A really beautiful venue we attended for a wedding. The grounds are truly beautiful and manicured, and every staff member was top shelf! Everyone we met who attended gave nice reviews for their accommodations and we viewed some that were very, very nice. We lost out, sadly. That said, our unit was an absolute disaster! I replied to Basin Harbor's post-stay survey but have had no response. I normally give rave reviews to places we've stayed around the world; BUT, our unit at $330+ per night after taxes was horrible. We stayed, in basically an upstairs attic space with no refrigerator, no coffee maker (they were in the hall outside the room to be shared and the coffee maker didn't even work!) There was no TV which was ok in a rustic place but not even 2 seats to sit for us both in the unit. The attic ceilings were so low, I continually hit my head and literally had to kneel(!) to see my reflection in the bathroom mirror to shave our comb my hair. I have pictures if you don't believe it. The shortage of convenient electical outlets in this attic space that really should only be rented to a single person who doesn't mind all of these inconveniences and at a much lower rate. Truly overpriced for this unit. We were there for a wedding and my wife could not see her reflection either in the tiny mirror to prepare. We did not complain since this was a celebratory event and we were sure to tip all of the wonderful staff; BUT feel like we really got mistreated even though we booked with very ample time for this event. If you go to Basin Harbor, do NOT accept accommodations listed as Penfield Place, particularly the 2nd Floor which we had no warning of. Had a wonderful weekend for this event but the absolute worst accommodations. read more

Bait and Switch! Not a luxury resort. It was like the Camp cabin I stayed in when a kid. No frills, bare bones and dirty! This place shows some pretty nice photos on their website but those must be from at least 10 years ago! The property is fine - views of lake spectacular but the cabins are run down and dirty! I don't think anything has been thoroughly cleaned in years. We would not stay in the first place they put us in - sofa was so filthy I wouldn't have let my dog sit on it. Second cabin was not as filthy but we left early because just did not meet our standards. We came here to relax - instead we've been stressed out by discomfort. We got our own little cabin. Our accommodation was a nice throwback to family-run resorts of past decades rather than austere chain hotels with corporate interiors. I would definitely choose it again for the same reason, especially since it's right on Lake Champlain. read more

We've stayed here several times and enjoy the serenity and lovely vistas. However it is not a place that everyone will like. One of the more vexing issues is that they will not assign a room or cottage to you ahead of time so it is difficult to get exactly what you need. For instance, we were traveling with an older couple and we requested a cottage with no steep stairs. They did not accommodate this request. Our friends managed to navigate the stairs but it was far from ideal and we were concerned the whole time. Our cabin also had a steep decent. It was nice but the heating system made quite a bit of noise and I had trouble getting to sleep. The golf course was in fine shape and not crowded at all. There are a number of recreational opportunities on the grounds as well as a nice museum regarding the maritime history of the lake. We really enjoyed the many options at the buffet breakfast especially the made to order omelet station. It is an old timey type place where you have to go with the flow and accept imperfections. read more

The place is old and dated. The grounds are nice with beautiful gardens and you are on a lake. They have a pool, tennis courts, outside toys for kids, a dog park, golf course, hiking and biking trails, and charging station for an electric car. We stayed in a cabin and it was very dated , but clean and comfortable, I felt that I was on a camping trip, also no TV , Cell service is poor to none. They do provide Internet . Basin harbor is heaven on earth for me and my family! I have been there every single year of my life for a two week summer vacation. All the rooms are beautiful, many of them with a lake view. The grounds are very well maintained- there are so many beautiful gardens. There is a new fitness center, great day camp programs for kids, the lake, the pool, the tennis courts, the golf course. The food is amazing!!! And after dinner you can head over to the red mill for drinks an dancing. The service is so attentive and accommodating. It is all about the guest at BHC. Just call the front desk and they will have the answer or get it for you. BHC has been home to so many of my family's greatest memories. I would recommend it to anyone- newlyweds, families, older couples, young kids, older kids. There is really something for everyone! read more

