I've lived in this complex for almost three years. When we first got our unit, we leased under different management when it was still Resort at Valley Ranch. Let me just say, we were less than thrilled under the old management. We had multiple water issues (i.e. getting cut off with absolutely no notice in the middle of the Texas summer, late responses to maintenance issues, etc.) However, we stayed because it was the cheapest rent in the area. Fast forward to now, we're under the new management, Alliance. I cannot say enough good things about them. They've really stepped up the game in this place. This includes painting of the buildings, new mailboxes, a new upgraded clubhouse style office, and a fresh new set of faces. Rent can now be paid online (which is a lifesaver for busy lifestyles). Timely notices are always put out well in advance. I don't think I've ever had a time where my water was out without knowing prior to the outage. My neighbors are so awesome! They're quiet, courteous, and friendly! Living in an apartment can be awful if you have noisy neighbors - but I've honestly had no complaints. This complex is also pet friendly which is absolutely crucial for my little fur family. There's ample room to walk my dog and plenty of "poo stations" to clean up after her. Location, location, location! This complex is located in Valley Ranch, of course but it is also very close to Coppell. There's easy access to all the major highways around here with plenty of great places to eat and grocery stores to choose from. It's so convenient! The team in the front is always so friendly and helpful. Now, it may be that I come to pick up packages frequently, but these ladies at the front are always so welcoming and they even remember my name. So thank you, Taylor, Rejoice, Salymah, & Carolyn! These girls are rockstars - I feel like they try to help with any issue I have - minor or major. They have implemented a new doorside trash pickup system which is nice, however, in my humble opinion, is NOT $30/month nice. I wouldn't mind it so much if I could opt out of this program. Yes, it does make the apartment complex look much nicer, but I (along with many of my other neighbors) would just like to have a choice in the matter. Overall, I'd say this is a pretty great place to live. It's one of the best values for the area and I never have to worry about what's going on in my complex. HORRIBLE PLACE! DO NOT MOVE HERE! AVOID AT ALL COSTS! Lots of reasons but the worst is the rent dispute I'm having with them. When they switched management companies two month's rent went to the old company. Still not resolved after months of back and forth emails. They just stopped responding to me. Now they want another two months of rent because they say I didn't provide them adequate move-out notice. They sealed their night drop box so you can't pay them that way. We tried to pay them by check one month and they rejected it. Late fees pile up. I was at our previous complex for four years and *never* had any of these problems. Terrible, terrible experience. The leasing office staff has been very nice and like my interactions with them. I was trying to see if I could negotiate a little better rate on my renewal lease rate and they wouldn't move on that so was a little disappointed as a 9 yr resident. As I was reading some of the residents bad reviews about their bad experiences it reminded me of lack of response with multiple issues I've had including not receiving the items that were part of previous years lease renewal specials (digital thermostat, new stainless steel kitchen sink, etc.) and multiple repair/service requests that just simply went unanswered (some made years ago). The location in Valley Ranch is a positive and this area in general has been nice from my experience. So there definitely negatives along with the positives with The Broadstone at Valley Ranch. read more

