Sewer water from collapse drain for kitchen

So we have lived at 309 Currie Ave in Killeen TX for 6 yrs and never was late always on time with rent. Every time we had an issue, Morris Real Estate always seemed to have an excuse. Everything from AC is not cooling our bedroom, no exhaust fan in the bathroom, master bedroom bathroom fan not working foundation issues, etc. They had the nerve to charge us every time when drain in kitchen backed up. Saying we were dumping this down it. Amy Millsap, with her know it all mentality, would not listen for I I am a hvac professional myself and told her there was a drain problem well. Things finally came and slapped her in the face because drain collapsed under the house, so here I am, leaving my experience. NOTE WATCH VIDEOS TO SEE MORE AND I WOULD NOT USE A TO Z PLUMBING I WAS TOLD THEY TOLD ME THEY ARE THE ONLY ONES TO WORK ON CAST IRON PLUMBING IN KILLEEN WHICH I FIND THAT HARD TO BELIEVE AND WE ARE AT THERE MERCY TO FIX DRAIN ISSUES ITS ONLY BEEN ABOUT 4 MONTHS, SMH. ONE MORE THING WE ARE GOING TO TO WHAT'S RIGHT AND CLEAN UP AFTER WE MOVE BUT WHEN WE MOVED IN I HAD TO DO THINGS THAT SHOULD HAVE BEEN DONE PRIOR TO MOVE IN. WHEN I GAVE THEM A LIST IT WAS NEVER. DONE. NOW THAT WE ARE MOVING THEY GAVE ME A RIDICULOUS LISE ON THING WE MUST DO THAT WAS NOT DONE WHEN WE MOVED IN. SO LESSON LEARNED. I HAVE ALL THE PICTURE AND VIDEOS. So this is an we received our so called refund, and they did not give us all of our money back the drain issue that we paid for that was not our fault we did not get reimbursed and to out cost for a blind in bathroom that was broke when we moved in. It was on the checkin list. They also charged us for so-called carpet damage in the living room. We been there 6 yrs and the carpet has normal wear we even had it cleaned. I own property in another state, and if I had a tenant that's been there 6 years, I would replace it. Any the lady named Angie Cattle told me that the money paid for drain issues we was not getting saying it a wash due to carpet damage wow, I would not rent from them or owners of 309 currie ave located in Killeen TX 76541

Lets Jump right on into it because Stephanie got me messed up I called today September 30 2023 and asked how often are we allowed to have the carpets professionally cleaned through them and STEPHANIE distasteful ass immediately started jumping down my throat and telling me how they don't do that they not going to etc and I say well hold up because that's not true when I moved in I consulted with AMY , and sent video and picture evidence of how nasty the carpets are later that week or following week someone was sent out to shampoo the carpets and STEPHANIE is still on the phone talking about no we don't do that it wasn't us She's literally just speaking out the side of her neck without the facts because yes I consulted with Amy around March 4 sending videos and pictures of how nasty the carpets are I tired to explain Stephanie when the man came out I did not feel the carpets ever got as clean as they could have been because instead of using an old-school shampooer, to agitate the dirt out of the carpet he used just a pressure cleaner which did not fully clean it the man was a very nice man however I was placed on the spot when he asked for a review right than and there and I felt uncomfortable to tell him the truth so instead of basing my review on the carpets I placed it based on my experience with him like I said he was nice but I feel as though the carpets were clean to the bare minimum keep in mind, I have my own personal carpet shampooer and I shampoo my carpets every other weekend be logical here I moved in February 23 carpets are cleaned early March professionally yes I have been here.almost 8 months but the only people that live in my apartment is myself and my three year old son if I'm shampooing my carpet every other weekend and I'm doing 6 to 8 passes over one area why is still pulling up black muck ? my son and I are not capable of producing that in 8months be serious that shows that the dirt and grim is embedded deep within the carpet after 3 passes over one spot baby that's no longer surface dirty that's embedded filth but never the less I will be reporting the rental company to who so ever I have to and not because I was told no by Stephanie but because of how rude and disgusting she was on the phone like this is your job girl why are you acting like that and I mean I ended up cussing her ass out because she was so rude baby a simple im not sure Mrs.Curtis submit a work order and I will see if the owners are willing to do that again would have been just fine instead she had to speak out her neck and as an adult I can admit we were both out of pocket because I should not have scooped to your level I could understand if I was a tenant who was always complaining calling the office and behind on rent but I'm not have a little more respect for tenants who pay their rent on time and take care of the properties they are renting because honestly I would be a bad tenant to not try and have the carpets cleaned again that would say more about me and how I live I admit I should have reported how I felt about the carpet service to the rental company from the jump but I didn't and now that reached out to inquire if it could be done again I get disrespected uncalled for also note that man that came to clean the carper reported to his boss and the rental company that the carpets were damaged extremely dirty and had burn and bleach spots as well as exposed wood and nails in one area of the house I even previously submitted a work order regarding my toilet seat replacement which was done however the man who came to replace them a while back Admitted to me that the last tenants destroyed the place prior to my move in he said he patched up so many holes and had to fix so much ..... so the audacity for Stephanie to get on the phone and say I did it without putting logic behind her words or not listening to what I had to say she was too busy giving lip instead of a listening and assuming Below are some pictures of the carpets that was not replaced nor fixed when I got here and all I asked for was a shampooing

