Baytower Corporate Center is the LLC for the building at 15901 Hawthorne Boulevard, Lawndale, CA…read more 90260. The primary management company is Sunny Hills Management Co., Inc. As a prior tenant of 7 years, we moved out as of 03/31/2020 because the management company increased our monthly price by 50%, WITHOUT ANY PRIOR NOTIFICATION. The management staff is terrible at communication and never notified us any lease renewal options. We were notified 2 months into 2020 that we owed a lot more money. They increased our monthly payment by 50% which was 33% over fair market value (FMV). We sent a letter demanding our deposit but have yet to receive it. We moved out on 03/31/2020 and today is 05/22/2020. Still no deposit refund check. As a side note for anyone looking at office space here: Here are the negatives: (1) The building is poorly maintained. (2) They always pick the lowest cost vendor and it is certainly reflected. (3) The flooring in the lobby took over 3 months to complete. (4)The front entry doors repairs took over 6 months to repair. (5) They constantly have low to no bathroom supplies. It is a BYO situation. (6) The building is not secure. Doors are either propped open and paper/rocks jammed in the locks to prevent good locking. (7) The lower parking garage continues to get flooded during any rain. (8) There is very little guest parking. All the tenants end up parking upstairs unless it rains. We found many other tenants parking in the designated guest spots. (9) The gates to the parking garage break often which can leave your vehicle stranded inside the garage for days. (10) The elevators are slow and tend to break down often. (11) During a power outage, which has happened at least a couple dozen times during my 7 years there, there is no lighting in the hallways. It is pitch black. We ended up having flashlights for those moments. (12) There are homeless. Because this building is freeway adjacent, there are a ton of homeless who live by the freeway. You can encounter them at the parking garage entry and also in the bathroom washing themselves. (13) You must lock your car doors since it is not very safe to keep anything in your vehicle. (14) There is no elevator to the lower garage and you are forced to take the stairs. The stairs are poorly maintained and you have a chance to slip on them. If you need to bring anything to your vehicle, you must park on the upper garage. (15) Night lighting is poor. If you are leaving at night, the lighting is very dim. This poses a safety issue. Here are the positives: (1) Building is in a good location (2) The building gets Frontier FiOS internet In summary, if I was to choose a location to lease, I would not lease from either Bay Tower Corporate Center or their parent company Sunny Hills Management Company. They have a lot of building in the area but their management style appears to be the same. On top of all this, having to wait for my deposit check to be returned is just plain contractually illegal.

I had the great fortune of choosing Rodman Amiri to represent me in purchasing my home in Newport…read moreCoast. Rodman is a true professional. He leaves nothing to chance by handling every aspect of the transaction himself never delegating a thing. His attention to detail is remarkable. He read through every document that was sent to us even the lengthy HOA documents. He caught an error on title that no one else saw. He also worked diligently with insurance providers to get me insured in time despite our short escrow. As a high value property in a fire risk zone this was a remarkable feat as anyone familiar with California home insurance can attest to. Rodman takes great pride in his work and knows how to negotiate the best deal possible while keeping both parties on good terms. He knew how to address each party's concerns in a calm manner that was reassuring to everyone involved. Attached is a photo of myself on the left and the seller on the right on closing day. As you can see, we both walked away from the deal very happy and I credit that 100% to Rodman's exceptional professionalism. I look forward to working with Rodman again when the time comes. Thanks for everything Rodman! You're the best!

The whole process was a challenging one (not brought on by anything we could have controlled). Oscar stood by me, communicating each step along the way. He tolerated my anxieties that crept up, and did what he had to do to get the transaction done--always keeping my interests in mind. I would like to thank him for being a hardworking, honest buyer's agent and helping me buy a home that I am very excited about. If it weren't for Oscar, I never would have known about the property, as I wasn't even considering Manhattan Beach as an option. Funny how life works!

So when it came time to sell my father's apartment building in Glendale, there was no question I was going to list with him. Chase is extremely professional and in tune with the multi-family market. He prepared a comprehensive pricing proposal for our building and was spot on to where it would ultimately sell. We received 4 or 5 offers and the offer we selected was well above the rest. Needless to say, I was very pleased with Chase's performance and would highly recommend him and his team at Re/Max One Commercial.

He's sharp, insanely knowledgeable, and has that rare ability to spot both opportunities and red flags long before anyone else does. What I appreciate most is his consistency -- he answers the phone, follows through on every detail, and treats every deal like it's a multi-million-dollar transaction. My clients always end up thanking me for sending them his way, which says everything about the level of professionalism and care he brings. If you want someone who is honest, strategic, and truly exceptional at navigating the commercial landscape, look no further. I wouldn't trust anyone else with my commercial referrals. Absolute rock star. Also, he's a good surfer and sailer too so that's a plus!

We had a previous property managment company handing out rent payments and they were not very responsive so I didn't have high hopes when I found out a new property management company was taking over. A pleasure to work with!

No compassion, no apologies or understanding of our frustrations, just excuses and avoiding responsibility. Repairs take weeks and the vendors/contractors they work with have left much to be desired. It has been 2 months since we notified this "mis-management" company of a faulty heater. After inspection, it was determined that a replacement part would be needed. After a few weeks of no correspondence, we followed up. We were told to buy space heaters in the interim and we would be reimbursed. That proved temporary when it shorted out the sockets after five minutes. It was 53 degrees in my living room this morning. This is only the most recent inconvenience that has either been unaddressed or ignored by Lavi & Associates. It took months to get window screens replaced that were damaged BEFORE we moved in. While some of this is likely due to a sketchy unit owner, Lavi & Associates makes no effort to communicate with their tenants unless they need something from you and expect an immediate response, funny how that works. I have already begun searching for a new apartment with 7 months left on my lease because of how awful my experience has been, with hopes to terminate early due to breach of agreement by the property owner and management. Dina is the only one to have treated us like humans where as every other situation we've been treated as less, just a number on a spreadsheet.
