We have been working with Simplicity by Hayden homes since June 2024, almost a year. We were pressured to sign a preliminary agreement, a $3000 deposit to get the remaining estimates. After the "preliminary agreement" the house cost increased 20%. We could not trust the price wouldn't continue to go up. No assurances were given (in writing). We decided to pause our housebuilding until the tariff situation calmed down. We asked for the deposit back as they had promised, if the cost on the remaining estimates were too high, they ignored that request. We then asked for half of our deposit back, again ignored. If they really wanted to build your house, and not just collect deposits, they would have you work with an engineer or builder, not a clueless kid. If she had been quicker, we would have gotten it done before the cost increased. It took 6 months to give us the height of the house, we only found out because some other employee showed up who knew something, after she could not get in to the building, since she forgot the keys. So basically, Simplicity Homes, gave up $500,000 in very likely business for $1,500. Don't trust them, and don't give them any money until they give you a firm price and schedule (in writing), or better yet, find a more ethical builder. read more

Simplicity by Hayden built our house in 2020, Finished right on time. Provided a one-year warranty walk thru our house, we had only a little bubble in the floor in the laundry room. They fixed it the next day. After 5 years I can only find one nail pop in the drywall. I have been in the building industry for over 35 years must say one of the best built homes I have seen. read more

My home was completed in 2020, I gave an excellent review at the time. However, after four years, my roof was leaking. This was not something that came up in the one year warranty time frame. However, having built several homes this is the first time one has leaked after such a short time, most roofs have a 20-30 year warranty. I have put $2500 into sheet rock repair including the drying out process and roof vent replacement. The cause- a plastic roof vent with a misplaced nail that cracked the vent and caused all the damage. I have contacted Keith Fier, the companies representative but to date no reply. So, I am sending out a warning to anyone having a house built by them. Insist they use metal roof vents! Your outside protection against weather is imperative and the slight increase in cost minimal. My wife and I decided to build a house and so far Simplicity hasn't proven themselves to be competent in the sales phase or permitting phase. Would be glad to talk to someone who supervises either of these areas if I knew how to contact them. 6/1/2024 update. Management within Simplicity did reach out to my wife and I. We built with Simplicity Homes in 2022. Our home was completed in December 2022. They completed the home in the timeframe they had given us. Nick was a great project manager and the only reason I am giving more than a "single star rating." Just because the builder can build fast, does not mean built with quality. When our home was nearly completed they had to hire painters to come back 3 times to get it done right, but it wasn't even done right. We just got tired of people coming into our home.. so til this day it's not done right. And the quality of paint is terrible. Our HVAC heat pump sounds like it's going to blow up, and yet they said it's normal. We've had several other HVAC concerns that took several months to correct. Most recently, 14 months after our home was completed, (just outside warranty) we have drywall issues and hairline fractures in our fiberglass tub and fiberglass walk in shower. Neither which they are willing to repair. How convenient these items happening just post their shotty 1 year warranty. It's true, you get what you pay for. A cheap price but a cheap house. There is more I could say, but if they care about their homeowners the way the website says, I think someone else would step up and fix their mistakes. read more

We paid for the "Turn Key" option thinking we would gain some advantage from their claimed expertise. What we had from the start was a boondoggle. It seems everyone at the company was new and training and they were very "sorry" for the inconvenience. We were assured all along though that our project was doable and paid $20k extra, above and beyond the Turn Key fee of $27,000. The end result was they lied to us. Decisions were made during the build without us knowing or being given complete information. Our house looks wonky from the street and their excavator left us with $10,000s more work to do, out of spite it seems since he came back and did it after the fact. We'd never use this company again and do not recommend them. I would only say use them if you are an experienced home builder. Then again, if you were, you wouldn't need to. But, to be fair, we have asked for a refund of the extra fees and someone says they are coming to look at it. We'll see what happens. read more

Zero follow up. We started the process with Katie in sales who was great, but our property wasn't quite ready yet so we had to wait to sign a contract. When we were ready to move forward, I emailed Katie, only to have someone else respond. Katie doesn't work there anymore. Charlene picks up the ball to run with it. After multiple conversations, and receiving frustrating and incorrect information, we finally were moving forward and had a site survey scheduled for 3 weeks out. The night before, I texted to confirm. She responded that her PM had refused the meeting and she was supposed to reschedule, but never did. She said she would talk to the PM and reschedule. I never heard from her again. On 5/19, I called another number that I had previously been given for Gavin, the director of sales. He and I had a great conversation. I told him about my experience, that in the end his employees just ghosted me, and that I wasn't confident in his company but wanted to give one more chance because I like their houses. He mea culpa'd everything and was transparent saying Simplicity is going through changes, yada yada. They are training new sales people and trying to get old ones back so the front of house is a mess, but the operations team was intact and they should be able to provide good service going forward. He said he would have someone from sales call me the next day, and if I ever need anything I can call, text, or email him. I never heard from anyone. After a week, on 5/26, I sent a follow-up email to him. Never received a response from him. I literally can't even get anyone to call me back or follow up on anything. I'm thinking I dodged a bullet. If they can't even call a prospective customer back before the contract is signed, then I certainly don't want them to build my house. We're going with Adair. read more

Great floor plans, better value than manufactured homes for the money.

