All of the first time move out that a young adult had to figure out on her own) everybody in the group was cooperative, flexible, highly responsible, and responsive to every question and and need that arose for us and my daughter's first living on her own experience out of state. It may seem like a contradiction since I am leaving a review. Please don't overlook anything regarding safety, but don't sweat fools. This company is buying out houses in Danielson/Putnam etc. I have several patients whom 7 hills bought out their apartments and in one instance, kicked them them out, after a 10 year stay. That patient of mine warned me, explained things broke, and 7 hills lied to HUD saying, they fixed all the things that HUD needed fixed during an inspection. So, obviously HUD refused to pay after the inspection because 7-hills lied and said it was fixed when clearly they didn't. Good luck to 7hills treating a small town where everyone knows each other and word is already around to stay away from this SCAM COMPANY! During the showing of apartment the woman (Heather O'Brien) who showed me it. Said, we believe in giving second chances and we discussed the one eviction that I had, we discussed that I didn't want to apply unless that wasn't going to be an issue. Rayshell and her team were always available. Or returned any correspondence in a reasonable time frame. If an issue arose with the property. One of the members of the team would be at the unit to investigate and/or get the appropriate service that was needed for the issue. ie. Pluming, electric, ext. as soon as they were available. Ledgers were always up to date and accurate. Their app is also very user friendly. Finally, I cant harp enough about their professionalism! Each time I met with either Rayshell or a team member. I felt informed and educated about Landlord/Tenant rights and obligations. I wasn't always happy. However, I respect that proper protocols were enforced and explained. I cant wait until I'm ready to buy a home of my own. I believe they will utilize the same degree of care within their reality company.

One of the most frustrating issues was a condo document amendment that took almost a year to complete due to their lack of responsiveness. After all that time, it turned out the amendment had been done incorrectly, requiring additional time and effort to address something that should have been handled properly from the start. What's even more concerning is the lack of transparency in their billing practices. Charges have appeared without proper explanation, and requests for supporting documentation or invoices have not been adequately addressed. This raises serious concerns about how they conduct business. Overall, the experience has felt unprofessional, disorganized, and frustrating. I expected a much higher level of accountability and responsiveness from a property management company. Based on my experience, I would strongly encourage others to proceed with caution.

This is my experience with this company,…read more After applying for a tour they called me days later and scheduled a tour. 30 minutes before the tour a lady called and confirmed the tour with me. The doors were unlocked we let ourselves in saw the apartment and how slathered in white paint the place was in. Not cleaned up for viewing and NO ONE was there to answer our questions. I called them to talk to someone and got the same lady who confirmed my tour on the phone. She said the apartment was already taken and referred me to another apartment. It took forever for her to even acknowledge that it was her that confirmed the appointment with me. She wasted our time and lied to us and had an attitude while doing it. This company is full of low life's and I wouldn't recommend it to anyone. On the bright side reading these reviews makes me feel vindicated. DO NOT RENT FROM THESE PEOPLE
