    Shane is an absolute Godsend…read more I came on my building's board of trustees to an absolute mess in 2018. We had a property management firm with a name that rhymes with "Parvest" that frankly did nothing but take condo fees - they didn't actually manage anything. We had bad relationships with our vendors, nothing ever got fixed, and everyone in the building was at best confused, at worst outright suspicious about the property management firm and the Board. I knew right away I'd found the right manager when I met Shane in late 2020. He's straight to the point, direct, and fast to respond (first time I called him was over Thanksgiving weekend - he called me back within 30 seconds). When he started in March 2021, he went to work right away. First thing he learned: our building was insolvent due to Parvest's poor management. In plain English, this means we would have been uninsurable and the banks issuing everyone's mortgages would have demanded repayment in full. NOT GOOD. But Shane saved our asses, creating a plan to raise the necessary money - and preparing for what could have been a difficult meeting, which he handled like a champ. He was able to calmly, plainly communicate why condo fees would have to increase. As a board member, I feel he presented this bad news in a mature, understandable way. Additionally, Shane forwent payment for months, until we had enough funds. The man went above and beyond. In my time on the board, I saw Shane handle everything from contractors with dishonest contracts to people with difficult personalities, all with unflappable grace. He can easily dissect condo docs and contracts and has an impeccable grasp on condo law - and can smell a bullshitter a mile away. Random fact: Shane worked on Wall Street before going into property management, and it shows. A year later, we're solvent, we have a reserve, we're paying our bills. We're amending our condo docs to modernize them (they hadn't been updated since 1986) and can start taking on projects and hiring better services. There's still a lot of work to be done, but things are going in the right direction. All in all, I have nothing but good to say about this business. Shane saved our association (and each of our investments) from ruin multiple times over. I'd recommend him to anyone, especially if you're sick of bad management companies that do nothing (doubly so if they rhyme with "Parvest"). 10/10, would hire Dynamic again!

    HUGE MOUSE ISSUE. DO NOT MOVE HERE. I lost my family home in the LA fires in Jan and looked forward…read moreto my first chance of real rest and recovery at Bradlee by moving here after we got married this summer. My husband has been living here for 4 years. Before I moved in earlier this year he had the first sighting of droppings on top of a kitchen cabinet. He patched up the hole only to find huge gaps under the base boards in the kitchen where the construction just left it unfinished and he used steel mesh to fill them. This past week he saw a mouse scurry from the kitchen and when we came home that very night while pulling our bed comforter off we found a MOUSE IN OUR BED. We were beyond distressed. No droppings, no warnings, just a mouse in our bed... we spent the next few hours trying to catch it in our bedroom and eventually did but haven't been able to rest since. It was unnerving, distressing, and confusing. Our unit is a few doors down from the trash shoot and during the trash strike our floors trash shoot was broken and remained so for months. We didn't complain, just took our trash to the overflowing dumpsters outside. I'd literally just renewed our lease a few days prior and we decided for our peace of mind we can no longer live here. I'd also had an unfortunate fumes issue with what looks like white paint on the bathroom sink when trying to clean some jewelry with alcohol. MANAGEMENT- With only two months left on the lease, we inquired about the potential of transferring to a unit in better condition. Not without a fee. Then we inquired about breaking the lease since we're literally stressed living here and should not have to. Not without a penalty. While I appreciate them sending an exterminator, he didn't do anything we hadn't and my husband spent more money and time patching holes and laying traps then the exterminator did in the 10 min he was here. But according to them, after 4 years of paying Bradlee rent, there is no alternative to this issue except having him try again. At least 3 times to be exact. Meaning we'd need to actually endure another mouse or two before they'd consider us leaving, which again we had no intention of before this. The best thing about this place is the maintenance team, they're awesome! We pay so much money for our peace of mind here all to be lost and matters made worse by management not creating any alternative then to "wait for another sighting to address the lease". This has escalated so quickly and has been incredibly disappointing, beyond inconvenient for our insanely busy lives (taking calls while teaching classes and at work), costly and sad. Shame on you Bradlee Danvers.

    The apartments are beautiful, and the grounds are well-maintained, which is definitely a plus…read more However, the recent transition to UDR management has brought about a number of frustrations. They've introduced a range of new fees that were never a concern before--things that used to be included in the rent. For example, there's now a mandatory monthly parking fee, even for unreserved spots. Residents who live here are actually getting towed if they park in the wrong place. There's also a locker fee for deliveries, which seems counterintuitive since some packages still end up being stolen despite paying for the service to keep them secure. And if you have guests who need to park past 8:00 pm, they are required to download an app and pay to park, which adds to the hassle. While the apartment itself remains a great place to live, these unexpected fees are making it harder to justify staying in what is already an expensive place. This will unfortunately be my last lease renewal unless the management revisits these added costs.

The landlord hired RPM-C after we first moved into our apartment (within days) because of multiple issues - including Central AC needing to be replaced, pipes leaking, and washer/dryer leaking and broken. Over 3 months later, none of the above issues were fully addressed. Specifically the Central HVAC needing to be replaced (above upstairs bathroom). All the while, communication was horrible. Contractors were showing up at 7 AM unannounced, property manager nowhere to be found, texts messages unanswered. We were forced to manage the property and manage the project, all the while without access to an upstairs bathroom and AC during hottest months of the year. We eventually ended our lease early due to the ongoing feud with landlord (landlord refused to discount; was likely fed false information from the property manager). Upon exodus, the property management group had the audacity to blame us, the tenants, for all of the issues, byproducts of the issues that we inherited upon entering the lease only 3 months prior. They covered themselves by blaming us, and we did not received our security deposit. You are better off managing a property yourself than employing this pathetic excuse for an organization.

They created a very professional lease, they honestly take care of everything! They answered all of my questions and were very, very informative when it came to things that I was unsure about. I was lucky to have found my own tenants, but they can provide candidates as well. They really do everything. I worked with Bud and Glyn. Both super nice guys. They definitely know what they're doing. They got back to me so fast and everything was done within 24 hours. Quite impressive. If you want to rent your place or make sure that it's in good hands, use this company. They won't let you down. Reasonable prices and now I can kick back and be an absent landlord:) Thanks REAL!!!

He also helped find tenants and fill vacant units, which made managing the property much easier. He has a reliable network of reasonably priced contractors and service providers for repairs and maintenance. He's handy himself and can often take care of smaller issues, which has helped me save on costs. Rent distributions were always on time, and he handled several difficult situations professionally and smoothly. When it came time to sell the property, Matt was equally helpful. He was knowledgeable about the market, priced the property strategically, coordinated repairs and cleaning, offered practical advice, and helped negotiate with the buyer. He was always available when I needed help and made the entire sale process much easier. The sale ultimately closed smoothly, and I really appreciated having someone I could rely on from property management all the way through the sale. I would highly recommend Matt to anyone looking for a property manager or someone to help manage a property sale.
