Incredible experience with Mt Bachelor PM company! Appreciate their quick response, emails and phone calls whenever I needed their help.

Just be prepared for getting feed out of your deposit with these people. They do everything they can to find ways to get money on top of rent from you. We had the house professionally cleaned including all the carpeted areas. I took pictures of the entire house inside and out. yet they charged us 1700.00 in misc. bogus fees including 400.00 plus in cleaning fees. They are also very unpleasant to communicate with. The dishwasher and ice maker were broken almost the entire first year lease. I would not recommend these people. We are with another property management company now, and they are amazing. read more

To even view a place you're interested in, they'll require you to pay a non-refundable $45 application (each person over the age of 18 has to submit one) and then will proceed to do a background check and reach out to contacts on your rental history.. including you're current LL. If you have pets, they'll require you to pay a $20 pet screening fee. Again, all of this is before you EVEN see the place and are sure you want to move there. If a place doesn't work out, the application is only transferrable once, meaning you could pay these fees multiple times. I'm completely turned off by their process and the amount of time/money we've put into a place before even having the chance to view. I would not consider other properties that are managed by this property manager. Given the other reviews, I have to boil it down to it was a blessing in disguise. I've never had to jump through so many hoops to view a place and I've lived in hot markets. A little piece of advice: If demand is high, hold an open house so you only have to show a place once. Asking people to invest as much time and money into a place before even seeing it feels like an absolute scam and a waste of time read more

INSIST on having a final walk through with these people before leaving if you rent from them! They charged us a cleaning fee 21 days after we moved out stating that we had not had it professionally cleaned and that we "missed some things." Before moving to Bend we owned a construction cleaning company, therefore we cleaned it ourselves since we are professionals. Lisa stated that there were handprints on the walls therefore the walls needed to be painted and that there was dust on the appliances and counter. This is false! I even took pictures on the day we left to include inside closets, washer/dryer, and all appliances. Lisa also stated that if we tried to dispute this that it would cost more to go to court and that quote "we have never lost one." We cleaned things that weren't cleaned before we moved in! Which we stated to them and reminded them of the punch list we emailed them just after we moved in. Do NOT rent from these people! They will squeeze you in every way they can and will intimidate you into laying down and taking it. I have attached the pictures from the day we left. And they never showed us any invoices for the painting and cleaning they supposedly had to have done. read more

We paid for a professional cleaner to come in and clean the unit (we have the invoice), we are not dirty people in the first place, and still got charged $475 for Cleaning and Carpet Cleaning. On top of being out a full week before the actual move out date and having to be out by 11 am on Nov 1st, we still got charged for for the 1st of November. They're looking to squeeze out every penny from you. read more

This place was a major waste of time. I've been successfully self-employed for a few months (legally making well over required amount, with proof). I'm new in town and getting a few new jobs this week to make enough to save up for pilot school. MBPM avoided all my questions about how they'd like me to present my info (3 times I asked and they avoided it altogether). I was starting to think they were scammers from out of the country. Then the same person set up an appointment to view the home. I asked if someone would be there that could answer my questions. She said she could. So I asked again. They finally answered. It's mid-November and they say they need tax returns to prove self-employment. Are you kidding me? Tax returns are irrelevant for proof current income by the time mid-November comes around. read more

I applied for one of the rentals that MBPM had listed. I paid a non refundable $45 application fee which is normal. I was then sent a link to a third party site to upload information regarding my dog, including photos. I had to pay $20 to the third party site for a non refundable pet screening fee. This was not disclosed until after I started the application process. I was approved and they sent me a link to the lease via email, as they do everything online. I started reading the lease terms... The deposits are insanely high ( I knew this going into it) 2400.00 security deposit, 250.00 pet deposit and one full months rent (if prorated, they charge the full month up front and prorate the second month). In the lease agreement it says rent is due on the 1st of every month and a late fee begins on the 5th. That is standard. However, they added that if not paid on the 1st but instead paid on the 2nd-4th of the month that they don'y charge a late fee but it will be reported as late to your creditors. I was told that they would not count as late until the 5th and no worries for your your credit. I asked them to change the verbiage for the lease or add an addendum to specify that a late payment will not be reported to creditors if rent is paid on the 2nd-4th. They told me that is a legal document and they can not change it. They went on to say it was Oregon law. Which it is not. I am $65 for application and pet screening fees on a place I was approved for because I paid attention and refuse to let the fact that I get paid on the 3rd of each month (which is when I pay my rent) be a reason to ding my credit. Had they disclosed these absurd lease requirements I would not have applied. Transparency with such extreme things should be provided upfront and sadly it is not. I imagine that companies like this are taking advantage of the naive or desperate. I wish I could get my money back but am so grateful to not be paying even more money out and risking credit damage. read more

