After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

My experience renting 1718 Calmar Drive, Spring, Texas 77386, for $2,045 was extremely…read moredisappointing. During my initial walkthrough with the realtor, I specifically pointed out a strong odor coming from the bedrooms with the original carpet 24 years old. I was clear that I would accept the house only with carpets professionally steam cleaned and treated for pet odors, along with a general cleaning of the house. After moving in, I discovered that none of that had been done. About four weeks later, I HAD TO have the bedroom carpets professionally steam cleaned and deodorized. The carpets had to be cleaned twice, and the extracted water was BLACK. It became clear that the odor and contamination had penetrated the carpet padding underneath the carpet. I repeatedly contacted Green Residential and received no response. Because I did not have the owner's contact information, I located it and sent him a letter explaining the situation. I told him that I could not continue living with the odor. I was seriously considering hiring an attorney to get out of the lease. The owner eventually agreed to address the two worst bedrooms. However, he told me he did not have the money to take care of the other two rooms and essentially asked me to live with the problem. I accepted this as a compromise. This required 2 day of installation of floors carpets disrupting my office operation. The tenancy was also filled with construction and maintenance work. New insulation was installed over several days, and foam and blown insulation ended up throughout portions of the house, requiring additional cleanup. Then, when I moved out, my security deposit was withheld for repairs. The problem is that many of the conditions being charged against my deposit were pre-existing conditions that were already present when I moved in and were not caused by me. There were only two people living in this house. After everything I experienced, I believe I was unfairly held responsible for conditions that existed before my tenancy. I have now hired an attorney regarding the withholding of my security deposit, and I intend to pursue the matter until it is resolved. Prospective tenants: Check Green Residential's rating on the Better Business Bureau is D This was one of the worst rental experiences I have ever had.

No response to pressing issues, days to answer emails and phone calls, bullshit requests to come take air vent photos then getting bitchy attitude when I can't take time off for them to do so. Tried to charge me for stuff they lied about and could not substantiate. If you own property you will not have your profits maximized because they suck at taking care of the people who rent them. Never would I recommend this company as a renter or owner. Useless. Utterly useless.

Did a virtual walk-through with the rental agent and requested to have it cleaned. Was told it would be clean by the time I moved in. Arrived at my new place for a few days-house had not been cleaned. Was unable to do the inspection because it had not been cleaned. Toilet in primary bathroom did not work. Piss all over the pedestal of the toilet. Yuck. I was told it would be cleaned when I returned. Light bulbs out. Flickering bulb (prior to death of the bulb). I had to return back to my home to meet the PODs people and get everything moved in. They said they would clean it before I arrived. I returned to the house 1.5 weeks later and my inspection link had expired. I asked for the link again from several people at Shannon Management. No response. Eventually ,I received the link ( the person in charge was on vacation) when I did receive the link, I was told that it wouldn't be honored because it had been 1 1/2 months - despite leaving messages to get the link- After cleaning I noticed a few things. Peeling of the metal on the tub handle - they call it "cosmetic", I call it a hazard. Almost every screen has holes in it. - also referred to as "cosmetic" reason why I didn't notice in my first walk-through, between the Houston strong sun and dirty windows, how is one to notice? The picture barely captures it. Look at the garage! They claimed to have done a walk- through prior to leasing. Also, when you need to have something fixed- you must be at the house- these people have better hours than a Banker. How are people supposed to pay the rent, when they need to leave work everytime to get something fixed? Try to reach someone, you can barely hear them. It is like trying to hear someone at the long end of a tunnel. Try airpods and not a speaker phone. If you are a property owner, think not once, not twice, but three times about employing this company to manage your property. Great at marketing, definitely long- winded on their automated " welcome to Shannon Property Management, when you need a great company... telephone introduction --horrible on execution. 330 pictures in the video, couldn't load as an attachment; had to create a youtube link. https://youtu.be/rfOUBpN4seI

My experience with this property management company has been consistently disappointing. Over time,…read moreI have interacted with at least four different staff members, and unfortunately, the lack of professionalism does not seem isolated to one person. Communication is often poor, residents are passed from person to person, and I have received conflicting or inaccurate information on multiple occasions. More concerning is the way staff handle situations that are urgent or understandably frustrating. There seems to be very little recognition that a resident can be stressed or frustrated by a situation without that frustration being directed personally at the employee. Basic customer service, professionalism, and the emotional intelligence to de-escalate a difficult interaction seem to be lacking. I have even had calls abruptly ended on multiple occasions while trying to resolve legitimate property concerns. What makes this particularly frustrating is that residents do not individually choose this company. Our communities contract with them, and we pay for their services through our association fees. When the service is poor, an individual homeowner has very little recourse other than continuing to deal with the same company and tolerate a level of service that I would never accept from a business I could simply choose to stop patronizing. After my experiences, property management will absolutely be a consideration the next time I move. I would specifically ask who manages the HOA before purchasing in another community, and I would not knowingly choose a property managed by this company again.

They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.