Absolute nightmare! If you're into incompetence, these are your people. Contacted the main office to see if they built where I had purchased a lot. Was told that they did and the connected me with the rep for that area. I gave him the address because he wanted to walk the site and confirm it was doable. The lot is in the Kahler Glen resort by Lake Wenatchee about 26 miles West of Leavenworth. Was told, "not a problem." Priced the house I wanted, added features we wanted (another nickel & dime you to death process). Drove four hours over to their planning center, picked out the materials, drove home. Was called by rep and told we had to walk the lot and stake out the footprint of the house to make sure it would fit. Drove over again, staked it out while rep watched. He had no plat map and a measuring wheel. Not very accurate for unleveled terrain but made do. Drove home. Was called agin and told we needed to come over and sign the contract. Drove over again, confirmed materials as it seems some were no longer available. Did that again, signed the contract, drove home. Mailed them their $1500 deposit because they wouldn't provide my lender what he needed to appraise the project so we could get the construction loan done. After a couple weeks trying to move this forward, I get a call from Simplicity, "we can't find the contract, the rep has been terminated, could you send over your copy of the contract, HOA contact information and architectural specs for the HOA." So I scan the 30 or so odd pages of the contract (had to use my phone, one page at a time), gather the rest of the information so they could, "dig into this." The result, "oh, we don't service that area, contract should have never been written." They then of course threw their rep under the bus (granted, not the sharpest pencil in the box), tried to blame it all on him. Apparently supervision and oversight are not part of their "turnkey program," (that they charge extra for). So after wasting months of my time, I get kicked to the curb. After talking to a current client of theirs near Ellensburg, building the same floor plan, it's clear management and oversight is lacking throughout the process. So now I'm pretty much set back for the year but hey, they're "sorry." I fully concur but my definition of "sorry," is a bit different. read more

Problem with water drainage. Inadequate rock swall system. Problems with leaky gutters and poor chain drainage system. No upper cones on chains. Vent wells not initially installed. Cheap front landscaping, poorly planned in regard to water drainage overall in relationship to next door properties. Don't buy a house from these people! read more

I came across these reviews while looking for their website as Simplicity built a home for me in Bend about 2 years ago and I am looking to build another project with them. I originally arrived at this company with a bit of skepticism as I have managed a lot of construction projects in the Bay Area. So the thought of hiring some one else to build a home for me was not within my realm of possibilities at the time. When we found a floor plan we liked and met with the sales person and started digging into the build, I decided that I had to hire these guys as there was no way I could build it myself for the price they were offering. I also liked the hands off aspect as I love my wife and I'm not sure I could build another house for her myself! The build process went relatively smooth. It's important for potential customers to know that there are always hiccups when building, but Mauser and his team handled them as they came up. We also had a few warranty issues, and again, they fixed them and I am really happy with the build they did and the service they provided. With any luck we will be working together again... Keep up the good work! PS. Glad we don't have Yelp for customers as I'm not sure I'd earn the same 5 stars! read more

The Mangers are dishonest - Multiples times both Tim and Greg lied about things they said they were going to do but did not do. Tim's main comment was "It is to industry standard" to us when he didn't like our questions or didn't want to do anything with warranty. Simplicity ethics and standards are bad! Don't follow building codes - Certain municipalities are only concerned if the structure is safe. They do not inspect certain things this is left up to the owner and builder. The builder should be building the house in good faith and up to state building codes. Didn't install flashing around doors or windows. One of my faucets has 90 psi. Did a horrible job air seal between seams and joints. We only had 10-14 inches of insulation. When I asked the project manager Tim how many inches they were going to blow in he indicated 18 throughout. Tim will tell you what you want to hear or just make up stuff. I brought this up to the main building project manager from Oregon and stated that Tim probably didn't know, how can he be the senior project manager and not know this? Don't follow plans - multiple times I had to bring things up to the mangers and they got upset. Placed my ac in the wrong place, didn't install attic vents per plan. Missing insulation between floor joists. Didn't cut sheathing on some crawl space vents. When I submitted a warranty claim Greg come out and said he had fixed some issues, it took me complaining to their main project manager in Oregon for them to address the issues. I cut the sheathing my self in the crawl space vents because we had water in our crawl space. Water in crawl space, our property was pasture before. They back filled the foundation wall with dirt, pasture grass and concrete, water got into the crawl space because of this reason. They should be using clean dirt to back fill the foundation wall per code. We made a warranty claim for the water, Tim was flat out rude and was blaming our rain gutters for it. Our Well and septic trench sunk about 12" near the home. This caused our well wire to break costing us about $1000 in repairs. A lot of floor pops. The electrical company made 54 unnecessary holes (I counted them) in the top plates throughout the house. This doesn't include the ones they did use for electrical wiring. Issues with wiring, we currently have a 15% voltages drop in our main bedroom, lights flicker when TV is on. Again we have brought this up and were pretty much ignored. They use 14 gauge wire throughout the house on outlets and light fixtures. They should be using at least a 12 gauge wire for outlets and wire outlet separate from lights. This change would probably cost a few hundred. Floor Air vents, bathroom exhaust fans, electrical and light switches were installed crooked. This was careless and could have been prevent with more time and care. Door hinges squeaked after two months and leaving black dried up oil stains. Bathroom caulk around the sink and toilet was peeling after three months. The shimmed my laminate floor in my kitchen causing a bad lump on my kitchen floor. The "Sound" insulation on their plans is not true sound insulation its regular insulation. Our master bathroom shower has loud popping after use. The moan plumbing fixtures all failed within a year, I had to replace the shower head and kitchen faucet. When they try to fix things they make things worse. Although their project manager did come out and hear us out on items not all were addressed. I would by no means recommend Simplicity or Hayden homes to anyone especially if Tim Bosiser or Greg Ford are employed with Simplicity or Hayden homes they are dishonest, have bad ethics and are rude. Read their warranty prior to signing a contract because they are not entitled to cover anything, also do not take their word, if you have questions send a text or an email so you have some documentation but if you do decide to go with them good luck. read more

We just moved into our new Simplicity home (the Mountain Gate floorplan) and love it! The process was smooth from beginning to end and very affordable. What Simplicity provides as "standard" options is so much more than other builders. We could be happier with our home and the Simplicity team!!!! read more
