Our experience with Plus Property Management was one of the most stressful rental experiences we have ever had. During the short time we lived at the property, we dealt with ongoing conflict involving a neighboring tenant that escalated into repeated complaints, harassment & vandalism to our vehicles, and multiple police reports. Despite repeatedly notifying management of our concerns and attempting to seek help, many of our calls and messages went unanswered. Communication from management primarily seemed to occur only when complaints were being made against us, even when those complaints were later disputed or lacked merit. What stood out most was the apparent imbalance in how the situation was handled. We did not feel that our concerns, documentation, or police reports were taken seriously, despite the ongoing nature of the issues and the clear impact they were having on our sense of safety and ability to peacefully live in the home, as it is our right. We also observed interactions during the dispute that were very unprofessional and raised concerns for us about neutrality and fairness in management's handling of tenant conflicts. Rather than conducting what felt like an objective review of the situation, we were left with the impression that assumptions had already been made before hearing our side fully and that our neighbor, despite the crimes that were committed by her to us and the bullying we were enduring, she seemed to have been favored throughout it all. The overall experience left us feeling unsupported, dismissed, and unfairly blamed while dealing with repeated harassment and vandalism issues that were never appropriately or fairly addressed. If you are doing what we did and researching Plus Property management before deciding to rent from them, please do yourself a favor and listen to your gut and do NOT rent from them!!! We have rented in Bend from 4 different property management companies and have never experienced anything this bad before!! They are literally the worst!!!!! read more

Have sent documentation of neighbors playing loud music, substance use on the property and trash accumulation on multiple occasions and the property managers won't even respond to my emails anymore. Would not recommend for owners or tenants. read more

Don't waste you're time with this company they are so unprofessional and they are pure lazy when you make a maintenance request . They either cancel you're request and/or nobody follows up. They don't pick up the phone half the time. They are the fourth property management company during my lease they never got important documents from the previous company. Is a SCAM of a rental company. I asked them to confirm that the rental we were applying for was available, more than once. Made us go through an entire process including emailing all of our past rental and employment history, took our money, ran a hard pull on our credit for the property to not be available. Said there was nothing they could do. So beyond unprofessional and unhelpful. Blamed it on their system but at no point before they ran our credit or took our money went to double check. read more

ABSOLUTELY HORRIBLE. They took $755 of my deposit, excuse being they found "soot" from "smoke or smoking oil?" all over the walls and it would be more expensive to have their lazy cleaning service wipe down a section of a living room wall, if that, and instead hire a painting crew to use expensive "KILT?" paint and paint over this "soot" they claim that is "all over the unit." One, I don't smoke. I'm actually a really hard-core NON-SMOKER - no cigarette, no e-cigarettes, no weed, no drugs or anything. This complex is a smoke-free complex, which is why I chose to live there in the first place outside of neighbors who would smoke outside the unit and leave cigarette butts all over and I'd have to slam my windows to passive-aggressively remind them to be somewhat considerate on a hot day and I want fresh air. I ran air-purifiers non-stop. I lit candles on occasion - a small tea light candle and some smaller counter tables while eating dinner. I don't think that would cause soot to the extent they are describing. After cleaning this place to the floor and even using the Magic Eraser sponge to get any scuff marks off. And still the run-around of being charged for paint and repairs. I've asked for a line-item list of charges 'MO repairs and Painting-Pine Marten Const ...... $755!?!? Plus $90 of Cleaning?! It was myself in the unit and a working professional female who was very clean. I had a zero walk-through option, since I had to leave town early. This is unheard of to be charged $755 +$90 more dollars for cleaning and painting?! I will be reviewing this with a lawyer. read more

