What you need to know: Canseco delivered ahead of schedule, on budget, and with high quality communication and customer service. What they did: This was a big project. They put an addition on our house in South Lake Tahoe, which included digging out a crawl space, creating a new retaining wall and subfloor, finishing a beautiful new room, and dealing with the notoriously difficult and slow county permit office. If you need more details, I have a few to offer: + Commitment: Before Canseco Construction ever did work on our house, we worked with them for 1.5 [unpaid] years through an arduous process with architects, engineers, and permit offices to ensure everything was set up right for our addition. By the time we signed a contract, we had been emailing, calling, and doing site visits for more than a year. + Joy: Before we signed for the big contract, I did a "trial run" project -- moving our kitchen island. His team showed up in matching shirts, had a spirited huddle in our front yard, and did the work flawlessly in half the time estimated. That joyful team spirit continued throughout the big project too. We loved hearing the workers sing loudly, laugh, and genuinely sound like they were enjoying one another and the work. AJ has built a tremendous team culture. + Worth Ethic: They often put in 16 hour days to keep things on track. + Flexibility: With big projects, things are going to happen. AJ and his team did a fantastic job on my bathroom remodel. Before they even got started on the work, AJ ably dealt with a lengthy permitting process. His communication throughout that process as well as the remodel work was excellent. I was extremely happy with the quality of work, and I definitely tend to be nit-picky; we've now been using the bathroom for over a year, and still no complaints! His team worked quickly and had great attention to detail; they made several great suggestions for tweaks to our design that ended up improving the final result. The team was also friendly and easy to work with, always left the space cleaned up etc. There were a couple of minor change orders -- there's always something that pops up on every project! -- and AJ was totally transparent and reasonable on them. We completely redid three bathrooms and a kitchen, plus new flooring and other updates in the rest of the house, which hadn't been touched since the parents first purchased in the 70s. We hired AJ and his crew for a full master bathroom remodel and some less-invasive work to our living room (tearing down a wall, replacing cosmetic elements, removing an old wall heater) during Fall 2022. We were thrilled with the results of the project and with the team's overall professionalism and attention to detail. AJ in particular is a fantastic communicator and was super responsive and attentive every step of the way. He even helped coordinate some work with a separate contractor while we were out of town. We had some minor constructive (pun unintended!) feedback along the way about project management hygiene (most of our decisions weren't formally documented, which led to a couple small misses), which AJ was very receptive to. Finding a good, dependable contractor can be an arduous and sometimes frustrating task. Scheduling callbacks and arranging times to meet the contractor feels like a full-time job. It can also be tedious, having to explain over and over again what you want done to your home. Yelp has a Virtual Consultation selection button on the right side of the webpage that can make it easier to get callbacks from contractors. You put a short but detailed description of the project and answered a few generic questions. And usually, in about an hour or so, you start receiving responses from the contractors bidding for your project. I got about four or five responses and narrowed it down to three. We finally chose Conseco Construction based on project costs (CC was not the lowest estimate), willingness to work with our needs, and availability to start the project. Our home needed to repaint the exterior. The challenge was we are located on the side of a hill, so tall scaffolding was an absolute necessity. You know when you are working with a professional team. AJ was prompt and showed up at the estimated time. While scoping out the project, you can tell he was paying attention to small details and offered great suggestions on the next steps. Hint surf the web or walk around your neighborhood to select colors that work best for you. AJ's crew was a great team to work with. They showed up on time every morning, explained what they were going to do that day, and at the end of the day, they would clean up the work areas. No project ever goes smoothly but having an open line of communication with AJ helped us work through some of the bumps. We got connected to AJ and the Canseco team through a close friend of ours who enthusiastically referred him when they heard we wanted to renovate our home. We asked him to add an additional permitted bathroom to our Oakland home in a very short timeframe before selling the house to move out of state. AJ was real about the challenges of achieving this in our desired timeframe, but came up with a detailed schedule to most efficiently get through the construction and permitting process with the city. His plan totally worked. We are very happy with the end result: the new bathroom looks perfect, we have passed final inspection right on our desired schedule. He is so responsive, dependable, and always on time. He has a lot of integrity - when he says something will get done, it always gets done. This is incredibly refreshing especially for a contractor. His team was highly skilled, efficient, courteous and polite. We lived and worked from home in the house during the project and they were always very respectful of our space. Their work was top notch, and had me grateful every day that we chose AJ over the other contractors that had bid the project. At the end of the project AJ walked through with us to ensure that every detail was perfect - he did not push back on asks to fix or move things here or there, he just activated his team to address everything quickly. I tried to get hold of this business, provided my cellphone, followed up, no response. They must be busy. Update: After a week or so, I stopped waiting for a callback and posted this review. The owner got back to me immediately, apologized, said this is a small company, he is the only one responding to the calls, that he was on vacation but that someone has already called me yesterday. I checked my phone but since I could not find any missed calls, I do not think it ever happened. I initially gave them one star, I updated it to 2 starts because the owner at least responded to my review. I then asked him if he was available to take care of repairs I requested and he said no, but apologized explaining that he is disheartened because I posted a review. I guess I am now blacklisted with them for posting my review. Now the owner got back to me saying that he personally called my number 2 times yesterday and asked me if I provided a right number.