Cabins are nice and location is breathtaking. Took the dogs excited to swim with them. Unable to swim with dogs as dog beach was disgusting. Dogs wouldn't even enter the water. Food in the Main Dining Room is complimented by an extensive wine list and stunning panoramic views of the harbor. Menu changes seasonally based on local bounty and seasonal flavors. The restaurant is open to the public; which not many people know. Golf is also superb down at Basin Harbor Club, no freeways or busy streets interrupting the peaceful game. The resort offers golf memberships at their public course. The Red Mill is a casual gastro-pub on the property as well; lots of local microbrews on tap and really good food. Waspy-- or as waspy as Vermont can be. It's ranked top historic inns in the U.S. The Ambiance was super rustic and I loved it. The fireplace, basket with apples, pumpkins and hay stacks, porch swings,and the smell of green mountain coffee roasting was the best. I had a small one bed cabin on lake Champlain to myself. It had a working fireplace with a fire starter and a bag of popcorn to get your night off to a good start. The inn has no TV's so don't expect to catch any Sunday night football here. The place is cute with many amenities; gardens were very nice. A lot of games children can play and bike riding available and seemed safe. The beds are very uncomfortable and hard. For $400+ a night, you expect better quality beds. Breakfast and lunch were low quality pub fair, and wasn't appealing and tasted low grade. Dinners were much better at Red Mill restaurant. The food truck at the beach was very low quality. On every single meal we were given, there were missing items. When questioned about missing items, the waitstaff said the chef changed the menu; basically, too bad and didn't offer a substitute until we complained about missing food. The beach had inexperienced boat drivers/boat launch in small beach area where small children were swimming. It seemed unsafe and not planned out to have a boat launch where small children are swimming. There was broken glass at the beach and at the playground that I picked up, which was disturbing. There is a service fee of $43/night, which we learned is an automatic tip. One could surmise that this could be a cause of poor customer service at restaurants at Lodge and Red Mill. The food truck was also late in opening up by over an hour. We showed up at 12 pm, and was asked to give them 20 minutes to open. If you say check in is at 4 pm, you should be able to not have a long wait time to get in, especially when check out is at 11 am. Offer a later check out if you are late getting people in. We absolutely love The Basin Harbor Club! Our cottages were beautifully decorated and clean and very comfortable. The beds were all great to sleep in. We had delicious meals that featured local produce. The service in the dining room and on the deck was perfect. We find BHC to be relaxing and enjoyable. The views are wonderful. We enjoyed all of the colorful adirondack chairs. Also the gardens and landscaping are spectacular. We especially enjoyed the gym and the heated pool and the hikes around the property. This is a great place for people of all ages. The family that owns the resort were visible and always looking to make sure that everyone was happy. We can't wait to return again next summer. I am reading these reviews and believe those writing less than stellar reviews just don't understand the BHC culture. This is a first class old school resort. If one is looking for NYC flashy techno resort then this is not it. But if one is looking for a first class beautiful unplugged resort then BHC is the ticket. If you are reading all reviews please take it all with a grain of salt. Do note. Most families return year in and out. I know families who have religiously come here for 45+ consecutively. This restaurant is a key part of the entire Basin Harbor Club which is a full service historic resort with a golf course, tennis and it's own marina. A unique feature is the runway on resort property that allows visitors to fly their own plane in. It is also the site of the Lake Champlain Maritime Museum. The resort is very expensive, costing several hundred dollars a day per person. It sits on it's own scenic portion of the southeast shore of Lake Champlain and is about an hour south of Burlington. Restaurant Review: The restaurant sits above Basin Harbor with panoramic views of the harbor and lake Champlain. Truly an exceptionally scenic setting for dinner (the only meal available in their main dining room). In a pretentious attempt to be old fashioned and introduce civilization into the woods, they require men to wear a coat and tie for dinner. This beautiful and elegant setting is home to the absolute worst upscale restaurant I have ever eaten at. This poor rating is not attributable to a single bad experience but is the result of one or two visits annually for more than 10 years. The menu is based on selecting a dinner among a small group of options with a fixed price for the dinner (prices are high, more than $50 but are not printed). They will sometimes bring you your choice of a few very bland rolls before your meal but they don't get around to this close to half the time in my experience. The salad that comes with the meal is served on a plate the size of a small saucer and I have counted at times less than ten small pieces of lettuce being included. Don't plan on filling up on the salad! The main courses are hopelessly unimaginative and bland and also very small. Side dishes are hardly more interesting than rice or a steamed vegetable. The resort prides itself on maintaining an international flavor through recruiting staff from a variety of countries. One possible down side to this very good idea is that too frequently the wait staff have trouble communicating and especially with a special order. I have attempted repeatedly over the years to make a special request and not once have they been able to get even the simplest request right (e.g. substitute fries for a baked potato). The food is really terrible. The service really could hardly be any worse. It is extraordinarily expensive and pretentious. Still, the view from the restaurant is great and part of me still enjoys and looks forward to returning to this setting. I keep hoping that the owners will be able to make some changes that could begin to make a difference in this beautiful and historic setting. read more

