I've only lived in one BT property, so this recommendation is for the complex of townhomes on Boranda Ave in Mountain View. Jim @ BT manages this property, and he was absolutely great to work with. Always easy to get in touch, he returned calls quickly, and any issues we had got resolved promptly. I was especially impressed with the move-out process. He managed it very well, was always in communication about process and issues, and overall it was a great experience. I'd recommend the property and any property Jim manages without hesitation. Everyone else I've worked with at BT has also been great, but he's the one I had the most contact with in the year I was there. As a side note, I also had the opportunity to meet the owner of the property when he was doing a walkthrough when several units were turning over. Really nice guy that obviously cares a lot about his property, and it shows. read more

NEGATIVE STARS - PLEASE DON'T RENT FROM BT PROPERTIES Please don't move in here. You'll thank yourself. I've already given my notice and am getting out of here as fast as I can. I've been here for a year, and living here has gotten worse and worse since BT Properties took over my unit in April. Today the management came into my apartment and moved around the smoke detectors in the unit -- with no notice they'd be in my place. I've already talked to the management about this on a number of occasions and they promised it wouldn't happen again. But it just did. Again. If they didn't already have an F rating on the BBB site, I'd take the time to file a complaint. Since June, I've had contractors destroy my personal property (paint all over my dishes, appliances, etc -- no one told me I'd have contractors in my unit or that they'd been painting), people come into my apartment without notice, a problem with RATS (and I have really bad dust allergies, so I like to keep my apartment clean). When I called about the rat problem, I got transferred around to a number of people who kept saying they would send someone out. The rat ripped the keys off my laptop (they no longer work) among other disgusting things. It took over a week to get someone out to the unit after repeated calling. At the same time as all of this, they raised my rent. read more

