Bluestone has shown a long pattern of mismanagement, negligence, and disregard for homeowner rights. Acting as the de facto decision-makers for our HOA--because the Board relied completely on them--they allowed years of improper billing, forcing homeowners to pay for repairs (plumbing, vent cleaning) that our CC&Rs clearly define as HOA responsibilities. They never informed owners they could seek reimbursement, keeping that information from the community while continuing to collect dues. During the 2024 roofing project, Bluestone failed to properly oversee the contractor when attic vents were left disconnected--a clear health risk. It took them many months to force the contractor to return and make the necessary fixes, and even now they have refused to conduct mold testing despite the moisture and mold concerns created by the delays. Their slow action and lack of transparency have left homeowners with unanswered health questions and potential damage to property values. Bluestone's combination of poor leadership, delayed responses, and refusal to address critical safety issues has cost our community money, trust, and peace of mind. If you value transparency, accountability, and competent management, do not hire Bluestone Real Estate Services. read more

I am a current resident in an HOA managed by Bluestone, and my experience has been deeply disappointing, stressful, and unacceptable, especially as a disabled person entitled to legal protections under the Fair Housing Act. In May 2025, I submitted a formal reasonable accommodation request due to disabling health conditions that require very basic environmental modifications to my living situation. My request was well within the law, existing HOA bylaws, and Portland regulations. Rather than handle the request professionally and in compliance with federal law, Bluestone completely mishandled it, passing it off to the HOA board without providing any proper guidance or legal oversight. Despite multiple follow-ups, including direct complaints to higher-level Bluestone management, no one from Bluestone has contacted me, responded to my request, or made any attempt to repair the situation. To this day (over two months later) they have failed to provide any written response or action plan, which is a clear violation of Fair Housing requirements that mandate prompt and timely responses to accommodation requests. This is not an isolated incident. Bluestone routinely neglects basic responsibilities, leaving the HOA board to micromanage every decision just to get things done. Our Bluestone management team fails to properly address resident concerns, even when those concerns involve legal obligations toward disabled community members. And they have shown utter disregard for the wellbeing of vulnerable residents, making it clear they care only about collecting management fees, not about actually managing properties responsibly. If you are considering Bluestone to manage your property or HOA, I strongly urge you to look elsewhere. This company is incompetent, unresponsive, and unethical - and they behave this way without any apparent fear of accountability. Completely disgusting and unacceptable. read more

Thought I'd share a long term perspective on Bluestone Hockley Real Estate Services & their business practices: 1. Way back when (in the 1990s), one of the founders served as the leasing agent for a property my mother owned in downtown Portland. After spending over $30,000 on tenant improvements & another $16,000 on his commission for the first five years of the lease, the tenant left in the middle of the night after only six months. The response? Sorry, I did my job & it was your mother's job to vet the tenant, which vetting had been done by the Founder at her request. He walked without even trying to help replace the tenant. We have subsequently had other agents who when faced with similar issues stepped up & obtained replacement tenants at no additional commission cost. This was simply the first demonstration of a lack of integrity. 2. Before we were married my wife bought a townhome in a neighborhood that is managed by Bluestone Hockley Real Estate Services. Unfortunately they have repeatedly demonstrated little concern about anything other than their own bottom line. As another reviewer mentioned, they replaced roofing & then told everyone there was not enough money in the reserves to pay for it & offered a low interest rate loan, which turned out to be at a 1% premium over the prevailing interest rate at the time. And on top of that they charged a processing fee from the lender plus their own processing fee for each payment. Quite the profit making scam when you can get away with it! 3. Over the past five years they have either moved, restructured their banking relationships, or switched to a new accounting system at least 2-3 times. Each change has required property owners to spend time restructuring their payment systems, figuring out a new place & manner of sending their payments and/or working with their accounting department to get payments properly credited. The accounting department has at least helped to manage these challenges & waived inappropriate penalty and interest charges, but only at the cost of a ridiculous amount of time & energy. 4. If there is a concern with our property we can be certain that we will receive a picture & threatening letter ... at a minimum of five days AFTER the supposed deadline for correction of the concern. 5. Recently we received a delinquency notice regarding our payments from ten months ago. The matter was completely resolved nearly 5 months ago, but this letter still took nearly two weeks to get things straightened out ... AGAIN! 6. And now we have received several emails from our 'Senior Association Community Manager' regarding matters that do not even apply to our unit. She seems to think that her time is more valuable than all of ours, so does not even bother to ensure that the emails she sends are relevant to the people to whom she sends them. We have received at least a dozen emails over the past few months that have nothing to do with our unit, some not even with our HOA. And of course, we must read them because if they DO apply then the excuse if we don't respond quickly is, "Well, we sent you an email." So we must waste our time opening & reading lots & lots of irrelevant emails because they are too lazy to make sure they only send them to those who should get them. I'm quite certain that, while there will definitely be a response to this review, nothing is likely to change in terms of Bluestone Hockley Real Estate Services' condescending attitude, self-serving business & communication practices, nor their lack of transparency (you will note they frequently cite 'transparency' in their responses despite regularly hiding behind obfuscating language). While there are indeed several really good people working at Bluestone Hockley Real Estate Services, unfortunately the leadership style of the Founder still pervades the company following his departure. This results in a company that my family does not trust, & as a result we have not done business with them since the 1990s. And based on our experiences to date, my wife & I most certainly will not deal with them subsequent to the sale of our unit. Hopefully this review help others make informed decisions regarding retaining Bluestone Real Estate Services as their agent or regarding the purchase/lease of living quarters. read more