The absolute worst company I have ever dealt with in any industry. There has been a multitude of issues with them. Please heed the warnings of others and do not rent from these crooks. I thought maybe it was just a couple of bitter renters, but these people are just that bad. 1. I had a broken toilet for a week and their response was "We'll get around to it eventually. It's not an emergency because you have two bathrooms." After a week I just fixed it myself because it was obvious they weren't going to. 2. They've scheduled four inspections within the two an a half months I've lived in the property. The house is kept clean and orderly. There is no reason for them to harass me like they are. 3. They flat out lie. They were here last week for an inspection. The guy took pictures on an iPhone and then this week they magically need to come back again for another inspection "because the SD card they used for pictures got deleted." Iphones don't even have the ability to save to an SD card. This is a flat out lie. 4. They try to falsely intimidate you. They sent me a 30 day eviction with cause over an "unpaid" $18 trash bill that I had paid as soon as I had found out about it and before they sent the notice last. read more

See other reviews. Mine is the same. If you plan or have to rent from Plus Property Management, make sure you document every small detail that needs repair before moving in. We thought we had things covered, apparently not well enough. When we moved out they dinged us for things that were wrong the day we moved in. We cleaned the house upon moving in because it was sort of clean. We cleaned when we moved out, apparently not well enough. We had the carpets cleaned as in the lease agreement, professionally to the tune of $400. Apparently we should have used an approved cleaner. No where in the lease or move out checklist did I find this. They were slow to respond to anything. We waited a month to have blinds repaired. One of them was dragging on the ground when we moved in. When I asked for an accounting of what was deficient from the final inspection. I took from June 1 to a response on June 26. I would not recommend them for anything. read more

I'm an owner. I used Plus for my Duplex in Bend for about four years. As time went by, things started to go downhill slowly. The promised home inspections waned over time. Other small negatives started to stack up. The final straw was I was told the back slider door was almost inoperable and it needed to be fixed asap. I said o.k., I need three quotes. No response for three months. Plus emails me that the tenant is upset and the slider needs to be fixed. I say o.k. I need three quotes. I emailed the tenant and found out Plus was blaming me for not o.k.-'ing' the work. I fixed the slider and dumped Plus. The real 'cou de grace' from Plus I get to find out six months after separation. My Fico credit score got torched by 75 points because they did not pay, nor did they notify me of an electric bill that was being sent to them every month (I called and spent an hour talking to Pacific Power) in my name for almost a year. They just ignored it. The power company did not have my correct info to notify me, finally after about a year my bill was sent to collections and my credit score was permanently damaged. I've been renting from plus for 16 days and so far they have done nothing with maitnence, which should have been done prior to me moving in. Additionally the office manager in Redmond is a pathological liar who promises one thing over and over between weekly phone calls that I make; be assured they will not call you back. Worst of all they are claiming no responsibility for the property now because it is in the middle of being sold. So their plan is to not call me back until their contract has ended with the previous owner. I'm highly doubting the return of my deposit that I just paid two weeks ago. The yard is 2 years overgrown and so unlevel I broke my lawnmower trying to make it look somewhat presentable. I'm a single mom with a 10 month old baby, who they knowingly rented into this horribly uncertain situation; and now can't comply with any kind of customer service. I say, if your renting anywhere these days, lawyer up, take pictures, and document everything. These scam businesses count on running you dry, and I'm preparing for it now. read more