This is an absolutely terrible company, and the worst apartment, no, the worst place period, I've ever lived in, with the most terrible service I've ever had the misfortune to be at the mercy of. I would advise everyone to never, ever, rent from them. I dream about creating a "BTPropertiesistheworstpropertymanagementcompanyever.com" website. I wish I could go on a crusade to warn the poor souls who are considering renting from them, as I never want anyone to suffer through what I, and apparently many other people, did living in one of their apartments. Living in one of their apartments SIGNIFICANTLY decreased my quality of living for the 6 months I lived there. The apartment (2591 Alma St.) I rented was extremely expensive and not at all worth the price, but I was desperate for a place to live as I was soon to be homeless. That's not their problem, of course, but I want people to be informed: Palo Alto is expensive, but it's not as expensive as what they charge. My apartment looked nice on the surface, but after moving in, it became such a hellish place that I tried to spend as little time there as possible, even if it meant staying in SAN FRANCISCO and commuting to class at Stanford, a 45+ minute drive. My shower handle broke off the first time I tried to take a shower, I could never get the heater to work, the stove was missing knobs, the walls were paper thin, the hot water was constantly running out, the doors would not shut properly. A crew doing construction on my street once knocked on my door to ask if they could power their machines with my electricity. Seriously. I didn't receive my mailbox key until A WEEK BEFORE I MOVED OUT. When I moved out, I was given a long, long list of things I had to clean or else I'd be charged a cleaning fee. I spent close to 4 hours cleaning every single corner of the apartment until it was cleaner than before I'd moved in. I've never been so proud of a cleaning job I've done. I didn't receive my security deposit until a month after I moved out, even though the policy stated that I'd receive it within 21 days. They fixed their mistake and sent me my check when I called to inquire about it, but I've finally received it and have been charged $110 for "locks". I have no idea what that could possibly mean, there's no mention of a charge anywhere on my contracts, and I returned my keys exactly as they instructed, so I'm extremely angry about this. There's no explanation and probable cause for this, and I can already tell that the property manager will probably not answer my call regarding the matter. On top of that, they're charging me $70 for cleaning, after I spent hideous amounts of time cleaning the place. If I'd known they were just going to charge me anyway for cleaning, I wouldn't have bothered cleaning behind the refrigerator, it looked like no one had cleaned there for at least a year. I wouldn't have bothered to clean at all. I had hoped that after I moved out I would never have to think about that horrid apartment or the horrible people who own it ever again after I moved out, but here we are, a month later, and I'm still dealing with their shady business practices. They employ rude, unresponsive property managers, have little concern for tenants, think they can just charge you for anything they want (and maybe they can) with no information or reasoning, and are the worst business I've ever interacted with. I'm so angry I don't even know what to do with myself, there are few times I've been this angry in my life, but I'm trying to remain calm and do the only thing I know how, which is to leverage my online voice to try to warn people. In a world that is increasingly user-experience oriented, companies can't keep ignoring their customers and their wants and needs, and BT Properties needs to learn this, and the only thing I can think of to do is spread the word and hope that the power of the Internet will inform at least one person thinking of renting from them. Where should I start with BT properties. If there was 0 stars I would give that to them. Our apartment at 1240 W. Washington, Sunnyvale. This property has recently been managed by BT properties. Since the rent raise we decided to move out. So my parents have been living here for over 4-5 years now. So the property manager, Gwyn...checks my parents out.. on Sept 30 saying everything looks good and we should be receiving our security deposit soon in the mail. Apparently she never gets any check out list signed. I receive an email saying please do not deposit your security deposit check as we have stopped payment on it. They tell me to call a few people to see whats the problem and tell me it was a mistake and they will not be sending any deposit back instead sending us a list of things they had to repair. I have been trying to reach the on site property manager and don't receive any feedback from her. I do not understand what kind of repairs would cost them all our security deposit money. As long as the carpets and walls go... if u live in a property for that long... they should be able to consider it as normal use/wear and tear. I will be filing a complaint against them in Better Business Bureau. Apparently there are few complaints against them already. And from Yelp it really shows how good they are at customer service too. All of this looks very shady of them to me because during checkout the manager said everything looks great and we should be expecting a full security deposit back and now they send the check and then they say they put a stop payment on it. Specially since they are renovating all the apartments in that location, I have a feeling they are just being dishonest and trying to put unreasonable charges on us... and save their renovation money. This review is based on the customer service of BT Properties, especially for Rosemary who doesn't have any skills in customer service. Recently, I have just moved from Irvine to bay area. After I moved in, I found that my unit is not as clean as I expected. There were more than 5 spiders in my unit, and they built a great deal of webs on the ceiling. Floor was dirty, sink was dirty, cabinet was dirty and the shelf in the cabinet even got some sticky stuff. I was kinda upset since they didn't even really clean the unit before I moved in. Then, I call BT properties, I told the receptionist my situation and what she did is just keeping transferring my call to different person, and I couldn't get hold of anyone on that day. I tried the next day and the same receptionist gave me the number of Rosemary. I called Rosemary and leave a message. After a while, she called me back, and I told her I got several issues with my unit. However, I couldn't believe I got rejected right away....She said that she did check this unit before I moved in and it was "clean". So she refuses to clean it again. I was so pissed off after I heard that because instead of saying sorry or trying to help tenant solve issues, the first thing in her mind is to say no! I guess maybe we have different standards on the definition of clean. Actually, I told her that I have already cleaned most of things because I couldn't stand sleeping with spiders and dirt. The reason why I contacted her is that I want to tell them they didn't get things done. Also, I couldn't clean off the sticky stuff inside the cabinet, so I need them to repair it! But she told me that since you already clean most of it, there is no sense for me to send people over to clean it again. How awful it is! Then I tried to contact Edward who is another employee in BT properties. He told me that he will stop by my unit since he needs to show one unit to a potential tenant. After he checked my unit, he explained the issues to Rosemary, but got rejected by Rosemary again! Kidding me Rosemary! Why don't you come to my unit and check it out by yourself?! If you were having the same issue as me, what are you going to do?! To be honest, I didn't expect that BT properties will deliver good customer service at the first place. Yet, this is way too horrible! Right now, I really miss the customer service I got from the Irvine Company. Rosemary, what you did to me makes me feel like you are lack of training or education. You are working in a rental company. Your job won't be done until your tenant move out, not just after they signed the lease. Let me first start out saying that i had a hard time choosing to leave one star, because i don't think BT Properties deserves even that, i think they deserve NO stars. If you end up renting a property that is managed by BT Properties, be sure you add a toolkit to your housewarming gift registry, you will thank me later. I have called them several times with simple repairs and concerns, they claim they will be addressed, yet i find myself having to follow up with them every time due to the issue not being resolved, or because they never got back to me. I mean this is their JOB, i shouldn't have to check in to see if they are having a handyman come out and when, they should call me. At one point i was advised to call a repair man myself! I was tempted, the problem would have been resolved faster, and i would feel more confident having an accredited repair man. Sometimes i think they just call a brother in law that may know how to fix a couple things. I would be suprised if these outsourced workers are even licensed & bonded. Hide your valuables. If they even show up. In short, don't ever call BT Properties for ANYTHING, they are more of a hassle than helpful. But here is some good news.....Tired of working hard to earn a buck? This is the worst property managers i have ever encountered in my life. I would give them negative stars if yelp allowed me to. They are cruel, no concern at all to their tenants and irresponsible. Do not and i repeat do not rent with these people because they will put you down and kick your ass. Teri one of the managers is the most unpleasant people i have ever met. She is difficult and do not care at all what happens to us. Please if you still value your family and yourself do not deal with her. I am just thankful we don't live there anymore because she is unkind and thinks she is superior to everybody because she is wealthy and powerful. DON'T RENT THESE PROPERTIES...unless you don't want your deposit back or for them to fix things that were already broken. I lived here for about 2 years with my best friend. When we first got there, there was a manager named Bob. He was very nice and was always willing to answer questions when needed. There was man named Larios that did maintenance for the property I lived on. SUPER nice, always helpful, even if we were just having trouble taking out the trash, he was a gentleman and always helped us. About a year into our lease, we called Bob to ask a question only to find out that the building was under new management! We received no written or verbal communication notifying us of this change, which should have definitely been done by the property. A lady (whose name I still don't even know) was now managing the property and she was completely inaccessible. We were able to turn in our rent 5 days after the first with Bob (which was perfect since my roommate and I were CONSTANTLY on the go), but all of a sudden we started getting charged late fees without being told since the new management just decided to change the extension to 3 days without even notifying us. When that happened, we made a point to always turn it in on the first, but their office would STILL always claim our rent was late. Just ridiculous and unorganized. Despite the poor management, we enjoyed our time there, until it was time to move. There was a new building manager whom we did not know. He told us that in thumb tack holes would not incur a charge. He gave us instructions about how to clean the house and we did them to a T. By the time we moved out, the house smelled like pure bleach - IT WAS SPOTLESS....A few weeks later, we get our deposit check in the mail - $200 out of the $1000....they had to replace something stupid and then charged us $500+ for a "cleaning" fee. We received other charges for blinds that were broken when we got there, but we didn't want to fuss over something so minimal. BUT, A CLEANING FEE!? FOR ALL THAT CLEANING WE DID FOR A WEEK EVERYDAY AFTER WORK??? Granted, some people are nasty and don't know how to clean. And for them, I'd believe that they didn't do a good job. But when I say that place was so clean it smelled like nothing but bleach and so did we after cleaning, I'm serious. We cleaned every crack and crevice and even cleaned the blinds - that's how obsessively thorough we were. Planning my wedding in a few months, I genuinely don't have the time or energy to track down these crazy people and argue with them about why they charged us and what exactly they had to clean that cost $500+. BUT, I did want to leave a review because I know there are going to be good, honest, hardworking people expecting to receive great service and fair treatment, and you won't. If they can get money out of you, they will, even if they have to make you pay a bogus cleaning charge to do it. SOO, IF YOU WANT A DECENT PLACE, don't live in any property managed by this company. Especially by this woman that now manages the buildings in the Peninsula. IF YOU DO DECIDE TO LIVE HERE, don't clean anything when you leave. They won't give you your money back anyway. We should have just left it grimy and disgusting and just moved our stuff - it would have saved us so much time and trouble. BT Properties is very easy to work with and happy to help before you actually move in. Once they have you as a resident you should really prepare yourself 1) Purchase a tool kit 2) learn how to rid your home of pests and rodents yourself, phone calls to BT will be ignored, you will not hear from them, if you do they will come and throw poison in your home but take no action to prevent further infestations, that is if they contact you at all. 3) Learn basic plumbing 4) Be prepared to have your water, electricity, or other basic services turned off without notice. and given no reason or have your calls unanswered by BT. 5) Learn how to fix a gas heater, the handyman they hire will fix your heater but show no concern for any carbon monoxide issue resulting from the fix. Should your heater break on the coldest day of the year you are out of luck, they may provide a space heater for you but will not fix it, things like someones slightly leaky shower head will take precedence, they will fix that but not your heat. All in all I'd say avoid BT managed properties if you plan to actually make a place your home. by the way, contrary to the comments made by the BT prop managing broker, I am not being evicted, I am not in arrears on my rent and I am a current BT tenant having bead experiences EVERY time i need to contact or am contacted by BT. I do plan to call him and provide feedback of my CURRENT experiences and dissatisfaction. I don't plan to move anytime soon either, so am very much hoping for improvement. Perhaps BT would consider basic customer service training and a review of the tenant rights and law pertaining to the right to peaceful enjoyment to ensure they are respecting those laws as well as their customers (tenant and landlord). read more

