By far the worst management company I've ever had to deal with. They don't maintain the grass on the property (they literally told an owner the grass is their responsibility...) won't spray for fleas and ticks, won't treat for mosquitoes, won't replace the rotted-out support beams until a tree falls on it during a Hurricane, won't get rid of tenants who violate every rule imaginable, have tenants using window units because the AC cooling tower they replaced is TOO SMALL for the dozens of units it cools, have constant issues with them that NEVER GET FIXED. Every repair requested is denied. We pay two seperate charges for a two unit building on ONE deed, repairs as little as $200 is denied . No security, no gate , pool is in bad shape and this management company does not care about home owner but its all about the money they take in. When I call, I am left on hold for 30 minutes and sent to the VM . they are rude and condesending. DO NOT hire them to manage your property. I don't even think they are worth one star. Most unprofessional company and treat residents like they do not matter. Last I checked, the property management company that the owners of my community pay into, means they work for the residents. The property is not maintained and I recently incurred damages to my property as a result and I did not get even one phone call returned to ask about the situation. They instead traded character defacing emails between board members without taking a hoa board vote and denied. They don't visit the property and I have never seen any gesture to show they actually care about the residents, the community or their jobs. I have never been so appalled with the way an organization is run and the rude people they employ. Check out the pictures of the gate that closed on my vehicle due to a broken sensor and ongoing gate clickers that also don't work. I was lodged in the gate...how exactly isn't the gate not the property managements responsibility?? I hesitate to even give this property management company one star. I have never in my professional career or personal life ever encountered such unprofessional, rude and disrespectful group. They have zero regard for the property I live in, the weakest communication, and have no interest in the wellbeing of their communities or residents. I legitimately suffered damages after a gate that is so old and rotten out decided to close on my brand new car. They have never even provided a courtesy phone call back, let alone pay for the $1000 in damages. During the pandemic and in the middle of the freeze (with many homes in my community with burst pipes), we were sent violation letters (~100 townhouses) demanding that the exteriors of our homes be repainted. They refused to send anyone to show we're violations occurred, never provided paint colors (but denied people when they submitted them) and as a result every house is a slightly different color. Ironic that this happened to be mailed and the only communications that happen with the residents to notify us (we are always clueless). The worst yet is the hoa board is 3 members but decisions are left to one person who acts like the mosey neighbor taking pictures of residents violations and broadcasting to emails. This is the most disappointing and worthless property management company I hope I ever have to encounter. It would be nice to get a say in where my $1400 a year in hoa payments with no amenities gets spent. They need to REPLACE THESE DANGEROUS GATES BEFORE SOMEONE GETS SERIOUSLY HURT. read more

They're rude and don't care, they don't take care of what's supposed to be taken care of, especially in our privately owned condos. We're supposed to be somewhat safe here, but our mailboxes keep getting broken into, and all they can say is, we have a work order out to get it working again. Sorry, if we're constantly having our mailboxes broken into, you need to do something more, than only what is required of your lackadaisical opinion. People have the constitutional right to receive their mail, and if you can't protect us, guess what..........you are bad at your job. The manager of our property is fantastic and responsive. But, the quality of service when a homeowner calls the Genesis office should be a -5 stars! Their receptionists are rude, or at the least, dismissive. It takes NOTHING to be kind as a receptionist. Forget about the last call and be nice to the next customer. This management team is horrible. The lady who writes out the fines was in contact with me through email and explained to me that we could not have storage in the car port. She could have easily explained what exactly needed to be removed since we were discussing in email anyway! Also charged me another $25 for a certified letter. Something new and a new way of collecting more money for them! We all know how much it cost to send a certified letter. Yesterday I misspelled "Genesys" when notifying my landlord that I was again in their office, trying to get my pool key. Today I realized that I'm glad I didn't correct myself because every time I deal with them I ask "Y do I do this to myself". After two weeks of failing to verify who I am, where I live or that my landlord had already emailed the property manager clearing the $40 from their account needed to buy a pool key (wtf?) I finally was able to get my key. This morning I was told that the pool that my landlord PAID to get me into, has been closed for inspection, and will be until the "infection" can be assessed. This is my most recent story from living here under six months. There are no garbage cans outside on the premises. There is one in the locked (pay to enter, and then pay again to treat your infection) pool area, and one doggy pail WAYY back in the corner of the development that is NEVER emptied. And so, everyone either fails to pick up their poop, or they bag it and throw it in their building dumpster. INSIDE. DO YOU KNOW WHAT HAPPENS WHEN DOGS**T GETS HOT INSIDE