Greed, incompetence, and apparent hatred for their tenants. My partner rented from Farnam for seven years, but I couldn't tolerate more than one. After fixing up our poorly maintained apartment and receiving confirmation for a lease renewal, we were suddenly forced to relocate at tremendous personal expense. Farnam didn't even communicate this information to us; my partner had to leave work and drive to their office, as always, to find out they had lied to us yet again. (There are more horror stories that I won't even get into here.) All this strife so that landlord Carol could continue raising rents for the next sorry tenant. The brokers are friendly while coaxing you into a lease; after that point, they genuinely don't care whether you live or die. They will lie to you for no other reason than their own laziness and convenience, and that's only if you manage to get anyone to talk to you in the first place. I'm disgusted with Joey Felton and Zak Kampton, but I'm still not sure whether they're malicious or just incompetent. Carol Lopez-Horsford is evil. I heard her shouting and degrading the maintenance staff multiple times while I was a tenant, and she appears to be hated by all who have ever known her (including brokers who escaped to other companies). The maintenance workers were the only positive part of my experience, but even they couldn't manage to keep mice out of our apartment. Yes, New Haven has a pest problem, but it doesn't help when the house is literally full of holes. Of the four apartments I've rented in this city, Farnam's was the worst maintained and worst managed by far. We are thankful every day to no longer be in business with Farnam. It's harder to find a decent private landlord, but so worth the effort! P.S. It's common knowledge that they buy fake positive reviews. You can literally tell which ones those are on this Yelp page. Melanie is extremely detail-oriented and frequently was reaching out with properties she thought were a good fit (and they genuinely were properties that met our specific requirements -- not some general email blast). She is also extremely responsive and very fast at setting up showings, which is so crucial in such a fast-paced market. When we finally found "the one", Melanie worked tirelessly to make sure we closed quickly and on time. She even helped us negotiate with the seller after the inspection to put some money back in our pockets. She really didn't have to do that, as she knew the deal was going to go through regardless. For YEARS, their tenant has been destroying portions of our property, and despite being made fully aware of the situation, Mandy Management has failed to take any meaningful action to stop the damage, only to ignore us throughout ALL THESE YEARS even law enforcement. Instead of addressing the destructive behavior, they have turned a blind eye, excused the tenant's conduct, and allowed the situation to escalate. The tenant informed the police Mandy Management advised them to cut down all our trees. The situation has become even more distressing because their tenant frequently yells and screams at us in the mornings -- right in front of me and my disabled children. This is harassment, plain and simple, breach of peace as the police stated. It has created a hostile and unsafe environment for my family, which no one should have to endure in their own home. Mandy Management has done the opposite: they ignore legitimate concerns, enable their tenant's destructive actions, and allow them to lash out at their surrounding neighbors. Their negligence and hostility have caused unnecessary stress, financial loss, and damage that could have easily been prevented with even the most basic level of professionalism and accountability. If you are a property owner or renter considering hiring this management company, beware: they do not act in good faith, they do not protect property, and they certainly do not treat others with respect. Their conduct is a liability, not an asset. My children should not have to suffer daily in their own home.

While the community events and amenities are plentiful, there are significant shortcomings in infrastructure and security protocols -- such as cameras or active security staff. Notably, this lack of security recently resulted in an incident where approximately 20 cars were broken into, in the supposedly "secure" premium garage. Tenants are left holding the bag on damages, while paying $150 a month for this "secure" garage parking. Plus, this major break-in event isn't the first time, there's been a repeated series of minor car break-ins and package thefts.

PLEASE, if this is your first time selling your home and you find yourself on Pearce's website, do a little research of your own (reading reviews etc.). It's easily one of the biggest investments of your life and although the purchase of our home with a current employee here back in Winter of 2017 was the easiest / smoothest process and we were extremely happy, this was simply not the case for the sale of our home 1.5 years later (again,same realtor who helped us purchase). The only good thing to come out of this process was the simple fact that we had an offer within 5 days of our house being listed, there was an incredibly large miss on the offer that we had accepted that was overlooked and beings we were bound to, could not go back on (partially our miss but beings were not the ones making commission, this is the job of your realtor). From that point on, communication lacked and we felt as if we were the ones constantly asking what the next steps were in this process. Fast forward to 45 days later and multiple extensions from the buyers and we had finally closed and no longer have to be subject to dealing with a company who does not have paying customers best interested at hand.

I lived at a house on 180 west rock ave under their management and it was a struggle to get things fixed and or corrected, First off they didn't have any fire/smoke/carbon monixide detectors anywhere in the house until they were told by the courts to install them ( required by law ) ! The owner /broker is also a licensed real estate agent for remax showcase ( Dave Candelora ) .. but yet allows this stuff to continue to happen. My family experienced problems right from the start of our living in their house,when we viewed the apartment we made an agreement with their leasing agent/ manager/ representative ( Gisele ) that they would install a dryer and washer hookup in our apartment before we moved in of March 2023 but that didn't get done until August only after we kept calling to get these hookups installed and then it took them about 5 days to complete the necessary work required to complete the hookups. The plumbing constantly had problems because of how they installed things improperly. The kitchen sink constantly became clogged and they had to send out a repair person on a regular basis only to fix it temporarily. I can only remember 1 time when something was fixed properly and promptly and that was when the gas stove had a problem, they sent an outside vendor to fix/ repair the issue the same day it was reported due to the fire department being involved. They tried to evict us over false claims of having doors and windows blocked with stuff and we fought these false claims in housing court and had the case dismissed due to lack of proof, but I had to take multiple days off of work in order to appear in court to fight against the false accusations. They didn't renew our lease earlier this year and ultimately got the court to make us leave, which was a blessing in disguise. But now they refuse to refund me my security deposit of $1950.00 plus interest for 3 years/5 months and it looks as if I will have 1 last fight with this business in small claims court in order for them to do the right thing. I want anyone and everyone to be aware of this company and its management team and how they don't act professionally or honorably , pass the word along to anyone you know looking for a place to live in the greater new haven area.