I really should have paid attention to the awful reviews on this business before renting a home from them. I recently moved to Bend from out of state. Initially, I thought the company was great for approving me for the house so quickly; although I was not totally surprised as many of their properties had been listed for several weeks and still vacant. I had my boyfriend visit the house prior to me moving and all seemed well. After arriving to the house, I noticed several issues; there were no washer and dryer, per their advertisement (and confirmation with myself personally), the gas fireplace didn't function (main selling point for the house was advertising this "cozy stove to keep you warm on chilly Bend nights"), one bedroom had a boarded up wall where there was supposed to be a heater. Immediately the next day I contacted them to let them know of these issues, as it was reaching single digit temperatures at night. A few days later I received a call from the owner who decided to handle this himself. We arranged for him to come and fix the growing list of issues: no ventilation on the gas range, increasing smell of cigarette smoke coming through as time went on, mice poop and access in the cabinets, fence boards falling off in the backyard, broken garage door opener, kitchen floor tiles that had been replaced by owner but had all popped out of the floor thus creating a safety hazard, no washer and dryer, the list went on. The solutions I received were: steel wool shoved into one hole, leaving several other rodent access points, disconnecting the ventilation for the range, taping broken blinds to the track on the sliding glass door, self-install of old washer/dryer that then leaked when used, the lists go on! I sent in a service request to management as they are the ones responsible for handling this and the LL was not taking care of it. Two weeks later, after no response, I walked into their office and asked to speak to the manager. I was asked to come back another day but declined as I was not going to be put off by them a day longer. After the maintenance manager overheard my conversation, he ran out and told me he "just got the request". I sat down with an employee who then told me that they cannot force the owner to make repairs. So, I am trying to figure out exactly what they actually DO, other than falsely advertise and take your money. Is there no accountability in representing a property that lacks said qualities? So here we are, nearly a week later and no response from anybody. Meanwhile, I now have mice running through my house--that's right, they are LIVING IN MY HOME. Luckily, the law is on my side here. DON'T RENT FOR THIS PLACE IF YOU LIKE YOUR MONEY! I have NEVER been so disrespected by the staff at Plus Property. I watched the front office ignore customer phone calls. It took over 6 month to get someone to fix the dryer! They kept telling us they are sending someone out, but we kept getting the run around. My husband and I went in to talk to with management because we were FED UP! The manager tried to blame it on old management instead of listening to our concerns. From the BEGINNING to the END we were lied too!! I feel bad for the owners of the properties because this company is giving your home a BAD name!! I see why they have the reviews that they do, people aren't lying. Plus Property Management LIES and Steals Your Money! Made up Charges on our deposit. Plus property management is the worst they kept 80% of our deposit. That place was move in ready except for one bedroom carpet. They have charged us for bogus damages. The land lord wants to keep as much money as possible to renovate so he can charge rent to the next tenant. And it took 2 1/2 months to get any of the deposit back. Yeah... no. JUST DON'T. To start, we were told that our place would be available a week before it actually was... so... we had to move into a hotel for a week to start my new job. Once we moved into the house, there were some definite issues (such as crappy, pieced together, bleached carpet... crappy paint job with pin holes still all over the window sills... dirty hand prints on the walls... and a missing silverware rack for the dishwasher), but we had already been living in a hotel for a week and it wasn't worth it to us to point out the issues and have them take even MORE time to TRY to fix it. Once we got into the house, it was "okay." We basically lived in a heavy construction zone and had workers starting at 6am blasting their music and throwing 2x4s around. Got a screw in my tire that I had to get fixed... had to move our vehicles down the road while they were pressure painting the town homes around us... there was always a ton of dust all over EVERYTHING... and it was just pretty annoying all around. We weren't warned that it was going to be that much of an inconvenience (the contractor is/was related to the owner, so I'm sure there was some foresight available in that regard...). The agent that we dealt with at PLUS when we signed our lease paperwork told us that since the previous tenant didn't turn in their mail keys, we had to pay $40 to the post office to get our mail keys... which we would then have to turn into PLUS when we moved out. When we argued that that didn't really seem like our responsibility to cover cost-wise, the manager said he would reimburse us. And, surprise surprise, they never did! I brought it up multiple times (and even mentioned that they please add it to our move out check) and... nothing... they can certainly dish out the invoices but can't seem to make the money flow the other