The last two property managers we had, they left us in a very dire situation. We felt hopeless and defeated. We decided to give one more shot and started looking for a new property manager. In the process of interviewing new prospects, we came across Micah Matteson. Hiring him as our property manager was the best decision we have made. He understood our situation. He went out of his way to accommodate us, and within the first 2 yrs we were able to turn things around. When our properties were profitable again, he helped us selling them. Last one was sold this week. We are very grateful to Micah and his team for all they did during the past 4 yrs to make this happen as we are moving our business to other directions. I had him has my property manager for years and he always was able to get me into a "great" deal only for it to be a dump. His strategy....use out of state investors to bring their money into Watertown, fix up a dump, let him put Section 8 tenants or TLS tenants in there only to have your home destroyed. Use the few bucks you made if tenants paid to fix up the property again...rinse....repeat while he collected his monthly management fee. I was investing in Watertown for about 4 years and I'm still trying to get out of there. I moved everything over with Darrin Ashcroft that I have left. Micah shouldn't be in real estate or property management as he does not care about the investor evidenced by the trash he put in my home. I don't think he ran background checks or looked at prior convictions. Somehow everything he touched turned into a time suck. I have no idea how he stays in business personally. He would stall and claim he could not reach his client, avoid answering questions, and set the final walkthrough for the morning of the closing. Then when significant new damage was discovered during the walkthrough, he blamed us, refused to negotiate for repair costs, had someone do a terrible coverup job, insulted us repeatedly, and threatened to sue if we did not go through with the initial offer. We had no say in who the seller picked as a realtor, but please do not give this slimeball any of your business! (I highly recommend Stephen Gleason and William Leepy from NNY Realty instead)

These managers and owners are absolutely disgusting. The responses are rude if you say anything…read morethey tell you not to contact them. If you stand up for your rights they harass you. They send nasty messages and comments. I've been tormented by my neighbors they told me they asked them to leave. They keep crackhead hours,pounding on the walls slamming cupboard doors,drilling a wall and hammering nails from q0pm to 3 am. They've put the dog out at 2:30am and leave him out there barking. Bri the "apartment manager" says the 2 year old was playing at midnight with a drill and hammer. Oh . She had the nerve to tell me not to contact her that late again. We'll the law says I can and I sent her a copy of it. She got mad and told me I can move out. ..... The neighbors sprayed bug spray while I was gone. I came home and my dog got sick and so did I. She said im lying and cant prove it. The guy took off and left the 2 year old in the house alone and went to Stewart's and the mom was at work. They've had garbage flying around the yard and up the street dirty razors and cans all over. I have pictures videos and so much more. Bri said I didn't after I sent them all to her. Good thing for safe keeping. I've been a faithful Tennant for almost 5 years now and she talks down to me like it's all my fault. I've been begging them for insulation in our common walls to stop the noise and things. Mike hall refuses to do it because he doesn't have to deal with it. Common walls bedrooms bathroom living room kitchen and stairway. When you sit on my toilet you can hear them on thiers,you hear sex noises in the bedrooms,the other person came and asked me for 1 of my ice cream sandwiches because they heard me getting one from my kitchen. When you walk up or downstairs it echos so it sounds like stomping. I do not recommend this property management service, especially the property manager Sandy Rowland…read more Clear Choice Homes service was slow, unresponsive, and unreasonable upon termination. Sandy rarely returned my calls and almost never answered her phone. I spoke with several prospective tenants and their calls were rarely returned in a timely manner. I listed my house with Clear Choice in June 2014 and as of August 2014 it remained unoccupied. Prior to this experience my house never remained unoccupied for more than two weeks. I asked to be released from my (1 year contract) given the poor performance, and was given a bill for $960 for "Advertising Expense, Marketing, Showing Property". No where in my management contract included a provision for termination fees, and every broker/manager in the area whom I spoke with believed this provision was entirely unreasonable. In conclusion, Clear Choice, and Sandy Rowland were an enormous disappointment. They combined poor service with unreasonable fees. I do not recommend them.

