Family trip with 10 members in party. Had to join the club to get the reduced price of $10k for a week! Place looked nice at first, then we found bat droppings piled behind the outside door, place was not clean. Bats decided they do not want anyone in upstairs loft, called said someone would be out on day 2, day 4 called to find out where are they to take care of bats? Not sure as No one has responded. Day 6 someone shows up unexpectedly says "yes that's a lot of bay poop and yes they are in the ceiling. Will be back (which they never returned) to take care of. So had 4 kids crammed in one room for 6/7 nights. Called 4 times while on site and 3 times When got home, no return calls just a promise to look into. It's been 2 Months since our trip and I canceled the "club" verbally and in writing. They charged the monthly fee plus another $116 for who knows what? I disputed all and bank reversed. Tranquility Hollow was the nicest cabin we have ever stayed in while visiting the Pigeon Forge Gatlinburg area. Their cleaning people are TOP NOTCH! Not a speck of mess anywhere when we checked in. Because of this we were confident of the cleanliness of the pool and hot tub. Normally we are not. And it proved to be true. Both were very clean. The game room was clean and so fun for our family with 3 teenagers, parents and 2 sets of grandparents. Kitchen amenities were very good. (One very minor thing...I would ask that BC put an iced tea pitcher in the kitchen). Even the rollout bed was pretty comfy which is never the case anywhere. The location of this cabin was perfect. Not too far out from the action, but still plenty of seclusion. We enjoyed the fire ring seating area and the covered porch. We don't usually stay in one place again, but I see us coming back here. We stayed in the Stream On cabin. It would have been great except for these issues. Internet did not work for over 24 hrs into Stay. Our phones never worked the entire stay! Three different phone companies. Outdoor furniture was never cleaned. We had to take our towels and clean them ourselves. There were ants in the kitchen when we got there. Two toilet seats were so loose we had to have them secured. Unit, especially living room I'd much smaller than you would think by pictures. Back of unit is on a very busy road and you could hear traffic all night long. Otherwise a nice setting on the river. No credit is given by this company per the office. As a result we won't rent with them again given the issues. read more

I called multiple times about a security issue in the King of the Mountain rental. The lowest door does not lock and has no way of securing it. Currently I have rigged a pool ball holder through the handles to hopefully keep anyone out. This is the floor where five kids are sleeping and the most accessible for something to come in. The lock doesn't work and the arm that would block the door from opening has been broken since we arrived. Currently we cannot access the balcony on the 2nd floor, near the kitchen, because that lock is stuck and broken. I called about both of these items today and was told they would be fixed, after the security issue downstairs was not fixed. I do appreciate that the projector bulb was fixed and the kids are enjoying that but I am very upset that the house it not secure and I was told both days that it would be taken care of and it has not been taken care of, nor have I received any updates at all about what to do. The 2nd floor balcony has been inaccessible from the main living area for most of our stay and we cannot secure the basement/ground level floor where our kids sleep. We love the house but these are some major issues. At this point, I would like to request a partial refund as the house was not ready to host guest in a safe manner and we are unable to use several of the amenities that we were really hoping to use. There are even more issues but not as big as the issues of locks not working or on the other hand, being locked out of the balcony we planned to use a lot of the trip. I am happy to provide a list if needed but there need to be some fixes before anyone else stays here for it to be safe. Got to the cabin, it was dirty and dusty. There was no hot water for the shower and the hottub had bleach in it instead of them using chlorine so we got bleach burns on our skin. We had to evacuate at midnight the last night we stayed because of the forest fire and they never called, emailed us back or gave us a discount for our troubles.Wouldn't stay with them again!!!! read more

The VIEW is AMAZING, And we loved that the porch wrapped around the mountain side that you were able to see out everyday over! We rented from this company in the fall of 2023. To keep things brief, I would NEVER rent from this company again. When we first arrived to our cabin, it was clear that something had gone wrong with the fireplace. There were tiny pieces of ash/soot all over the living space. So much that our shoes and clothes were turning black anywhere we walked or sat. I called the company within 30 minutes of arrival, and over the course of our 4 day stay, no one ever came to fix this issue. I made multiple phone calls and even after being assured it would be fixed, nothing was ever done. Because of this, we looked for something in the cabin to cover up the couch so we could at least sit on it. We found a blanket in the upstairs dresser and opened it up to cover the couch- only to find DOG POOP smeared all over the blanket. Again, we made a call to the office and no one ever came to fix this. When we arrived home, I made several calls to the office only to speak with the nastiest office manager. She was pleasant at first, saying she agreed that the dog poop was crossing a line and a refund should be issued. After a few phone calls back and forth (her saying she needed to ask her supervisor), she became very aggressive on the phone. She eventually stopped returning my calls and the only refund issued was for the $100 cleaning fee. Again, I'd NEVER recommend this company. They have shady business practices, and their cleaning is not up to par to say the least. read more

