    description of the Apartments as SUPPORTIVE HOUSING getting HUD $$ for what??

    I've lived in Renaissance Court Apt's in Wilsonville Oregon, since 2019. So many things to complain about, but as seen in my 1st attachment, this SHOULD BE Supported housing for low-income people with disabilities. The "support" was taken away 6/2020 due to LACK of FUNDING we were told. After over a year of constant complaining about removing peer support during COVID-19, the Owners (catholic charities) brought in 1 person who was not a qualified & had never been in that position before. He left within 6-9 months. NOW, the property Mgr. has quit or was fired & currently have a Non-medicated resident who is destroying property (see picture of broken window) he's threatening other residents, has made clear statements to several residents that "WHEN I RETURN, I'M SHOOTING EVERYONE" & he has physically assaulted 2 residents. Police have come several times but even with video proof, never take him in. Trash pick up that has been clockwork for 4 yrs, has now STOPPED since the Mgr left. These are all pictures of the last 14 days here. I say retaliation is in FULL effect from the people who receive the $ but want to do NOTHING to earn it! When I & others call the main # for Cascade Mgmt. they ask" what are you calling about & when you state which property it is you are calling about?" The reply is always "that person is not in the office" you ask to speak to their boss & told the same, and so on. The lack of concern is evident in EACH of the properties they manage, they don't respond, they deny & deflect. Pass the buck, but never fix the issue...they bank on us NOT knowing our rights, cognitive issues that stop us from pursuing the complaint & just MIA until we give up! The maintenance person said to me today that they are having a hard time reaching the person to approve of repairs. I said "welcome to our world" ALL CASCADE PROPERTY MGMT CARES ABOUT IS THE HUD MONEY. Now they are gaining yet ANOTHER low income property in Portland...YAY!! Watch out if you apply to the properties they manage is all I'm going to say! 14 days & counting for no trash pick-up!

    terrible company, terrible managers, wish I never moved here! They won't return calls, no landscaping, pest control, upgrades. Pure crap!

As soon as we arrived, before even entering the home, we noticed a very strong cat urine smell outside. When we went inside, the smell was even worse. We tried opening the sliding glass doors to see if airing the place out would help, but it did not. Within the first 30 minutes, our friend began having an allergic reaction. I contacted the management company and explained the situation. They told me a manager would call me back, but we waited almost an hour and a half without hearing anything. I finally called them back and spoke with a customer service agent. She said they could send housekeeping out first thing in the morning. I explained that would not work because we could not stay in the house due to the smell and the health concerns. She said they would call me back again. While waiting, we looked at another iTrip home (which, looking back, I'm not sure why we did) and thought it might be easier to stay local so they could help us transfer to another property. When the agent called me back, she said, "Oh, I see you reserved another home. Let me speak with my manager and see if we can transfer you." She returned shortly after and said, "My manager approved the transfer. All we need to do is confirm the house has been cleaned. If it has, I'll send you the door code and you should be all set." At no point did she say anything about us being charged for two homes. After spending about two hours in the Gresham house with the strong cat urine smell, we gathered our belongings--which we never even unpacked--and left after receiving the text message with the door code for the new house we were being transferred to. After our trip, I noticed that they never reversed the charge for the first property. Now I am being charged for two vacation rentals when we only used one. When I contacted the property manager, they told me, "Sorry, but you reserved two homes and we will not be refunding you. That is our final resolution." I explained that their customer service representative transferred us and never mentioned that we would be charged for both homes. Long story short: run from iTrip. The franchise owners may not be aware of how the current property management company is running the business for them, but judging by all the one-star reviews, they may want to take a closer look at their property managers and their practices.

Acting as the de facto decision-makers for our HOA--because the Board relied completely on them--they allowed years of improper billing, forcing homeowners to pay for repairs (plumbing, vent cleaning) that our CC&Rs clearly define as HOA responsibilities. They never informed owners they could seek reimbursement, keeping that information from the community while continuing to collect dues. During the 2024 roofing project, Bluestone failed to properly oversee the contractor when attic vents were left disconnected--a clear health risk. It took them many months to force the contractor to return and make the necessary fixes, and even now they have refused to conduct mold testing despite the moisture and mold concerns created by the delays. Their slow action and lack of transparency have left homeowners with unanswered health questions and potential damage to property values. Bluestone's combination of poor leadership, delayed responses, and refusal to address critical safety issues has cost our community money, trust, and peace of mind. If you value transparency, accountability, and competent management, do not hire Bluestone Real Estate Services.

