The Unit Itself: Needs Major Improvements * Laurie's house * The view from this rental is truly spectacular -- you can't beat being right on the beach, and that part of the experience was everything we hoped for. Unfortunately, the home didn't match the location, and several issues made our stay less comfortable than expected. It was disappointing. What We Loved * Unbeatable beachfront location * Gorgeous ocean views from the living area and outdoor space * Easy access to the sand and beautiful sunsets Where the Home Falls Short * Beds are extremely high -- so tall that we needed a step stool to get on and off. * Bathrooms are tiny, barely larger than an airplane lavatory. It's difficult to move without bumping into something. * Oversized furniture makes the small rooms feel even more cramped. * Overall cluttered feel throughout the home. * Carpets hold a lot of dust, and we found ourselves sneezing more than usual. * No dishwasher, yet oddly there are two microwaves. * Outdoor furniture is in poor condition, with many pieces filthy & unusable. * Wood‑burning fire pit creates ash that blows everywhere, making it hard to enjoy the outdoor space. * Some areas were not cleaned properly upon arrival. To their credit, the cleaning crew did return to address those spots after we reported them. * No screens on any windows or doors, which became a real issue during a heat wave. We opened windows in the cooler mornings and evenings, and insects poured in. * We even had to vacuum insects off windows that don't open, and some windows were missing hinges entirely. * Laundry was an ordeal -- when the washing machine ran, the pipes vibrated violently & loudly inside the walls. * Linens were full of lint, and even after washing them, the pillowcases (which were padded) continued to shed. Overall The location and view are undeniably amazing, but the home itself needs significant updates, repairs, and a more thoughtful approach to cleanliness and comfort. With some attention and investment, this could be a fantastic rental -- but in its current state, it fell short of expectations. read more

Halfway through our trip, we unexpectedly needed to extend our stay due to a health issue, and the team could not have been kinder or more accommodating. They handled everything with compassion and efficiency, which truly made a stressful situation feel 100x better. We are so grateful for how understanding they were. I recently returned from a 3-night stay in one of the Beachside properties located in Cayucos. The property that I booked was 040 - The Cottage at Cayucos. I found the process from booking to checking in/ out seamless and without any issues. Communication was prompt, clear and simple. I actually saw the same property listed on Air BnB at a higher total price point so it ended up being a little cheaper to book directly through the Beachside rental website. Check in was at 4pm however, on the day of my arrival I received a text message stating the cottage was ready early for my arrival. Upon arriving to Cayucos, I went to the rental office which was conveniently located walking distance to the cottage to pick up the keys. The keys were located in a mailbox on the porch. The location of the cottage was absolutely amazing!! A quick 3-5 min walk from the cottage to the ocean pier/ central spot of town was a highlight. The cottage itself is very small; probably best suited for a couple or solo traveler. I went on a solo trip so it was the perfect size for just me. It was decorated nicely, & was clean. It had a microwave and mini fridge and also came with one parking spot right next to the cottage. Checking out was easy too. I just had to return the keys back to the mailbox located at the rental office. I would definitely recommend the cottage to friends and family and I plan to reserve the cottage again when I return to Cayucos. read more

Location, location, location! This amazing home is nestled in the cliff on a quiet and pristine stretch of beach in the best little beach town in California. The home is thoughtfully designed and appointed for a cozy beach gazing retreat, family fun time, or launch pad for central coast adventures. The house was nothing less than luxurious-big comfy beds with supple linens, plenty of towels, everything you need in an adorable kitchen, etc. the magic of this home extended to quiet spaces for family to spread out and find thier own solace, when not together for shared meals, games, or beach time. The best is the incredible living room with ample cozy seating for 10+ with wall to wall windows looking out to the ocean (24 steps below), cypress dusted cliffs, and abundant sea life. This home was a splurge for our inter generational family (ages 77 to 10), but worth the cost for the investment of family memories. The property management company was communicative, clear, and a well oiled machine! We had no problems during our stay but I feel confident they would have been responsive given any need citing the professionalism through the booking process. read more

I returned in March '25 with my husband to share how great Studio on Studio is & once again had an incredible stay. This place is amazing! It's so well appointed. It has everything you need & is the perfect size for 2 people. The layout is so well planned & the location is amazing. The only negative is that 5 days was not nearly enough time. An added bonus is that it was more cost effective than the hotel we stayed in last May. We love the folks at Beachside Rentals. It was a win-win all the way around. I recently stayed at the (024) Sunny Hill Lookout property that is managed by Beachside Rentals. I couldn't be happier with the place and all of it's amenities! The property was on the second story and had a beautiful view of the pier and ocean (a few blocks away) and of the location of the family reunion that I came for. Cayucos is a little town and I never used my car for my entire stay - I walked everywhere! There's the Cass House Grill (excellent for foodies) down the street on the corner with a morning coffee & scone shop next to it. My favorite parts of the rental house were the open kitchen with the island and the patio with full sun. The space was clean and everything was well appointed. I would definitely use Beachside Rentals again. They were friendly, great to work with and accommodating! read more

This is the third year we've stayed in Sunny Hill Lookout for a month, so we really like the property. It is great for a couple and even two additional guests. It is a comfortable residence on the second floor with nice ocean views, and an outdoor patio and surrounding balcony for 180 degree views of Cayucos, the ocean and the surrounding green hillsides. Easy walk to the beach, coffee, antique stores and restaurants. We love this place. We have been renting properties from Beachside Rentals for many years and are very happy with our experience. This company is not to be trusted, they are scammers on their long term rentals, asking for $40 on each credit app yet never rent the place out, its been on the market for 3 months, when your honest up front about a credit score , they need to give a full disclosure that these are scores that need to be met and if you have this on your credit record , DO NOT APPLY , i told them my bad credit and they should of been honest , I would of never paid for application fee, How many people do they give false hopes to I wonder, making more off credit apps then the rent , And they are hard to get a hold of after you give them the money, Bad business especially in these hard times read more

