4/06/2017 signed paperwork and sent it back to Marsha Gibbons to get the process started on getting my property in NY going. It is not a "contract;" however, it is a written agreement that Marsha Gibbons can work on my behalf.
Because I don't live in NY we realized there was extensive plumbing damage done (the pipes burst in the winter). She coordinated plumbers but never got me a quote. I had to contact Lori (the owner) to get Marsha, to help me get quotes. I still have not been given 1 single written quote. Even my dad tried to get the quote. I've gotten alot of "the damage is really bad," "maybe about 10k".... when you are out of state, this is not what you want to hear... I need a written estimate... something other then... its bad...
March 19 2018 I requested from lori a different property manager, one that wanted to work. As I was still trying to get the quote from John Orton or some plumbing contractor. I finally had my father contact John Orton as I was not getting anywhere, John wouldn't get the written contract information to my dad either. All I hear is "it's really bad damage".
12/30/2019: This company has had my property for almost 2 years and not done anything. I needed extensive repairs done so I asked for help getting quotes, because I am in Wisconsin. I still, 2 years later have not gotten ONE quote from plumber the property manager (Marsha) suggested (John Orton); additionally, I finally called the owner because I couldn't get my manager to do anything and I wanted a new property manager, which I also never got. My advice to anyone who is using this company, do not pay any of their contractors or anyone they refer you to, UNTIL THE JOB IS DONE. I say this because I sent 3800 dollars (June 2018) to one of the plumbers the owner suggested (I got the quote myself and the plumber got in by using my lock box that I had put on again, I am doing everything myself from afar, which I believe defeats the purpose of trying to hire a property manager at all), he got half way thru the work and now I can't get ahold of him! I have tried for 2 years to be nice, and really, really, patient. Honestly, if you are going to go thru this company you might as well manage your property from afar, which as you can see is very dangerous and frustrating for obvious reasons and that's why I contacted a property management company because I thought they would help! It sucks because I want to get the work done, but I can't get anyone to help me and when I do finally "get someone to help" they take my money, and being 16 hours away, what can I do???!!! *Sigh* I hope this helps anyone who is looking for a property management company on my experience with this one.
1/4/2019: today the Owner Lori told me: "we never had a contract with you until the property is habitable".... (Remember I stated earlier I am out of state and the pipes burst and I was trying to get it fixed).... 1) so what was the "paperwork" I signed with Marsha 4/6/2017 (its a New York State Disclosure form, a Property Management Agreement, a disclosure of lead based paint, a land lord information sheet, a sprinkler disclosure SINCE WE WANT TO ARGUE ABOUT SEMANTICS) and 2) the purpose of contacting a property management company is to get help with getting your property "habitable".... If you need help with the manager getting your property "habitable," which is what I was trying to do in contacting them, so that I could get "habitable" and then get it rented. I guess if your home needs work and you are 16 hours away, they do not help with this getting the contractors ready or getting you quotes... So if I get a, "we never had a contract with you" retort under this review from the management (like a few other bad reviews I see) you know why. read more