I cannot give a negative enough review for this management company. I lived at one of their properties (968 Mercy St) for over a year and HATED dealing with their representatives. The apartment itself was fine-small, clean, and in a very convenient location. It was expensive for the size but location is important. This review is for all the people that I dealt with at BT Properties, Becky, Rosemary, the receptionist at the front desk of their building. Here is a list of reasons why they suck so hard and I would rather live in a hovel than have to deal with them again: 1. During the rainy season, I noticed A LOT mold growing along the floor adjacent to a wall. I did some internet research before calling them and thought that mold could be growing in the walls or under the flooring, which could be REALLY bad for your health. I called BT Properties, got the answering machine, left a message. I also called the emergency line, got the answering machine, left a message. I get a call back not the same day, but the next day. Does this even make sense if it's an emergency? What if a pipe had broken? Also, I called during normal business hours, so why did it take them an entire 24 hours to respond? Anyway, I missed Becky's call by like 2 minutes and promptly called her back, but again, got the answering machine. It took a lot of coordinating to just get someone to come over and look at the mold, by which point, I just decided to clean it up myself and their representative decided it was benign. 2. Our toilet was overflowing and I went through the same thing as #1. Called, left a message, called again, left a message again, sent emails, etc. Finally got Becky on the phone and I'm like I'm calling about the toilet and she's like what toilet? This was really upsetting because it took me two or three days to even get a hold of someone to talk to and after inundating them with messages via different modes of communication, they somehow seemed to miss all of it. Two to three days with a broken toilet isn't a lot of fun. When they finally sent someone out to check on it, they found that the problem was someone was throwing tampons and floss down the pipes and clogging it. This problem happened again and this time around, everyone in our building got a letter from management saying that who ever is throwing stuff down the toilet needs to stop or we all will be penalized for it. EXCUSE ME? ARE YOU KIDDING? I am not paying for something that I obviously didn't do and only impacted our apartment. There is no way of telling who did it or even if it came from out apartment complex, but if there's one thing to deduce, it would be that the person who gets the overflowing toilet will not be sticking things down said toilet to keep the problem going and definitely will not be paying a dime for the repairs. 3. We went on an overseas trip and forgot to pay the rent by the 1st of the month and when you forget the rent, you have to pay $10 or so every day that it's late. In order to make the rent payment, I had to go to their office, which was not too far away, and deal with BT Properties in person. I go to the receptionist, ask for BT Properties rent box, filled out some forms there and left the rent payment there as of course Becky isn't around and I couldn't talk to this elusive BT Properties employee in person. I go home and in a few days I get a call from Rosemary, another of their fine employees. She asks me in a VERY rude manner what's going on with the rent money and how come I haven't paid it and I returned in the same tone that she should swing by her office sometimes and check before she makes rude phone calls to tenants. What kind of business is this where no one is at the office when you need them, it takes DAYS to get a response from anyone, even for emergencies, and no one communicates important information about tenants to one another? KEEP UP THE GREAT WORK BT. The only good experience I had with them was that I needed to get some urgent mail right after I left and they left the mail key around for me. I really wished it had been a better experience because it was so close to downtown Mountain View. Maybe it was the particular property manager that I had that made the experience so terrible. It took me a really long time to post this review because of how irritated I was with them. Whatever the reason for their terrible service, the effect on me has been pretty clear. I'm staying away from big property management companies and definitely will be checking reviews before I commit to renting a place again. read more