Find your quintissential American, summer-camp, teenage-forbidden-love, help falls for the rich-girl movie (insert name here), take it and put it on the lake in VT and you have the Basin Harbor Club. It's a step into a different world where rich folk fly the family up from New York for a month in a cabin on the lake. Complete with golf, croquet, tennis and tuxedo-ed wait staff from Eastern Europe serving you in the well-appointed main dining room. Men aged 12 and over are "strongly recommended" to wear jackets during dinner in the dining room in the summer. There is an Adirondack chair every six feet, you can barely walk around the grounds without tripping over one. The wife and I had a great time getting away for a night, and the location is really nice. Sunset to the west over the lake is worth sitting through (with a drink in your hand). If you can get a good room-meal deal it's a better value. The food was good but two of our three meals were buffet-style which leaves you feeling like you over-paid for what is basically a fancy buffet. Also, if you can rent them, the cabins (particularly the ones perched over the lake) seem to be the way to go. The rooms in the main lodge were tasteful and nice but rather small. To be expected at a place with pictures of the 1928 Fourth of July gathering hung in the lobby. read more

We recently purchased an overnight trip from LivingSocial.com and were absolutely astounded by the value and quality of experience. We arrived with 3 dogs in tow because the property is blissfully dog friendly. There was a blip in our reservation process because it didn't register that we were bringing dogs, and we were booked in a dog free building. Now, mistakes happen, of course but, in the customer service business, mistake resolution can make or break your stay. At Basin Harbor, we were immediately ungraded to a lovely cottage which was dog friendly at no extra cost. Our cottage was situated on a quiet side of Lake Champlaign with a spectacular view and a pair of Adirondack chairs for our private use. The cottage was charming with many amenities and we easily got over the shock that we had no cell service or TV. In fact, we found the place to be completely magical. We had dinner in the Main Dining Room which presented one of the best meals we have had in recent memory. The atmosphere suggested Old World elegance circa 1940, with Frank Sinatra alternating with Swing Music over the sound system. It felt wonderful to dress for dinner, and the service and food were exemplary. I loved the Main Dining Room so much that we had breakfast there in the morning. Even though I hate buffets, this buffet boasted some of the best breakfast fare I have ever had! Everything was fresh and all the jams were homemade. Flawless omelets were prepared to our special order. We checked out at 11 am, and found that we were able to take our dogs everywhere, so we stayed the full day and rented a power boat to cruise Lake Champlain. After we took the complimentary cruise on the Escape, we had our bearings and felt confident enough to explore on our own. 3 stars only because of the gorgeous view. The staff was extremely polite. Rooms? Not a fan at ALL. It legit felt like a trailer park. I tried to go out at night at it honestly felt like a creepy ass ghost-town. I also had to WHISPER at like 11 pm on the streets because my voice would echo too loud and it scared me. If you do go, ask the lady at the front desk for "things to do"...she'll hand you a 2 page printout and act is she gave you the winning lotto #'s. One of the things one that printout was...do laundry (should give you an idea of what's up.....yaaaaaaaawn). I did learn from a local that naked bicycyling is allowed which gave me that ever so warm and cozy feeling...you know, like when you fall in love. read more

