    will attempt to enter your unit for any reason SCOTT BARTNER or ROSARIO BARAJAS feels like. completely unaware of california civil code 1954, and/or choose to actively ignore it. drilled the lock off my door in an attempt to illegally enter. posted SEVENTEEN 24hr entry notices over the course of six months and had their lawyer write me a five page nothingburger, trying to scare me into compliance. complete and utter clown show of a "property management" company. avoid at all costs if you value your privacy. context: they were selling the property. had to correct code violations that they inherited from the previous owners. tried to frame the code violations as my responsibility instead of theirs, and basically tried to bully me into letting them tear my unit apart for almost a year. absolutely horrible experience. additionally, BT Properties is NOT BBB accredited, let alone with an "A rating"; dont trust me, look it up yourself. SCOTT BARTNER is an utterly unscrupulous liar. after extensive correspondence SCOTT BARTNER decided to stick his fingers in his ears and go lalalala cant hear u: "We've posted a legal, 24 Hour Notice of Entry for 4/5/24. We intend to conduct the inspection as we have previously outlined in accordance with the law and your signed lease agreement. Denying entry will have consequences up to and including eviction. Feel free to validate this with the city of San Jose as well. We will see you on Friday as previously mentioned. This will be my last email to you on the issue." no "inspection" ever took place; no LEGAL notice was ever posted. Entry was, in fact, denied, never took place, and did not result in "consequences up to and including eviction." Scott did not "see me on Friday" ROASARIO and crew decided to drill the lock anyway and basically attempted B&E but were unsuccessful. BT Properties code violations were never corrected before they sold the property. I wouldnt curse my worst enemies with the prospect of having to deal with this ridiculous clown car circus show cow excrement excuse of a business. Fuck You scott, and the cursed horse you rode in on.

    We had BT properties manage our duplex for a year. They kept inconsistent records, sent incorrect tenant info, withheld funds without submitting receipts, and were rude when we inquired about summaries of charges. It was so strange that I googled "Mary Ann Kanyal" (the founder) to see what was going on, and I found this public link. http://search.dre.ca.gov/hearings/EnforcementActions.asp?StartDate=9/1/2018&EndDate=9/30/2018 (Ctrl-F to find Mary Ann) Suspension with Stay - Monetary Penalty Kanyal, Mary Ann Broker Officer 800 WEST EL CAMINO REAL SUITE 180 MOUNTAIN VIEW, CA 94040 12/5/2017 9/13/2018 Audit Accusation So be warned, read the fine print, don't sign a contract before knowing that you may have to deal with the hassle of chasing down paperwork, receipts, funds, etc. All while being treated extremely rudely for asking...so there, now I'm sharing!

    Don't be enticed by the move in special or lower than usual rent- THERES A REASON. Worst company and property management ever. Moved my kids in apartment as they are students at UCSC 233 Felix and 117 walti streets in Santa Cruz. AFTER getting lease where move in costs were written down in the leaseThe manager told me I had to pay TWO months in advance! Called his boss at BTS and he said no I didn't seemed like manager was trying to pocket 2 grand. Second night in apartment discovered cockroaches! Even in upstairs bathroom! Not only that but although the unit was redone since prior tenants were filthy, I spent HOURS cleaning upon move in. NO SMOKE DETECTORS- had to ask! NEVER given mail key and prior tenant came by and got her mail and probably OURS! Thank god I didn't have to go to court to break lease as this place was filthy (one dumpster for 13 units), full by next day after pick up, unsafe and Sooo many other issues with the property, horrible management. Then to top it off the last day we were there a homeless drug addict tried getting into apartment TWICE! Scary, disgusting, apartments. Crappy manager and management company. Oh they are also dishonest last day we were occupying apartment came back from night in hotel due to inhabitable conditions only to find they entered our apartment without ANY notice to leave a new refrigerator in the unit as manager Joel said "we need that for a mother of three children that must feed her children" WHAT?! Then he said to me " you asked for a new one" LIE. Illegal entry and more. Small claims court here I come, their misrepresentation cost me Money!

We rented a condo in Santa Clara, CA. -- Move in Process -- We have been looking for a rental for some time and Darrell Martin has been a pleasure to work with. Was professional, but also friendly. We scheduled a visit to see one of their units and Darrel was there on time. He showed us around the unit and explained the amenities. After we were done touring, I got an email asking me to fill out the application if I'm interested. Signing was all done electronically (docusign). Payment is all done through appfolio. This is how it should be in today's world! -- Living -- We encountered a few maintenance issues during our stay, such as a leaking faucet, a faulty microwave, and a noisy fridge. Each time, I simply submitted a request through their online portal, and Linda Green ensured someone was sent out within one business day. There was also an annual fire inspection scheduled while I was away on a business trip--special thanks to Rafael for stopping by just to take care of it. -- Move-out Process -- When we secured a new rental, the new management company needed a reference from Action Properties. Takako Dumlao went above and beyond--she stayed late at the office just in case the call came. Takako also fought for our security deposit. We owe her a lot. A big thank you also to Dedy Efendi and Ted for coordinating communication with the homeowner and making our move-out process FAST and seamless. I've lived in several apartments, but this was the first time I felt truly supported by a solid team. I'll miss the annual pumpkin pie events. Thank you!