I have been living in an apartment complex managed by BT Properties for over 8 Months now. In the beginning, everything was fine. We got moved in and life was sweet. Our on site managers are AMAZING! They are the only good thing about the property! That is why this post only gets one star. Trying to get anything repaired by the property management company is like pulling teeth. Becky seems like she has NO idea how to do her job at all and can't seem to multitask (Which is important when you are working with multiple tenants a day). I could do her job 10 times better and with more efficiency. The people they get to come out and do the repairs seem shady and they are slower than molasses. Just recently, all the tenants in our apartment complex got notices on their doors stating that from January 1st on, we are to report anything that needs to be repaired to our on-sites. WHY IS THAT BT? Are your incompetent employees overwhelmed by the angry tenants? Perhaps if you did your jobs correctly, your life wouldn't be so stressful! Oh, and may I add that their emergency/ after hours line is a load of bollox! My boyfriend had called the regular line in regards to our hot water heater (It wasn't making hot water) about1pm one week day afternoon. He talked to Becky. She said she would send someone right away. Well..I get home from work around 4. Nothing. So I took it upon myself to call. Got her voicemail. Left a message. I know that they close at 5. 5pm comes around, no phone call, no nothing. I call the after hours line and the woman, who was a bitch (for a lack of better words) gave me attitude like I was bothering her! WELL GET A NEW JOB THEN! So I got a little uppity with her and she was able to get me connected with Becky who finally got me connected to some guy, who STILL couldn't fix my water heater until the next day.Two days without hot water in December. REALLY?! Now, I've read a lot of negative reviews about this company, and I would think that the folks that run this place would take a look at what we as the tenants, who PAY the rent that, in turn, pays their salaries, have said and try to improve their systems! Get it together slum lords! . . UPDATE: 3/22/2013 Here is yet ANOTHER reason why NO ONE should rent from BT PROPERTIES!! My fiance and I have been harassed and bullied by their management staff. We are wrongly being asked to leave the apartment due to a noise complaint that wasn't even us. The regional manager Terri said she would investigate, which was a total lie! My fiance just had surgery and we have had some problems and now we have to move out?! BECAUSE OF A BOGUS NOISE COMPLAINT When a tenant in our building straight up threw a chair out his window and he gets to stay?! I am appalled. They didn't even ask us our side of the story, no warning NOTHING! This is the worst management company in the Bay Area. And I will work HARD to keep people from renting from them. Our property was recently bought out and now managed by BT Properties, and they are hands down the worst property management group (that is saying something considering I don't have high expectations for landlords). When they bought the property, NO ONE from BT spoke to any of the tenants of the building, or provided any proof that they actually owned the property. The only letter they provided was sparse of details and was missing the 'FAQ' attachment the letter referred to. Not only that, but they haven't been up keeping the cleanliness of the property either. Worse, within a month of supposedly taking over the property they increased rent on ALL tenants by 10%. How did they do it? Some BT employee slipped a piece of paper in everyone's door without any notice or explanation. If possible, STAY AWAY from BT managed properties. read more

