The property management at Azulon deserves more than five stars. They are nothing but first class. The service they provide to tenants and prospective tenants is parallel to the Ritz Carlton, rather than an apartment complex. This is a Resort lifestyle community but the management team is above and beyond this. This is five star Country Club Service. I know this because I worked at a five star Country Club in Los Angeles for twenty years. I can attest to this review. Anyone that is fortunate enough to live at Azulon, I guarantee will have nothing less than a magnificent experience. Billy Bacardi read more

Azulon at Mesa Verde 55+ Apartments - Apartments Near Me - Costa Mesa, California

What's not to love? Great location close to freeways, easy and safe 5 minute walk to CVS, Von's, and many great restaurants. Resort-like grounds are meticulously maintained as is an organic garden with fresh produce avaialable to tenants in the beautiful clubhouse kitchen on regular basis. Clubhouse has library, fireplace, pool table, multiple large-screen TV's and even our own screening room for weekend movies. Social calendar is busy with free exercise classes in the yoga room, aqua aerobics, gym, and catered special events with entertainment. Office staff and maintenance are quick to respond to any needs. Love my spacious open-plan apartment on the 4th floor with great views of mountains, sunrises, moonrises, airplanes, birds. Wonderful caring community of friendly neighbors with active groups attending exercise classes and playing several card games as well as Mah Jong. read more

Very well maintained. Staff easy to work with. Elevators are great for easy use. Valet service for trash pickup is so convenient.

I visited Azulon to consider moving here. Toured the property. Loved the atmosphere and the grounds. They only had one unit available. My mistake was waiting 3 days before taking the unit and now it is gone & no available units. So now I check their website daily waiting for a new unit to be come available. Open parking maybe an issue for some but I would pay extra to have a permanent covered spot. If you're 55 or over would definitely tour the property. read more

I moved in a month ago and am most impressed with the outdoor areas. They are well-maintained by the landscape crews. The Clubhouse is a great gathering place to socialize, play cards and hold events. Having the rear access gate to the shopping center was a great idea in the planning. They offer may activities put on my the management company and by tenants. I feel safe here and recommend it. read more

I have lived at Azulon for 5 years and am only moving because I am going to occupy a son's ADU. I love the people in the office and the maintenance staff; they are all kind and caring. The property is well maintained and the apartment we occupied was very comfortable. read more

Unprofessional and rude management. No parking space assignments and if you get home late, you will park far away. Too many restrictions for guests! Dirty kitchen cabinets! read more

This community is wonderfully maintained and very well appointed. The property manager Lisa is very friendly and creates fun and unique evening get togethers. This allows the residents to get to know each other and have a fun time. The classes at the gym are also a great addition and make this community a great place to live. read more

****UPDATES**** Now I know why! If you count the apartments and the parking spots, you will see that they are not enough! Considering that 8 parking spots on the right side are for guest and if you park there as a resident they will tow your car! The other side of the complex is the same! UNBELIEVABLE! As today they have so many apartments not rented... I am no wondering why... http://www.azulonapts.com/plans/ read more

If you are interested in staying at a place that literally gives NO SHITS about you or your loved ones you should definitely move in here. If you love being charged for things that aren't real or are imaginary this place will tickle your fancy. If you are fond of draining your bank account this is the place for you! Oh, and believe me when i say you will never meet upper management because apparently the devil is out on vacation. You 100% should not have anyone you love live here... however i would recommend inviting your mortal enemy to move in, hell loves company. read more

My mother moved to Azulon mid October of 2020 and passed away on New Years Day 2021. She lived there 2.5 months. The day after she passed away I went into the leasing office to give our 30 day notice, they told me we would have to pay rent through March because she was "breaking the lease". She did not break the lease on purpose. She died. We were told that if we did not pay rent through March (over $7,500) that my mothers estate would be sent to collections. I went back the next day to begin moving out my late mother's belongings and let hospice in to retrieve the hospital bed only to find that Azulon changed the locks on us and I was unable to access her apartment because "I was not on the lease" even though the azulon staff all knew me by name and knew I was her daughter and caregiver. The lack of empathy and respect that I felt was unreal. The fact that Azulon would not even call me to let me know they were changing the locks felt so disrespectful and inappropriate. On top of all that they charged us $950 in "damages" for an apartment that she lived at for a total of 2.5 months. When asked for photo proof of the damages they said they had photos but they could not provide them. I appealed and asked if someone higher up could approve of the photos being sent to me. They said no Today we paid them $8,642 because my mom died and "broke the lease". unreal. The stress that the Azulon staff added to my family grief was extremely frustrating and I would not recommend anyone with a sick family member to move there. It is very VERY clear that they value profit over people. read more