We stayed here MARCH 2021. Do not stay here. They are very unprofessional. The cabin we stayed in had the worst ant problem ever. The ants were in our bags, everywhere in the cabin. They destroyed $600 worth of groceries we bought and left in the cabin when we went out for the day.. Among other things...... The cleaning crew left hair in the shower. The plates that were provided for us were Melamac material and clearly someone had put them in the microwave because they were burned crispy plates. The ceiling in my moms room had mold spots. There were people there while we stayed marking spots all around our cabin with little pink flags (so much for privacy in the woods) . We constantly had work vehicles parked in front of our cabin as well. I reached out to them asking for a refund. I had to have my vehicle cleaned after the return from our trip because the ants took up residence in all of our stuff. They had 1 very short and snarky email back with no apology. They then sent me an email quoting a contract stating they will not give a refund because of pest problems. Again, no apology. This company is VERY unprofessional and rude.. They could care less about their customers. If anyone has any question about the validity of any bad review, read the reviews of this place on YELP. Disgusting company with horrible guest service. Reading the reviews on Yelp - I guess we were LUCKY to get the cabin with an ant infestation. Yikes. This pic is from a chip that had fallen from lunch. By the end of lunch, this was the amount of ants that had gathered so you can only imagine how many were in the cabin. Edited: so here you have it - a nasty response from the owner/manager with the same snarky attitude you had sent me in the emails and also your response to any negative review! Would highly recommend both Bear Camp Rentals and the Majestic Highbearnation cabin. BCR was responsive, professional and accommodating. After hearing we had young children they went over and beyond to have the cabin ready for a beautiful Smokey Mountain Christmas. The view was amazing, the rec room was fun, the dining area was large enough for our entire family, the beds though firm surprised us and we slept like babies and the furnishings were lovely. We lost power due to a freak snowstorm but we had more than enough blankets to keep us cozy. 10/10 would recommend and would stay again!! read more

