Upon receiving my renewal notice, I was fairly sure I would go another around with Aviva, despite some of my concerns with the new management. Low and behold, after a few months post-change, I am more in love with the property than ever! Love the new office manager. Love the new energy. Love that they brought back the Cornhole game by the pool even though the previous residents on the first floor complained about the "thumping sound after 8 pm". The new management has a wonderful balance that differentiates the incessantly noisy from the everyday noise of an apartment dweller. These apartments are reasonably quiet, given the Olympic size pull in the courtyard. The culture has improved exponentially. My favorite part is the office. To put it in perspective, the same day the new office "person" came to Aviva, I was locked out of a side gate. After confirming my identity, she came to the gate and personally let me in. 2 weeks later, the new UPS guy did not correctly register my package in The Hub (Amazon drop off location). When I called the office to determine if the package was incorrectly delivered there, the office rep looked up my address. She informed me that it had been delivered and would meet me there with the master key + there were 2 additional packages that were waiting for me in the office. Then, something absolutely astounding happened! She came to meet me at The Hub with both of my packages in hand. She then unlocked the box for me to get my additional packages. At this time, she introduced herself as my new property manager! Whoa!! As a 10 year apartment dweller, I must say, it has been incredible to have an office that is here for the residents, not here to sign leases. Love it here! Love my neighbors. Love the 24/7 workout area and business center. Love the cabanas. Love having a full size refrigerator and freezer. Love a full size water heater and roman tub. Most of all, I love the commitment to service, as that never goes unnoticed! You go Aviva!!!

Cleanliness outside is terrible, they don't keep up the landscaping which is mostly river rocks…read morethat are just dumped and then scattered around by kids. Insides are good and they do maintenance pretty well. Nothing in the playground except two swings and one is usually broke. Just dirt in this area and the two grills are old iron things that never ever get cleaned and the burnt charcoal is all around under and spread by the kids and sometimes they cover different areas with the black soot. Unless you call and complain no one ever cleans the area. No one cleans at all on any type of level, when the plants die it's because they never water them, no sprinklers at all. They die then maybe they pull them out! They have no security cameras at all, except right at the office. If you're lucky to live up front or in a one bedroom then it's a better looking area because all the kids live in back where there are two and three bedrooms. I'm unlucky and live around screaming kids with parents who don't really care.

TLDR - Sonoma Valley apartments allows crime, theft, drugs (including OD deaths) to go unchecked, but will tow vehicles for being parked backwards, IN THEIR ASSIGNED PARKING SPOT, on weeknights no less. The grounds are constantly dirty, with dog poop all over, and many units have serious water damage. The management is extremely unprofessional. Be very careful before signing anything--they'll talk about a 12-month lease during the application process but then slip in an 18-month term without clearly telling you. In my case, they had me sign a form stating the lease would end in 12 months, then moments later added an 18-month lease that I didn't notice right away. It felt deceptive and dishonest. To make matters worse, maintenance will just walk into your apartment without any notice. It's scary and a total violation of privacy. There's also a constant police presence here. While the place is advertised nicely online, actually living here is a totally different experience. I absolutely cannot wait to leave. Do your research and read every single word before committing to this place!!!

The gym is very old equipment. The office space is just dumb. Nobody will help you once you're lease assigned, you are trapped. Since I've lived here there's been three managers about eight office personnel. They can't keep a maintenance guy more than a couple months because Maintenance knows how fucked up this place is. I've been told twice that they are "short handed." When I complained to who I believe is the manager today, I was told a maintenance man was on property today dealing with an emergency. She assured me that she would send him over, probably within an hour. That was at 10:00 this morning, and it is now 3:00pm. Due to their "shortage," I've hade to pay $50 to do my laundry at a laundromat I rented from another Cal-Am property for almost 3 years, and never had a problem with service when I needed it. For over $1800.00 a month rent, I expect better service.