I went to college and lived in some pretty crappy apartments and have worked in apartments so I can relate to office staff and try to remain as understanding as possible since I have been in their shoes. When my husband and I moved in, move in day was a giant cluster****. Our keys weren't ready, no one in the office knew it was our move in day and after about an hour of waiting we got a set only to find out they didn't match the lock on our front door. After going back to the office and waiting another 30-45 minutes, we got our correct keys and entered our apartment. Being our first apartment together we were excited and shrugged off the horribly stained carpet, the dirty kitchen, and bathroom. Like I said earlier, I worked in a leasing office and know the importance of documenting EVERYTHING on the Inventory & Condition Form. Our first issue was that our sliding door did not lock at all. I called and had maintenance come look at it and the guy said, "It does lock." I asked him to go on the porch, I "locked" it and he just slid the door right open. They fixed it and we moved on. About a week in, our AC goes out. We moved in our apartment in JULY. Their response, they gave us a portable unit for almost 2 weeks (which fits in the window so our apartment was never completely secure) but we were offered a rent concession for the month. The next few weeks the water got shut off twice with no notification. I called the office and they said there was a huge leak in the property and our water bill would have a concession because of it. Fast forward a few more months and our rent mysteriously goes up $200. I, of course, go to the office and inquire the change bringing in our past bills to prove the significant change. After speaking with the property manager, she then says, "Well you have been receiving rent concessions that aren't allowed so you owe us $600 in back rent. This same thing happened to everyone who moved in during July." (Lie. My upstairs neighbors moved in 2 days before us and they had no rent concession issue. The property manager was now trying to cover up her mistake and get me to "pay back" the money before corporate found out.) 1. We paid our rent online, so whatever was posted we paid it in full every month. 2. They had to APPROVE that amount every month 3. I came to them and pointed out their mistake, and now I was getting punished?! It took me taking off a day of work, driving to Dallas to their corporate office, waiting for about 2 hours, setting up a meeting back in Irving with the regional manager, and an hour of arguing to get it reduced to $300 over three months (my husband wanted it over and done with so I gave in). The last half of our lease was pretty easy going as long as we didn't have to deal with the office. Oscar, once of the maintenance guys, is amazing and is always super helpful. Upon move out, I had put our notice in literally 6 months ahead of time, and I requested a walk-through with management to discuss any issues that may arise upon move out (IE the carpet I noted on the Inventory and conditions form). I was told that the management does not do walk-throughs and that a 3rd party would do it and take into consideration the Inventory and Conditions form notes (BOLD FACE LIE). Because I've been on the cleaning end of apartments, I made sure I cleaned everything extremely well (I'm talking Cinderella style cleaning in the bathroom and kitchen) and left it better than when we moved in. Well, when we got our final move out, we were charged almost $400: $70 for 13 days' worth of water, when we weren't even living in the apartment. Yeah, that's extremely high but the water bills are outrageous here due to all the leaks and boiler system. $40 for "deep cleaning fee $200 for carpet And then some other misc fees When I called the office to ask about everything, they no longer had my inventory sheet, they had sent it off to corporate in ARIZONA. Tried the number and it's an answering machine, good luck talking to a human being. I talked to the regional manager and her response was "please send me the pictures you have when you moved in so I can see what the condition was." Being from a year earlier, and on phones we had since then upgraded, we didn't have pictures but I, being naïve, thought a LEGALLY BINDING TAA INVERNTORY & CONDITIONS DOCUMENT would suffice in instances like this. All said and done, my husband gave in and we paid them just to get away from this horrible company and property. If you don't care what condition your apartment is in, want running water sometimes, and an office staff who could give two craps about you, please by all means live here. As long as you don't have to deal with any people in the office you might even like this place, just make sure they are charging the correct amount of rent, that you document EVERYTHING, and you better take lots of pictures to have on hand if you want your deposit or to not get charged upon move out. read more

worst apartment complex in the area.Ever since the new management came,everything has gone down hil.The staff is extremely rude and unprofessional.I wouldn't recommend this pos to anyone.Stay away at all cost.When the new company first took over my husband and I went down to discuss an issue in the apartment.The lady we spoke with did not want to deal with us or the issue instead she turned to another tenet mid conversation.We stayed and continued to try to resolve the issue but the woman the whole time was rude.I tried to give the new management the benefit of the doubt and assumed maybe this woman had a bad day.Since the weeks since the whole staff has proven to be unprofessional.They have no idea how to work with PEOPLE or handle issues that occur in the complex. read more

