    As good as it gets! The highest recommendation!…read more We dipped our toe into being a landlord. We knew we wanted to go with a management company, so I researched about 5 of them. My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. John returned my online inquiry within about 15 minutes. He was personable and easy to talk to. I had a hundred questions and explained everything was new to me. He answered everything in detail; you just get the sense from talking to him that he's an expert in his field. ET is local, which is huge for us. Some of the other companies are regional with offices in Michigan. We worked with John through the on-boarding process. He is awesome to work with. Always ahead of the problem. He had the house up and listed quickly and the property was rented within a couple of weeks. The high-level of service hasn't stopped there. John is available to answer all of my questions (I'm still new... so I still have a ton) and provides the same helpful detail that he did when I was still shopping for management companies. I honestly couldn't think of a better scenario if I tried. Simply exceptional managerial work from top to bottom for about 5 months now.

The also will insist on putting electronic locks on the doors that anyone with access to their system can open and they will refuse to provide details about how this data is protected and stored. Very shady company and their employees will try to bully you into submission. They do not have a direct line to call and the robotic answering machine is incredibly frustrating. I also think it's important to consider how their rating on Google is solely due to landlords reviewing how much they love their management. Avoid at all costs!!!!

    Well first off I would give them minus 10 stars but of course like a lot of these reviews you have…read moreto give them 1 star. Okay I wanted Comb's Contractor's who when you get an estimate and or a contract from them becomes Comb's Contracting LLC. Why two names? So I got an estimate and hired them to paint and repair my house, when I got the contract the estimate went up a hundred dollars. The person who gave me the estimate and signed my contract said my charge card wouldn't be charged a service fee, it was charged a service fee, 60.00. My whole house was supposed to be pressure washed but only half got done the first day they were there it took two hours. Plenty of places were missed and they just painted the dirt right into the siding. As you can imagine it looked lovely, NOT!!! Also I was told that they would work from 8:30am to 4:00pm, that happened but one time. They had 5 no shows and 8 out of the other 11 days they were here they were either late or left early or their supervisor pulled them off of my job leaving me with no one painting my house. After the first week I had only 1 person painting my whole 2 story house. I had 2 people a total of 5 days. As you can imagine I didn't really get much work out of them when they were here because they were either on their cell phones or taking long breaks. I guess out of a 6 hour day if they worked that long that, I got maybe 3 or 4 hours work out of the painters I had on site. All the home improvement sites say to protect yourself and make sure your contractor has insurance. I didn't want to take that chance and my home owner's policy go sky high so I asked to see their insurance policy. They wouldn't show it to me and I signed a waiver of liability. My opinion I don't think they have insurance. I mean why wouldn't they show me an insurance policy if they had insurance? I question some light and dark spots I seen on my house after they painted it a couple of coats. They said it was because of the places where on my house parts of the siding had raw wood and the other where there was a lot of paint that was left on even after scraping. Okay I'm a novice I bought that but it started happening everywhere and it wasn't looking too good. I have since had another contractor paint my house and believe it or not those light and dark spots don't exist anymore. Talking about the paint they used, it wasn't paint that we agreed to in the contract. I caught them in some lies so I checked the labels to the paint cans and they were torn off and another paint (a cheaper one) was substituted. Not only were they supposed to paint my house but they were supposed to repair it as well. So certain siding on my house that we agreed to was suppose to be replaced and one board in back where they started painted was left untouched because it was suppose to be replaced then all of the sudden one day it was painted over and never replaced. This happened multiple times as they were scraping my house and painting it and not scraping the whole house so I could look and see what boards needed to be replaced. Some boards were really bad but again just painted over no replacement of any boards but one repair did get done and it would have been okay but one nail split the board and other boards had some saw marks on them. A little caulk or wood filler and I would have never known the repair wasn't perfect but like before just painted it and moved on. Of all my major repairs only one got was done when they could have been working on them all but you see instead of going to a home improvement center and getting the wood, no they ordered my wood they said and the repairs didn't get done. 20 plus lies I counted and I bet he doesn't believe he told even one. They're very unprofessional, threw down cigarette butts where ever on my property. Scraped my house and just left the paint chips lay, didn't clean up like most painting companies do everyday, didn't put down tarps to catch the paint chips, caulking, dirt or whatever was on the house. Didn't take their ladders down at night either for safety reasons they should have. Also one other unprofessional thing they did, you might want to tell them they can use your bathroom. Just saying!!!! My advice is don't hire Comb's Contracting LLC., but if you do,draw up a good contract write out in detail exactly what you want and make sure to put a start and end date, I didn't and believe me they did whatever they wanted when it came to showing up and leaving. See if you can get them to show you an insurance policy, I couldn't. Also this is important, what them like hawks and keep detailed notes and take lot of pictures. Make sure they're using exactly what you wanted when it comes to materials as well. This is my warning to you, hire them at your own risk and when in doubt move on to the next company, I wish I had.