Went for a wedding for 3 nights. Wedding was absolutely stunning, views were gorgeous, and food was decent. We purchased the daily breakfast meal plan (buffet that wasn't bad). Resort is approximately 50 minutes from downtown Burlington and we visited some breweries there each day as we rented a car. No Ubers come to the resort because it is kind of in the middle of no where, which is nice for peace and quiet but not if you're looking to explore all Vermont has to offer and don't have a car. We didn't use any of the included resort amenities (except for renting a golf cart to get around resort which I highly recommend if you're attending a wedding and are in heels, but if not, resort is walkable) because it being mid-September, the weather is cold. I'm not sure about the others but the cottage we stayed in was extremely outdated with stained carpeting and thick layers of dust on mini blinds. If you are into watching TV before bed, bring an iPad because there are no TVs in the rooms. Wi-Fi was strong in our cottage but extremely spotty around the rest of the resort. It was also a "duplex" cottage which was frustrating for the price we paid (very expensive). Overall, we made do with the facilities, because we could see the bride and groom must have had to throw down an exorbitant amount of money to get the wedding experiences we had there. Also to note, if you're allergic to bees DON'T attend an outdoor wedding here. The bees were EVERYWHERE and I got stung in the hand during the ceremony and two days later, it's still swollen. Overall I feel that if the resort re-did cottages to be new and modern, then experiences would be worth the price paid. I would not come back until cottages were redone and if I had to come for another wedding, I'd stay in a hotel in Burlington and commute into the resort. read more

While driving to Maine my wife and decided to try The Basin Harbor Club given the photos of the local and the decision 'campy' would be OK for two days. After staying at the hotel for a weekend, I can tell you the site is fantastic and the amenities are geared toward a family-focused curriculum. Most reviews I read compare this Club to a resort and this is not a fair comparison. Sure there are tennis courts, water activities and a full 18 hole golf course (this is where it gets campy) with a clubhouse and lounge which could be the backdrop in Caddyshack. My family focused on water sports and dining. As such, we opted for a bungalow/cottage on Lake Chamberlain. The space was quaint (still very campy with outdated wallpaper, interior wood siding and cramped wet-zones which could use an update. There were also 'artifacts' from the exterminator ( nothing major, but little water bugs and dead daddy long-legs at the ceiling ridge), but the linens were clean and the views are fantastic! The cottage is walking distance to the hotel proper and the docks where you can procure personal skiffs and man-powered water crafts. There is even a great stone patio overlooking the docks and cove. Long story made long, this hotel is a way for family's to step back in time toward a lodge-esque retreat. It is a club where generations of families congregate to catch up without the interruption of cell service (MINIMAL) and outside interruption. The Basin Harbor is a nice place to visit for a weekend if you want to chart a different trajectory for a family getaway. read more

I stayed here for a professional retreat. What a treat. Beautiful, clean lodgings, no TV, and gracious, vegan-friendly meals, and attentive, expert staff. The beds were extremely comfortable -- mattresses with plenty of give. (Too-firm mattresses is a painful truth I've found at too many inns and hotels.) What prevented me from giving 5 stars: 1. The central AC wouldn't stay cool enough for me to sleep comfortably. I'd turn down the temperature, press On, and it would go on for only a few minutes. Yes, I should have called the desk. But I was there only two nights, and was so busy on my retreat I didn't think of it until late at night. 2. The unmarked roads on the property and utter lack of lighting in the dark made it challenging to return to my lodgings. There was always a friendly staff member to help, but couldn't we just have some lights and signs? read more

This is our 2nd time here, the first time we had a horrible ant problem in our cabin that was quickly addressed and the stay was good. This stay we upgraded to a 2 bedroom cottage on the lakes edge. It's a cute place, plenty of space for 4 people and 2 dogs. Upgrades are definitely needed. Windows are so hard to open if they open at all, the screen door to the small balcony keeps coming off the track when used, I gave my daughter a tub and noticed there is mold in the master bathroom tub around the bottom seal which you can't see when standing up, the A/c in the master bed room is mediocre, bug guts on the walls and ceiling, curtains let through so much light in the bedrooms, hair left in the bathroom, food and straws on the floor when we arrived. For what we paid (which was ALOT) I expected a lot more. Staff is very nice. Food is way over priced. Breakfast in the lodge is OK. Eggs have been disgusting two mornings in a row, the selection is limited which is the same with dinner in the same location. Being on any type of strict diet is impossible here. Last night I ordered the organic chicken breast, it was good, My potatoes were cold, drinks took so long to be received (there were only 4 or 5 other tables occupied) Atmosphere is relaxing. The shipwreck tour was amazing and fun. Dog friendly beach needs to be cleaned up from tree branches. There are a great number of dog poop bags available and trash cans which is awesome. The pool is pretty clean and very warm. Their WiFi works then doesn't work. It's very frustrating when you're trying to work but have to drive into town to get working internet. We come here because it's family friendly and dog friendly but I can't say if we'll be back or not. read more