My husband and I lived here for 3 years. We were very impressed with this place when we first moved in but the honeymoon wore off year by year until we finally moved on. They have a lot of amenities that seem pretty cool when you're touring the place as it is well groomed and lush too. We were extra excited about the vegetable garden and fruit trees as who doesn't love fresh produce? The problem was that you had to be a member of Facebook to know what days and times they would harvest anything and the stuff would go quick with the same people hoarding the goods. We are early risers and often witnessed the same people helping themselves to the fruit and vegetables in the darkness. In the beginning of our stay there they had a wonderful yoga class that was free taught by Spectra Yoga on a weekly basis. The class was full and we all loved it then they suddenly dropped it. We were all disappointed, said they wanted to try something different, so all the yogis got screwed. The parking area has carports & it's pointless to wash your car because they blow the parking area often and the guy would purposely blow the dirt all over the cars. We saw this time and time again. They have too few parking spaces and if you're out in the evening best of luck finding a space. The movie theater shows movies you've seen a hundred times & the pricy taco Tuesdays they had told us about were a rare event. The pool is nice, but they allow people to blast their music where we could hear it inside the bedroom of our apartment. Reporting it never changed a thing. We got to know the maintenance staff pretty well as our washing machine broke down on us at least 6 times. They finally had (with help from my husband) and the lady maintenance switch out the stacked washer dryer to a vacant unit. The ice maker had to be serviced twice and the 3 canned lights in the hallway didn't have plastic covers on them and so the lights were blinding, every time I asked for them Marty would say "we don't have any." We were so excited to live there, but 3 years later we can honestly say we were more excited to leave! read more

"Love Where You Live" should be Azulon's Brand / motto. I moved into Azulon in Jan of this year. I explained to the leasing agent the amenities I was looking for. Almost three years now and Azulon is safe and comfortable. We will stay here unless rent increases force us out. They stay competitive with market conditions so you can't blame them. The amenities are great and the Oasis type of Santa Barbara feel is wonderful. It is really a refreshing and convenient place to live. KC is a great manager. The gardeners keep the property beautiful for everyone. We highly recommend Azulon. read more

My parents, 76 and 84 years respectively, lived in this complex fo less than a year. They had constant problems with insects, causing bites and rashes until they finally were forced to move. While helping them move out, the maint staff harrassed us by trying to come in and paint while we were still in possession and in the process of moving out. Had to finally threaten the maint guy with calling the police to get him out of our way. Manager was polite, but I never got any response to repeated attempts to speak with management and my concerns were totally ignored. DO NOT let your elderly parents or friends live anywhere near this place. read more

This is a beautiful community, we enjoyed living here, however short, for only a month. My husband was transferred the week after we signed the lease. We never even unpacked - we used paper plates etc. First Issue: When we moved in the counters were greasy, the floors were dirty, walls were dirty, cabinets were dirty and the appliances were dirty. NO Sorry, NO Compensation for our having to clean the unit. We were told it was professionally cleaned prior to our moving in.... Second issue: We choose to break the lease and pay 2 MONTHS rent, over $4K. I cleaned the apartment when we vacated, it was far cleaner than when we moved in - the unit was immaculate!!!! We were charged $155.00 to professionally clean the unit, probably the same outfit they claim cleaned the unit when we moved in. Obviously they were not satisfied with the 4K we just paid them. What a rip off!!!! This feels like they reached into my purse and took the money because they could! Poor business practices. I have called the leasing office no less than 4 times and have yet to get a response to our concern. There is zero accountability from this company!!!!! UPDATE 7/11/17 - Received a call back from manager and was told I would get my cleaning fee back ONLY because the apartment was dirty when we moved in the month before. This was not due to the fact that it was clean when we left, having only lived there a month. Have changed review to 3 star due to getting a response. read more

