Boy oh boy. Where do I begin? I suppose I'll start by saying that Block Financial Resources (BFR) is ABSOLUTELY AMAZING and SEAN BLOCH IS A GODSEND!!! He is a consumate professional and true master of his craft. Totally and completely honest and hardworking. He is the full-on embodiment of the word "Integrity". He doesn't just "serve" his clients, he educates, guides and counsels them. He goes above and beyond the call of duty - every time! I cannot speak highly enough of him and the work they do at BFR. I wish I could give him 10 stars. I know I probably sound like some over-the-top infomercial right now, but I swear on my life that I would recommend Sean Bloch to Jesus Christ himself, along with Buddha and Mohammed and any other prophet or deity who happens to be looking to buy or refinance a property in the New York City area. Sean is literally that good! Here's some Backstory on my particular situation for anyone who's interested: Fiancee and I were completely new to the home buying process. We knew we were in for a rough ride trying to get in on a New York City Co-Op. We were initially dealing with one of the big 3 bank lenders who was recommended by our real estate agent, when I happened across an article about the potential upsides to working with a mortgage broker vs dealing directly with the bank itself (e.g. being able to take advantage of discounted wholesale rates). That got the old noodle cranking a bit, so I decided to do a quick bit of googling (something along the lines of "best mortgage brokers NYC") to see what else I could find out. BFR was top of the list. To this day I have never seen so many 5 star Yelp reviews for one business. Anyhow, after poking around for a bit on the BFR website, I figured, what the hell, might as well go ahead and submit my info on the online form to see about getting a meeting. This was around 6:30 or 7pm on a Thursday, so I wasn't expecting to hear anything back until the following week. Wrong. To my surprise, Sean Bloch himself called me up within 15 minutes of submitting the form. Very nice guy. He answered all of my questions and gave me tons of additional information about the buying process and the NYC market as a whole. We ended up speaking for almost 40 minutes on that initial call. So at that point I'm like damn, if this dude takes this kind of a time at the end of the day to educate and enlighten a POTENTIAL client, he's clearly not just out here trying to churn and burn through deals like so many other folks in the NY financial rat race. This dude actually cares! Long story short, Sean made the process as painless as humanly possible. Not only did he secure us a RIDICULOUSLY AMAZING interest rate, he was able to get our rate lock extended for free when our closing was delayed because of foot-dragging on the sellers side. When the building management and sponsor kept screwing up the Co-Op questionnaire and were generally dropping the ball left and right, Sean was the one constantly following up and coordinating everything. When our financing was on the verge of falling through just prior to closing because of new Fannie Mae guidelines having to do with limits on the amount of commercial space allowed in Co-Ops/Condos, Sean was the one who convinced the bank to apply for a waiver from the Feds - which we ended up getting. I don't mean to knock on anyone else's hustle when I say this, but Sean put in more time and hard work to get our deal closed than all of the lawyers and real estate folks combined. Literally. I could go on and on but it's Valentine's day and the Woman want's me to start getting ready to go out and eat. Suffice it to say, both my fiancee and I are eternally grateful to Sean. Finding a decent mortgage broker in NYC is like trying to find a seat on a Manhattan bound L train at 8.45 in the morning. Utterly impossible. The problem of course: no one has bothered to compile a reliable go to source of inspiration. Its sporadic at best. A little information here, a horrible corporate looking website there. When relentless hour upon hour became day after day, then rolled in weeks of searching for a trustworthy individual who didn't resemble a slimy car salesman, I gave Yelp an opportunity to be my mortgage savior. It was there I discovered Bloch Financial Resources. I picked up the phone and dialed Sean. Instant calm. Sean proved himself reliable, diligent and exceptionally patient. The paperwork for my mortgage transaction stood close to 3 inches tall. A bewildering stack of incomprehensible jargon that could only be deciphered by a professional. Sean broke down the complex mystery of the mortgage process into simple and easily understood terms. My financial circumstances were complicated, which added additional layers of fun. Despite the added complexity Sean remain focused, at no point did he seemed fazed or perplexed. He handled the back and forth between myself, the bank and my lawyer with exceptional speed, courtesy and most importantly a good sense of humor. One final note of praise and maybe the most important for most: Sean advised me with exceptional skill about the precise day on which to lock my mortgage rate. A rate that incidentally nobody at my closing had ever witnessed or is ever likely to see again. There were many raised eyebrows in disbelief at the number on the page. I consider myself lucky to have met Sean and am thankful to him for his hard work. When my wife and I decided to relocate upstate I took a chance on Google\Yelp for broker recommendations. You never know for sure what kind of broker you are going to get, but boy did we luck out. Sean was amazing. He was everything we could have wanted in a mortgage broker when we didn't even know what we wanted. He knew the laws, the right questions to ask, and ended up saving us huge headaches in the process. He made himself available after hours even and was really quick to get back to us if he didn't pick up after the first few rings (which was a rarity). He responded to emails almost immediately. We actually felt like he was working with us, not for us. It was a great experience and I would recommend him any day. I can't say so much for our upstate side of the arrangements... If you are planning a move to the tranquility of upstate and leaving the busy hustle and bustle of NYC, well.. DONT! Help us. We're trapped upstate. We now have a beautiful house that we love but we are surrounded by upstaters!! It's slow, they don't deliver, and they keep saying "wicked" in front of every adjective. The second we set the last moving box down, my pregnant wife (who has been 7 months without heels or champagne) whimpered "I want to move back." It took some adjustment and we have finally made this beautiful house a home. We are now technically upstaters but you can take the kids out of the city but you cant take the city out a the kids. Yes indeed, as good as it gets! In early 2016 I attempted a cash-out refinance (to subsidize the renovation of my apartment) directly with Wells Fargo, my mortgage banker at the time. Almost two months and many dollars into the process I was informed due to no fault of mine Wells Fargo was able to offer a straight refinance only, without the cash-out. As a result the entire effort collapsed. A year later, in early 2017, I decided to once more pursue the cash-out refinance. This time around I chose to avoid direct dealings with any bank and researched a broker online. I came across Block Financial and liked the reviews they had received. That same day I left a voicemail with Ava Sanel and she returned my phone call within half an hour. I was immediately impressed. I've closed a few loans in my day and I have to say the loan process I went through with Block Financial was the most pleasent experience yet. BFR helped us to purchase our first vacation home. We had a modest budget and income squarely in the middle class. Having a vacation home was just an HGTV dream until suddenly it came within reach--thanks to Sean who got us a loan with unbeatable terms. I initially had the impression a direct lender might offer a better rate and lower closing costs. Not so. I did my homework and found BFR ultimately offers more value for your money. Sean was easily the most responsive and knowledgeable person I dealt with in the process of purchasing a co-op unit in New Jersey. He helped me lock in a more favorable rate on my mortgage due to my eligibility under a federal program I wasn't even aware of, and followed through with the lender and my lawyer all the way to closing - answering all my questions and helping to resolve every issue that popped up.