The company may be in different hands now, but it was still, hands down, the absolute worse rental experience I have ever had. I lived there for about a year with a single mom that lived paycheck to paycheck. She had lived there for a year on a 2 year lease. When it came to renew the lease, they raise the rent 43%! Only a few months later the 10% rental cap was introduced, so what they did is now considered illegal but they felt absolutely justified and said they were doing the right thing. The area was horrible (86th and Woodstock), the unit was old and run down, and they did no renovations and it was next to impossible to get anything fixed. They were just abusing the housing crises and said their reasoning was that the Lents Renewal Fund was being introduced and the area was set to gentrify and increase in value over the next few years so they were raising the rent to reflect what it would be valued at after the 5 year plan was finished. They claimed that they were so generous in allowing the 2 year lease, and that the rental value had indeed increased 43%. Lents is still a terrible area to live in. They knew there was a housing crises, that a lot of people lived paycheck to paycheck and would be unable to afford a move and would be stuck in a slum run by people who do not have the best interest of their tenants or society in mind. Only a few months later the rental cap was introduced into law because of hoards of greedy landlords and PM's were implementing this scummy behavior which is now illegal. We were unable to say the name of the company in the news segment and on my old yelp review otherwise they wouldn't renew the lease. If the lease had renewed in a few months after that time, they could only raise it 10% and would need to provide $1,500 per person on the lease to move if they were to move. I have saved all of the emails from Robyn's Nest and I hope to God the same people are not running it anymore because they were unprofessional, cold, snarky, and just not anyone you would want involved in your life at all, especially regarding housing. If you bring up your complaints at all and expose their awful behavior, they would threaten you with the loss of your current housing. In this area in Lents, most of the properties around us were foreclosed homes that were inhabited by homeless people who destroyed them even more, and there were so many campers that we even had the homeless people squatting on our drive way. They left needles everywhere, had fights and would throw themselves at our house and kept us trapped in there, would mess with our cars, steal from us, etc. Robyn's Nest did absolutely nothing to address it, just ignored it or gave a "deal with it" suggestion. Their maintenance guy was awful. They had one guy who did it all who was creepy and unprofessional, would stare at you and make inappropriate comments, and he was always "booked up" for weeks. When asked about it, they said he was the cheapest they could get and weren't going to get an alternative that would cost them more money. The quality was reflected in the service received. The dishwasher was broken and it took over 3 weeks to get the guy in, and he didn't even get it fixed the first go. I have always rented and I am a good renter who always has paid rent early, never been evicted, i'm never loud or destructive. I used to move at least every year due to work, and this is still, 12 years later, the absolute worse company I have ever rented from. I am surprised they are still in business, but I am not surprised their reviews reflect their poor service. Always look closely at how companies answer poor reviews, especially if their responses are argumentative and hostile- it reflects how they will discuss issues with you if you were to use their service and bring up a complaint. Their responses to poor reviews are defensive and place the blame of the problem on the person making the complaint. They do not accept any responsibility in their actions and use the old, "tough shit" attitude that I experienced with them. A good rental company is one that will do what they can to help, do their best to be fair and care about issues in their properties and their tenants, and actively try to change what people were unhappy with. This is not one of those companies, but there are so many out there that will value your support! This is a link to the news segment that aired.     I rented a home managed by Sundance Property Management Inc. at 17108 NW Elk Run Dr, Beaverton, OR…read more97006, from February 2023 to April 30, 2025 -- two full years. I paid rent on time every month through auto-pay and never missed or delayed a single payment. Before moving in, their representative Robert promised the home would be professionally cleaned. However, when I picked up the keys, the home was clearly not cleaned at all. The toilets were covered in dust, the carpet was filthy, the kitchen was greasy, and many parts of the house were visibly damaged. I immediately contacted Robert, and he sent one cleaner who only wiped down the toilets and some glass. The carpet and flooring, the range hood, and the rest of the house were still filthy. They insisted everything had been cleaned -- which was clearly false. At that point, we had already started moving in, and most of our furniture and appliances were stored in the garage. Feeling helpless, I had no choice but to clean the entire place myself just to make it livable. On top of that, the dryer provided in the home was broken. I had my own dryer, which I intended to use. Robert initially said their maintenance team would help remove the broken one and carry my dryer upstairs to install. But when their staff showed up, they refused to do it, saying it's not their job. In the end, I had to move the dryer up and install it myself, which was a lot of effort given the unit was on the second floor. The stove couldn't ignite properly. Even after it was repaired, the issue came back in just a few days, and we had to use a manual lighter to cook for the rest of our tenancy. The range hood was covered with thick grease, which I cleaned myself because Sundance never did. Despite all these problems, I took care of the home responsibly. When I moved out on April 30, 2025, I: * Hired professionals to steam clean all carpets * Cleaned the kitchen, bathrooms, all bedrooms, floors, stairs, baseboards, and railings myself * Notified Sundance that if there were any concerns, I welcomed them to share photo evidence so I could resolve them. I made sure the home was left in much cleaner condition than when I moved in. But at the end of May, I received a charge summary deducting my entire deposit. Their excuses included: unclean house, damaged/stained carpet, untrimmed yard, dirty kitchen, etc. These were false and unreasonable claims. I was furious. I immediately informed them that I had clear photo and video evidence documenting the condition of the home at both move-in and move-out. I stated that I was ready and willing to provide side-by-side comparison photos at any time to prove their claims were false. Despite this, they kept making excuses and have still refused to return my deposit to this day. As of July 30, I still have not received my deposit, far past the legal timeframe. I have already filed a Small Claims Court case, requesting double damages under Oregon law due to their wrongful withholding. I've also filed a complaint with the Oregon Department of Justice, and I plan to make all photo and video evidence public so other renters can see the truth. This company is dishonest, negligent, and exploitative. They take advantage of tenants and ignore the law. If you're currently renting from them and have experienced similar issues, I strongly encourage you to take legal action. If you're considering doing business with them -- DON'T. Sundance Property Management Inc. is the absolute worst property management company I've dealt with -- not even close. Avoid them completely.