My elderly mother who lives in condos this company owns are horrible when it comes to maintenance and safety around the premises. I stay with my mother who has Dementia to help her and there is a bee hive right in the vines/ivy by our front door. My sister and 1 maintenance worker has complained to the HOA several times to send someone out to get rid of these bees and nothing. I'm allergic to them. I do know if myself, my mother or anyone in my family gets stung or attacked I will have to contact my lawyer. Video was taken on 7/25/25 and it's being documented everyday by my doorbell camera that shows no one coming to remove the bee. Been almost a month now. My mother owns her condo too!! read more

She couldn't get a deal together, blamed us, blamed the other agent, but when we did our own research we found it was the other agents that did not want to work with her. I was given the first available appointment for right after the property was vacant to see it after calling them trying to get an answer. as there was no reply on Zillow messages. I identified a slow pipe leak that caused damage to the wall, the floor, and my bathroom interior. I have had a hole in my apartment since June, that opens up the wall between my bathroom and the common hallway. Communicating with BH has absolutely failed - miserably - and nobody should have to let their neighbors hear and smell bathroom sounds like this for months. They conveniently forgot that it was an unresolved issue, then blew it off saying that construction crews are overloaded. I would have given them better marks if they had communicated this to me as well as a timeline with some kind of get well plan but their response was nothing more than a virtual shrug. read more

Seriously, this is the worst property management company. I literally have water bubbling up from the ground in my backyard ....broken pipe according to city officials...and they are just letting it run because none of their plumbing vendors are available. Well, MAYBE GO OFF TOUR FRIGGIN VENDOR LIST.....this is a damn emergency. It's not my problem that your vendors are not licensed for the state of Washington. I moved here five months ago. Upon arrival we had to break into the house because no one had bothered to send me the code, even though I reminded them twice during the week before the move. But they didn't and all went home for the weekend. No one on call for these kind of things. Twice since then our sump pump has switched itself off and the bottom floor flooded. We also have a garage that smells like a dead body when it gets hot. The office rarely answers the phone. Seriously can't believe how awful this company is. WARNING This company engages in prejudicial practices, and discriminates towards residents of color. There's a separate set of rules, guidelines, and billing/ fines for white, and non white people. This even includes how complaints are filed, or handled. Aside from this, they have taken advantage of elderly residents who were enrolled in their automatic pay program. There are times that they overcharged elderly residents, or even charged them for months of late fees after their autopay program glitched, and purged people from auto pay without their knowledge. Even for myself I've noticed that I have been charged for late fees even though my payments were sent before their due date. Their billing system causes residents to pay more money in fines which are profitable for them. Their statements are intentionally misleading so that you're left to question what you owe every month.This is also true when it comes to complaints filed resulting in fines. I encourage anybody that has bad dealings with this company to file a report with the Better Business Bureau to resolve issues.Maynard Tye is our agent and he has been the downfall of our community, and our HOA.Since their management our property has fallen into a state of disrepair, our HOA accounts, and property repairs have been mismanaged causing fees to increase drastically to accommodate costs.From reading other Yelp reviews, this is obviously a systemic problem in their company because this seems to be their practice with multiple properties that they run.Please do not hire this company, or rent from them. . read more

I rented a studio from Bluestone for a year and have to say I was very impressed w/ the friendly management and responsive maintenance requests. I so enjoyed the surrounding area: an amazing location close to local the food market, fun shops, restaurants, hiking trails and bike path. The neighborhood is quiet with a great community feel. The unit was clean, well kept and had modern appliances. Highly recommend this apartment complex for its excellent value: it was perfect for my needs and the neighborhood was very safe. read more

