Put 20 bags of mulch down in the back to replace what was barely there when we moved in. Caulked all the windows since it was old and dry rotted. Still got charged $1,000 on move out. Overall they were responsive to all of the problems we had with old appliances and plumbing problems while living there. We scheduled early to use their only authorized cleaner before moving out, they text they day before the cleaning to say they couldn't do it, then hummingbird charged an extra $300 cleaning fee since we didn't have it done before move out. Even though it was their preferred company that messed that up and we sent them proof of booking in advance and that they cancelled for unknown reasons. Don't know if this was a game to charge us more or not.

Connie and Kelley are on the ball!…read more I've dealt with several other property managers over the years. They all felt a little lackadaisical to me. There was rarely a sense of urgency about anything. It seems like they just did whatever benefited them rather than their clients. Not so with Hummingbird! They've got a structured system and they stick to it. They're smart, gracious, and tough when they need to be... sometimes even with me. :) It's a refreshing change of pace.

Velocity Property Management - All Smiles Until You Apply…read more At first, the leasing agents at Velocity Property Management were friendly and helpful--until we submitted our application. The moment they had what they needed from us, their attitude completely shifted. Communication became rude, dismissive, and honestly, unprofessional. It felt like we went from being potential residents to a complete inconvenience overnight. They were more than happy to show us a run-down property on the outskirts of town--something that was barely livable and definitely not worth the price. But once we asked real questions or needed follow-up, they acted like we were bothering them. The shift in attitude was so blatant, it was insulting. If you're considering renting through them, be warned: the fake kindness disappears fast, and you're left dealing with a team that clearly doesn't care about the people they're supposed to serve. If I could give zero stars I wouldn't even do that.

I rented a duplex in Bend OR from DPM in 2010 and lived there for 16 years. Whenever maintenance…read morewas needed it was repaired or replaced in an adequate amount of time. They did an in-home inspection every year and, best to my recollection, it passed each one. When I moved out, my entire deposit was returned in full. Maybe it was my longevity of living there and taking care of the place. I noticed that the reviews that give DPM "one-star" are about half from out of town/state. They come to this wonderful town in the high desert with different expectations of lifestyle. This is not to excuse any "beefs" one has with DPM. They work hard with a limited staff and many properties plus their owners. Kindness and patience from both sides goes a long way. I would definitely rent from this company again.

Suddenly, the day they were served court papers, I received a response. They "meant" to send my additional deposit back but it got "lost somewhere". I received my deposit PLUS additional fees for the certified letter and court fees. I gave them 2 days to pay me and got my money immediately! Unfortunately, it had taken 6 months of fighting with them before I finally received my money. This company is pathetic! They know they can get away with this behavior even though it is wrong and unethical!

From Northern VA to Bend, OR- needed to rent a place in a pinch. The fees were pretty incredible…read moreand a credit report had to be run just to SEE the rental (my husband was there at the time, but we were unable to see with an agent). We were "awarded" the opportunity to rent it and signed the lease effective 10/15/2025; not arriving until the day before Thanksgiving because of logistical and employment situations. The property was dusty and needed to be cleaned the day before move in. The oven and microwave were 30 years old and pretty much non- usable. We were visited by Superior once moved in to check the condition of the property. The ladies were nice enough but not what I would call concerned about a couple of problems with the property. The owner actually came to the house to install the oven and microwave because of the delay with them coordinating contractors. Thanks Nick! It was a nice enough property and the rent we paid was commensurate with the type and condition of the property. When we arrived, I had to replace toilet seats and hand clean all the glass lighting and replaced everything with appropriate LED bulbs. We also had to pay $750 to clean up the lawn that was left unattended for 45 days before we arrived. When we left, with the property cleaner than we had received it, Superior charged me $540 for supposedly cleaning it. I call BS on that. I was on my hands and knees in the bathrooms; again hand cleaned every lighting fixture; moved W/D to clean behind; wiped out all refrigerator and freezer shelves. and cleaned out the garage/windows and flooring. We also had the property outside professionally manicured and cleaned 1 week before we left ($450) . Stay away from any property managed by this company. They were not responsive (unless it was convenient to them) and they will take your hard earned money. If you have to use them leave the carpet dirty and the residence uncleaned because they will charge you anyway. As an aside, Mountain High is a very nice neighborhood that has very good and nice neighbors. A great place, but not if Superior is in the picture. *We gave them a chance to itemize the cost of the cleaning so we could understand what we got charged $540 dollars for, and they ignored our request*. That tells me all I need to know about their business dealings.

We had the house professionally cleaned including all the carpeted areas. Rented from them for about 3 years. They rarely ever bothered us with inspections which was great!…read moreEven when they did inspect it was super fast. Got about half our deposit back. Thought we deserved more but I know sometimes it is the owners who decide what we get back, not the property management, so who knows with that one. The only time we ever had a maintenance problem they had someone there same day to fix it. The receptionists and leasing agents are lovely. They give excellent customer service. Two complaints: The reason we left was the outrageous raise of rent. It was $800/month. 2 years later they raise it to $850. Ok, not bad. 6 months later they raise it another $100 to $950. That is a bit greedy. Again, may have been the owner making that decision, but even if it was, someone should have told him that is insane. My second complaint is they have no mercy to late payments. I had lived there for two years and the one time I forgot to mail the check in I get hit with around $100 in late fees. I get it, my fault, but they were very nasty and rude when I asked to have it waived after being such a good tenant. I never complained about how loud the neighbors were. I never had maintenance requests except for the one. I always paid my rent on time. They couldn't forgive it just once? That one was for sure the property manager's decision, not the owner's. I could hear the manager in the back make comments about me when the poor receptionist went back there to ask. Perhaps shut the door next time you decide to bad mouth a tenant? The late payment was well over a year ago, so maybe there is a new manager or person in charge, but at the time it was awful. I don't know if she asked the property manager himself or just a manager on staff, but that person snapped at her for even asking on my behalf and it was embarrassing for her. Would I rent from them again? Yes. I would just make sure I pay my rent on time every time (which is now easier because they let you pay online!).

Our experience with Plus Property Management was one of the most stressful rental experiences we…read morehave ever had. During the short time we lived at the property, we dealt with ongoing conflict involving a neighboring tenant that escalated into repeated complaints, harassment & vandalism to our vehicles, and multiple police reports. Despite repeatedly notifying management of our concerns and attempting to seek help, many of our calls and messages went unanswered. Communication from management primarily seemed to occur only when complaints were being made against us, even when those complaints were later disputed or lacked merit. What stood out most was the apparent imbalance in how the situation was handled. We did not feel that our concerns, documentation, or police reports were taken seriously, despite the ongoing nature of the issues and the clear impact they were having on our sense of safety and ability to peacefully live in the home, as it is our right. We also observed interactions during the dispute that were very unprofessional and raised concerns for us about neutrality and fairness in management's handling of tenant conflicts. Rather than conducting what felt like an objective review of the situation, we were left with the impression that assumptions had already been made before hearing our side fully and that our neighbor, despite the crimes that were committed by her to us and the bullying we were enduring, she seemed to have been favored throughout it all. The overall experience left us feeling unsupported, dismissed, and unfairly blamed while dealing with repeated harassment and vandalism issues that were never appropriately or fairly addressed. If you are doing what we did and researching Plus Property management before deciding to rent from them, please do yourself a favor and listen to your gut and do NOT rent from them!!! We have rented in Bend from 4 different property management companies and have never experienced anything this bad before!! They are literally the worst!!!!!
