Nice clean pool open 'til 9 PM
    John C.

Nice campground at a reasonable price. (Especially as compared to Lake George.) * 15 minutes from Lake George, 7 minutes from tubing/rafting and horseback riding. * Good size shaded sites with full hookups. (Some primitive sites for tenting too.) * Nice clean pool open til 9 PM * Outdoor game room with pool and air hockey tables * Volleyball and horseshoe courts. * No fee hot showers * Access to Hudson River (beach, fishing pier, and boat launch). * Pet friendly including enclosed dog exercise area. * 7 days for the price of 6. * Planned activities. Negative: No soap or hand dryer in bathroom.

This Cabin we rented for three nights was filthy absolutely disgusting. Staff at the "resort" aren't kid friendly. Pool dirty

It's off the beaten path but not so far off the beaten…read morepath that you're not close enough to get to where you need to get in a timely manner if you need things for a store. It is definitely a good place to have a good time everybody seems to be very friendly we have been there for 2 years and facilities are very clean and the management is very nice. They have ponds where you can go fishing and they keep it stocked with fish there is no lake but they do have a heated swimming pool. They have live bands that play every Saturday and they have a playground for the kids as well as a full size basketball court they also have a baseball field as well. We have horseshoe pits a place to play bocce ball and a volleyball court. They have a place where they all gather together and have their bomb fires as a community within the park and we also get together and have meals as well periodically throughout the season. These are put on by management paid for by donation bottles that are used by campers and donated to the office they return them and use that money to go towards helping to pay for all the things that they do or the camp itself. So if you're looking for a great Campground for a seasonal spot this would be a real great place to try. Thanks for listening

The site was so small you couldn't park your vehicle & have a picnic table & a fire. They told us to park our vehicle in their parking lot about 70 yards away from our campsite - how convenient. The view of the water was beautiful! Just have to be able to see through a fifth-wheel or stare at a family sitting by their fire. Three other campers walked over to our site and all agreed this site was a complete rip off. Don't waste your money here. We drove 6 miles down the road and paid less for much, much more. Lets just say it all dealt with cleanliness. We contacted the office immediately and they sent staff to deal with the issues almost immediately. We had no other issues while there. We did take the time to discuss our issues with office staff when leaving. They said the would pass along to a manager, but as luck would have it the General Manager over heard our conversation. He took the time to listen to our concerns and apologized for our inconvenience. Even after our departure he followed up with emails and phone calls. This is the type of customer service that makes we want to return even tough there were issues and plenty of other choices out there.

Campground appeared to be clean and the staff was friendly. Was very convenient to have the firewood purchased delivered directly to the site. Only complaint was being in a site next to the main building which caused for noise from the main road. We will definitely be back to this KOA and are even planning on making this the destination of our annual friends and family camping trip. 100% recommend staying here.

We arrived not long after the posted checkin time to find a locked office and a map with our name written on it posted to the door. Being avid campers, we're no stranger to this practice but typically this is done if you're a later arrival and if not the campground usually gives you a heads up that the office will be closed then checks in on you later in the day to make sure you settled in ok and don't need anything. We've never been to the area so I was looking forward to speaking with the staff for some recommendations of places to go in the area. We also didn't have any firewood. They're doing some big renovations and I'm optimistic that they'll be nice. The bathrooms appear to have recently been done and look great (although the shower stalls are directly next to one another and have large openings on the top and bottom which is less than ideal for privacy sake). Water pressure in the showers was great and they are free but the stalls and dressing areas are cramped and could use more hooks/shelves to put things while in use. The rest of the campground was an absolute mess though. Obviously construction mixed with spring mud is not a pretty combination but to be honest had I known the current state of the campground I would have booked elsewhere. Guests should have been informed in advance and given a discounted rate or the campground should have delayed opening until the major renovations were completed. Our site was pretty level but had a cabin up right against it with nothing to separate the sites for privacy. The view was the pool and the road. Fire ring was a small one that was sunk into the ground. We had two bars of service for T-Mobile which allowed us to use our cell phone but not to stream anything when we were stuck inside because of the rain. So to sum it up...I'm going to give it a middle of the road rating of 3 stars. The location is good and I'm happy to see they are making improvements to the property. Although the ambiance and privacy was severely lacking for us I'm optimistic that they are working on improving that. However I think the service could be improved and more consideration could be given to the guest experience. **Update** Shortly after posting this the owner approached my fiancé and said that he felt bad about the current state of their campground so they were going to issue us a partial refund for our night stay. So I don't know if the owners saw my review (which I honestly don't think was the case since it was within half an hour of my post) or if it was just a crazy coincidence but ultimately the owner did try to improve on our experience.

This is a very pretty place with a lovely small lake in the back of the campground. $45/night for our 5th wheel. When we first got there, they tried to put us in a site that was surrounded by trees. It would take a 90-degree turn to the left, followed by an immediate 90-degree turn to the right to get into the site. At the corners of each of those turns are Pine Trees. Literally at each corner of the site. We weren't even able to get our truck and half of the 5th wheel into the first turn, let alone make the next sharp turn to the right. If we had continued, we would have smashed trees into each side of our 5th Wheel!! So they came out and told us to take a different route onto the road the site was on to see if that would work better. That had the same issues. They offered another site, but that wasn't even long enough to get our 36-foot rig into, let alone allow room for our truck!! Finally, they told us to just basically drive around until we found a spot that would work & then just let them know which site we were in. I don't remember why the guy said this, but he also let us know that tonight was his last night at this campground.??? The sites are nice if you're able to get into them. Some are very short sites & would accommodate smaller rigs quite easily. However, this host had no clue which site we would need to fit into, let alone be able to get into the site safely. So, if you happen to run across this Campground in your travels, beware!

However we felt that the house is held back by a few issues. The bath towels provided are super small - somewhere between hand towel and bath towel size - and would not be comfortable once winter is in full swing. Additionally, the electric stove has probably seen better days and should be replaced. It took me 10 minutes and a look through an online instruction manual just to figure out how to turn it on and a further half an hour to cook 4 pancakes because it just never got hot enough. Perhaps the biggest problem was the flies in our room - the lookout - which are pictured below. There were five or so clustered on our window in the morning and they made the room seem dirty. I feel like these were minor issues, but the biggest hold up for this house is the host. Alex was extremely unresponsive when we left some Tupperware in the house and returned to retrieve it after we checked out. Additionally, he messaged me after our stay and told us that anything less than a 5 star review was a 'bad review'. After letting him know my feedback on the house (everything above) he promptly blocked me (I think) and then left a superficial negative review of me in retaliation to my four star rating. I wouldn't recommend this place now for all the above reasons.
