    Move-in: As a new resident of Bend I rented a Deschutes Property managed home for eight months. I was given false information from the start and the application process was difficult, costly and stressful. They require everyone living in the home over the age of 18 to be on the lease I'm sure so they have more leverage to rip you off. Move in day we showed up to sign the lease and were told the cleaning company didn't do a good job so they had to call in another company and we couldn't move in until they were finished. We had a trailer of furniture so we showed up anyway and sat and waited until almost 5pm and learned they lied to us and it hadn't been cleaned, they clearly forgot to get the work done. Even after they finished the place was dirty, some parts filthy. The cleaning company completely filled our new trash can so we couldn't take any trash out for two weeks. The yard and garage were filled with trash wood and junk we spent over 27 hours cleaning up and having hauled off. I bought a power sprayer to clean the fence and patio, planted grass seed twice, pulled tons of weeds and planted flowers in beds and pots. I worked almost every weekend on the landscape. I made custom beautiful valences I left in the house along with other upgrades. I'm pretty A-type and that is just how I roll. There were repairs needed they promised would be done before move-in that still weren't done when we moved out. The hot tub never worked properly and my repeated requests for service went ignored until it began leaking 3 inches of water a day and then I was told they weren't going to repair it and to just drain it. We paid more to rent the house for the hot tub due to a medical condition. Within a couple months of living there I'd met five different people that warned me about DPM's unethical business practices and their reputation of stealing deposits. I googled for confirmation and was shocked by their reviews. I began documenting everything. 90 Day Inspection: I've rented 15-20 homes or apartments in my 53 years and owned two. I have never felt more violated by a landlord before. They literally come to your home and take hundreds of pictures of everything and I do mean everything! Your closets, inside the toilets etc. I'm convinced now that they do this to create a database of pictures to use at move-out to keep your deposit. I'll explain shortly. After the inspection they sent a report threatening a fine for removing a CO detector that never existed and blamed my dog for dead grass that died over the winter because Bend is high desert. My dog never stepped foot in the front yard and had dead grass as well. I repaired the grass anyway. Move-out: Our home had 17 pine trees and wooded beds all over the property. It required a ridiculous amount of upkeep. I contacted DPM a month before move-out and requested guidance about their expectations of the property and requested a walk-through so I could be prepared. They flat out denied my request and responded that it should look the same or better than move-in. I should mention that I owned a very successful house cleaning business for nine years. My hands were swollen and sore from scrubbing everything in that house with bleach. Not only was it extremely clean, I left soap and toilet paper behind. They could easily have shown and rented it on move out day. It was in WAYYYYY better condition than it was when we moved in. DPM was also aware that I lost my job, was struggling financially and moved into my Motorhome to get by. They kept almost $500 of my deposit for complete bogus reasons. When I protested, they sent fake pictures....I took dozens of my own pictures and when comparing pics theirs are clearly taken at a different time. Their unethical practices are terrible in general but how incredibly low can a business be to steal money from customers during the COVID crisis and millions are out of work? Now if I want my money back I'm going to have to return to Bend and file a lawsuit that won't be heard for months because of COVID. I'm including one of the Invoices they provided and a few pictures I took at move out. They billed us for 7.75 hours for cleaning a spotless, empty approx. 1600 sq ft house. After preventing us from moving in until 5pm on move-in day, they charged us an extra day because our Motorhome was in the driveway until 10am following move-out day. Stay far far away from this company if you want to prevent unnecessary conflict and not be ripped off.

Christina and John Gist used to be receptive and friendly. Something changed. Now, it's become almost impossible to reach them! MULTIPLE TENANTS have complaints of unanswered emails, texts, and phone calls...myself included! Generally "we" cannot reach either of them. Don't be fooled by the "55 and OLDER" description...we're still expected to get up on ladders to change our own furnace filters, light bulbs, smoke alarm batteries, and clean out our own gutters if we want dry walkways. Also, I have witnessed at least FOUR women in their 70's and 80's, have to pack up and get out because of steady rent increases! They all emptied what was left in their savings accounts, and bought 20,000-$30,000 manufactured homes in the park behind "Jakes Diner". Apparently the "management" doesn't know what the term FIXED INCOME means! The rents as well as the increases are not done fairly. For instance, I've consistently paid MORE than other tenants who have been here as long as I have! My rent increase this year was $85, which will put me at $1340! In comparison, my neighbor who has also been here since 2010, will be paying $1300. He has a newer unit than I have, and his landscaping is kept up. It's not hard to understand, neighbors talk with each other! Since EVERYONE got hit with increases on April 1st which will take effect July 1st, it's been the talk of the complex! This past weekend I saw one of my 90 year old neighbors out trying to do some of her own yard "maintenance", so I stopped and talked. Then the neighbors next to her came out to actually help her. They all mentioned..."if we don't do it, nobody will!"

Thought we deserved more but I know sometimes it is the owners who decide what we get back, not the property management, so who knows with that one. The only time we ever had a maintenance problem they had someone there same day to fix it. The receptionists and leasing agents are lovely. They give excellent customer service. Two complaints: The reason we left was the outrageous raise of rent. It was $800/month. 2 years later they raise it to $850. Ok, not bad. 6 months later they raise it another $100 to $950. That is a bit greedy. Again, may have been the owner making that decision, but even if it was, someone should have told him that is insane. My second complaint is they have no mercy to late payments. I had lived there for two years and the one time I forgot to mail the check in I get hit with around $100 in late fees. I get it, my fault, but they were very nasty and rude when I asked to have it waived after being such a good tenant. I never complained about how loud the neighbors were. I never had maintenance requests except for the one. I always paid my rent on time. They couldn't forgive it just once? That one was for sure the property manager's decision, not the owner's. I could hear the manager in the back make comments about me when the poor receptionist went back there to ask. Perhaps shut the door next time you decide to bad mouth a tenant? The late payment was well over a year ago, so maybe there is a new manager or person in charge, but at the time it was awful. I don't know if she asked the property manager himself or just a manager on staff, but that person snapped at her for even asking on my behalf and it was embarrassing for her. Would I rent from them again? Yes. I would just make sure I pay my rent on time every time (which is now easier because they let you pay online!).

During the short time we lived at the property, we dealt with ongoing conflict involving a neighboring tenant that escalated into repeated complaints, harassment & vandalism to our vehicles, and multiple police reports. Despite repeatedly notifying management of our concerns and attempting to seek help, many of our calls and messages went unanswered. Communication from management primarily seemed to occur only when complaints were being made against us, even when those complaints were later disputed or lacked merit. What stood out most was the apparent imbalance in how the situation was handled. We did not feel that our concerns, documentation, or police reports were taken seriously, despite the ongoing nature of the issues and the clear impact they were having on our sense of safety and ability to peacefully live in the home, as it is our right. We also observed interactions during the dispute that were very unprofessional and raised concerns for us about neutrality and fairness in management's handling of tenant conflicts. Rather than conducting what felt like an objective review of the situation, we were left with the impression that assumptions had already been made before hearing our side fully and that our neighbor, despite the crimes that were committed by her to us and the bullying we were enduring, she seemed to have been favored throughout it all. The overall experience left us feeling unsupported, dismissed, and unfairly blamed while dealing with repeated harassment and vandalism issues that were never appropriately or fairly addressed. If you are doing what we did and researching Plus Property management before deciding to rent from them, please do yourself a favor and listen to your gut and do NOT rent from them!!! We have rented in Bend from 4 different property management companies and have never experienced anything this bad before!! They are literally the worst!!!!!