    I cannot move out soon enough. Don't rent from this place unless you want to be constantly…read morebombarded with inspections that lead nowhere. I bought a security camera for my living room due to 4 men showing up unannounced at my apartment, saying they were going to come in to "inspect" after living there for only 2 weeks. When I called the office for clarification, the property manager was unaware of this team but after a brief hold, told me it was their "executive team" and per the lease agreement, they can enter whenever they want, to do whatever they want. Well... Ohio law requires a 24 hour notice unless in cases of emergency (which there has never been one) -- so clearly they believe their company supersedes the law! That was two years ago though -- Beyond the QUARTERLY inspections (where they take a picture of the air filter and flip a light switch or two), maintenance has now entered my apartment 4 times within the last 3 months and done absolutely nothing each time. Only twice did I receive proper notice or an explanation as to why they were coming -- the only reason I know they came was because of my security camera that I turn on while at work. I have expensive electronics and jewelry in my apartment and it feels like I am being cased. Overall, their methods of property management are suspicious and make me feel extremely unsafe as a young woman living alone.

We have had constant problems at our unit since we moved in. We were told that everything would be clean including the carpet, appliances, floors, etc upon move in. It was absolutely disgusting when we moved in and it looked like nothing had been cleaned. Bathrooms had urine on the walls surrounding the toilet and mold in the shower. Continuing on, our air conditioning in the summer never worked properly, it would be set to 68-69 and would only the cool the house down to around 72-73 degrees. We requested service multiple times and were told it was fine and it was in fact, not. We have had animals between the floors that my roommates in the basement can hear in their ceiling. Eventually they died and made the house smell for 1-3 months because Uptown would do nothing about it. Recently, we have had flies that will not go away that have infested the house, even though Uptown says they exterminated them. My car had been broken into in the parking lot that we paid $1200 for as well as recently, my roommates car now has a bullet hole in the door. We had a shooting outside our house with one person injured less than 20 feet away from our front door. Uptown Rental properties does not care for the safety of young adults in the community or for the health and wellbeing of their tenants that live in their underkept properties.     We hired Lonnie in his company a year ago to work on our properties and he said all the right…read morethings and showed us all the stuff that he has done and his knowledge base. At the end of the day Lonnie did a horrible job with our properties, caused more issues than we can possibly imagine, lost us nearly $150,000, his books and record-keeping are horrible, and the City of Cincinnati and other services can't stand him due to his attitude. Whatever you do, do not hire this company, there are much better ones out there. . He actually lost his Better Business Bureau accreditation in January of 2019.

Based…read moreon our experience I can not recommend them as a property manager., Resident properties is a discount house, charging 5% of gross collected income, versus the typical 8% or 10%. This sounds appealing. However, you get exactly what you paid for. In the 7 months between the time we contracted Resident Properties and the time we requested to cancel the contract due to multiple accounts of breach, we had: - Multiple rounds of our agent chasing after Lonnie to get them the keys to the property for a post-acquisition handover - Several months of vacancy. Resident Properties has a tenant placement guarantee, whereby the placement fee is waived if one is not placed within 90 days of placing an ad. But, the issue is, once the placement window expires, they are no longer motivated to find a tenant - A violation report from the city for lack of yard maintenance. Tenants threatening to put rent into escrow for lack of maintenance. Very little insight in the operation of the property: books were never up to date. We had to threaten to sue to get them to return last rent that they received on our behalf *after* they were fired. - We had to chase them to get our money in hand each time, despite the clear contractual obligation to pay out every month. - They never handed off the books in the end, so we had to reconstruct them based on what we knew, and found that they owed us money. The most charitable interpretation of our experience is that Lonnie and his company are spread very thin managing multiple properties. This all may be well and good, but doesn't bode well for you if you depend on your property manager to be your boots-on-the-ground person. You may be better served elsewhere.