Will NEVER rent from Bear Camp Rentals again!! We booked Amazing View Cabin for 12/26-1/1/2023 for a nice getaway. I am very particular when I book cabins and do a lot of searches and rely heavily on reviews when making a decision. The night we arrived they had a freak snowstorm roll in, when we got off of Parkway and started heading up the roads there were cars in ditches everywhere and the roads were soo icy and snowy that everyone was spinning out. We tried but there was no way we would get in the mountains to this cabin so we stayed in a hotel which was understandable and not the fault of the rental, but I did send them a message to let them know that we wouldn't be checking in that night. Still haven't gotten a response about that, no big deal. The next day we left the hotel around 11am, got breakfast, and headed to the cabin. The roads getting there were icy in spots but we were able to make it up the mountain to try to get there. As we were traveling, you had to make a left into the development, and seeing the road there was NO WAY to turn into the development as it was nothing but a sheet of ice and snow and a very windy steep road. We called Bear Camp and told them that the development hasn't been touched and was told that she would call HOA about it. Held on the phone for a couple of minutes then she came back and said HOA isn't responsible for the road and that we have to wait for the county to clear them. I told her that we have now paid for 2 days and couldn't get to the cabin and her smart reply was "It's not our responsibility to get you to the cabin". This enraged me as there was no sympathy at all for my situation so I was like well I should get a refund or something since it SHOULD be your responsibility to make the roads cleared to get to the cabin and she said look at your contract, no refunds! So angrily we went to town to hope it would melt itself. WE came back around 6pm and the development was melted enough in spots that we could try to drive. We went through the windy inclined roads of the development with extremely sharp turns to the driveway to the rental. The driveway to the rental is a long steep uphill incline and was still covered in snow and ice. I tried to get up but slid and couldn't go anywhere. I called the rental again and she said it's not their responsibility to have the driveway cleared, at this point, I was sooo mad but we already paid $5,000 for this rental with no refund so we WERE going to get there. We went to Dollar General to get cat litter and a shovel to help with traction and finally after an hour of clearing their driveway, we were able to get up to the cabin. We get into the cabin and it was very pretty. We started to unpack and my daughter who had the upstairs room screams that there is a wasp in her room, I went to look for something to kill it and opened one of the cabinets and there was (and I'm not exaggerating) 6 cans of Wasp/Hornet spray that we all almost completely empty. I grabbed one and since I'm allergic to bees, had the others go up, when they got there, there was 2 wasps flying around. They killed them and a 3rd one appeared. We called Bear Camp and they said they would send someone up, I explained that I was allergic and she was unconcerned. Within 30 minutes an extremely wonderful maintenance man came up and checked the entire house inside and out and did find 2 nests in the railings and killed them, he then proceeded to check everywhere else and didn't find any more nests. The next morning there was 2 more wasps in that room and one in the livingroom. Over the course of the next 5 days that we were there, there was 4-6 killed EVERY DAY, with this being said we couldn't get in the hot tub because we didn't know where the nest was and I couldn't be around the bees! The other problem we had was the first night we went to set the heat in the cabins and found 2 thermostats, one in the livingroom and one upstairs, we set them both on 71 for comfort and the basement which has the entertainment and a bedroom was like an ice box so no one could sleep down there it was that cold. Also the 2 main level bedrooms were cold even with the door being left open to the livingroom to help on the 2nd night. I called the rental and they said they would send someone up to look at it and no one ever showed up at all EVER! I wanted to express the poor customer service and issues with cabin with the Wasps because as an allergic person I would have NEVER booked this cabin knowing how steep the roads are and the wasp situation. I have rented cabins there before the stated in bad weather the roads need 4WD etc and I stay away from them, this cabin defiantly should have stated that because if there is any snow, there is NO WAY you're getting a car up to the cabin!! Don't leave many reviews but felt compelled to leave one on this occasion not only due to the poor conditions of a brand new cabin but also the awful customer service. First we own businesses ourselves and are very understanding when it comes to issues. But we will list all of our issues just to show the amount of patients and just the vast amount for a new cabin. 1. Didn't receive entry code to cabin till after 45 min standing in the cold (using wifi from cabin). 2. The pool code did not work couldn't use the pool for the first night. 3. Washer and dryer was sitting in the middle of the floor not hooked up 4. Hot tub had leaves and other debris in it 5. The water had a strong sulfur smell.. 6. TV in bedroom would not work. 7. Half way thru day 2 the water turns grey then black. First Christmas in the mountains to spend time with the family rented a cabin with pool and the amenities this cabin had for family time. The cost of the cabin was $639.36 a night. At that price expect the cabin to be good to go..... this cabin is fairly new possibly brand new and has some bugs to work out. We understand that but we didn't pay to be test dummies on the cabin. But no showers for the last 2.5 days is not what we paid for. We stayed at the Lazy Bear Lake property. The property was poor, and our customer service was poor. I do not think their website publishes bad reviews, so here goes: They do not have minimum standards for their properties, it's up to each owner. I was told that by the office. We are in bear country without a bear proof trashcan. That is not standard, I was told. As soon as we put out trash, we had bears every night, and a mess to clean up. The property has no dishwasher. The kitchen lists that it's fully equipped, but the office told me that only refers to pots and pans. On a vacation rental, this is a dishonest lie of omission. There is no review on their website that addresses this, and with constant bookings I know I am not the first parent that noticed. We had unannounced service professionals show up. I'm listening to the lawn service for a second afternoon in a row, but at least today it's the neighbors, so it's not louder than the TV inside. Last night they were here from 6:45pm until after 8. We had two men show up in a pick up, block us in, walk around outside, spray the porch from a tank in the truck, and leave. Thanks? We could have at least been notified so we could know to expect people, or make plans to not be there. They do not offer refunds (I asked about some money back because of the unsafe trashcan and disturbances, and was told no.) We were not offered a single consideration. This has not been the first time we used Bear Camp Cabins, but I did tell the woman at the office it would be our last based on how this conversation was going, and she told me "that was my opinion." For $400/night, I should not have to be listening to Day Two of leaf blowers and lawnmowers, hand washing my dishes. Very disappointing. PS-- the grill is a rusted heap, despite being listed as an amenity, but apparently the office would have given us a grill. So there's that, I guess. read more

