We toured extensively and even spend the night with our friends that live here. Didn't work out. It's because of what happened with our friends about 2 weeks later, won't be too specific so as not to get any individuals who work for this building or our friends, in trouble. It was a huge melodrama mainly around money, which I tried to help resolve, and directly due to that, we ended up not moving in here. I don't want to get accused of defamation or get into an argument like some of the other people who wrote bad reviews did, but I will say that the good reviews don't seem very legitimate. It's still an absolutely beautiful place which is white made it to our top 5 but I do have issues with the company and the fees they charge. I'd have at least given 3 stars for the amazing luxuriousness here but knowing that hostile responses can be easily forthcoming from this company, I'll pre-empt that by taking off another star. Shady.

However, I've had problems with my downstairs neighbors since the day I've moved in and the management team has condoned their atrocious behavior; I'm sick of paying money to let them all gang up on me. I cannot wait to move out. The way the rules are written allow my neighbors to have a say in what I do at any hour of the day. This past week, the manager called me for working out in my apartment at noon on a Friday. He told me that any excessive noise is warranted of a call (I was placing my weights on the floor between lifting sets- no jumping, no throwing, etc) Since the gym has been closed since March, the solution offered to me was to carry all my equipment OUTSIDE IN THE TEXAS SUMMER and get my workout in outside. I've had a police officer to show up at my door because of music or my tv. If you know me, you know I'm no afeel targeted and harassed. It's honestly a shame since these people will drive away other tenants. You've got lots of options in Houston- pick elsewhere. Our neighbors have since moved out, however I still wouldn't recommend living here. We lose water, power or wifi at least once a month related to a "block outage." The elevators go down often. Aside from location, I can't see a reason to pick here over many other locations.

Even though there is alot of new construction nearby, all simular rental units, with comparable prices, we decided to stay here. 2023 moving is expensive, it's 100 degrees outside, and inflation is high on renewals, and don't want to deal with that. Our lease renewal rate was reasonable, so we decided to stay. I see very outdated ratings on Stonewood, which are irrelevant, in my opinion. Here's what I think. I find the apartments as quiet, clean, and a decent basic place to live in the city. Maintenance is great & responds quickly. The property, for it's age, is in pretty good shape, units interior is small, basic, no granite, painted beige and white, basic black appliances, overall in and outside of property is fine. The porter picks up trash, and regulary empties the dog poo cans. YEAH! I like being around responsible pet parents, which is a big deal to me. Nobody wants to smell 100+ degrees of poo! Stonewood's maintenance guys keep that cleaned up and tidy. Lawn service is regular, and does good job keeping the property groomed. The sprinklers come on regularly, and that keeps the plantings lush. The courtyard is pretty, and quite clean. The pool is small, and has needed some serious TLC, and apparently they are still struggling getting the pool properly repaired, cleaned, and properly serviced. That pool issue is reflective in my star rating above. The pool is the most important amenity to me. I will keep complaining, and the PM will eventually fix it. I would say the pool furniture needs some TLC, as well, mainly getting the webbing replaced. The Amazon boxes are great and I really appreciate that my orders are secured. The mailbox room is locked and gated, another secured area. We do have gate access, which is great. The apartments do not have security cameras, and just like in any place in Houston or metro city, you gotta lock, secure, and put your stuff out of sight, and be aware of what's around you. The gym is small, basic, but it free, and if its raining, the gym is fine. My neighbors, that do chat with me, are nice and I have enjoyed conversations around the pool or when they walked their pets. My neighbors above are pretty quiet, and work & sleep same hours that I do, so I am so grateful for that. It's really quiet at night. Once in a while I hear the train next door, but it's nothing unsettling. Bonus is location, close to fun stuff, food, bars, downtown. Commuting location wise is great, as you have a few different freeways to jump on/off, very close by, and that is worth every $. Bayou trail is across the street, bike or walk, and Memorial Park is a really close drive or bike. Overall, I enjoy living here.

