where a floor joist has completely rotted away, and a cross beam in the garage that the previous owners had Macgyver'd to stay up while part of it was also rotting away. The cross beam is so rickety that I fear for it breaking in half and crashing through the windshield of my car. On top of the major issues George didn't see, there have been several minor issues that are now my responsibility to deal with that, had I known, I would have pressured the seller to fix before purchasing. George was WAY too comfortable telling me as first time home buyer that these are just simple issues that aren't worth using as a bargaining chip in negotiations. I am livid with my experience. It was not worth the $473 I paid, now knowing I'll have to pay hundreds if not thousands of more dollars to fix things George McNees/JW didn't spot and/or lied to me about what should be my responsibility versus the seller's. Please, please, please stay away from this inspection company.