One thing to note before choosing this company is the "great" state of Texas is a landlord state. What does that mean? Normal wear and tear is up to the landlord, so the crappy paint they use that peels, if you get a scratch, paint naturally peels or anything other than fading they will charge you for all of it. Again since he's going to reply look it up on texas property codes. They use the law against you as tenants so be weary. I did take them to court, but sadly I chose a different route with my life than become a slumlord and pursued my doctorate in physical therapy in IL so being out of state while in the program made it hard to prepare. I did lose, but I recommend taking a video covering every inch of the house and outside before you leave you might have a different outcome taking them to court. They took somewhere between 360-380 photos, and for someone who was never really at the property should tell you what to expect. I've rented in Georgia, Alaska and may other places with a way fuller house and NEVER had problems like this. If you notice any changes in the house make a work order to have it fixed immediately so it's on them. Also date your filters, otherwise these scam artists will charge you around 400-500 for HVAC cleaning even though they don't perform any type of maintenance on it or service the entire time your there. Bottom line just know if you rent with casa be prepared to loose your deposit and be charged double after that. These reviews from others are not wrong, I would highly encourage you to find somewhere else to rent and spread the word about this company. Glad I was in texas only for 3 years and never have to go back. Worst place I've ever been to.

Do not rent or buy from this property management Upon moving…read moreout a property that I've resided in for 13 years they charged me for cleaning the carpet after I already had it professional cleaned weeks before moving out. The carpet was 20 years old plus and needed to be replaced. This violates texas rental property law dealing with 5-7 year carpet life span. To top things off they also charged 300 to clean the property after me and my wife spent an entire month cleaning this property spotless. The carpet cleaning company was the same company I had clean the carpet and they charged 3 times what they billed me. And I also have a list of misc repair items that they are charging. Bottom line is do not rent or buy from this property management company they are scammers and not trustworthy they will do everything to keep your deposit and make you pay on top of that.

Deeply unethical. Soldiers please beware of these people. I've been around for awhile, but I have…read morenever come across such hucksters. Delia Gutierrez produced a fraudulent sellers disclosure, failing to disclose severe problems with a property's windows, the correct age of the roof, and a serious and visible cockroach infestation. I was unable to see the property in person before making an offer, so Joanna Pearce saw it, didn't fairly disclose the condition, including an obvious hole in the wall in the kitchen, then had me bid up past the top of the market without doing a market analysis on comparable listings. When I discovered all of the deficiencies in the property via an inspectors report and personal inspection, where I found dead roaches in plain view and dried roach parts in the kitchen drawers, indicating someone had tried to clean them away, and the property did not appraise according to VA guidelines, I opted to terminate. Andrea Thompson advised that I should get a lender denial of funding for insufficient appraisal to produce to the seller to support my termination, rather than the actual appraisal report. I did so, and produced it, but I'm aware that she then called my lender without consulting me and asked for the appraisal report. Given that appraisers generally are not going to do a detailed inspection and are more generous in the prices they assign than the actual market, I did not want to the appraisal for which I paid $500 to be used as a marketing tool for the scam the sellers are running. Moreover, I asked that Andrea include the fraudulent sellers disclosure (claiming a new roof in 2018, and not disclosing known insulation issues with the windows and cockroach infestation) as a reason for termination, and she would not. But she was supposed to be my fiduciary. Although Delia Gutierrez received notice that the property would appraise low, to which she responded, and she had a letter from my lender denying funds for insufficient appraisal, she refused to get her sellers to release my earnest money - mind you, I had already paid $950 in inspection, option fee and appraisal based on their misrepresentations - claiming they needed the appraisal I paid for to make sure the property actually had appraised low. What a liar! I saw on Zillow, that she used my appraisal report to set a new price. They were refusing to release my earnest money, to which I was entitled , so they could get the $500 report that I paid for! On top of deceiving me in order to engage me in buying the property in the first place! No doubt, despite having the inspection report, Delia will continue to lie on sellers disclosures. During this process, when I asked when I could expect return of my earnest money, Andrea Thompson became unusually unresponsive and tried to prevaricate as to the guidance she had given me, leaving me to write a demand letter and work with the title company to get my earnest money back. This process was a nightmare for me due to these women's dishonesty and unethical behavior. Also, Andrea Thompson admitted to me that she's not even advising her sellers to clean up their properties in this hot market - they just see buyers as marks to target and exploit. Truly despicable. A few thousand dollars doesn't seem worth losing your license, but I guess they rely on people being naive. I honestly would not believe the depth and extent of the unethical behavior if I had not seen it for myself.
