The apartments are clean, well kept, and up to date. Resident portal is very easy to use and pay the bills. The price is definitely worth it here. Countless issues with this apartment. Dryer never worked and maintenance was called countless times for YEARS only for them to say "you need to take out the dryer lint" which we did EVERY time. Then magically one day we smelled smoke and our dryer completely burnt out and had to be replaced due to "installation issues" when they first put it in the apartment!!! We also had countless issues with water leaks and had to move out of the apartment many times and stay in a hotel or at family's house. Brookdale refused to give us any leeway on breaking the lease so we could leave and then during negotiations stopped communicating with us and sent it to collections where I got a call AT MY WORKPLACE from an insistent collector. DO NOT RENT HERE! We lived at Brookdale on the Park for three years, always paid on time, and never had issues--until we moved out. Somehow, we "owed" $300, but management never called, never emailed, and never attempted to reach out to the second person on the lease. Instead, they sent it straight to collections, which damaged my credit score. All of this over an outrageous $300 cleaning fee! Special mention to Lavar Edwards, the assistant property manager, for handling this situation so poorly. This management team is completely unprofessional and lacks basic communication skills. HINK TWICE BEFORE RENTING HERE! We have lived at Brookdale for 5 years, always being part of a community and paying our rent on time. During that time, only one time I had to pay it 3 days late my rent due to my company payroll platform change and I gave an early notice this a week ago. Even that I received a letter on my mailbox from management about a possible penalty, which I found very rude, but this was just the beginning. We have decided to move out before our lease term and i asked management if they can reduce buyout fee from 2 months to 1 month, i spoke with management with no help, asked their regional manager contact details and sent her an email and tried to call her. No one took us seriously and answered our request. we had a problem with all the appliances in the property. We had to clean all the dishes twice everytime and I asked several times to replace it but they came 20 days before our move and replaced it with the worst quality dishwasher. Finally when we left the property they came up with over $400 additional cleaning - painting and broken slats fee after I paid over $4300 buyout cost. This was totally frustrating. They threatened me to go to collection if I am not going to pay it in certain time. The only positive comment to Irene who was always friendly and very professional and Angela who was the reason we moved this place but no longer works there. You can easily find a better place to rent in the area not even close to this under this poor and unfriendly management. read more

Small, low ceilings (1st floor) with zero buffering regarding noise. No way to escape when individual in unit (directly above you) has a sexual appetite which borders on a nimpho sexual maniac! Parking and outdoor lighting a major problem! Definitely over priced. I moved from purgatory (Brookdale on the Park) to hell - literally - (Fox Valley Villages)!! Advice: research the management company - that is the key. Both receive a ZERO rating - Brookdale on the Park & Fox Valley Villages (Aurora)! Finally in heaven with where I've moved to. This is a great place to live. The apartments have great amenities (including a fireplace and an in-unit washer and dryer), and there is an indoor hot tub and pool open year round as well. There are also a lot of fun community events that happen frequently where you can meet other people at the complex. I have made a lot of nice friends here. The front office staff is also very nice and helpful. read more

My lease was not renewed because an old man below me thought I was being too loud when I was just walking in my own apartment. Management staff took his side because he has lived there longer not caring that I had just moved the year before. Even neighbors said this man was a grump but staff knew it and didn't care. Terrible apartments. I liked them when they were managed by Equity. But BH Management are terrible. Bugs, duck poop everywhere, windows fall out with wind, smelly hallways. Worse of all, I was in NC going through cancer treatments and caring for my dad with Stage 4 cancer. With no explanation (I always paid my rent although I was in NC because of the cancer and inability to care for myself on a daily basis), Brookdale refused to rent to me! Crazy. In fact, while dad was on verge of dying in hospital and I was sick, Brookdale evicted me! I thought the lease started in August 2008 and they informed me while I was in Duke Hospital in December 2008 that although I had been paying rent August-November, I had no lease - backdated to August 2008. I sent them all of the money they wanted but they still evicted me! I lost all of my belongings and 1000s of dollars and my health insurance (bad when you have cancer). It is November 2009 - I have not seen a penny of my security deposit moneys and no accounting of the moneys. Not surprisingly, the stress has caused a spoke in my cancer. They are horrible people - you can do better. read more

Beware of your security deposit I lived in this apartment in one year. After I moved out in last month the lease office sent me a letter saying that there were several green stains throughout the carpet that could not be removed after cleaning which necessitated carpet replacement and asked me to pay $693.07. But they did not provide any evidence to prove that there were such green stains. I took many photos before I moved out and did not see any green stain. Also, they did not notice me to walk through the move-out inspection with them, which is their liability. Think about it carefully before your take the action. In April, me and my wife were researching prospective homes to move to as we wanted to move out to the western suburbs for the better school disctricts. We did a walkthrough at Brookdale on the park with employee Stephanie. After review of the unit, Stephanie explained about a promotion they had where wou would get the 1st month rent free and pay $0 security deposit. The wife and I thought that this would be helpful to absorb the cost of moving in general. It was at this point that the catches started being added. The first one being a $35 credit check to see if we were approved for the promotion. I was fine with this. Then, Stephanie pulled out a different paper showing a $151 administrative fee to cover lease signing and all other paperwork needed to get the apartment. I was very apprehensive of this. I explained to Stephanie that if I am not approved for 0 down and 1st month free, I do not agree to the $151 admin fee. Stephanie said." oh no. don't worry about that. This is only charged if we go ahead with the lease." Still skeptical about her verbal promise, I wrote on the form that I would approve the fee if I qualify for the promotion. The results came back and I did not pass the check for the offer. To get the place, I would have to pay $500 security on top of the $151 admin fee as well as a prorated portion of rent based on my move in date. This was obviously not what I had in mind. I told the rep(Stephanie) that I could not commit to those terms at that time. I mentioned I would need to discuss with my wife and explore other options before siging on. I was warned that the place could be filled if I dont sign on but was willing to take thatchance. Upon further review, we found that the property had several complaints regarding pest problems as well as issues with the alleged 24 hour maintenance men never being available. Next was the issue of advertising free wifi throughout the community. This was proved false by multiple online complaints. Our final deciding factor was that the home while technically being in Naperville, was in the Aurora School Disctrict. The monthly rent was based on being in Naperville while enjoying all the benefits of living there which include its highly rated schools. We would have been paying Naperville rent and getting an Aurora quality education for my children. If I wanted that, I would rent in Aurora for a much lower price. This management company has no business running a housing community as thet will lie and cheat to get you to sign up. In closing, that is my gripe. My credit card was charged $151 despite me never signing the lease and explaining I was not interested in the place. I have made several attempts to recover my losses with no luck. I am out $186 for a credit check at this point!! Not too mention bank fees accrued as I did not intend on any charges going to this particular card. Trust me between the lies, the bad school district, ant problems, and overall false advertising , make sure you rent at a real Naperville Community. read more

Brookdale Village, is now "Brookdale on the Park," More updates to come after I celebrate my first year living here. However, right now I can tell you they finally got an experienced Property Manager running the place and you can tell the difference. The maintenance staff is beyond wonder full. They are so quick to respond to issues you bring to their attention and if you are not satisfied they will come back. I have never had a request take more than 24 hours to resolve after me calling. The "upgraded" units are a little more, but I think it's worth it for the newer finishes and stainless steel appliances. It really does make a huge difference in the appearance of the place. The location is great as you can get on the highway with ease via Winfield or 59 and you can sidestep all the crazy Naperville surface traffic. In short, not a bad value for you dollar.
