EQCO Real Estate - Edward Quach - Licensed in DC, Maryland, Virginia

EQCO Real Estate

(36 reviews)

Top Notch Service - Top Notch Everything!…read more I interviewed three realtors before settling on Edward Quach of EQCO Realty. From the word "go," Edward was by far the most prepared- he came to the house with a customized list of comps and a marketing plan, and had already put some thought into his initial suggestion for the price target. Of the other two other two realtors I interviewed (both from "big name" realty groups), one didn't have a price target and asked ME where it should be set without coming prepared with comps, and the other strongly pushed a starting price that was $50,000 under where I started (and sold) with Edward. Edward isn't about pricing low to secure a quick sale. He worked with me to set a realistic price target and outlined a marketing plan to get us there. He didn't mind spending the time to help me understand my options, including taking the time to outline what the costs and revenue stream might look like if I chose to rent out the property versus selling it with him. Edward was always easy to get ahold of- if I ever needed to leave a message (which was seldom), I always received a return call within a few minutes. There was never a point where I felt that I was disconnected or didn't have any control over the process. My property was in good condition overall, but needed some work. I contacted my usual handyman for an estimate (repainting entire interior, carpet for two floors, minor drywall patching, re-grouting a bathroom, replacement of smoke detectors, etc.) and the estimate came in at $25k. I reached out to Edward for help, and his network of contractors got everything done, and done well, for less than half of my handyman's price. When I needed to leave the state to secure a lease on a new property, Edward stepped up to inspect the contractors' work. He sent photos, and offered a video tour to ensure the work was to my satisfaction. Later, when the HOA decided that me asking for a resale package meant that they should notice me to fix four items that they hadn't seen fit to complain about in the preceding 10 years (a few days before closing, no less) Edward came to the rescue again- all I had to do was send him the HOA's list of fixes, and he coordinated directly with his people to get everything resolved. When we had to make the big move in a rush, some important items got left behind accidentally. Edward came to the rescue again, personally running to the old house and shipping a huge box of items to my new address. Long story short, choosing Edward and EQCO was a solid win. This was my first home sale, and I was nervous. Edward was knowledgeable, explained what was happening with the sale (and my options) at each stage of the process, and kept me informed throughout. I highly, highly recommend Edward. Do yourself a favor, and go with Edward- you'll find him to be as responsive, trustworthy, and protective of your interests as I found him to be.

I would avoid.

From day one, he truly listened to our needs and gave thoughtful recommendations about what would be a good long-term investment versus what might end up being a money pit. He wasn't the type to push for a quick sale--in fact, he pointed out property damage and issues we might've missed on our own, which really built our trust. He stood out among all the other real estate agents we attempted working with. Thanks to his guidance and expertise, we ended up getting our top-choice home in just eight days! The process was seamless from start to finish. Even recently, when we needed to relocate, Peter offered to help us find renters and has continued to be supportive. We'll absolutely be working with him again when it's time to sell. As first time home buyers, we felt we got amazing value for the services provided. Highly recommend Peter and the Red Cedar Real Estate team for anyone looking for a knowledgeable, genuine, and reliable agent.

The best way to describe Peter and Red Cedar is high touch, white glove - concierge service. Peter knew the market and had a powerful team of equally adept realty professionals. Nothing happened without Peter's knowledge and he always focused on what was best for us: Initially meeting through closing. Here's where the professionalism goes to another level - Peter builds relationships with his clients, throws mixers, and checked up on us a couple of times per year. And, he DIDN'T ASK US FOR THE NEXT DEAL each time he subtly checked in on us over 5 years! He and his team cares about you - long term not just to get a sale. After 5 years of relationship building, we called Peter and the Red Cedar team for support. He came over. We completed representation paperwork, his AMAZING 360 degree Ariel and interior video/photography genius turned up and transformed our house into a buyer's beacon that sold our home within 24-48 hours of posting - FULL PRICE OFFER!!!! This is Red Cedar - all day long. After getting an offer, Peter and his team coordinate every document, appointment, and follow-up like a well oiled machine. The signing appointment was completely painless without any hiccups in the paperwork or payout - again, Peter and Red Cedar are professionals and the service providers (Ex. Title Company) were exceptional too. Thanks Peter and Red Cedar for your exemplary support, education, and caring over 5 years!

In real estate, having a title partner who is responsive, dependable, and able to help keep things moving smoothly makes a huge difference, and that has been our experience working with them. Their team has been helpful throughout the closing process and has consistently worked with us to make transactions as seamless as possible for everyone involved. We're grateful for the relationship we've built with C.L.A. Title & Escrow and appreciate the support they provide not only to our team, but also to the homeowners we serve. We look forward to continuing to work together and would absolutely recommend them to others looking for a reliable title and escrow partner.

There was a fee for mobile notary on the closing statement and yet we were closing in their office. They wouldn't wave it. But when it comes to integrity, their practices are very ummmm questionable, if not outright fraudulent. Before I got into this real estate transaction, I had my dream team trio (Best real estate agent, best loan officer, best settlement office/attorney) which I had been using for numerous transactions for decades and would trust them with my life. Armed with that, my lowball offer on an REO property got accepted, only because I could close within 14 days or less (been doing that for almost a decade). And here's when I was introduced to Gemini.... I received a phone call from Gemini right after I get my ratified contract telling me that they are handling the seller's side, and if I use them, I would save thousands on buyer's title insurance (which was a lie, it was a lot less than that), and since everything is almost done on their side, they can close as soon as I want them to close (another lie). I confirmed if they can close within 10 days, and their exact response was "if your lender can close tomorrow, we can close tomorrow!" (It is scientifically and legally impossible to do that, and I take part of the blame for not sensing this lie/sales tactic). And everything would be smoother without any hiccups (it could actually be true if Gemini was competent settlement office).... So I went with them... BIG MISTAKE... Fast forward, my lender took care of her part in a week, 48 hours prior to the closing, when I get my disclosures from my lender, I call Gemini to confirm, and find out they haven't even gotten started on their part.... And don't know when they can get started... Or tell me for sure how long it could take, maybe weeks, maybe months, they are just busy at this time. Their reason: The person you spoke with at Gemini was not aware of the closing process or our workload. His job is to earn your business! We apologize for the inconvenience and we make sure we will have a staff meeting regarding this issue. The result: The closing got delayed, went past my rate lock, I lost lots of time from my day job, had to reschedule all the contractors, I lost out on the ability to close in the summer time which was exactly a $17,700 loss (in future REI income), an unwinterized REO stayed vacant and open for an extended period of time (when I finally took possession, the windows were busted and most of the appliance were gone, go figure...). The icing on the cake: There were major (10+) violations that they failed to discover/disclose during title search which I'm still trying to fix (the primary job of a settlement company)