way. At one point in our stay, our super craptastic, dirty washer/dryer combo broke and there was standing water in the washer. We called PLUS to have them come fix it and we kept getting put off and put off... told that the technician would call us to setup an appointment, which he never did until we called them for the 20th time after 2 months (no joke) and they finally got someone out to fix it... add another week for getting the part in and actually installing it and our washer smelled moldy and awful. Not to mention that when he finally fixed it, he left a TON of standing, nasty, dirty water in the pan underneath the washer. We eventually had to soak it up ourselves. It was disgusting... and not only was it HUGELY inconvenient, but it cost us quite a bit in laundromat fees. On top of everything, they are extremely disorganized. I realize that the rental market in Bend is tapped and that they have their hands full... but it's not that hard to stay organized and keep units straight. We put in our 30-day notice and had someone from their office trying to get into our home WHEN WE WERE STILL THERE with their office key because their notes weren't correct and they had the wrong house. Talk about awkward and feeling invaded. During the move-out, we were sure that we left it in better condition that we received it. My husband used to be a professional painter so he touched up a lot with the extra paint they left in the garage and we had done a few other fixer upper projects while we were there. But let's face it... they're a property management company and it's their job to find every little thing that they can pin on the tenant to avoid any costs to themselves... so we got a little over half of our security deposit back. HALF. They charged us almost $250 for cleaning fees alone. CLEANING FEES... and I'm the most anal, OCD house cleaner that ever existed. Just ask my poor husband. I emailed the move-out inspector (who is actually really sweet) with our concerns and issues about their initial evaluation and NONE of it was addressed. They just pick and choose what they want to hear according to the financial outcome that they want. I'm so upset about our experience with PLUS that I refuse to deal with them any further and have requested that my husband contest the move-out inspection and cost breakdown with them because I'm fairly certain I couldn't keep my cool if I had to do it. They just don't care about their tenants... like, at all. I'm not expecting my property management company to read me a bedtime story or ask how my family is doing... but it would be nice if they ACTED like they cared about whether or not we were happy with our home, had working appliances, or our experience with them. Really, all they do is collect rent. We were amazing tenants. We always paid our rent on-time (early, even) and took really good care of the home. And we still got screwed. Moral of the story: This place sucks. Some of their ladies are nice, but I would never rent from them ever again. As a rental property owner, I am extremely disappointed in Plus Property Mgmt. They try to take the easy way out every time. They undervalue my properties and show me comps that are 25% smaller! They don't want to raise rents after two years even though all rents have increased over 10%. My experience is that they are lazy. My family was displaced and needed a home and stability for my 2 young children and we paid for a lease but were unable to actually enter and dwell in the property, requested certain things be done or cleaned and they did not meet habitability standards. Rented from them for about 3 years. They rarely ever bothered us with inspections which was great! Even when they did inspect it was super fast. Got about half our deposit back. Thought we deserved more but I know sometimes it is the owners who decide what we get back, not the property management, so who knows with that one. The only time we ever had a maintenance problem they had someone there same day to fix it. The receptionists and leasing agents are lovely. They give excellent customer service. Two complaints: The reason we left was the outrageous raise of rent. It was $800/month. 2 years later they raise it to $850. Ok, not bad. 6 months later they raise it another $100 to $950. That is a bit greedy. Again, may have been the owner making that decision, but even if it was, someone should have told him that is insane. My second complaint is they have no mercy to late payments. I had lived there for two years and the one time I forgot to mail the check in I get hit with around $100 in late fees. I get it, my fault, but they were very nasty and rude when I asked to have it waived after being such a good tenant. I never complained about how loud the neighbors were. I never had maintenance requests except for the one. I always paid my rent on time. They couldn't forgive it just once? That one was for sure the property manager's decision, not the owner's. I could hear the manager in the back make comments about me when the poor receptionist went back there to ask. Perhaps shut the door next time you decide to bad mouth a tenant? The late payment was well over a year ago, so maybe there is a new manager or person in charge, but at the time it was awful. I don't know if she asked the property manager himself or just a manager on staff, but that person snapped at her for even asking on my behalf and it was embarrassing for her. Would I rent from them again? Yes. I would just make sure I pay my rent on time every time (which is now easier because they let you pay online!). read more