RE: RIVERSONG CABIN, Sevierville, TN: Stay was July 10th - 15th, 2023. Booked via Bear Camp Cabin website. One star given for good beds and a fairly clean cabin. We prepaid a cancelation fee, but found once you walk into the cabin - this voided any refund. The cabin was musty, and immediately found the water smelled like rotten eggs. Before unpacking, I called management and asked for options, possibly to change cabins. This was not an option, nor was any portion of a refund ($1,461.51). The water's smell came from the toilets and all faucets, so we purchased water bottles for cleaning ourselves up and to drink. We requested maintenance for the water smell, non-working outlets in the bathrooms, the front door's loose doorknob, and a loose toilet seat. While we were out, maintenance came, fixing the doorknob and toilet seat. The outlets continued to not work (we're aware of reset button). Management had said that bleach and salt would be added to the well water. The water did not change at all. We purchased plug-in fragrances for the water smell which came into the bedrooms. My friend lives in another state and for years we wanted to take a trip. We were determined to not let this ruin our plans, but did leave a day early due to the water. Upon their request, I sent a review to Bear Camp Cabin Rentals. Not surprising, they have not responded. P.S. Just to be aware, this cabin is out about 18 minutes from Sevierville and the road is narrow, with a few small drop offs. It is not lite up and dark at night. read more

We reserved a cabin for a large group (20). When we arrived, the property had not been inspected before arrival as was indicated in the rental policies on their own website, and there was no functioning water on the property. We contacted the company, and they sent someone to turn on the water while we went to get groceries and meet the rest of the group. When we returned there was water flooding parts of the cabin. It took over 4 hours and multiple phone calls to get a plumber to come out and stop the flooding. He finally arrived at 1am. The following morning, we contacted the company. We asked them to move us to another property, although they DID give us the option of remaining in the original cabin without access to some of the bathrooms and bedrooms while they did the repair work. It took forever to get it all sorted, and our group moved, meaning we lost an entire day of our trip dealing with lodging issues. After we returned from the trip, I contacted the company about a partial refund (at least that first night should have been comped). I had to call 4 times over the course of 2 weeks to finally speak to someone in management, and rather than calling me back as I had requested, I was sent an email stating that their policy is for no refunds. I could only get them to call me back when I responded that I wanted to ask about the inspection policies. They informed me that they weren't able to inspect all the properties because they don't have enough employees. Furthermore, we were told that since the property they moved us to is slightly more expensive (although with fewer beds), we should be happy with the resolution. They offered us a 10% discount on future rentals, but given that they cannot be counted on to provide the contracted services, we will not be using this company for future outings. There are plenty of cabin rental companies. I suggest you steer clear of this one. TLDR: They don't follow their own rental policies regarding the properties but hold you to their "no refunds" policy. read more

