This project involved replacing and widening my driveway and apron as well as replacing my entire sidewalk and pruning the tree and tree roots that had caused the sidewalk damage. Because the sidewalk work was being done under the LA City's Safe Sidewalk Rebate Program, there were special permitting requirements. I was extremely happy with Buildsmart. David, the owner, exhibited true expertise in dealing with the various city inspectors and special requirements. The job was finished on schedule and the results are beautiful. The crew was great and cleaned up after every day to keep the impact on me and my neighbors to a minimum. I get regular compliments from my neighbors and passer-bys on my beautiful new sidewalk and especially my driveway. Overall quite happy with stucco repair and paint. The Good - David is perhaps best communicator of any contractor I've worked with. All workers showed up on time and work took about quoted amount of time. Schedule changes were handled well. Finished results met my standards. Price was reasonable. What could've been better - 1. No use of mask, even after I mentioned to David. He said it was due to extreme heat; but mask wasn't worn ever by anyone, even when cooler (morning) weather prevailed. I would expect mask wear at least when customer nearby, regardless of temperature, especially when customer is a sexagenarian. 2. I specifically asked during initial meeting to have wall painted behind an outdoor (laundry room type) sink. This wasn't done completely until I pointed out to worker. 3. I was unsatisfied with one area stucco repaired. After back and forth with David on phone (who said my expectations were too high), he sent someone to redo. I am pleased with follow-up repair. 4. Paint drippings on ground. Cleaned up after it was brought to David's attention. In conclusion, I would use David again. In the end work was good. Like a lot of contractors, you just have to hold your ground on what you expect and inspect final work thoroughly before final payment. Based on my impression after one job, I would expect David and BuildSmart to do good work at a fair price and stand behind their product and service going forward. We didn't know there was such a thing as an honest contractor until we met David. The key to David's quality is his attentiveness. He listens to what you want and communicates throughout the process to make sure his team is on the right track. More importantly, he has the ability to extrapolate what you want without you having to say it. This was perfect for us, since we only had a vague idea of what we wanted our house to look like. He envisioned what we wanted and gave us useful feedback on what would work and what would not. He was flexible and could adapt easily to changes we wanted on-the-fly. He gives you daily updates (sometimes more frequent) on progress. David explained every aspect of the project in detail so that we felt knowledgeable. If you've never worked with a contractor before, this is IMPORTANT. Some contractors will gaslight you, using nonsense jargon to defend their cheap and poorly done methods. There is an asymmetry of information and who are you to judge? Anyways, David took the time to explain every detail and was happy to answer questions about construction in general. This opened up the door for exploring options for how we wanted our house to be worked on. David is a kind person. Besides being a good contractor, he treats his employees well and is always a pleasure to talk to. He took the time to help me with some DIY projects by explaining what materials and tools I needed. Three and a half. My second time around with Buildsmart was disappointing. I hired them to add two gate doors for my house. The whole process took a little over a month .It took over a week for David to come to give me an estimate and we had to reschedule because he was very busy. After that, he said his guy would come measure on a certain day and he didn't. Pretty much whenever he said something was gonna happen on a certain day, it rarely did . I felt like I slipped through a crack and was forgotten and had to call them and remind them about me. I never got an estimate from him initially, and had to contact them for updates on stuff. I felt like a bug a boo. They are still cool nice people but my experience overall was not what I expected. In the end I wish I had hired someone who just did doors because when I called and talked to companies that only did doors they told me it would take a week. Btw I called these companies after Buildsmart (or his workers) flaked out on another day they were supposed to show up. I experienced many other snags throughout this simple process that I haven't included. Bottom line is I think they are experiencing growing pains. Too many bigger jobs on their platter and more profitable than my little job. Next job I will try someone new. The best experience I've ever had working with a contractor. David listened, was patient, worked with detail, used quality materials, and competitive, if not, the best pricing. I commissioned David to build a 2 car carport and also enclose a garage door into a wall. David was my first of 3 estimates, and should've just saved time and went with him. The other 2 contractors were pushy, didn't have an imaginative vision, and just seemed to try cut corners and charge as much as possible to generate a higher margin of profit. I wanted to have some stone work done, and got David's contact information from someone that had done some previous work on my home. I wasn't sure exactly what I wanted done, or what kind of material I needed/wanted to use. When David came by the first time, I told him what my basic plan was, and gave him a basic idea for the type of color