If I could give negative stars, I would. In 2011, I was served with a Christmas surprise - a termination of tenancy. In 2012, the majority of the property (including good friends) was served with a similar Christmas surprise - mass terminations of tenancies. Who knows why, though I suspect it had to do with unscrupulous new owners forcing out long term tenants to jack up the prices. But what can you do? This is the new reality of Bay Area rentals. I thought this terrible experience was behind me, until one of BT's employees starts spamming me on LinkedIn. I am quite unclear on why she would think I would want to join BT's network when they served a midnight Christmas termination notice on me. I would avoid BT Properties like the plague. BT Properties are not efficient they do not have voice-mails set up for each individual person in their office, or at least you cannot leave any voice-mail for someone in their office after hours... you ask why not call your apartment manager?? Because she is supposed to be an on-site manager, but she is very rarely there. Maybe once per week, if that! One time I have called & left her several voice-mails, then my husband had to call their main office and had to leave several messages for someone to call him back, and finally he had to demand to speak with someone, then and only then was he able to express ourselves... the reason is irrelevant. Oh & at the beginning she gave out her email address, which 3 months later was changed & she never informed her tenants, and then an additional 3 months later she changed it again! I don't know about you but I have had my email addresses for over 2 years each... some up to 7 years! BTW, I have read the filtered reviews, and do NOT be taken for a ride, Yelp was right in filtering them. They are obviously from people that BT Property employees have encouraged to review so that their ratings would go up. Before BT Properties took over our building it was nice, quite, and felt like a community. Everyone was well behaved. However, now that they took over those people are no longer there, BT Properties have increase rents by 20-25% which are completely ridiculous for what is being offered. They have also started charging tenants to pay for Water, sewer, and garbage. Which wouldn't be so bad, but $70-$85 for 2 people is RIDICULOUS!!! Oh & they never told us that a third party would be handing this for them, so BT Properties gave our information without informing their tenants! Even the calculations I questions because on the forms it shows a 1, but in their notes they say 1 is for the first occupant than .6 for the second, and a value of .3 for each additional occupant... doesn't happen. Our bill is a 1 every time. and I couldn't believe that the total bill for our building is really that much! seriously? who are they trying to kid... Oh and the garbage was taken out Mon-Fri, but that changed and I think it's Mon, Wed, Fri which is fine, but they have this enormous dumpster and the only time that our old one (half the size) was full was on Mondays... just a waste of money in my opinion. Needless to say, most people are moving out... including us as soon as we can. On a side note, once you are able to meet with an employee they do seem nice, but BT Properties seriously overcharges... they are trying to compare their units (and pricing) with 'luxury' apartments... but they are FAR from luxury. read more