Absolutely beautiful! When we pulled up and went in, we were in awe. Very easy to work with, we had to reschedule do to covid 19 pandemic and everything went very smooth, let us change which cabin we wanted and let us add an extra day to our vacation the day before we were supposed to check out because we werent ready to leave yet! Gorgeous mountain views! The only complaint would be the beds could be updated, and the walls are a little scuffed up and latch on sliding door was broke. 4.5 star really. Our view was AMAZING. My favorite part. I love the porch that I could see the moon at night and the beautiful sunrise in the morning. The decor inside was lovely. Overall it was a very nice stay. My only complaint was the cleanliness, (the floor needed to be vacuumed over) and the pull out sofa mattresses upstairs and downstairs could probably be replaced. In March, I reserved a 4 bedroom cabin for my family this week. We had been so excited about our stay. Upon arrival, I checked my email about an hour before checkin to see the codes to get inside. I saw a missed message saying our cabin was unavailable. And that they had wrong contact info which makes no sense. I called and I was told that the rental was not safe. I was very upset with my family in the middle of nowhere given a choice of two other cabins.. 3 bedroom . My whole point of the 4 bedroom / 5 beds was to have space for everyone. We were also told we could get a refund to "find somewhere else". By now it's 5:00 and we felt we had no other choice but to settle on one of the choices. It's a beautiful home. But... small. And there is construction right outside of our cabin in two homes from morning until night. This is so unfair to us. It's not the relaxing vacation we had planned. I'm so upset. We were given Dollywood tickets for inconvenience even though we have already purchased those months ago. It's just not very professional to put us up in a place like this and not do the research to find something that would have been like I reserved to begin with. The overall experience was good with no major issues. I only gave 3 stars due to some of the minor issues we did encounter within the cabin. The booking was very easy and we received the entry code the morning of our arrival as promised and had no issues getting in. Upon arrival, it wasn't exactly what we were expecting. The photos of the exterior were a little misleading, as there is a lot of new cabin construction going on all around and there are multiple cabins very close to each other, which is not shown in the photos. We were under the impression the cabins were spaced further apart and the area more secluded then it actually was. The inside pictures were exactly as shown, but after the first night we found out the cabins seem to be built as fast and cheap as possible to get them opened and making money. The freezer door on the refrigerator would not open all of the way due to the refrigerator not fitting into the wall/cabinet opening and it would hit the wall. There were pieces of blue painters tape all over the walls still. The front door electric lock worked, but you had to wiggle the door to get the lock to seat or it would fail to lock on the first try. The back door only locked with the deadbolt; the knob lock didn't work at all. The upstairs master bath shower had the hot and cold lines reversed so the first night we thought we didn't have hot water, until we thought to try the opposite way. One night, it rained pretty hard and the downstairs bedroom window and the dinning room window had water running in even thought we confirmed it was closed and locked. Some of the towel and toilet paper holders were broken or just not attached correctly. The Wi-Fi was poor most of the time and the TVs only use streaming service so we couldn't use the TVs very much in the evening. The TV that was supposed to be outside over the fireplace was in the kitchen closet and visibly broken. The cabin was clean and stocked with utensils and linens as expected. We only found a couple of minor bugs which is expected for the area. I would say in the end, I can't justify spending the roughly $280 per night again for this cabin, but to be able to stay in our own home and not a hotel was a huge benefit. Booked Cub Crossing for Spring Break. Upon arrival, we found dirty socks on the back porch. Immediately gave the impression that the unit had not been cleaned. The washer had mold growing around the seal. Carpet on staircase appears to have never been cleaned. The jacuzzi sounds like a freight train. Photos are not accurate in that they are VERY dated and the unit as a whole needs a refresh. The propane fireplace ran out of gas. We were told by the management company that it could not be re-filled during the duration of our stay. (Nights were below freezing). Upon return to Florida, I called local 3 local propane companies and was told next day service was not an issue to Bear Mountain. Refused any restitution for a property that did not supply one of their major amenities. Disappointed all around with the experience after spending quite a bit of money to stay at this property. In my opinion, this group hides behind tight contract language instead of doing the right thing for the renter. * Added 4/13/23* Kristy's response is not truthful, I was in contact with the local person the day we arrived about the issue with the fireplace. In fact, look in the attached photos and you will see the text messages that were exchanged The second day. They even claimed that they had lost my number to give me an update on the situation with the fire place. Furthermore, if a management company is doing their job properly, would it not be on some type of checklist to make sure that the fireplace gas level is monitored so that it does not run out on a guest? The response shown here on Yelp leads me to believe even more that people should be careful about doing business with this company on any level. read more

This company and its rentals are a complete joke. Our cabin (A Bliss) was a DUMP!!. To begin we had a broken ironing board, 2 non working jacuzzis, a dining room fixture that its bulbs were popping and breaking, a carpet pulled out from in front of the ground level jacuzzi, lights broken, a couch that its reclining sections would not close and a cracked toilet tank. I would give this flophouse dump cabin zero stars. This place wasn't even livable for my dogs. They tell you they can't compensate you because it's in their contract and give you only free amusement passes. I will never rent from them again even if someone gave me this rundown DUMP to me for free. Don't stay here go somewhere else. The smell was so bad I was overcome and was ill for two days. I'm seeing my doctor after this and a shrink because I was nuts to stay there!! read more