The units are beautiful, landscaping lush, saltwater pool sparkling and large. The parking situation is horrible. The management team are "Stepford" people. Fake smiles, head nods with either an "it's not my job" response or no response at all. Activities were comprised of food you had to pay for, rerun movies and an occasional party requiring tickets. The games were organized by residents and only those in the clique were invited to join. Reminded me of junior high. Happy to have moved on. read more

I have lived at Azulon at Mesa Verde for about 1 and a half years. It has been the best apartment experience that I ever have had. They are beautiful apartments, the property mananagement staff are truly kind and helpful people. The grounds are maintained beautifully, and trash is picked up immediately (I doubt anyone that lives here purposely leaves trash or drops it; some people are quite a bit older than 55, accidents happen). If maintenance is ever needed for any reason, I can put in a request either online, or on the phone, and if it is something like plumbing or heating or a/c: it is attended to within hours. I never had to call again. They always obtain permission to enter if I am not at home. The apartments and grounds are beautiful. The salt-water pool is wonderful. It is like a lovely hotel! They allow dogs but honestly, the only time I hear them is when they walk through the halls, on a leash, with their owner. They do not allow dogs to incessantly bark here, so usually, I forget that dogs live here too! Negatives: yes, parking is rather bad. Some nights I have had to walk quite far away and with mobility issues, it is difficult. I don't know why they do not have more handicapped parking. Visitors also park in residents parking. This makes it worse. (They have no resident sticker so it is easy to see they do not live here). Some apartments only have carpeting in the bedroom. It may be helpful for wheelchairs or walkers (and looks lovely and stylish) but awful if you live under someone that babysits grandchildren 3-4 times a week and they run and jump on the floor (I do live on a floor below a grandparent). I adapted and got a floor fan that is loud and I turn it on whenever the children are there. I understand that apartments do have noise and one just has to deal with it but I do await the happy day that the children are older! Otherwise, the soundproofing is very good. I do not hear televisions or music from other apartments and people are considerate of their neighbors. Parking and no carpeting in many apartment main living areas are the two main negatives. Neither was enough of a negative to prevent me from signing another year lease. I really may stay yet another year. After owning my own house, it is so nice to have someone else take care of all the maintenance issues that I used to have to do! The staff is pleasant and always has a smile, no matter how difficult their day may have been. They are genuinely nice people. All of the staff are, no matter their position or role. I am really happy here. I believe that you would be, too. read more

6-8-15: By the Way, There's Another Favorable Review by Resident L. S., That Isn't a Recommended One, Because He Didn't Give a Rating. I Just Moved in to the New Azulon Apartments (Age 55+) Less Than Two Weeks Ago. It's High End Resort Living. It's a Beautiful, Well Designed, and Well Constructed Property. My Rent is Pretty Reasonable. The Sound Characteristics Are Pretty Good It Seems, Probably Much Better Than Any Complex You've Lived In. It's a NO SMOKING Property Thank God. It's a Gated/Secure Property, With Plenty of Covered Parking. It's Pet Friendly Apparently. I Am the First Person Living in My Unit. I'm on the Fourth/Top Floor With a View of Fashion Island and Hills/Mountains Beyond. I Have An In Unit Brand New Laundry/Washer/Dryer Machine (Stacked; Works Well); There Are Brand New Stainless Steel GE Appliances, Including a Microwave. There Are Marble Counters. I Have a Ceiling Fan in My Bedroom. I Have a 9 Foot High Ceiling Versus the Usual 8 Foot. There is a Saltwater Swimming Pool, a Nice Large Clubhouse, a Workout Center, Etc. Also, at the Back of the Complex There is a Walking Exit to Von's & CVS That are Just Behind the Complex. I Highly Recommend That You Check This Great Place Out! Ciao read more

Azulon is a nice complex. However there is not enough parking for its residents. Park in the wrong place and youre towed off without warning. If you own a car, find another place to live. read more