I would never move to a building that belongs to the same management company. Do not recommend it…read moreat all. Terrible experience, lack of empathy and communication. I filled out all of my paperwork to move in mentioning my emotional support animal, I showed them the ID for move in, they said that was ok and no pet fee or rent was due for my animal. 6 months later, they charge me on my monthly bill for a $500 fee out of nowhere. They required me to fill out a medical form in order to get a refund on that 6 months later. I just paid the fee to avoid late fees or future issues. I also got pregnant during my stay at crimson, needed to move out to a different space because of my condition during pregnancy and to be closer to my family. There were people interested in my unit, main office never helped with any of this. I moved out two months ago, the apartment has been empty, and they didn't let anyone move in until my lease ended, I have emails from them mentioning how someone wanted to move in earlier, but they still didn't let them. I ended up getting my emotional support documentation signed by my doctor at the beginning of this month and sent it to them, they still haven't processed the refund on my account, the late fees are running, I've talked to many people at the customer service because the management of the building sent me to talk to them (for no reason) and I'm just a pregnant woman, 39 weeks, not working, and just wanting for them to remove the late fees and apply the fee to my may bill, so I can pay. I even wanted to sell my fence to my neighbor and they told him it was better to get a new one. Cero empathy from this place, it is like you're dealing with robots.

I have lived in places 10x more ghetto than this and have never had the issues I had with this apartment. New management started letting anyone and their mom and dog stay here and you can tell by the way it looks now. Feces and urine in the hallway frequently, garage is always broken, there was a break-in earlier this year to MULTIPLE cars that they did nothing about, they charge fees for every single thing possible.. I had an insane mold problem that took them 2 weeks to come "fix" despite going to the office multiple times as well as sending multiple emails. They don't respond to emails until you threaten to withhold payment, they're literally NEVER in the office, and they just overall do not care about their tenants. They will do nothing to accommodate you or remediate the mistakes on their behalf. Please do not move here, the place next door is much cleaner and there are multiple apartments around that are cheaper and keep their property nice and clean. And best believe if this review gets deleted I will just keep reposting it over and over because it is so wrong to treat paying tenants this way.

Cockroaches have been a constant problem in my…read moreapartment (Apt 863) since I moved in and I am breaking the lease in hope that I will no longer have to deal with this. If I had known how bad the cockroach issue was on the 8th floor then I would not have rented at Pearl Marketplace. No matter how much pest control the building does, the cockroaches are still getting in and there are dead and alive roaches constantly in my apartment. I pay north of 2k per month in exchange for this experience. I assumed that, considering the problem, Morgan Group and Pearl would allow me to leave the building. But, no. They have required me to pay an early termination fee of ~4k plus 2 months of rent in order to end the lease, even though the reason I am leaving is becauses of the cockroaches. It will cost a total of 10K to get out of this situation with these awful pests. I am a very reasonable person and I thought that the way Pearl Marketplace and Morgan Group dealt with it was both unreasonable and predatory. I even offered to pay the early termination fee as long as they would allow me to vacate the premises immediately, but they said that I have to continue paying the next 2 months of rent. I have a great job and this is exorbitant for me. It feels like legal theft and I would hate for this situation to happen to someone more financially vulnerable. Here are some pictures of the cockroach I just came home to tonight in case anyone cares. It happens constantly. I have a new friend every week. DO NOT RENT 863 unless you want cockroaches crawling all over your things. I want to alert the person coming behind me to BEWARE and hopefully avoid this situation. TLDR: Building wants 10k, which includes 60 days of rent to live in a cockroach infested apartment. They are in violation of the lease, but are still behaving in an unreasonable way and charging me fees that would bankrupt the average person. *After I publish this update, the building will very likely respond with a generic HR comment underneath in order to appear as if the issue is being addressed and that they are doing the ethical thing, but then they will insist on the money and request that Yelp delete the pictures of the cockroaches so that no potential leasers doing their due diligence can not see.