We enjoyed our stay at the cabin. My husband and I spent most of the time exploring the mountains and used the cabin as a end of evening/night relaxation area. It was great coming back and hopping into the hot tub. The pool table upstairs was fun. We both are lousy players and the laughter never ceased. I could have used a few more cooking dishes but made do with what was there. There was one issue that I reported. There was an electrical issue with alarm system, tv, and lights. Some of the lights would flash/go off, tv would shut down and alarm system would chirp. We texted several times to Stephanie. We do not watch too much television so it did not really effect us. Lights were a little annoying. The alarm system was the worst. I hope they get this fixed for the next renters. read more

We had to cancel our reservation due to a medical emegency that occurred 48 hours before check-in. We called immediately (from the emergency room) and offered to provide documentation of the emergency and injury that prevented any travel for two weeks. This company and the cabin owner refused to relist the cabin to see if it could be rented by someone else during our rental period. I asked about receiving credit to rebook the trip next summer but was told no. The rental company kept saying that we might still use the cabin even though I explained that the emergency and injury prevented any travel. Very disappointed in the lack of flexibility and productive discussion about the cancelation. All of the other companies in the area issued full refunds for our pre-booked activities along with some compassion for the situation. And the hotels we reserved as part of the road trip were easy to cancel. We will not rebook this trip due to the loss of $3,700 on the Bear Camp cabin rental. read more

Great place to stay. The cabin was beautiful. My only complaint is about trash. If you don't take your trash out they charge $50 for each bag. We are okay with taking our trash out, however, the facility doesn't provide outside trash bins to put your trash in and if you just leave the bag outside they charge you $50. How is one supposed to take trash to an outside trash bin when the place doesn't provide a trash bin? We ended up driving all the way home with trash in our car. If you want people to throw their trash out you should provide a place for them to put the trash. read more

We stayed in cabin Timeless View 12/27/24-1/3/25. We decided to try Bear Camp Cabin Rentals this time. We stayed for a week and paid peak prices for that week $810 per night. Cabin company provides a list of amenities on their website. Fireplace and dishwasher are on the list. On day 1 we immediately noticed the fireplace didn't work and reported it to office. My husband spent an hour and a half trying to get TVs working (Batteries dead in remotes, remotes and tv boxes in wrong rooms, tv in Spanish instead of English). It was a mess. The next day we learned the dishwasher didn't work & reported that. Both were looked at and neither could be repaired during our stay. That's two very important appliances we did not have during our entire stay. The fireplace was missing parts. I find it difficult to understand how we were the first to report missing parts in a fireplace. All but one of the pool table cue sticks were missing the tip (hard to play pool without a stick) and the arcade game was missing the main joystick. Nothing could be fixed without owner approval which is only done by communicating over email. We followed up on fireplace 24 hours later and they still hadn't heard from owner. We spent a portion of almost every day waiting for maintenance or the owner to address. Not how you want to spend your vacation. We did request a partial refund for the inconvenience. We were only offered a credit on a future stay. That's like saying I know you think my food sucked, but you'll pay full price this time. If you come back and try me again, I'll give you a discount. I submitted a review on the cabin website Jan 15, a week later the review has still not been posted. I called the cabin company and they said all they can do is send the team that handles reviews a message. We tried to go above the manager and they would not provide his or her contact information. Very misleading company. This is fraudulent behavior, false advertisement, and should not be permitted. read more

What a wonderful experience at Tamins Treasure. Be aware that there are bears and they will sneak up on you and into your vehicles! Pros: The area is stunningly beautiful. The setup of the cabin is great for multiple families because each bedroom has a private bath. Internet worked well for our needs, and the view from the top deck is great! Decor makes it really feel like a cabin in the woods, which it is! We saw bears daily!! The staff at Bear Camp was wonderful! Some lights were out and they sent someone right away to replace bulbs. Cons: Dining seating is limited (although there were folding chairs and a table in the laundry room we found later). Hot water unreliable in upper showers. Some of the furniture is dated and past useful life. Hangers are needed in closets. We would definitely recommend to a friend. For the price you are paying for the views and atmosphere. Inside don't expect a resort, it definitely feels more rustic with modern amenities like running water, electricity and AC. read more

This cabin was great and easy to book. The location put it near so many attractions but still feels secluded and peaceful. I wish the wording with the free attractions through Xplorie was more specific: you can get one ticket per day. So the rest of the party will need to pay. Additionally, there is NO WiFi in this cabin. The AC worked well on ground level but remember heat rises. The loft was a bit warm. read more
