So it was time to break open the check book once again. Went out and got the usual three quotes. Tito's gave me the best estimate by a mile. I was a bit skeptical at first, but after seeing all of his five-star reviews and an impressive portfolio that had everything from condos to mansions, I went ahead and signed the agreement. Tito's two-man crew of Roberto and Dmitri did a superb job and exceeded my expectations. They were very meticulous and careful with their work. First, they sanded rough spots in the wood trim and chipped away at stucco that needed some smoothing out. That took about a day and a half. And then they taped everything up securely and carefully removed all light fixtures, etc. Nothing seemed half assed at all. Tito works with Sherman Williams paints, and it took me a while to figure out what color combinations would work. It took eight sample cans/swatches, but it was worth it. Roberto was nice enough to paint small samples on the wood siding and stucco to help me decide. The job took about five days in total. Everything was put back into place and the crew did an excellent job with cleanup. Tito's business offers top-shelf painting, and I would definitely recommend them.

They did extensive prep work before commencing to actually paint the house. The prep is key. Anyone can paint a house, but getting the surface prepared so the paint job will look good and last a long time is most important. I have a particularly difficult retaining wall in my front yard holding up my front lawn, and the wall is covered with stucco. Water seeps through the stucco and over time breaks it down. If the surface is prepared properly, the stucco can last for years before this happens; if it's not properly prepared, all it takes is one rainy season. These guys did a great job both on my house exterior and stucco-covered wall. They look great and have lasted a long time. It was a breeze working with Daniel to get the project set up, and telling him my concerns about the retaining wall. He assured me that he "got it" and that the wall would perform like it was supposed to, and boy did they come through. They also bid the job $1K lower than the other company I had bid the job (who I should add is also a company I have had do painting before, and who I trust to do great work.) I will definitely use Keith Painting next time I have a painting project, and I have already sent referrals their way.

I had obtained 3 bids & while one other was the same price as Nick's, that contractor told me that he wouldn't be able to stop or remove the rust on my fence. Nick's team sanded off all the rust down to the silver iron, applied primer & 2 coats of paint making it look brand new again.