STAY AWAY - I'm processing a criminal lawsuit against them for private property damage. My car has been repeatedly damaged by the property manager Darcy, I've received a call that they removed my car cover; which messed up my $180 wax and they also stuck a sticker on my car. The glue melted on the window and had to pay $80 at the shop to remove. Worst of all it seemed as someone kicked my door multiple times. I've contacted the owner Cliff H., Pam H., and Darcy regarding the matter. It has been nearly a month and they have not directly contacted me back! Taylor St. Apartments I'm editing my former 3-star review to be replaced to a 1-star review due to several factors. For starters, our supposed advocate, Assoc. Property Manager Tristan, is a problem both in the way they conduct themself and horrible lack of communication, but because he wouldn't give me the name of his supervisor or contact info, I had to pull a Karen and email the company owner, Mr. Schaff, but he has not replied either. So even more frustration. No one returns calls or emails. I needed a code for the cable guy to get in back after leaving a message two weeks ago and radio silence, even after Tristan was alerted and said he would help! Everything is old and falling apart, they nickel and dime you, and won't fix the wildly creaking upstairs floors. I even once had an emergency where they didn't respond for 3 hours! I highly recommend not living here, and I can't say I will be unless things improve. New mgmt. is just terrible. Seems all the good ones, like Nicole and Angela, have left. No one here now gives a ****. Fun fact: everyone in our complex pays different amounts for utilities regardless of whether I have an identical apartment, so that's something to think about too. incompetent fools. so many complaints. they will revoke access to your apartment building before your lease is up. so you can't go back and clean (Then your charged for that) and then blame you for going at the last minute like most people don't wait till the last day to do that portion of moving out. or have day jobs and have to do it at night? they will ask you to fill out a google form with your bank informatio, if you request direct deposit, and then say that they didn't actually have it. then they will type your new address wrong so you're waiting WAY past the time to get your refund back. they will make you live with water damage in your home for 9 months and delete work orders about without contacting you first. they will charge you for renters insurance even when you send them the information that lists them as an interested party and it's paid for in the year in full. do not waste your time, money, or sanity trying to deal with these people. Their communication skills are 0 and they run through employees like it's cool (Good for all the employees that left honestly) also, they have 0 organization. I had called them with my name because I had a package delivered to the old address and the person that answered asked me if I was still interested in applying to move in. Last night we had a major Portland Electric power outage affecting over 11,000 customers in the area. Our wonderful manager immediately began notifying our residents of the situation and informing us of what the back up generators do in this type of incident. Taylor is a wonderful woman and concerned about us and I wanted you to know how much I and my neighbors appreciate all that she does for our community everyday... she multi tasks huge projects simultaneously and is an excellent communicator. I am going to give Bluestone 3-stars at this point but reserve the right to either raise or lower the score at a later time depending on the outcome. I applied for an apartment on Sunday. 24 hours later I had not heard anything except the email receipt for my application fee. It is now Wednesday. I have called the office multiple time and have emailed leasing@bluestonemgt.com twice (because their voice mail says it is the best way to get a prompt response). Still have not heard back as to whether my application has been processed or if I have the apartment. I am excited about moving, but would hope to get some answers. I did stop by their office yesterday after work and apparently the businesses in their complex closed for the day due to a power outage but I would expect (especially in a post-Covid world), that the staff would have the ability to dial in to check voice mail and/or respond to email requests remotely. The frustrating part is that I am doing everything Bluestone suggests to get answers and still crickets. I really hope someone responds soon or I will need to look for an alternative place to live. Even an email or phone call to say the application is being processed or there are other applicants ahead of me would be nice. Just communicate. Unfortunately, the following email sent to info@bluestonemgt.com has not been responded to in the past week 'Greetings, Please direct this to someone with the authority to deal with this problem. I am a resident at West Park Place Apartments, in downtown Portland. On September 23rd, All residents received the following email - "Hello tenants, Good afternoon. It has come to our attention that some tenants have been leaving their belongings unattended in the laundry room while doing their laundry, as well as leaving their belongings for many hours waiting in the machine. Please note that this is not allowed, please do not leave your things unattended in the laundry room, as all tenants have the same right to use them, management is not responsible for lost belongings. We will be monitoring the situation if any tenant is caught or reported leaving their belongings unattended for too long, the tenant will then be in breach of the lease and an eviction and fines may be filed. But does leaving clothes in a washer constitute material breach, justifying eviction? Especially on just another tenant's say-so? I want to enjoy living here, and to have a good relationship with you and the other residents. But I think bulk emails to all residents threatening eviction and fines, based on the say-so of anyone, for minor offenses, is not a good way to accomplish this. It is unprofessional and contrary to our leases and the law. She comes off sounding like a bully. Such threats should be a last resort, directed only at proven offenders for important issues, those issues listed as material breaches in the lease (for eviction), or for fineable non-compliance (for fines, after a warning is given). I think a good way to handle this situation would be with a sign in the laundry room explaining that people are free to unload finished washers/driers when other machines aren't available. And perhaps in future leases, to include this as a fineable non-compliance issue. My first instinct was to take this up privately with Ana, but I am sending this to you anonymously as the tone and content of her email makes me fear unjust retaliation. This 1-star is based solely on the application process and I'm very grateful someone got the unit I was looking at.... Someone else got the apartment I wanted (in September) so they said they were gonna re-credit my payment method (debit card) and it takes 2-3 business days. After following up constantly, they asked for proof from my bank I did not get the funds back. I sent that to them October 11th. Having heard nothing yet I called today and they said "there is nothing our accounting team can do right now because they credited your account and provided a refund." This "refund" was on 9/30. If they weren't gonna help, why did they ask for this email? Oh and their proof of refund, some number print-out from their "system". Nothing official. No processing or confirmation number. My bank thinks they are shady and trying to see if their is something THEY can do because B&H have done nothing but waste my time and money. read more

