When we moved into this building, it was beautiful, well-maintained, and well-managed by Urby. Since management changed to Bozzuto, our experience has been dramatically different.
Before signing a lease, prospective tenants should speak directly with current residents rather than relying solely on what they are told during the leasing process. In our experience, communication from management becomes extremely difficult once you are a resident. Phone calls and emails frequently go unanswered, and unlike the previous management company, whose office was accessible to residents, the management office is now generally kept locked.
One of the biggest changes was the elimination of the front-desk concierge, which had been staffed from approximately 7 a.m. to 11 p.m. The concierge received packages, greeted visitors, and provided an important level of security. The current package-room system has been extremely frustrating. We have had numerous packages go missing or appear days or even weeks later. When residents ask management for help locating missing packages, there seems to be little or no follow-up. Grocery deliveries have even been left outside at the curb.
Security has also become a concern. Without the concierge, we regularly see people we do not recognize in the elevators and stairwells.
Residents have also dealt with serious maintenance and cleanliness concerns. There have been widespread complaints among residents about roaches, as well as reports of rodents and droppings in common areas. The trash and recycling rooms on each floor can feel like one large open garbage can, and residents have reported seeing roaches crawling on the floors of these rooms. Yet when residents have raised pest concerns, they have often been told that the problem is isolated to their individual apartment rather than seeing the issue proactively addressed building-wide.
Other issues residents have experienced include leaking or malfunctioning air-conditioning units, residents going extended periods during the summer without functioning A/C, flooding in the parking garage during heavy rain, staining on vehicles parked in the garage, poorly maintained common areas, and outdoor rooftop furniture with what appears to be black mold. The recently renovated hallways were fitted with off-white carpeting that became noticeably stained almost immediately, and there have also been problems with pet urine and odors in elevators and hallways.
Residents pay a monthly amenity fee, yet the rooftop and rooftop lounge are sometimes unavailable because they are reserved for Bozzuto's corporate events. There have also been complaints about substantial move-out charges for relatively minor wear.
One other thing prospective residents should keep in mind when looking at this building's Google rating: management actively solicits Google reviews from residents. Given the level of frustration we have heard from many current residents, I strongly recommend speaking directly with people who actually live here rather than relying solely on online ratings and reviews.
What makes all of this especially frustrating is the lack of communication and follow-through. Problems are too often minimized, dismissed, or left unresolved.
This was once a beautiful, well-maintained building with accessible management and a strong emphasis on resident service. Our experience under the current management has been a major decline from what the building once was.