We have lived at the Broadstone apartments for 3 years now. It was only recently bought by Broadstone, before that it was The Resort. It has been a frustrating time here mainly because there were pipes that burst more than once and we had no water for days in a row, and it happened to be when I was sick at home and needed running water. But that was before Broadstone, hopefully it won't happen again. And now that Broadstone has come in, they're doing a ton of renovations, which of course means no pools for awhile (during the summer of course), no fitness center for awhile, noise, painting, maintenance losing our keys, the office losing our proof of renters insurance, etc. However, it is my belief and hope that once all of these renovations are finished, it will be a nice complex. The office looks awesome, the apts are being painted very nicely, a new fitness center is being put in, and there are nice grills by the pool now. I personally wish they had a little dog park, or that the other residents would consistently pick up their dog's poop, but in general, these apartments are fairly nice. In the 3 years we have lived here, I think we have gotten a burglary notice once, maybe twice. With it not being a gated community, I feel like that's not too bad. Besides the renos, there is not too much noise, however... if you live pool-side like we do, you will end up hearing loud people either in the pool, or even on their porch across the pool occasionally. When we first moved here, these were the best looking apts for the lowest price in the area. Now that renos are being done, the price is of course going up, so I hope they're also upgrading the insides, but I don't know for sure. We are leaving the complex when our lease is up because we need more sq footage for less money than what Broadstone is now charging, but otherwise we would like to stay. read more

I initially moved to this property in October. I had read the reviews and felt that after looking around the property that the comments were from disgruntled tenants. Boy was I wrong. Day one of the move in, I found that the apartment that I viewed was not the apartment that I was moving into. This apartment was small. There was no place to put anything in the kitchen which turned out to be a good things once I realized that I was not alone. I had never seen so many pest of all sorts in one space, not only roaches but spiders, water bugs, and other bugs that I could not identify. I complained to the manager who offered pest control and moving to another building. I wanted to break my lease by my great rental history is all I have going for me at this time. So, I took the deal. Finally, after about three weeks, I move in to the new building. It was like night and day. It was bigger, I had the amenities that I initially requested. Now the bad part. I can hear everything. I can hear my neighbors, upstairs and down. Whenever my upstairs neighbor does laundry it sounds as if the machine is going to fall through my ceiling. On top of that, yes, there is more. I got a utilities bill that makes no sense. A $55 dollars for one month of utilities on a one bedroom apartment which include fees that have no business being on a bill. What's an association fee? Pest control, trash and waste are included in my monthly bill so why am I getting double tapped on a separate bill?!? My last complaint, POT! HOLES! EVERYWHERE! I hate that I signed a 12 month lease. read more

Hello. I am a 2 1/2 year Broadstone VR tenant who will not be renewing my lease and would NEVER recommend this complex to anyone I care about. As an engineer I travel globally for work so I overlooked a lot as I simply couldn't see it yet. Most important for future renters to know is while they slapped a cheap coat of paint on the buildings to make them appear to be "new," I assure you, the things a renter would truly worry about are still just as inadequate and unsettling as before. Here are the obvious conditions: UNSAFE-5 neighbors I know have had their home or vehicles burglarized. In total I am aware of over 30 burglaries/vandalism in 27 months. DRUGS-3 separate apartments within view of mine have ceaseless traffic all hours of the night. Guests end up smoking on the back porch and wandering around in the dark near the pool all night and often. MAINTENANCE-I cannot emphasize enough how disappointing they are. 4 times now I have had work orders be ignored LONGER THAN 3 MONTHS and did not receive service until I walked in and spoke directly to the manager. One of the issues was the anchor nails for the carpet border of my doorway were coming out of the floor. I wrote an order 3 times until my girlfriend's daughter cut her foot open and had to have 7 stitches, 4 1/2 months after the first request. I did not sue for negligence but now wish I had after other issues have come to light. UPKEEP-Parking lot always has tire hazards. Trash just randomly drifts around. Trash areas smell DISGUSTING! Abandoned cars. Pools are filthy and when cleaned they stay that way about 1 day. But they keep the clubhouse immaculate to help fool you into thinking thing are really like that. Also Bugs, lots of bugs. COST-Rent continuously increases. Mine went from $695mo (1bed, 1bth, 655sq) to $$850mo in just 2 years. Due mostly to things labeled "amenities" but they force them on you and then increase costs at their leisure. ALSO Worst toilets I've used in a residence. Cheap shelving and drawers that break often. AC unit drips rust into bath tubs, erodeing seals and coating EXTREMELY gossipy office staff who insult residents and discuss their personal business when you are not there. A group of teenage neo-nazi teens who mill about regularly. And a slew of other issues. Do yourself a favor and look past the paint job and clubhouse to see how scummy it is overall. You will regret living here unless you are never home. read more