A business practice only utilized by the most nefarious of companies. My actions on taking your company up on the offer is truly repeatable as it skews your stellar 2 star rating. As to why I waited so long to write this most honest review: I have moved away from the Portland Market and will no longer have any need to do buisness if your company and would like the good people of Portland know to absolutely stay away from your company. There is a fair amount of damage control and egregious mishaps that your company must address, and to this I say; best of luck. When I was a new tenant they were responsive to maintenance requests. Now they mostly delete them without responding - if I want something done I have to badger them about it. When they do perform maintenance (including at the beginning of my tenancy), they do the cheapest "fix" they can come up with and do not take health concerns of their "fix" into account. E.g. painting with high VOC paint. They are also illegally withholding information from me. read more

My appoint to time was successfully informed and when I was driving to the property I received a cancellation text. This makes me wonder if this company is honest. The ONLY reason I give it 4 stars is because of the property manager in Milwaukie, Susan. When I lived over there she made everything so quick and easy. I got speedy responses and anytime of the day or week. So when I decided to move back to a Bluestone property I had great expectations, because of Susan. I just moved into an apartment that someone else manages and it has been ruff. The apartment is dirty, smells like smoke, I can't get ahold of anyone, the property manager here tells me this isn't her job. I have multiple photos and have been trying to contact someone. Thankfully, I contacted Susan (and she is here for me on the weekend!) she is the only one responding just to reassure me and be there for me. Thank you! I lived at Valley View Apartments for a total of 6 miserable months with my tenancy ending February 2020. It's July 16, 2020 and I am STILL having to communicate with them as they can't even correctly process a simple Roommate Release form or remove me from their tenant email list. Where do I even start in explaining why you should take your time, money and sanity elsewhere (both potential tenants and property owners)? They don't answer their phones, they don't answer their emails and every single Residential Relationship Manager that I have had to communicate with is atrociously unprofessional, incompetent and has poor communication and customer service skills. Here's a very small portion of what I had to navigate: They do not keep accurate records via their client portal so no one knows what is going on, thus disabling them from doing their jobs at even a basic level and remedying their mistakes and incompetencies in an appropriate amount of time. Heads-up, you will get the run around from B&H; it's not going to make sense and that is because it is not supposed to, they bank on that method of gaslighting IMO. The amount of work, time and emotional labor that I had to expend to even come close to achieving the peaceful enjoyment of my unit had me wondering when they were going to add me on to payroll. They turned off the water without proper notices multiple times and maintain the property on the cheap to save costs wherever they can at the expense of their tenants (ex, brushed off concerns of broken safety lighting on the property as being "working enough"). They conduct the walk-through inspection themselves (huh?) prior to tenants moving-in and then leave such things as holes in the wall and broken appliances for you to deal with and defend yourself against. My unit was filled with chemical fumes after they epoxied the kitchen counter tops of the unit below me due to their failure to follow the safety sheet provided for the product(s) they used and/or even crack a window or turn on a fan to ventilate, causing us to be unable to access our unit for over 2 days while the fumes dissipated. We had to reach out to them via their emergency line and then spent weeks trying to receive any sort of accountability from management. They deducted expenses from our account without our consent, only remedied it after we noticed and then put barriers in place for us to get our money back. They did however make it easy to have it remedied with a rental credit to their benefit but not ours. This happened a couple of times. They tried to enter my apartment with a 24-Hour Notice to Enter under the guise of dropping off a holiday gift (chocolates and a rent increase letter) all while misusing and taking advantage of such legal tool and perceived lack of understanding of Tenant Rights by their tenants. Bluestone & Hockley, I feel so incredibly bad that the owners of Valley View entrusted their investment and livelihoods to your business. I sincerely hope that they take a look at what they are paying you for and take their business somewhere else. I can only imagine the amount of money they are losing because of your business managing their property. Also, still waiting for a response to my email. This should not be this hard. Shame on you.