We just spent a week here I would not normally give a resort a bad review, but as soon as we checked in we needed maintenance to come in as there was water all over the kitchen floor. The next morning more water. Refrigerator never defrosted, sink water lines leaked. Screens all had holes in them so you get lots of bugs. Ants in the bathroom, housekeeping never wiped the stove or scrubbed the sink. The rooms are dated and dingy. If you are looking to spend hundreds of dollars a night for camping then this is the place for you. If you want an upscale resort, as advertised, then look somewhere else. read more

Our private-function family dinner was sub-par. - Hot passed apps looked like they had been made hours ago, there was an oxidized crust on the top of most and they were certainly not hot. - Service was very good. - Dinners came to the table cold and tasteless - grilled ribeye was not even grilled and the vegetarian option looked like a strange glop of food. I never expect much from these large group dinners, but this was under-seasoned and underwhelming across the board. Soup, salad, dessert - all mediocre at best. NOTE: You will be charged for everything. One member of our party was only able to tube 15 minutes (of a 2 hour block) because the boat broke down. When he asked to have the 2 hour rental removed from bill on check out - they made sure they charged him for the 15 minutes were out there. TACKY! Can he charge them for having disappointed his kids? We walked in, drunk people wandering around telling us how inept the staff were. We got our room key, went upstairs and opened the door TO SOMEONE ELSE'S UNPACKED ROOM. They gave us a new room which was dirty and much smaller. We asked for a refund which they gave us, but a manager didn't come out and apologize and that was the end of that. We booked a 2 night stay and were so disappointed that we left in the morning, unfortunately leaving an essentially $300 plus donation to the Basin Harbor. I adore old places, and prefer Inns, B&Bs to any modern hotel and have stayed in many. I understand that many families have come 'year in and year out' and that probably reflects some sentiment. Check in was very disappointing, no engagement from the staff. Room was filthy. It looks like the windows hadn't been cleaned in 20 years. Yes, it is on a lake, but again, I've stayed in many woodsy, beachy areas and this was gross. Big bug in the shower. Wi-fi shut off. This place was very expensive. I know I'll never see my money again. I work very hard for my money, as a nurse, and needed the time off for rest and relaxation. I had tried contacting the on line concierge about activities, such as kayaking or hiking. No body got back to me. A gentleman ahead of me was spending big bucks on renting golf carts for 18 people, and obviously got big attention from the check in staff. I could go on, but what's the point? read more

