Ladies n gents, for your yelping pleasure..... I give you my ePlace customer service experience, to…read moresave you the distate of undergoing it yourself. *cue the theme music to The Twilinght Zone* 1. You see a specific ad for an apartment, you write to the eplace agent under the listing named "JEFF" that you'd like to see it., Jeff shoots back a generic "what property are you looking for" response with 20 questions that are not about the property you asked about. 2. Jeff's email tips you off that he's going to try to drag you to places other than the specific property you asked about. You've rented before & have played that agency game, and you wont be coerced into looking at 3 ugly listings so they can pitch an expensive kendall sq loft at you. So you ask a second time, please, is the precise rental I'm writing you about available and can I SEE that unit? 3. Once again Jeff fails to respond with rental info. Instead he sends you a chastening email explaining: the unit that you want to see is very expensive, there are all sorts of fees, and that that might shock you but you had better get used to it because there is NOTHING out there these days, so you should not question the costs....OH., AND let him know if you are interested in actually seeing the unit... 4. You reply that you are an adult, you know the market, you need an apartment, you'd like to see this one, and can he please save the "hard sell schtick" for the undergrads...would he please show you the rental? To wit, JEFF, in a passive fury writes: "I'm sorry That [sic] you perceive me providing you with important up front costs and explaining the reality of the speed of the market This [sic] month due to limited inventory and This [sic] week being match week as "schtick." To answer your question, as of this afternoon, the apartment was available. I will not be doing showings of that unit this weekend. " That gem was followed by: "You also give the impression that You do not have any respect for this profession ...which is also your prerogative. In turn, I get to choose who I decide to work with as well. Good luck. That is a sincere comment by the way." Oh, Snap. You sure showed ME, ePlace JEFF! This may sound radical, but next time a renter sends ePlace two pleading emails just asking for the privilege of viewing an apartment the agency itself listed, fully willing to pay the 2k in agent fees, why not respond: "Yes that unit is available. When can I show it to you?" If you find this task too demeaning, perhaps you should find a job that is not in the service industry........? As one who works in such a job myself, I was amazed at the agent's bratty emails and demands that I respect his authoritay. My question to ePlace: Do you treat all of your customers this way, or just sic you crazy agents on us renters? I dont know if you've heard, but since 'da Crisis, theres a lot more renters now who are not starving students. Y'all might want to treat us better, cos despite Jeff's assertions, there are PLENTY of listings ....and plenty of other agents. .oooo...Snap!

When I showed up at the 830 Mass Ave. location, early for my appointment, the woman working the front desk couldn't be bothered to tell him that I had arrived. After several minutes she pointed me in the direction of his cubicle, but was so vague I really couldn't tell where she was directing me. I made my presence known and was waved back towards the waiting area, where I sat and waited for half an hour while he was on the phone/computer, in clear view of where I was sitting. When he finally came out, he yelled at the woman at the front desk and tried to blame her for the fact that I had waited so long. The two of them launched into a childish argument about who was at fault. When he went to get the keys for the apartment she made a phone call to HR to file a complaint against him. When we finally went to view the apartment, I wasn't interested in it. He continued to badger me and tell me that there wasn't anything better in my price range. In general, he acted like he had better things to do the entire time I dealt with him, and treated me like a moron. Even if I had liked the apartment, I would have walked away from it before I did any kind of business with this man. I did find a nice apartment in a better part of town in my price range. Clearly he was incorrect in addition to being rude and unprofessional.

However, he didn't plan ahead of time to arrange for the keys. We literally sat in the office for hours waiting for him to call all the places. We gave him plenty of heads up for the ones we wanted to see and ended up seeing 5 out of the 10-11 over 2 days. Bad business model. He knew we needed a place pretty soon and we have limited choices. He was pressuring us to take a place that's he knew it was awful. When we decided on a place he didn't help us to negotiate the start date or ridiculous deposit that the landlord has requested. He put in all the maximum numbers to secure higher probability that the landlord will sign a lease with us. We felt bad that he didn't earn any commission but... come on.. he needs to up his game. I had a somewhat unique situation with 3 tenants looking for a 2 bedroom and he had a confirmation that same day that the landlord would allow 3 tenants in the apartment. My housemates and I are in our early 20s, one a first-time renter, and Brandon was incredibly courteous, patient, and helpful in explaining to us exactly how the process worked and what information he needed. I never felt like I was being condescended to or taken advantage of, which has happened to me plenty in my apartment searches here in Boston. I only worked with him for the one apartment so I can't speak to the experience of using a realtor at Benoit for an apartment search specifically, but the process of procuring a place was super easy! We had requested that our personal information not be shared with real estate agents and for our property manager to handle communications regarding rental for 9/1 as we are not renewing, but still received a text to both my husband and my cell phone asking to show the unit, with less that 48 hours noticed (required by the city of Somerville). We never consented to playing rental agent on behalf of our property management company and never consented to provide our personal information to offices around town. I called Benoit after receiving the text message asking for our phone numbers to be removed from their records. The person who answered the phone who claimed to the the owner was rude and berated me on the phone, yelling that I did not understand how the rental business worked, after requesting that our personal information be deleted. When I pushed back and asked again, he continued to bark into the phone. Completely unprofessional, unhelpful, and wildly disrespectful of a tenant of 6 years in their current apartment. Would not at all recommend doing business with this organization, they clearly care only about money and don't have any semblance of professionalism, respect, or human decency.