PLASTIC. I have dealt with several property management companies and Genesis has been the ONLY one that left me with a positive impression. Before dealing with Genesis, I never thought it was possible to receive good customer service from a property management company. The only downside was that our HOA switched to Genesis a month before we moved out! I am especially appreciative of the servie provided by Barbara, Natalie, Son and Valerie. They were a tremendous help with closing on the property. They even provided solutions when the problem was caused by the previous property management company. If your HOA uses Genesis, consider yourself lucky. If not, I would highly recommend suggesting your board to look into switching. As a previous condo owner and board member, I have to chime in and give Genesis some deserved praise. A friend recommended the company to me when our HOA had issues with previous management paying bills late and not really having an understanding of property management. Most homeowners have no idea what their by laws say. Genesis was very quick to refer to by laws and interpret them with the intent that each section was written, and how our building's history had used them. It seems that some of these reviewers are commenting on issues that are decided by the HOA, not the management company. I was surprised at how many owners didn't know the difference between the two. The HOA sets monthly fees, including late fees. It's up to the management company to enforce and collect them. The HOA makes most of the decisions, including services, and the management company enforces them and/or informs the homeowners. Genesis was very responsive in helping our HOA find quality vendors when the building had an issue. They always delivered detailed monthly financial reports to the board members, and we paid a little extra for an annual audit every other year. Our liaison at Genesis wrote letters to homeowners as needed and we were very pleased with the pricing schedule in the yearly contract outlining services. I would give a "- 8" if I could! I own a townhouse managed by Genesis. After the winter outage in February, all owners were told we would get a double bill at the end of March (due to water being turned off several times during the outage). My bill at the end of March was $37. My average bill is $12 mind you. I contacted the property manager, Kristen and was told to provide dates I didn't have water, which I did. I just received my bill for February and March and it was reduced $6 and I owe $31. Now after 2 weeks without water, I still owe more than I would have normally pay for 2 months service! Ridiculous! And customer service is non-existent. Weeds have been growing in front my unit for over a month and the landscaping people come every Monday. I hate to always email/call to get things done and you have to repeatedly follow up with their office. I am embarrassed to have people come to my house because the place looks like the ghetto! Our community has been with Genesis Property Management for quite a few years. I have been on the board for several years, and I have found that our dealings with Genesis have been excellent. They are helping us to keep our neighborhood up. As a board we try to treat all residents equally. Sera does an excellent job of keeping us informed and helps us in so many ways. By keeping up our neighborhood, we are also protecting the values of the homes. Sometimes difficult decisions have to be made, but it is for the benefit of all. When people buy homes and sign the deed restrictions, they are agreeing to abide by them. They have the right to attend our meetings and voice their concerns, but unfortunately the turnout of residents is very poor. Genesis also has helped us find contractors when work was needed. They helped with the work at our entrances in getting irrigation and landscaping done. This involved a lot of paperwork with the city which Sera gladly helped us with. Genesis helps us but ultimately the decision on homeowner issues rests with the board. I highly recommend Genesis! read more

She always tries to place blame on tenants even when it's clearly the job of a management company to be able to properly communicate with people of the different communities. These people have left tenants without hot water for long periods of time and refuse to take any responsibility for it. I'm a retired public servant of the city of Houston and I have lived in this Genesis managed community since before they took over. I'm an owner resident. If you have read most of the reviews you will see that they are mostly negative and absolutely deserved. I too have experienced the rude, combative, in person exchanges with the office personnel. I once received a letter of violation for lack of a parking sticker and parking in the wrong spot. Here's the kicker, my car had the correct up-to-date sticker on it and was parked (correctly) where I've parked since I bought the place but I still had to go to the management office and prove it with photos and ID's. Afterwards, they offered zero apologies. Here we are in a national and worldwide pandemic of a lifetime and this company has the water to the whole community/complex shut off. This has been a practice (water shut-off) since I've lived here. One of the only means of protection from this viral infection is consistently washing one's hands. Under normal circumstances this is an inconvenience but now this can be life threatening. Incomprehensible! read more

