And the full internal framing replacement of 3 windows, insulation and drywall. Project crew was great, and professional. Being here was several weeks, I worked from hime to let them have access to the backyard and inside the house for their needed repairs. They all worked without issue and concern, and provided necessary updates when available. Communication with the city for permits was at issue at first, and an initial inspection was missed. As myself and the team weren't aware it was taking place at that specific time. 2nd inspection, the inspector was several hrs late and made the contractors wait all day, and no work could get done that day. Inspections after were good. Only issues I noted were a number of nails left out in my yard, all in the same area vicinity. Where my dog also goes out to walk, so that was a little concern. But there was nothing else that occured, and clean up for was good before and after. Total work - $18k+

It would be very difficult to give an accurate estimate that way because there's a lot of dry rot underneath the steps which needed to be inspected in-person. R&B Framing was the only company which showed up to take a look at the steps. Two days later, Jose Cedillo emailed me an estimate and thoroughly answered my questions. His company uses Redwood or cedar wood for Victorian homes, though cedar does cost extra. We were surprised by how fast his crew finished the job. They showed up on April 9th, early in the morning and worked until the evening. They arrived the next day to finish the rest of the steps and the banisters. He also painted the banisters according to the original white creme color. If it's a legacy house, they'll stick to the originality of the Victorian architecture. (Per building code regulations, when a house is considered a legacy house the paint must be the original--or close to the original color--of when the house was first built.)

Using the existing substructure that was still viable, they built this beautiful redwood deck and used a stain that we selected. All boards were stained on all sides prior to construction and protective tape was applied to the substructure so that there was no wood to wood contact. Our Hardie Board…read moresiding contractor referred Eugene to us when we needed major deck work, which involved our existing waterproof membrane on a large section of our upper deck over a downstairs room, as well as repairing our deck boards and railing. Eugene was patient and thoughtful as we discussed various options to maintain and protect the waterproof membrane and strengthen the structural integrity of our expansive decks on a hillside. He was mindful of our budget and, as a general contractor, identified and repaired another area in our crawlspace. He came up with creative solutions, and he has a great sense of design and style. We ended up replacing our upper deck with Trex composite boards. On the lower deck, his crew replaced most of the redwood boards and repainted the deck, even the wooden joists of the upper deck, for both wood preservation and aesthetic purposes. His crew paid attention to details. He also did the stone facing on our portico. Eugene went above and beyond. He's honest, experienced, and pleasant to work with.
