We hired them to manage our house on Maui because my husband and I were moving back home to the San Francisco Bay Area. The property manager assigned to us was Annalies Niemann. She was absolutely horrible. Here are the things that we were unhappy about: 1. The company charged us a $200 administrative fee upfront for placing ads and marketing our property to potential tenants. Annalies didn't do anything. For 6 weeks after we signed up with them, there were no appointments to show the house, and we had to pack up and move on the 8th week. 2. We gave Annalies a copy of the property specs and she used that for our ad on Craigslist... didn't even revise it or advise us on whether we should edit it or not. When we asked her why there were no appointments to show the house, she said our specs/ad was too long. She should have advised us on that before placing the ad. 3. Annalies had absolutely no knowledge of the current rental market in our area. She completely low-balled us on the rent. My husband and I thought the rent figure she recommended was too low, so we did some research on comparable rents and even asked Annalies to come check out our house. She then told us that we had a nice house and that we should ask for slightly more than what she recommended. 4. When she did schedule this one appointment, she came to our house unprepared and didn't even have the phone number of the potential tenants on her. This potential tenant flew to Maui from Oahu and all Annalies had was this guy's work number. Obviously, she couldn't get a hold of him and he never showed up! 5. For the other appointments that Annalies was able to schedule, she told us that she was busy moving houses as well, so my husband and I should show the house ourselves. 6. Right before we moved, Annalies just gave us a checklist without doing a walk through with us. She told us that she didn't need to be present for the walk through since we know our house better than anyone else. She suggested that we just left the checklist on the kitchen counter. 7. My husband and I ended up showing our house to the current tenants, but we advised them to contact Annalies for the application, deposits...etc. When Annalies presented the rental agreement to the tenants to sign, it was full of mistakes. Annalies didn't even give us a copy of the agreement, we had to get it from the tenants. How ridiculous is that? The rental agreement had another property name and address on it. It wasn't even our property address. Our tenants had to comb through every single line of the agreement to make sure everything was accurate. 8. We told Annalies that the house needed to be deep-cleaned before the tenants moved in. She said no problem as she had a list of cleaners/handy man that Prudential uses. She told us that for the size of our house (3-bedroom and 2-1/2 bath), it should take about 8 hours to have it all cleaned and shampooed. She also reassured us that she would give us a quote from the cleaners. Two weeks after we moved, we still didn't hear from Annalies and finally the day before the tenant moved in, we got in touch with her. She complained that the tenant was "pressuring" her to get the house cleaned, so she had the cleaners come 2 weeks too early and by then, the house was dusty again and there were gecko droppings. I saw the email correspondences between Annalies and the tenants because they couldn't get a hold of Annalies either, so they forwarded their email to Annalies to me and there was nowhere in the email that the tenant "pressured" her to have the house cleaned. They just asked Annalies when the house would be cleaned. When we got the bill for the cleaning, the cleaners charged us for 25-1/2 hours instead of the 8 hours that Annalies mentioned. It was close to $800 and that didn't even include the $360 of carpet cleaning. The receipt was handwritten and it didn't have the cleaners' address or phone number on there. It didn't even look like a legitimate business. And when the tenants moved in and did a walk through with Annalies, they said the house wasn't deep cleaned at all. We totally got ripped off. - - - - - - - - - - - - - - - - All in all, we were VERY disappointed with their services, or lack thereof. We had to pay a penalty fee (35% of one month's rent) to terminate our contract with them. We would NEVER use them again and we hope no one has to go through the same ordeal that we did! It was absolutely a nightmare!

    Home Managers LLC. is VERY BAD NEWS! The broker Rae Yoshida is a locally despised person for her…read morehighly abrasive and disputatious personality. My wife and I rented a home from H.M., LLC. in December of 2020 for a year with our lease ending on December 15th. We interacted with a representative from H.M. who is no longer with that company. The problems started when we moved a year later and tried to collect our refund, prorated rent and other money owed us for a shared (with another unit), electric account that is in my name. The rules required Yoshida to return our deposit and others monies owed within TWO WEEKS. Nearly four weeks and scores of phone calls later, we have yet to receive a dime of what we are owed. Apparently Yoshida DID attempt to mail our deposit check back - which was 'returned to sender' - but has made NO ATTEMPT (or even mentioned), the return of our owed prorated rent or the reimbursement of the monies owed by her clients to us for our electric bill. When pressed, she's made bizarre statements about "not having the money" to refund our prorated rent and stating that the "owners have our last rent check" and that the property owners are financially responsible, not her (a total and insultingly stupid lie, all monies went through her office). Frustrated, I contacted our county Renters Rights hotline and was told that if I wanted my money back, my only recourse was to file an action against Yoshida in small claims court! I have done so and am looking forward to getting an official judgement against her in court and finally getting our money back. I urge everyone to avoid HOME MANAGERS, LLC. like a plague. There are many other much better realtors and property managers available who deal with people honestly.

I tried to get a meeting with her to go over the real lease. She said she was a very busy lady and had no time to go over a lease with me. I told her I hadn't signed the lease. In fact, I never got the real lease. She told me i had to put down the $4,500 to get the lease which she insisted on. Then after i did she said $4,500 was the same as signing a lease. I had the most terrible conversation with this lady. She screamed and insulted me. I was in tears by the end of the conversation. I am now stuck with having to try to get out of this deal and retrieve some money and having to find a new home. What an awful experience. No one should be allowed to operate like this. I wish the homeowners who sign with her knew how terrible a person she is.