BULLSHIT COMPANY!!! I wouldn't even say they deserve 1 star to be honest. Worst company to try to rent from. Extremely rude. Discriminative. Antwon on the phone won't even let you get a word in, not at all educated on tenant/landlord laws. These people have been reported to fair housing for discrimination. read more

They were an absolute pleasure to deal with. After we turned in the application and fee, we received a decline. I reached out to Lisa about the decline and spoke with her about it. Turns out, some of the information on the report was inaccurate. This was a bummer, however, I certainly appreciate them taking the time to look into the matter. They were also accommodating to us, showing us the apartment even during the pandemic with social distancing and protection. All of their policies are very clear and they are quick to answer questions if you have them. I highly recommend MBPM! read more

Terrible terrible company! Unprofessional. Money hungry! Do not rent from them if possible! To my understanding the owner of this is also a real estate agent! Do not do business with these people period! They lied and removed someone from our lease due to them being active in the military, they tried to raise the rent at 8 months when it clearly states at 1 year, they then proceeded to take us to court and when I had a copy of the original lease not the one they altered, they only went after the military member for made up debt and repairs! I mean over 1200$ for a carpet cleaning and apparently replacing light bulbs. We also had forfeited our entire deposit over 1700$! Yes that was 1200$ on charges on top of that in collections to the only person they claimed was not on the lease (the military member) probably because I told them I was self employed. I wish I could give zero stars. I am appalled by the lack of professionalism towards tenants and outright lies. Never once did a walk through, unavailable to talk to, rude and liars. Their online portal does not work effectively resulting in significant delays in time sensitive matters. Unfortunately, housing market is tough around here and you have to take what you can get, but please avoid this agency at all costs! It's unfortunate that they are taking advantage of tenants when tenants already feel like theyre at the mercy of the housing market. read more

Mt Bachelor Property Management has been wonderful. They were very accommodating and helpful as we were moving back to Bend from out of state. They allowed a friend to view the property for us and completed every thing on line to get us in the property. They were very helpful in gets us access to the property after hours so we were able to move in when we arrived in Bend. Their communication has been great and presented us a new lease agreement way head of our old expiring. We had an appliance go out and they had a service tech out the next day, he determined it was unfixable and they had a replacement installed with a few days. We have rented from a few property management companies before here in Bend and Mt Bachelor PM has been the easiest and best to work with by far. I have not rented from MBPM, and as of now, I am really feeling like renting from them would not be a smart move. I put in 2 applications for some great listings in my area and was very pleased with how easy filling out the application is, however, at the end of it, they ask for your payment info to be taken out right away for the $45 application fee. I contacted them and made my point very clear that I was just wondering if I needed to pay $45 for every application I send. The response was the next day. Unfortunately, the email said (paraphrased) "We see your application and will review it but there are other applicants ahead of you, if you'd like we can transfer your application to another rental". Anyone see where they answered my question? TL;DR MBPM is most likely going to take a couple hundred dollars from you before you get a place/if you get a place. Bend is a hard place to find affordable rent. read more

Ruthless PM that cares nothing for their renters and only wants to make a buck. Their late fees are higher than any other company in the area. They will put you in a rental that is intended to be sold and never give disclosure. They will keep unwarranted portions of your deposit with no evidence of having paid for repairs or cleaning. They also perform a very shoddy initial walkthrough and do not perform one at all upon exiting. Maintenance requests either go undone or are half assed. Coincidentally the main man at this PM, Ian Berg, is also a broker for Keller Williams. So conveniently after $4000 to move in and a mere two months in the property, this PM will give you a "no cause eviction" that cannot be contested in court and Ian will throw his sign on your property as the listing agent. My sister-in-law also had dealings with this company, and upon her exit they claimed the property needed to be re-keyed for $100, despite multiple witnesses and associates that were aware of the keys being left on the counter, (myself included). They charged us both for drywall repairs, (about $100 each), even though we went through and did ALL of the repairs ourselves or with other family members. And then they charged additional cleaning fees between $60-$175! They are total scammers and have little, if any ethics or compassion. Steer clear of these scammers. read more