Nice looking complex & well landscaped. People waited with great anticipation to move in here, which of course was 4-5 months later than they were told. Now they can't wait for their lease to end. Apparently, the great engineering & building of Legacy Partners (A Segerstrom Company) couldn't figure out how to design enough parking for the residents. If you come home after 7 pm don't expect to find a parking space inside the gates. I guess that they didn't expect people 55+ to have cars let alone drive. Continued complaints to the office just caused the office to say they don't want to hear it anymore and blame it on the owners. The "security gates" are always broken. The Concierge can't seem to come up with any ideas for some resident activities except to show old movies. There should be something more interesting than tacoTuesday's for $5.00. The office staff is very unprofessional and seems to be joking around when you walk in with a business question. They seem to change the rules when they feel like it and then without any notice they added on a $20.00 charge listed under a sewer charge. It seems that the owners didn't plan the property tax fees correctly and have now decided that the resident's need to pay for it. No forewarning or notice. It's really nice that there is Storage Rooms to rent. A year later they are raising the fees 2 1/2 times more than the original cost. The best thing about Azulon is the maintenance crew, they are very nice & friendly. read more

I have lived here since October 2015, the management is so nice & always helpful. The grounds are well maintained & beautiful, I love coming home to a beautiful well thought out apt. I have never had a problem finding parking in the parking lot no matter what time it is, in fact there are always empty spots. My only wish list is that they had more activities after 6 pm for the still working tenants. I love, love, love where I live. read more

We are now coming up to two years, both in moving to Azulon, and three year wedding anniversary. I moved here recently & have to disagree with the 2 fluffy reviews. The parking is a nightmare & management could care less. The lackluster office staff as well as manager makes it uneventful to live here. In addition the construction is crappy. The tenant who said it's great has eye problems. My shower has no place for soap or shampoo because it's a wheelchair only shower. Pretty useless for me. The door frame was put on crooked so water gets all over the floor every time I use it. The surrounding streets are really noisy, it's parked not too far from a mental hospital, the Mexican restaurant and liquor store across the street are persistent with late night noise & the drag racing is really bad late at night too. The management is lazy to say the least, and not friendly or caring at all. All they care about is collecting rent & their paychecks. That's a recipe for disaster. It's not cheap to live here for a place that's smack dab in the middle of a ghetto community like Costa Mesa. Place looks nice, surrounding area is not! The interior appointments are cheap and low grade especially the appliances. Nothing is digital in the appliances making them cheap. There are tons of far nicer OC brand new apartments. That wine caterer doesn't get out much apparently. This is bottom of the barrel in my opinion. I'm really sorry I chose to live here. I didn't get a good vibe from the management when I came here a few times to talk about & explore the property. They just push sales but no service comes with it. They hand you the keys and you're on your own. The parking is the biggest problem that I've seen & after having been opened for more than a year they have yet to resolve it. Like I said lazy chair warmers! I will not be renewing my lease unless the Segerstrom's bring in a different management company. The one they found is horrible at best. They wouldn't understand customer service if it slapped them in the face. While IAC is a horrific leasing company, I sympathize with the person that moved out of Newport Beach, apartments are not meant to be "home sweet home". They're meant to be a place to park yourself until you figure out where you really want to live and in what. The rent will always go up and the place will eventually fall apart. No leasing company wants loyal residents. They want to charge market rents with every move out & make a profit. If updating is required, some will allow you to stay while they perform the tacky cheap updates, but beware because it's not pleasant. Keep in mind they have a mortgage to pay on the complex too. There's no real security other than what's at South Coast Plaza which doesn't qualify as real security. They too are pretty useless. The activities are definitely uneventful, too expensive & too short on time. Really blah in my personal opinion. I'm currently looking to move back to a high end property that provides assigned parking so I don't have to pay to worry that I won't be able to find parking when I come home. Not everyone here is retired. Those of us that aren't feel that there are far too many people over the age of 65. Not really our crowd leaving us with little to nothing in common with our neighbors other than generation. I absolutely wouldn't recommend living here. The 3 best things about it are it's quiet most times interior wise, the people are friendly & a non smoking community where the residents actually respect that rule, except the parking. Residents continue to allow guests to park in resident only areas with zero repercussions from the weak management. I would strongly advise finding another 55+ property in OC. There are a few out there that out rank this one on many levels especially the most important ones - customer service, suburban locale & quality management. Very nonexistent here. Rent at your own risk!!! read more