We attended a conference at Basin Harbor. Arriving on Monday, May 23, I noticed a stale odor, didn't think much of it at the time, check in was easy but getting up a narrow flight of stairs wasn't. There is no elevator in the lodge and if you've had back surgery, that's not a good thing. We proceeded to our room expecting a nice cozy room as the brochure and website led us to believe. Upon opening the door, the stale odor from downstairs was 100 times worse in our room. It almost took my breath. We turned the air conditioner on and sprayed Febreeze (that I brought with me) and it helped somewhat. When I mentioned the odor-as did many other guests-I was told we were the first group of the season to be there. Uhhhh...Hello.. Do they not prepare for the guest like opening the rooms and lodge to get the odor out?! There was no tv in the rooms or on the property anywhere! So too bad if you want to watch the news and keep up with what's going on in the world during your down town and before going to bed at night. I went to the bathroom and afterwards told my husband to be careful when he sat on The commode because he might wind up in the bathtub...yes the floor was that slanted. Between the heat vent and baseboard in bathroom, hasn't been cleaned in a couple of years. I promise that's not an exaggeration. Does anyone not check these things before guest arrive? The "King" bed was two twin beds pushed together, with one of the oldest, lumpiest mattresses I've ever slept on and I grew up in the 60's. Carpet was very worn, outdated and appeared to be dirty. The swimming pool looked dirty. I made the mistake of asking when they were suppose to clean it and the clerk said it had been cleaned that very morning. Needless to say, I didn't get in the pool our entire stay. No one else was in there when I walked every day either. Which is sad because it is a huge pool, it just needs a facelift. Don't look at the website and think you will wait until you get there to get a mani & Pedi either. They don't have a nail tech to do nails. They do offer massages starting at $100/hour. The grounds, dining area and conference areas seemed to be very clean and updated. The owners really need to put some serious thought about updating and cleaning the rooms at the lodge and the pool. Cleaner and paint go a long way in making something look better. One guest told us when she turned her air conditioning--window unit--the heater in the bathroom came on. So she had her own little sauna. I have to say at every meal, the wait staff worked like a fine oiled machine. They waited on about 235 people every meal and did an excellent job. All except one was ALWAYS kind, polite, courteous and professional. The chef, kitchen staff and waiters did an awesome job at each meal. The food was good, not great. After I read some of the reviews I was afraid to eat there but it was suitable. The tomato bisque and beef filet were my favorite. I also have to add that the air conditioner-which was a window unit--believe it or not--quit working. I notified the front desk and had a brand new one installed within a couple of hours. Wake up people! What are you all talking about? This is an OLD hotel. We paid almost $600 for one night and for what?! Old, dirty cabin! My wife is a great dirt detector. If there's a real smelly, dusty and dirty interior - she can hardly breath in it - and here she felt this after a few minutes inside our room/cabin. We had a roach in. We had hair. The cabin stinks and is in such an old condition. I am not sure what people like about this place. I understand the lake front but no one should be allowed to operate an hotel in such a bad condition. The water faucet in the bathroom was making a very loud noise, and no, we didn't report it - who cares when you come for one night and all you want to do is just get the hell out of there in the morning!!! There was no TV in the room. The almost $600 through hotels.com didn't even include breakfast. We have local family in Burlington and they said the same... so I urge people not to stay at this lousy hotel and, no, it is not personal and it is not emotional. Beautiful location, needs help in the finer points of a resort Basin Harbor has a wonderful location and a unique, camp-like feel resort. It offers typical activities -- tennis, golf, sailing, paddle boating, swimming, bicycling. However, for the price, it doesn't have the extra attentiveness or concern for guest happiness that a place like this should. First off, no lifeguard?!?!? No main maitre de at the dinner and instead, the entire dining staff is managed by a group of East Europeans who have just landed in this country. One gets the feeing that the owners are cutting corners of expenses at every turn. Upon our departure, we had to spend 15 minutes contesting the bill as we had been charged for things we didn't do. I understand getting wrong expenses, but should it really take 15 minutes to figure out? read more

We stayed here last year at the end of the season in October, I got a deal through TravelZoo which included room & meals plus bike rentals. Since it was the end of the season, it was very quiet, a nice getaway. We had a great cabin overlooking the lake. The staff was very friendly. I'd love to go up during the summer time but it's a bit of a drive for us and a little pricy. read more

While the views are gorgeous the resort is not. The rooms/buildings are old, outdated and not appealing in any way. The door locks are wobbly and old. The carpet in the rooms need replacing. The buildings and rooms smell like mold/mildew. There are bugs inside the rooms. Gross. The staff gets drunk at night in front of the guests. read more

I have been in the process of planning my wedding for NEXT year for the past month. I contacted the Basin Harbor Club and have been in correspondance with Beth, the wedding planner there. She has been well aware of the date I have chosen for weeks. I booked a room there for this weekend to take a tour and make my final decision. This was one of my top choices for wedding destinations. Today I emailed her to confirm our appointment and she emails me back saying that my date is already taken. She doesnt pencil people in unless they specifically request. She didnt even have the decency to tell me the date was booked, and I almost drove all the way up to Vermont without knowing! She was very inconsiderate, never thinking to call or email me that the date I had set my heart on was being talked about or had been taken until I happened to email her confirmation. This was horrible business practice and I would strongly recommend against dealing with her or this club for your wedding or other event. She was highly disorganized, never answered all the questions I asked, and often repeated herself in different emails. It was an awful experience working with her! read more