These people gave us the run around for a week ! Towed our cars with no notice while we were sleeping ! Finally figured our where they were towed to and everyone is giving us the run around . We payed $300 to get the car out and they say we need decals to park in the apartments we live in. Finally get someone on the phone regarding the apartments and they don't know why the car is towed . It leads all back to Genesis Property Management, they claim we need a compliance letter and other documents that we or the apartment manager weren't informed about . We finally get to Genesis Management to see how to get these mysterious parking decals and Allison the person in charge for 1- was rude , 2- did not try to resolve the situation , 3- basically shrugged it off and implied we should get it done ourself . So we leave and call the Apartments Manager and she says they have never had to do this before and she would like to speak to the person in charge , now that's currently happening !!! Zero stars would be more accurate. This is the worst example of a professional property management company that I have ever experienced. I have lived on this property on two other occasions in corporate rentals without a problem. I loved living here. I moved back in August and it has been a nightmare. Starting with Kathleen the property manager. She is so rude and petty. She won't return calls and the office hangs up on you instead of transferring calls. Erica has been the only decent person in the office. They do not enforce the leash laws and you better like stepping in dog poo. We had a dog that attacked a lady walking her dog on 2/20/18 and I was chased while trying to help her. The dog would have bitten me too if I had not slammed my gate and ran inside. I live right beside the dog and don't feel safe even going to my mailbox. When I sent a note to Genesis about the dog I was basically told it was not my business. Parking is also an issue and they allow some creep to keep his boat in his one designated space. So, where do he and his wife park their cars? In other peoples spots or in the visitors spaces. The same creep likes to wash his cars and boat right out behind my house in the carport. My back door is right against the carport. He has a shop vac that is very loud and also blasts his music. I didn't move here to live in a car wash facility. The boat should be off property so that he has his own parking spot instead of taking spots from others. As a unit owner, I am very disappointed in the lack of compassion and response they have in resolving property issues at Brandy Creek. I shouldn't be paying monthly dues for management that does not do their job,in regards to safety and disregarding severe violations of letting large groups of people block the parking lot and block 2 units entrances, during the COVID pandemic. This company can't manage our HOA and properties. Staff are very uneducated about financial statements and accounting. In fact, there isn't a full financial reporting package to homeowners. They think a basic balance sheet is adequate. It shows no cash in and out activities. Bank accounts are drained with no proper explanation. Annual meeting letter was sent out with no compliance to our by-laws. When pointed out the facts, everything was denied. Do not trust these people, including their own legal staff. I have lived at one of their properties that they manage for the past 4yrs and they have consistently disappointed and aggraviated every situation. We no longer have a groundsman, our fees are going up. Last year, they implemented a "Special Assessment" fee of $2076, which we had to pay. This month, my electric bill went up $250! Something is not right about these people and I don't know what I can do as a resident. Poor customer service, everyone is always rude when you speak to them on the phone. They are horrible. They overpay for plumbing service. They use AAA plumbing which charges 1/2 hour for travel time at $96/hr.(They did not use a closer plumber. All major plumbing companies have branches all over Houston). Then AAA spends 45 minutes to determine a quote and charge for it. Of which other plumbing companies take less than 10 minutes. AAA plumbing charges $120.00 which should be free, yet Genesis accepted the bill. Are they dumb or what ? And this whole process has never consented me. Worse, AAA quotes is too high, so I hired a reputable company which did the repair for far less. Genesis charged back the $120.00 to me. I am still fighting the charge. Genesis is incompetent and irresponsible. I would not even give them 1 star. They deserve 0. read more

Have lived on the property for 8 years. Although there have beeen various Management companies they have all maintained the same antiquated accounting system which is the source of discontentment for a majority of residents. Despite many complaints there is no effort to consider alternative systems. Their invoicing system is designed around a confusing practice that makes it difficult to balance late accounts and triggers escalating rolling late charges. Essentially this results in putting your home in jeopardy for collection fees and foreclosure action way too easily and places the burden heavily on the homeowner. The unfair practice is to lump any charge as an HOA maintenance fee, whether it actually is or not. This allows the company to charge interest per the By- laws and to proceed with legal action for failure to pay HOA dues, which legally can put one's home in jeopardy. In the time I have lived there, there have been two significant special "pop up " assessments, ( $over 2,000) mostly due to poor financial management and lack of communication. With many residents on fixed income, there must be recognition that this might cause financial hardship. I care about my property and I agree that there needs to be consequences for delinquencies. What I contend is that although the current manager is courteous and tries to offer some problem solving , in general, this company is not invested in supporting homeowners in maintaining their home. From a business perspective this is incredibly short sighted as happy homeowners create lively, thriving and stable communities. Indeed, I and many other homeowners have stopped caring about the property and its business affairs as evidenced by the drastic decline in attendance at homeowner's association meetings. read more