I ran across their advertisement on Craigslist. I was shocked that Rosemary would post an ad that is illegal and discriminatory because it prevents people from renting through Section 8. Here is the actual language from Rosemary's ad: "This owner is not accepting Section 8 Housing." I wouldn't rent from this company as renter or let them manage my property for me as a property owner. We relocated from outside the state and were looking for an affordable option, and we're glad we chose a complex managed by BT Properties. Our on-site property manager was wonderful, and our rent increased by much less than we were expecting when our lease was up for renewal. My 8 month pregnant girlfriend today got a warning notice, citing unacceptable domestic noise level. That is totally preposterous! How can a late pregnancy woman make much noise, by dancing around in the apartment??? BT should not just take the words from people living downstairs literally and blame the tenants upstairs, just because the downstairs people complaining a lot? What if the people downstairs have mental issue? Has BT checked their background? My girlfriend has lived here longer than people downstairs and haven't had problems before. Now think about it, who are the real trouble maker here! This whole thing has caused her a lot of stress. She has tried her best already to cut down any noise. Does BT want her to live in a vacuum without any noise at all? If she is distressed more by these ludicrous complaints, I am going to look for legal counsel and seek professional help to sort out BT's dysfunctional tenant management skill. read more

My wife and I just sent in an application for a house in Palo Alto. The agent, Lisa Shaps, has been a pleasure to work with. My wife had a lengthy list of items that she would like repaired and Lisa happily listed them and promptly called a contractor to have them fixed. She met us at the property several times at our convenience without much notice and was very patient with our questions. She was also invaluable in terms of getting quick feedback from the owner. We can't wait to move in and are very thankful that Lisa was there to guide us. We liked her so much that we plan to invite her over for drinks after we move in! read more

These guys are worst agents. They are worth 0 or even negative ratings. I was in park view apartment for 3.5 years and vacated few days back. Their arrogant onsite manager did not inspect the house untill we vacated the house. And after we vacated the house, gave a estimate of deducting ~ 50% of my security deposit for reasons like few stickers on refrigerator, marks on wall due to bed/ sofa etc. Neither they followed professionalism of visiting our house before handling the keys ( inspite of repeated enquiry) nor did they gave an estimate of work. When asked recipt for deductions, I got a hand written letter which any one can write. They are unprofessional and unethical who things that the tenants are staying free of cost and they are doing a favor on us by renting these places. Poor service, badly maintained properties, and indifference to tenants characterize BT properties - unless you get Jim Sullivan as a manager. In spite of BT. Jim makes your apartment complex feel like a community - something that BT seems to actively discourage. Other property management companies give tenants an annual barbecue or some other signs of appreciation, but not BT. As near as I can tell, BT hates their tenants. It was easy to return the feeling. Note that the 5 star rating they have is from a property owner, not a tenant - BT charges very low management rates, which makes owners happy. I don't know how they'll feel when they discover how run down their property will be in a few years - nor will they figure out why the renter turnover is so high. Happy owners, but unhappy tenants. Update: Brett has posted a response to this, which suggests that I am a tenant who was evicted. Hah! Not so, I moved out of his property in good standing. I've never even paid rent late. But as to the repair record he claims, he should have told that to my neighbor, who had a hole in her bathroom ceiling from leaks above for about a year before it was finally repaired. Maybe reviews like this on Yelp are causing BT to clean up their act. If so, great. And since I don't live in their properties - nor will I again - that's the end of this. read more

I usually refrain from writing reviews that hurt American businesses in general, but I'm making an exception for BT because it's important for everyone to know what they're getting into when they enter your rental picture. BT just took over managing our apartment building after the original owner sold it, and they have been totally MIA- we never met anyone from the management, no email, no letter... they simply bolted a huge ugly sign on our building reading "managed by BT Properties" and surreptitiously slipped a piece of paper through the crack of our door as if they were embarrassed to be introducing themselves to the tenants. Okay, it gets worse. They don't keep the property clean, and they don't have a very practical or effective communication system. Good luck if you want something fixed or have a question. Just yesterday they raised the rent by slipping another piece of paper (with both my and my husband's names SPELLED INCORRECTLY) under our door informing us that they're raising our rent by 10%! I love my apartment, but I don't love BT. We're planning on moving out ASAP because of their mismanagement. read more