scheme/material I wanted. I was expecting David to just show me what the options were and give me some basic prices.. but instead he took a lot of time to actually walk me around my house and go into detail about what type of stone would look best and helped me re-focus where I should be putting the stone, and the areas I should leave with the original look (being stucco). In the end, my original plan would have cost me a lot more money, as David advised not to "overdo" the stone work as it would take away from the effect and told me exactly which parts of the house would get me the most bang for my buck with the stone work done. After we agreed on a plan, his crew came the next week and got all of the work completed in about two weeks. I was out of town while much of the work was being done, so David made sure to send me picture updates of the work so I could confirm that everything was looking how I wanted. So when I came home it was really nice to see the final product completed. Everything turned out amazing, the stone work looks very nice and I am constantly getting compliments from my neighbors and anyone that visits the house. And not only did David help with all of the stone work, but also spent some time with me to figure out the best color to paint my house that would go well with the stone work that was already completed. I had the privilege of doing business with David Lahmi last year. Over the course of three months I grew to understand just how lucky I am to have him as my contractor. The skill set and creativity, motivation and determination, vision and execution, professionalism and payment plan, care and ownership, cleanliness and timeliness, positive nature and attention to detail, and most important...high moral standard David brings to the table are unmatched in this business. I don't say these things lightly. Working in cardiac surgery, I tend to over research, analyze, and obsess on detail. In order to select a contractor to add 400 ft.² to my house, completely change the façade of our home, and a laundry list of other changes both inside and out: I researched over 100 local contractors and met with the 10 best for initial interviews and quotes. After a second round of interviews, 3 surfaced as good candidates. I went with my heart for the final decision. What most people don't understand is when you choose a contractor; you are choosing a family member (at least for the duration of your project). Like them or not, they will always be there and you have to deal with them through good times and tough times. I am happy to say I chose David to be a part of my family. I do NOT recommend BuildSmart and David Lahmi! We did a downstairs renovation and an upstairs bathroom renovation. The scariest thing is that they left and apparently the job was done. I found a gas leak that night under our stove. I called our reliable plumber and he came out immediately to fix it. Things were done wrong throughout the entire project. I should have stopped it and gone with someone else. I am paying other contractors to fix things he and his employees have done wrong. They messed up throughout the entire renovation. I purchased expensive materials to make our home beautiful. I have uneven porcelain tile flooring throughout my downstairs. The marble tile on my kitchen walls are uneven as well. Chandeliers are not lined up properly. Cabinets are not lined up. A cabinet door doesn't open all the way. The detail on a door frame was ruined. There was a leak under our new kitchen sink that David was not able to stop. My plumber fixed that the night he fixed our gas leak. They scratched up a brand new washer & dryer set. I could go on and on... When other contractors (electrition, plumber, painter, ...) have come in to fix things, they can't believe what horrible work that was done. Preparing an old home to be leased out I had the good fortune of being introduced to Build Smart Construction by my realtor. I needed a decorative metal safety railing installed along pathways of a large hillside home. It had to both match the existing railing and be anchored firmly in cement footers strong enough to prevent anyone falling. I also had to replace a wooden entry gate and secure it in a metal frame to be bolted to the house and another fence. I already had two bids on the job but chose to wait for Build Smart's bid after the Fourth of July holiday. And I am so glad that I waited. The reason I chose Build Smart Construction was not only because their price was the most reasonable, but also because while talking with David about the job it was immediately evident that he understood exactly what I wanted and had the skills and experience to do the job right. He made several suggestions that none of the other contractors I interviewed had mentioned, and which were improvements on what I had envisioned. David has great energy--he is positive and always has an attitude of "Sure, we can do that," which was very reassuring. Whenever David came to the house (which was nearly daily through much of the project), we all enjoyed being in his company. David has the ability to fix most anything, including electrical and plumbing issues, since he is always educating himself in his trade. He was very accurate in his estimation of how long the project would take to complete. After our project was over, some minor issues came up, and we called David, and he sent his guys to fix it the following week. He treated us like his own family, with warmth, respect and great follow up. The only complaint I had was that David didn't give me much notice whenever I had to go and pick out fixtures, lights, etc. I would've liked to have had a timeline to follow so I could plan those purchases, rather than being rushed.