For the amount of money he received from the sale, the service was NOT good. On May 2nd Patrick and his mother Marsha Gibbons (half owner of the company) came to my home to discuss the processes of selling the home. I agreed to sign the contract to have Patrick list it on the market, although it was Marsha who actually did all of the talking and took all of the photos of my home. It was listed the following day and due to the housing market, as well as the beauty and location of my home it immediately had three interested parties, all made offers. By May 5th I accepted an offer. I thought yay. Good job. However, what I didn't expect was the lack of communication from them in the future. Getting information on the processes of what is next was a different story. I went long periods of time with hearing absolutely nothing and so I was at a point of 'do I prepare to move, or not'? Finally on May 24th I was told an appraiser was coming the following Thursday. She did come on June 3rd and again I was left waiting in limbo. In the mean time, with no communication or information relayed to me I continued to prepare to move even though I didn't even know if I needed to rush or not. This involved finding an apartment for my deaf, adult son and get him moved in to it, getting my stuff packed and into storage, dealing with the grief of leaving my beloved home. My husband had passed away in October of 2019 and so the entire process was very emotional. This had been our home for 28 years so maybe some support or information from my realtor would have been a good thing. Finally in mid June I called Patrick again to see what was going on since I had heard nothing from him. He told me that the buyer had been approved for the loan and that the closing date would be on July 6th. It was difficult, there was a lot of emotional and mental grief, as well as the fact that I busted my ass doing so, but I was ready. By July 5th my son was in his own apartment. All of my possessions were in a storage unit, as I planned on traveling for a while. I had changed my address, canceled my internet, canceled my homeowners insurance; effective July 6th. From mid-June to July 5th I had heard nothing from Patrick. On July 5th I texted him to see what was happening on the 6th. I had no idea what I was supposed to do. He responded with "I tried calling Farleys office (the lawyer they recommended, since I didn't know any) on Friday to get an update they should be reaching out to you" I thanked him and asked that he keep me updated if he heard anything. The following day he texted me that the lawyer should be calling me to set up a time to get documents signed. Good to hear. Except it wasn't after all. On July 7th the lawyer called me and then I went to the lawyers office and what I was signing apparently wasn't closing after all. I thought okay sign papers, receive my payment for my home and be on my way. NOPE. The lawyer asked me who told me that the closing was on the 5th. I stated that Patrick did. That wasn't true. I texted Patrick. I was quite irate and I told him I wasn't too impressed with him, TLC nor their recommended lawyer. Shortly afterwards I received a phone call from his mother Marsha Gibbons. She made all kinds of excuses, and told me that once the papers go to the lawyers office that the realtor is out of it. It is between me and the lawyer. REALLY? HOW MUCH MONEY DID YOU MAKE FROM THE SALE OF MY HOME? So again no contacts from anyone. I tried calling the lawyers, he did not return my phone call. Finally I received a text from Patrick on July 19th stating that he had "received word from the buyers agent and we should be getting a call to schedule closing anytime". I received a message from Patrick again on the 21st to say that the buyer wanted a final walk through on Friday the 23rd of July. Since I had the house locked up, I met her and her realtor there and learned from them that she was signing her closing papers at 2:00 on Monday, July 26th. Well Hallelujah! I was living out of my car and staying wherever I was able since July 5th. I was ready for this to be done with! Her agent (also a TLC agent) told me that the process was that she would sign and then the money would be wired to my lawyer for pick-up. Well that didn't happen. I called the lawyers office at 11:00 am and he was out to lunch. I left a message for him to call me. He didn't. I called back around 3:30 in the afternoon and he told me that I wouldn't be getting my payment that day. Their office doesn't do wire transfers. I was told that they sent an envelope for her lawyer to send to them. Not even next day delivery. He didn't know when I would receive my money. All said and done, I did receive payment 4 DAYS after the house legally belonged to her. I WOULDN'T RECOMMEND USING THEM.
