The inspection report was missing items I would have expected to see in it. 1. Trevor missed one of the A/C units installed at the home. When I spoke to him and asked about it, he agreed there was a second unit at the home but neglected to include it in the report because he could not find the year of it so he chose to leave it out of his report with no mention of it. 2. A very LARGE amount of dry rot was missed all around the entire roof. Which is Easily visible from inside the attic, I spent 30 seconds in that attic and was able to easily spot it. This is an item I specifically asked Trevor about - he said it looked good! (No pics were provided ofcourse) 3.No pictures were taken of the thermostat; he indicated he typically takes a picture of the thermostat but must have forgot this time. 3. Pictures provided in the report were bad quality and not easy to see. 4. Lastly, the water pressure was visually inspected. Any inspections I've received previously, measured the water flow at one of the water outlets with a gauge. 1 star due to the reasons I mentioned above. Communication from him went directly to my realtor instead of me. I had to call him to establish communication about the report. I would not chooseTrevor or this company again for any sort of inspection, unless you are the SELLER and hope the inspector ignores and misses items of importance that should be part of an inapection. He was courteous, knowledgeable and professional. Ian is the owner of the company. From my experience with him in this short while , I've learned he is a family man with astounding integrity. Second, I did not contact this company Cal-View Property Inspections casually or without cause. I reached out because there were serious ongoing concerns in my home, involving exposed walls, abnormal air quality, and conditions that affected my family's health and safety. At the time, children were living in the home, and the wall area had remained exposed for an extended period. The inspection was not the cause of the problem. It was conducted because I needed answers about conditions that already existed inside the unit. The inspection helped confirm that mold concerns were present in the air and on surfaces within the home, including in my daughter's bedroom. After the inspection, I pursued code enforcement. That process resulted in multiple code violations being identified, and repairs were required. My family was displaced as a result of the condition of the home, not because of anything this company created. The statements suggesting improper motive or lack of professionalism do not reflect my experience. I hired this company because I needed an independent assessment, and from my experience they were professional, responsive, and helpful during an extremely stressful situation.