This is the WORST experience I have ever had with a property management company. I put in a service request a week in advance, scheduled an appointment. And the day comes and goes with a no call and no show. I have a broken sink, bulbs burnt out, and two showers that won't drain. I had to go to Walmart and snake the shower myself! Not to mention they never gave us a move in inspection and never gave me anything to sign. I wouldn't mind if the place was in better shape but I don't want to be responsible for the existing damage. Additionally, they promised to do a partial replacement of the carpet in the house because the previous tenant had two large dogs that urinated ALL OVER the carpet in this "non-pet household". Come move in day, dirty old peed on carpet, THANKS! Even after I told them i'm allergic to dogs and they assured me it would be pet free. Last, on move in day when we signed the lease, we asked if the water/trash/sewer needed to be transferred. The agent said no, it stayed in the owners name and we would be billed each month. Three months later we get a call that they want to charge us $50 for not transferring the bills. I've only been here three months and I can't wait to move out. The house is dirty, and the management is the worst I have ever had. I am very easy going and easy to please and this is just ridiculous. Was applying for a house and they had lied to me multiple times, saying they are waiting for my past property managements to get back to them after 2 weeks of waiting I called my old property management groups and they said they've never heard from them. I ended up getting my rental reference for them and they still took their time, went to Velocity property management and signed a lease within 2 weeks. Sad that this group runs a lot of Bend, property owners should know how bad they treat their tenants or future tenants. Got so bad I called to speak to their office manager and she was friends of the agent helping me out (Gabriel) and had her back no matter what I said. Her own words, "I know gabby very well and she wouldn't do that I worked with her personally on it with her" then a few minutes later "which property are we talking about?" Public Washer/Dryer was broken for weeks during the winter. Charged several hundred dollars to clean a couple of window sills. Lousy parking - people around the neighborhood used it during the winter, and they said there is nothing they can do because "they don't have HOA's." Positive: they are responsive and polite Negative: they will take building maintenance out of your deposit. For example, if their plumber makes a mistake repairing your toilet, you also pay for him to come back and fix what he broke. I was fairly quiet (no loud TV or music, even in daytime) for the duration of my stay, and yet I got nuisance notices about noise that could not have been because of me. I saw that my neighbors got them too. indiscriminate spamming of warnings... not cool. In my particular case, they limited parking in the middle of my stay, so that my roommate and I had to share a single parking space... but we both have cars. Terrible experience with Plus team. Have lived and rented from them in the same house for 6 years, and they have been nothing but rude to us. Our sprinklers stopped working and since the system was in the next unit we couldn't fix it. They blamed us for the lawn dying even tho I called 2ce to tell them something was wrong. I hand watered the areas by hand with no luck in bringing it back to life and when Travis (the maintenance guy) finally pick up, he was very rude to my husband and accused us of killing the lawn. I was pretty nervous about signing a lease at a Plus property after reading reviews on Yelp. But the property was exactly what we were looking for and that's pretty hard to find in Bend these days. So we went ahead and rented the property and I have to say Plus Property Management in Bend has given us nothing but stellar support and service. They were totally responsive during the application phase and they have very reasonable policies and procedures. We have been a tenant in the property for about 4 months now. We had the garbage disposal start leaking AND a couple of other maintenance issues and Plus Mgmt has been totally responsive and fixed the issues quickly. They provide an easy to use web based portal that you can use to log maintenance requests and so far we've gotten responses from them in a day or two, and they've sent professionals out to fix the problems the next day. So far I'd say don't believe all the bad reviews... if you've got good credit and rental history at least they've been totally awesome to work with read more

What a garbage company. Promised a move in on the 1st, didn't get me in til the eighth...and i was 8 months pregnant. With no where to go. So this review has been a long time coming. I moved in to dirty walls, floors, windows and appliances. Took them over a month to address these issues, and even then they made me deal with them. I rented the condo for a year and just moved out. They ripped me off for my deposit, for carpet cleaning, painting and cleaning. None of which was done for me before I moved in, which is all in my move in log. This has to be the worst property management company that we have ever dealt with. We have been on both sides of the rental industry - rentor and rentee. We've never had someone be so rude on the phone and such lack of common courtesy, more specifically Hilary and Sarah. It wasn't just one phone call where it could have been a bad day, but multiple phone calls over a week where these ladies left us feeling belittled and not worthy of their time.