BT Properties, while the properties look attractive, I found them to be very frustrating to deal with. I started with scheduling an appointment with the on-site manager. She was very nice and did a walk through with the apartment. It looked appealing and fit my needs. The on-site manager gave a very good first impression, so if I lived here I would have felt more comfortable as well. Unfortunately, this is where the hard part comes. She told me since I was interested, I should go ahead and submit an application. I did so and I was told to be an expecting a call in the next couple of days. They called me and said my application was approved. I had the appropriate credit and such things, however everything was not finalized, so they told me to wait a day or two. 3 days later, I called their offices and asked to speak to the manager of that building. She was at a meeting and the assistant told me she left a message to call me an hour later. I waited 2 hours and called the offices again... and it turns out I was declined the apartment the day I was told to wait for everything to be finalized. They just never bothered to call to tell me. While I appreciate the kind gestures of the on site manager, there's nothing much I can hope to expect. They have nice properties, just augh... I don't want to deal with something like this again. 2 stars for the kind on-site manager. read more

Not only did Michelle make right what the other agents were lacking, she has made dealing with BT Property a very pleasant experience. She is professional and efficient. I wish I checked BT's reviews before we moved into 435 Walnut St. We paid top dollar for a Two Bed one bath and never got a storage unit with our car port space. I saw our property manager putting her stuff in our storage unit and when I asked her and the main office about it they told me I do not get a unit with my space. Another time I saw a contractor in a van stop by and pick up tools, then he took off. They obviously rent out some units. Their excuse is it is not in the lease. Read the lease closely is my advise. Some tenets got stuck with out a car port space again their excuse was it was not in their lease. This is the worst place we have ever lived. read more

I'm giving this 2 stars because though I have many complaints, we did live here happily for 3 years and it was 'good enough' for us for that time. Now that we can afford better, we're happy to be moving on. Address: 655 Mariposa Ave in Mt View, downstairs unit Pluses - Our apartment had hardwood floors, which I loved - Proximity to downtown Mt View was unbeatable, we loved walking to dinner, to Eagle Park, to Starbucks, etc. - Easy freeway and CalTrain access - Affordable for the area Minuses: - Everything in the apartment felt old, for example the bathtub was poorly sealed and was constantly peeling and flaking off. The kitchen sink was the same. - The plumbing was bad. The shower would run brown if you turned the water up to high. I would turn the hot water on part way and let it run for a minute to come to temperature and suddenly the water would just...stop running. I would have to turn the water up more to get the hot water to come out again. This overall led to the temperature being really inconsistent, sometimes boiling you and sometimes freezing you in the middle of your shower. It would also take a long time for the water to get warm at all, especially in the kitchen. - If someone is using the laundry room, our kitchen sink would back up. - There is a septic access in the ground right outside the living room window of the downstairs unit (and right in front of where that unit parks their car). This overflowed twice while I lived there causing toilet paper reside and (yes really) feces to back up into the parking lot. This was always handled by management as a same day emergency but STILL, serious plumbing issues. - They don't have any kind of property management on site, and it is no one's job to bring the dumpster out to the curb and back each week. For a while one resident seemed to volunteer to do it. When they moved out the dumpster just sat by the curb forever more. - Noise was a big issue. My bedroom window faced the parking lot of the driveway for an almost identical apartment complex next door. Those residents would throw parties in the parking lot often late into the night and be drinking and talking RIGHT OUTSIDE YOUR WINDOW. Every car starting sounds like it's in your apartment. Also their dumpster sits against the wall of your apartment. Smell was never a problem but the noise of it being rolled back into place at 7am every Tuesday morning wasn't fun. read more

We've lived in one of their buildings in Redwood city for 2 years now. The live-in building managers have been great (current one is cool) and the tenants are quiet. However, the building security isn't great, which is scary. They installed locks on some of the doors but not all. There's been crime on the area lately and we wonder how safe we are here. Case in point, we all have garage doors for our specific parking spot. However, there's a normal door that anyone can use that accesses the car area. It's not locked. Because of this, our car gets broken into about once every 2 weeks (even though it's parked in a garage with a garage door). We've complained multiple times and nothing has been done - no cameras, no lock on the door that accesses the cars. How hard is it to put a lock on a door? So, if you want to move in here and plan on parking your car in the garage, expect your car will get broken into. Often. We've just started to park on the street, which kind of defeats the purpose of providing garages for everyone. In summary, it's a comfortable place to live but don't assume the people who own these properties will listen to your concerns. read more