The apartment my friend and I rented was in a lovely neighborhood, and a good value. That said, whenever we put in a maintenance request Robert was very slow to respond, and would often dismiss us. Once I submitted A maintenance request through the resident portal with a picture of the broken toilet chain. His email response was, "try resetting the chain." I politely informed him that the chain itself has snapped in two, and I had included a picture to that effect with my maintenance request. His reply was, "oh I didn't look" For the first several months we had issues with the refrigerator leaking. Robert repeatedly sent the same maintenance man out, he was very kind but not able to help. It took multiple maintenance request to get the issue resolved, and many mornings of stepping in a puddle on the floor from the leaky fridge. The homeowner did a terrible job of maintaining the yard and surrounding property, and even though it was brought to Roberts attention on multiple occasions nothing ever changed. When our new neighbor was blasting mariachi at all hours, even though our lease clearly stipulated that quiet hours began at 10, Robert was very dismissive of our complaints. When it was so loud that it could be heard on the other end of a zoom call, Robert simply asked "is that acceptable for daytime?" When I moved out, I was supposed to get my pet deposit back within 30 days. Not only did it take nearly 90 days, when I called Robert to check up on the matter, he was incredibly rude to me and stated he needed to "do research" I was tempted to give a one star review, but the apartment itself was fine and the rent was really reasonable.

The management had unnecessary hoops to jump through to even move into the rental. They forced us to move in early than the expected date or else they'd give the rental to someone else, the rental itself was disgusting and dirty on move in day. There were dead bugs everywhere and even moss growing out of the window seals.. The property manager did not show any concern on this. And told us not to worry about the carpets as they were never replaced and already had stains (come to find out on move out date that they still charged us for carpets). The company then never got back to us when we had questions or concerns about the home throughout our rental period. Then moving out, they stacked unnecessary procedures on the move out process even though our move in on the home was disgusting. Now, they have not mailed our security deposit back within the legal 30 day period, nor did they give us any documentation on why they held the deposit. No calls or emails back despite our multiple attempts. This company is seriously the worst, I feel like we dealt with crooks.

    I agree with the previous review. Communication is hit and miss with them and they never answer…read moretheir phones and unable to leave a voicemail because it's always full. They also can't get their email correspondence correct confusing conversations that never happened.