We stayed in a property called the Salt Box in Cambria. It is an old home that has been carefully curated with wonderful decorations and furniture in keeping with the original home and has won awards for it's restoration. The original home (the Captain's Quarters) is spacious with a quirky layout befitting the age of the house. Two large bedrooms (one with a bathroom en suite) and a second larger one make it nice if there are more than one couple using the space. One of our sons and his wife and four kids stayed in that unit. There are more single beds for kids. There is a nice kitchen complete with about anything you need if you wish to cook, a homey living room and a large dining area for eating or playing games with a large family. Outside is a wonderful patio. Each unit has some patio area, a table and gas BBQ. The Crows Nest was perfect for our son and his wife and 4 year old son, two bedrooms upstairs. And we stayed in the Carriage House, a bit more cosy but perfect for grandparents. This way each family had their own space, but could easily go from one unit to the other to visit, with most things happening at the Captain's Quarters as we played games or visited. If we needed anything, the rental company responded quickly to answer questions. Cayucos has some amazing restaurants, but you need to be sure to eat early as the town quiets down after 8:30 pm, which is one reason I love it. It is time for family time then. It is a very old beach town, like beach towns used to be before someone developed them. It has tourists in summer, but not so many that you can't find room on the beach to walk and sit and watch the ocean in peace. read more

Do not book any rentals with this company! California is under a stay at home legal order and this company will not refund our full amount of $850.16 for a rental scheduled May 13th. They want to keep $150 for no reason. These are unprecedented times with the Covid 19 virus and it is beyond our control that we are forced to cancel our stay. We rented a property called "Top of the World" in Cayucos through Beachside rentals as a home base for a wedding at nearby Swallow Creek Ranch. The 5 bedroom house was absolutely perfect for our needs: gorgeous ocean views; a main kitchen:dining:family:living room floor where the family gathered and the bridal party did the "hair-makeup with champagne" preparation; and the street level three car garage where we could store several cars worth of wedding site paraphernalia. The booking with, and briefing from the Beachside Rentals team on the property particulars was very smooth, and they were very responsive to incremental requests: extra day? early check in? no problem. The office staff was kind and helpful during the rental process. However I wish there were a checklist they went through at the end of each rental to ensure that all their rentals were fully functioning. That is why I chose a company instead of an Airbnb or vrbo. The property we rented had a number of appliances/services not working which were already not working when we rented. If a regular checklist were employed, the office staff and owners would not need to find these out from customers who have to deal with them. Some of the $350 cleaning fee could be used for this. House, staff, town, and beach were overall pleasant, thus the three stars. read more

We rented an ocean front beach house from Beachside Rentals for five days, four nights and checked out this morning. The address of the home we rented was "the beach jewel #055 on Studio Drive in Cayucos, CA and it was the most beautiful ocean front beach house we've ever stayed in (we rent approx three beach houses a year for a five day stay). The staff was very kind. My wife dealt with a woman named Taylor and her customer service was very professional, kind, and Taylor provided us a truly exceptional experience. She even granted us in advance to receive an early check-in since we have young children and were spending a few hours traveling to get there. We checked in on a Sunday and Beachside Rentals was closed so they placed our keys and information packet in a designated location for us and made the check-in process easy and painless. Upon arriving to the home, we immediately noticed that the house was very clean and everything was in its designated place. The front yard was decorated very beachy and we immediately felt like we were on vacation in a beautiful place. Upon walking in the front door we saw the magnificent Pacific Ocean through all of the big glass windows that run parallel with the coastline. The view from inside the home was almost as beautiful as the view from the back patio. As I walked to the back patio I noticed the beautiful stamped concrete and a gorgeous white Pickett fence with recently remodeled stairs that lead down to the ocean. We took in the view for a moment and went to explore the rest of the home. The living room has big glass Windows all along the back to view the ocean and the hard wood floor was a nice added touch in addition to the fire place which was perfect for the cool nights in Cayucos. We walked towards the back and noticed three bedrooms. The master bedroom is connected to the living room which was nice and the bed also had a temperpedic mattress. The second bedroom had another bed and the last bed room had two twin beds for the kids. All in all there are three bathrooms in this home which was perfect for us as we had our four girls with us. The kitchen is cozy and perfect for making meals and as the week passed, I noticed that every utensil we needed for cooking was available in the cupboards. During our stay we got to accidentally meet the owner of the property and chatted with him and his wife. The following day we got a call from Beachside Rentals and it was the owner Toni checking up on us making sure we enjoyed our stay. We conversed for a while on the phone. We checked out this morning, dropped the keys off at the office, and drove home with an abundant amount of treasured memories that we will cherish with our children. Just a little while ago as we were unpacking we received another call from Beachside Rentals to inform us that they had found some jewelry that had fell behind the night stand in one of the bedrooms. My wife spoke to her so I didn't catch her name unfortunately.. And she stated that she will complimentary mail our jewelry home to us. This solidified to me that Beachside Rentals will get our business again. The kindness, professionalism, and honesty of the staff is encouraging to us and we appreciate the great experience. During the phone conversation with Toni earlier in the week, I mentioned to Toni that I run a company with approx 300 employees and I hope that Beachside Rentals continues the same level of customer service that I expect from my employees.