Reading through all the negative comments did not deter me away from renting from BT Properties and it's because of Property Managers like Kelly Johnson. She immediately won me over with her warm and friendly personality. She made the entire process easy and totally seamless. Upon signing the papers, we did a walk through and pointed out the items that needed to be fixed and she took care of everything on our list by the time we moved in. I'm hopeful that we'll continue to get the outstanding service. BT needs more people like Kelly. read more

BT Properties doesn't understand the value of a low turn over rate. They never actually fixed any of my water leak issues with the apartment, they claim their rent is on par with surrounding properties, but they don't cover trash, water and sewage (which would cost me living in a one bedroom by myself working 40+ hours a week $75 to $100 each month). After my lease was up, my rent went up 15% claiming that they are justified in doing so. I had issues with my windows leaking and I was given the number of the contractor to fix the issue and told that I need to call him and schedule a time with him. Then I was being harassed because I didn't call him that week. I had my bathtub back up and nearly over flow, I called the "24 hour emergency repair line" at 7pm on a Sunday, and I got voicemail and didn't get a response in TWO DAYS. Nobody does their job at the main office and makes the renter take care of their own issues. When I left I got my renters deposit that was 1/3 of what I gave them. They claimed the place needed to be cleaned and painted. I had a professional clean and took pictures but I figured I was finally out of that place and took the loss and moved on to a better place that costs less in a more expensive neighborhood for a bigger apartment. My advice, look somewhere else. I will never rent form BT Properties again, and if I see the sign I wont even look at the property. Its really telling that their web page will first tell you that Yelp is against good reviews and they link to only 5 star reviews asking you to ignore the majority of the others. read more

Starting with the BOTTOM LINE: Read these reviews and take them as advise. I had previously thought they were a few disgruntled renters. No so. We are retirees, own our own home - not in CA - which we have rented so that we can travel for a year visiting chidlren and grandchildren. We are responsible adults. I never got to move into a BT Properties managed site. I first spoke with Rosemary Gibson in November generally about rentals on the penninsula, and she advised me to call back March 7. I did. On 3/7 we spoke a specific apartment that was available for an April move in and that we would be signing a 6-month lease, as that is how long we plan on being in CA. We spoke several times over the next few weeks, and emailed back and forth about credit checks, timing, and not seeing the apartment as we are out of state. We sent a check to cover the credit check, which we know was excellent. Next thing I know, there is an early morning phone message on March 28 telling me that a nine-month lease is required for the property - mind you, this is 3 weeks after we began the rental process for that particular property. When I finally talked to Rosemary Gibson later in the day, she told me a 12-month lease is required for the property, but she did have another property nearby with a rent 30% higher. II demanded a refund of the credit check fees (a married couple, so there would be two credit checks), as we had only been talking of the one property and it isn't my fault that she did not know the lease requirement. She told me she could not return my credit check fees, but would ask at corporate. I never heard from her again. My personal belief is that it is a case of bait-and-switch, that she found we could afford the higher rent and figured she could rent the first apartment to someone who would only qualify for the lower rental fee. She had also put us in bind, as we were looking at renting from April 1 and it was now March 28. I waited five business days and called BT Properties on April 4. The owner, Brett Thomas, was not available, and after several attempts, all I could get was voice mail for his assistant - does "Chantel" really exist, or does she not answer the phone and only respond to messages. I finally got hold of Terri Berwick, who represented herself as Rosemary Gibson's supervisor. She recalled talking to Ms. Gibson about our needs and the lease required by the property owner, but not until that week. Per Ms. Berwick, she had no idea that we had been working with Rosemary Gibson on that specific apartment rental for 3 weeks. Terri Berwick promised a refund would be mailed that day. Brett Thomas, BT owner, called me to apologize the afternoon of April 4. Today is April 11 and I still have not received the refund check. I called back, spoke to Ms.Berwick who had me speak to MaryAnn in accounting. We made arrangements for a new check to be issued and sent today. If no more is posted, the check has arrived. read more

I've lived at a BT Properties managed site for 3+ years. In such time, I've had two occasions to interact with them from a property management perspective and have found them to be very accommodating and responsive each time. Most recently, my adjoining apartment neighbor had some plumbing issues which radiated significant noise in my apartment. Within hours of noting the issue to BT, they reached out to me to coordinate a plumber to fix the issue and followed-up throughout the process to ensure all was taken care of. Generally speaking, the property is kept clean, in good repair (for an older complex) and the management company provides courtesy notices from time to time on good neighborly behavior (which is certainly appreciated) for a complex that has a mix of young professionals through families. read more
