I found David Lemel with Team Powerhouse by chance when I left him a voicemail to schedule a…read moreshowing for a home that he had listed. My husband, Josh, and I were casually looking for houses at the time (mostly just attending open houses for the prior six months) and we had not found a buyer's agent that we felt compelled to work with. David returned my call a few minutes later and let me know that the home I had expressed interest in was newly under contract. He asked questions about our current home buying situation and we spoke for an hour - it was a very informative and comfortable conversation. I felt an instant connection with David and we made plans to speak again that evening with Josh after he got home for work. My husband is a naturally skeptical person, especially when it comes to real estate. We had been through two prior home purchase experiences, one in Rhode Island and in Massachusetts. Each time we had terrible buyer representation from agents who seemed to be working in their self interest. Josh was especially left with a distaste for realtors and had a guard up. Despite his apprehension, Josh grudgingly agreed to speak with David. It was not instant for Josh, but over the weeks that followed, David proved that he was sincerely working to get us a home that we'd love, for the best possible price, and Josh quickly gained trust in him. David was highly knowledgeable about each town we were considering which was critical. Having only rented in Milford for two years after relocating from out of state, Josh and I were not sure which town made the most sense to raise our family in. David was candid about which towns to consider based on our desires and did not sugarcoat anything. David's level of communication is impeccable and unmatched. He always took time to call us and updated us on every step of the process. David was quickly available when we reached out to him, no matter what time of day or night it was. From the first conversation with David we knew his unique method of home shopping - each prospective buyer picks fifteen or so homes to see in one day, and by the end of that day they will know which home they want to purchase. We were thrilled with that (extreme house hunters-like) plan and when David explained the details about why this method is effective, it made so much sense. David created us an online account with all of the property listings in the towns we were considering, within our price range. Josh and I reviewed the listings and labeled each home as a Yes, Maybe, or No option. When the date for our house-hunting excursion was approaching, we went through the list of Yes and Maybe home options with David and narrowed the list down to the top twelve homes to see. When the day arrived David drove us to each home and took us out to lunch - it was fun! It was also very enlightening to see each home in one day, consecutively, to make an objective comparison of each property. By the end of the day we had seen two homes we loved and David reached out to the listing agents to get more insight. David was able to negotiate an extremely competitive price for us which gave us confidence that we got our home at the best possible price. We were so blown away with his expert negotiating skills from the initial offer to the inspection negotiations. David had recommended a mortgage broker to work with us, Jason Szerszen with Trademark Financial Group, LLC. Josh spoke with Jason but wanted to do some research and compare his rates and services with other loan officers that were recommended to us. After a few conversations with other providers it became evident that Jason's rates were the most competitive and he was the most knowledgeable. Jason made the mortgage process easy and the loan was cleared for closing before we finished inspection negotiations. We highly recommend Jason and are grateful that David had such a great mortgage guy! We were able to close even sooner than expected - just a month after our initial showing of the home we purchased! The closing could not have been a more pleasant experience. It was stress free, quick, and heartwarming. All of David's vendor recommendations have been top-notch, including the moving company, and our plumber and garage door repair person. We will continue to reach out to David for dependable vendor recommendations that come up in our new home. We never imagined meeting such a patient and caring individual; David was there through the entire process and was truly a pleasure to work with. David's professionalism, guidance, knowledge, honesty, and hard work ethic are much respected and appreciated. It never felt like David was just trying to sell us a house, but that he was a real estate consultant who was working on our behalf to help us make the best decision for our family. We will not only be references for life, but also friends. From the bottom of our hearts, thank you David Lemel and Team Powerhouse! We highly recommend David!

CT realty partners goes by another name, which is called Vacancy Busters, it is owned by Fran, so I…read moream posting this review here to warn people off from getting scammed like I unfortunately did: I know property management companies get a lot of bad reviews usually from tenants. This is a review of Vacancy Busters from a landlord. If I could give them negative stars I would. If you are a landlord run as far away from this company as you possibly can. I am also out of state and entrusted my property with them. The "owner" of the company is Fran, initially when setting up the rental she was very responsive and the only person I talked to. My four units were full except for one unit at the time. It seemed like it was going OK, there was some repair expenses but I am fine with that, but it was taking them a while to fill the final unit. They did finally fill the final unit. Great I thought, finally all are full! Then the other renters that had previous been there stopped paying their rent. Then I find out they are ALL leaving at the same time. I could not get an explanation why, Fran told me it was because they were angry at the previous owners... OK, I wasn't sure if there was anything I could have done to make them happier, and never got an explanation. Then the renter they filled stopped paying his rent, and come to find out he only had a 6 month lease and was leaving. At this point Fran stopped responding to me every and I had to only talk to people in the office. They told me the 6 month leaseholder had left and turned in his keys, moved out. He hadn't been paying and probably wouldn't pay. Now my units were completely empty except for one remaining tenant who was also leaving. When I asked why she was leaving to VB, they said she needed to find a bigger place... ok fine. Then 3 months went by without them filling a single unit, I didn't tell them what to price it at. I started calling them weekly to ask for progress, see what was going on. Trying to get any details about my units being filled. I NEVER got a call back, I always had to call multiple times to get in touch with someone. It would never be Fran. For the last month I asked for Fran to call me back every time I called, I never got a call back. Finally I gave up, and said you know what I need new management. I called new management, set it up, called VB and said they are coming over for the keys. Keep in mind I was supposed to give 30d notice as per our contract, but at the same time I NEVER got a call back EVER and couldn't even speak with anyone, and as far as I knew I was completely paid up on management fees. I told the worker there I was switching management. She was completely unsurprised since she knew I was frustrated for months. I said ok well thanks and thought the guy was good to go to come over and take the keys. He shows up and they won't give him the keys. I call back and for the first time in months Fran immediately answers the phone to talk to me. She says she won't give up the keys because A) There is an eviction in process! B) I owe them $3000. I was absolutely shocked. First off I was like an eviction in progress?!?! She told me the person they had told me had moved out and dropped off the keys 3 MONTHS AGO never moved out and was being evicted. They said originally they had told me he moved out because their "maintenance man" had checked the wrong apartment. As for the $3000, they said they had done some work which they had said they were going to do(but never told me they actually did), which was supposed to be $1500, they couldn't tell me what the other $1500 was. I got livid about the eviction, I had been asking about renting that unit for the last 3 months calling pretty much weekly, they said they were showing the unit, never once mentioned someone living there and being evicted. That is at best completely incompetent, at worse fraudulent. Fran's excuse? "She could never be able to tell landlords every little detail about what is going on". Sorry Fran, an eviction is not a little detail. Especially when you originally told the owner he moved out. They still won't give me my keys, I had to have the new property management change the locks, and send them an email threatening legal action if they go near the property. They are shady, awful, scammy business people. Ive never had the pleasure of doing business with anyone worse. I truly believe they are running some sort of scam there. NEVER CALL THEM EVER! Also don't rent from them because I am sure they are worse to renters than landlords which is probably why all my renters left.
