As a first-time rental property owner, I hired TILT Property Group. I was hoping for stress-free…read moreprofessional rental management experience. Unfortunately, what transpired was the exact
opposite. Despite being locked into a one-year contract, the service I received during my short
time with TILT was consistently disappointing, unprofessional, and ultimately more stressful than
managing the property myself.
From the beginning, communication was poor and inconsistent. After the initial walk-through,
the agent told me that only the bedrooms required fresh paint. I completed this immediately, yet
shortly after, I was informed that additional painting was needed in the living room--something
that should have been identified the first time. The agent also claimed the original photos "didn't
turn out," which I later learned didn't matter because my listing hadn't been posted at all.
When I finally received an update, I was told the listing had minimal activity and only one
showing. Despite having completed every task they recommended, I was then given a second
list of repairs and asked to reduce the rental price--this was only one week after they had
conducted a market review and set the original rent amount. TILT continued to request
additional price reductions 3 times over a one-month period, always citing "lack of interest," yet
provided none of the documentation I repeatedly requested updates regarding showings and
inquiries--something they claim to provide bi-weekly and are obligated to share under RECA
guidelines.
After moving cities and leaving my keys for them to collect, I discovered they simply never
picked them up. Again, weeks went by with no personalized updates on my property. When I
reached out after two weeks, the agent casually mentioned she "had been meaning" to talk to me--raising the
question of whether she would have reached out at all if I hadn't initiated contact.
The situation escalated when I emailed CEO Jared Hope directly to express my concerns.
Instead of addressing any of my issues--lack of communication, failure to follow contract terms,
repeated rent-reduction pressure, and missing documentation--he responded with an
unprofessional tone and took the opportunity to highlight his own expertise rather than
acknowledge any accountability. These emails continued for four days of
unproductive back-and-forth.
The final breaking point was discovering that people I personally referred to TILT for viewings of
my home never received a response from them. On top of that, I discovered TILT reduced my
rental price on the ads after I explicitly told them not to. They claimed they would correct it,
yet two days later nothing had changed.
After paying both a mortgage and rent while dealing with a company whose CEO displays a
clear lack of respect and professionalism--and after multiple breaches of contract--I made the
decision to terminate my agreement with TILT after only 1.5 months of service.
This experience was discouraging, costly, frustrating and unnecessarily stressful. Based on my
time with TILT Property Group, I would strongly not recommend their services to any property
owner looking for competent or professional management.