Eric Chen reached out to me when I put in an inquiry regarding a Brookline apartment. He was…read moreinitially responsive and flexible to arrange showings. The apartment that I ultimately viewed was just OK. Pretty dirty, nothing special, just in the location where I was seeking to reside. I requested to submit a rental application which required a $50 payment to Marc Roos (via Zelle and screenshot of payment required), and was provided formal documentation stating this required upfront payment. The application was (Supposedly) sent in just prior to the holidays. Eric reached out to me on the Sunday after Christmas stating that the landlord had returned from vacation and was reportedly requiring $2400 to be paid and sent via Zelle to Marc Roos for consideration of the application. If accepted, the payment would be put toward the upfront costs, if rejected, the payment would be refunded. I requested that this stipulation be formally requested in writing. Eric then stated, the office would just hold the check and provide the refund if the application was rejected. So, he's saying that they would "hold" the check "for the landlord" while they reviewed the application? If accepted, I had planned to pay the upfront costs regardless... He said that some landlords request this (supposedly after submission of an application?). Although it has been years since I rented, I have not heard of such practices and it certainly wasn't previously requested or documented. He said he would let the landlord know about my inquir,y and I haven't heard a word since. I'm going to chalk up my $50 to waste. I am a 44-year-old medical provider looking to rent temporarily while I look for a purchase, so not a poor undergrad, and without any issues with credit or salary. ** To add, Eric stated the $50 was just for the credit report to be pulled so my application remains unreviewed and somehow they have scammed me into pulling a credit report to go NO WHERE. Please learn from my error and request all upfront costs be transparent and in writing. Also confirm that an application will actually be reviewed once submitted without costs requested after the fact. SHADY business. STAY AWAY**

Michela Nionakis was easily one of the worst realtors I've ever worked with. From the beginning,…read morecommunicating with her was a nightmare. I would wait days for answers and had to follow up multiple times just to get basic information. When we scheduled a tour, she didn't even confirm the showing until we reached out two hours beforehand. She confirmed 3:15 p.m., but we told her we were driving from out of state and traffic would put us closer to 3:30. When we got there, she acted like we were late and told us we would have to reschedule. The showing itself was just as bad. She showed up in a graphic sweatshirt, didn't greet us professionally, and barely explained anything about the apartment or application process. When we asked normal questions, she was dismissive and impatient, even sending texts like "..." as if we were bothering her. Since she gave us almost no useful information, we had to contact management ourselves. The application process was where it got even worse. After we completed the lease, she told us on 4/20 that we needed co-signers, then disappeared for the rest of the day because she was off for "the holiday." She was rude and unhelpful to our co-signers, including my friend's mother, whose first language is not English. I asked to speak with her by phone so we could get on the same page and I could help walk our stressed-out co-signers through the process. She refused and said, "I don't need anything from you. If the co-signers need anything, they can contact me directly." Our co-signers were already overwhelmed because of her lack of guidance, and she still couldn't be bothered to help. The next day, she gave us an ultimatum to get the new paperwork signed by 2 p.m. or she would refund our deposits and pull the application. When I told her to go ahead and pull it (because I didn't want her getting the commission for doing NOTHING), she suddenly claimed there were other pending applications and that we wouldn't be able to reapply. We called management directly, and they confirmed we were the only application........ Overall, Michela made this process SO STRESSFUL than it needed to be. She was slow to respond, dismissive, rude, unhelpful, and misleading, and SO UNPROFESSIONAL. I would absolutely not recommend working with her, even our co-signers commented on how horrid it was working with her.

Long story short, the unit I was in was not the safest - my landlord was not only reneging on the Lease, but also had a criminal wrap sheet that left me sleeping with pepper spray by my bed. He was very understanding of my situation and worked with me to view the unit, work with the building management and was a real trooper with showing me around. I was looking at the units with a huge part of my extended family who were visiting for the weekend and Anthony did not mind jumping into our mega van to make sure I saw everything! Unfortunately I didn't get the chance to move into the unit; I eventually had to move out of state due to worsening concerns about my safety with my Landlord. I keep writing and deleting my review, but I think it's time…read more From California I asked their broker for help finding a studio in Somerville. Knowing I was relocating under difficult circumstances, she still rented me a unit in a property up for sale. The broker said she didn't know it was on the market, but if that's true she 100% knew when she continued to show units to prospective tenants in the following months. It's been nothing but uncertainty from the start and really sucks I gave this broker money that I'll really need in August when I have to move again. New owners are now 'upgrading' the property to eliminate heat and power inclusive rent and putting us through invasive electrical renovations (among other things) while we literally pay them for the inconvenience. The broker also didn't tell me my neighbor chain smokes inside which is obvious when you enter the unit. Just be honest. Bottom line is I'm pretty upset having paid that $1,525 broker fee for all this stress when I could have held off for a better apartment at a better price in a nicer spot considering current rents. I can't imagine how much happier I'd be. Please have some empathy in the future. One star because I got an apartment. It wasn't all lies.
