    Deeply unethical. Soldiers please beware of these people. I've been around for awhile, but I have…read morenever come across such hucksters. Delia Gutierrez produced a fraudulent sellers disclosure, failing to disclose severe problems with a property's windows, the correct age of the roof, and a serious and visible cockroach infestation. I was unable to see the property in person before making an offer, so Joanna Pearce saw it, didn't fairly disclose the condition, including an obvious hole in the wall in the kitchen, then had me bid up past the top of the market without doing a market analysis on comparable listings. When I discovered all of the deficiencies in the property via an inspectors report and personal inspection, where I found dead roaches in plain view and dried roach parts in the kitchen drawers, indicating someone had tried to clean them away, and the property did not appraise according to VA guidelines, I opted to terminate. Andrea Thompson advised that I should get a lender denial of funding for insufficient appraisal to produce to the seller to support my termination, rather than the actual appraisal report. I did so, and produced it, but I'm aware that she then called my lender without consulting me and asked for the appraisal report. Given that appraisers generally are not going to do a detailed inspection and are more generous in the prices they assign than the actual market, I did not want to the appraisal for which I paid $500 to be used as a marketing tool for the scam the sellers are running. Moreover, I asked that Andrea include the fraudulent sellers disclosure (claiming a new roof in 2018, and not disclosing known insulation issues with the windows and cockroach infestation) as a reason for termination, and she would not. But she was supposed to be my fiduciary. Although Delia Gutierrez received notice that the property would appraise low, to which she responded, and she had a letter from my lender denying funds for insufficient appraisal, she refused to get her sellers to release my earnest money - mind you, I had already paid $950 in inspection, option fee and appraisal based on their misrepresentations - claiming they needed the appraisal I paid for to make sure the property actually had appraised low. What a liar! I saw on Zillow, that she used my appraisal report to set a new price. They were refusing to release my earnest money, to which I was entitled , so they could get the $500 report that I paid for! On top of deceiving me in order to engage me in buying the property in the first place! No doubt, despite having the inspection report, Delia will continue to lie on sellers disclosures. During this process, when I asked when I could expect return of my earnest money, Andrea Thompson became unusually unresponsive and tried to prevaricate as to the guidance she had given me, leaving me to write a demand letter and work with the title company to get my earnest money back. This process was a nightmare for me due to these women's dishonesty and unethical behavior. Also, Andrea Thompson admitted to me that she's not even advising her sellers to clean up their properties in this hot market - they just see buyers as marks to target and exploit. Truly despicable. A few thousand dollars doesn't seem worth losing your license, but I guess they rely on people being naive. I honestly would not believe the depth and extent of the unethical behavior if I had not seen it for myself.
