An honest review (really 3.5 stars): My partner and I have been living here for almost 1.5 years. We even renewed our lease after the first year. Our experience has been pretty positive for the most part. Pros: -Scheduling maintenance requests have been very easy and they are quick to come and make the fixes within 1-3 days so shout-out to the maintenance team. - pet friendly and great location Cons: (-1 star) about a month after moving in both our cars got broken into and some personal items were stolen and our parking spots are right where the cameras are located too. We reported this to the leasing office, but they did not offer any help or a review of the cameras. They just told us to file a police report. Shortly after that the same thing happen to another tenant and management doesn't seem to do anything about this. - Management seems a little disorganized at times. We came home one time to another car park in our reserved parking spot, turns out the leasing office had double assigned our parking space to a new tenant. While the rep didn't quite apologize, she did quickly resolve the matter and ensure that wrong was made right. Some things to expect: -Don't bother calling as you'll be rerouted to the answering prompts, send an email instead and expect to hear back between 1-3 business days. - This is less on the leasing office and more on the carriers that deliver packages, delivery can be inconsistent. Sometimes packages will be in Amazon hub, other times they are just out in the lobby by the hub, other times they are on the floor in the mailroom, and lastly sometimes they put on your doorstep. It is like roulette trying to track down your package and for that I am warily of getting packages delivered here. I recommend signing up for USPS/FedEx text alerts or getting the tracking info for packages. I have had a package stolen before when it was not placed directly into the Amazon locker. Tip: If you really need to get a hold of the front office the best way is to just walk in, we've found that it's been the easiest way to ask questions and get a direct answer. read more

Unresponsive, broke our lease, does not show up to work on time, informs us about required documents and deposits within the last two hours before move in date, portal is unreliable and broken--sending us on a money run in the last hour before move in, told us they'd give us our move in code at 3am-- it hit 10:30am and we had no code and could not move with all our movers and items ready to go lol. This is a company that is facing contract fraud, don't live here! I have lived here for two years and every year when it comes time to renew my contract the property disappears, they are there to extend your contract in order to get you to pay for a few more months. My contract was until the end of June, but for some reason I renewed it for two more months. I gave the property two months notice to renew my lease. They didn't send me the renewal email until 11:30pm on the day my contract expired and I missed it because I was sleeping. They automatically renewed for another year. I contacted office for a long time before they agreed to change it to two months for me, another long wait. On August 28th my contract expired and they said I didn't give a month's notice and asked me to pay until September 3rd. I paid the money but in the move out statement they asked me to pay one more month's rent, I emailed them to ask about it and still no one replied. They only show up when they want money. And the attitude is extremely bad. Their deposit refunds are also unreasonable, my room was very clean when I checked out but they still asked me to pay over 200, deducting a lot from my deposit. read more

DO NOT MOVE HERE. The amenities are constantly FILTHY and hardly usable. (Hot tub has been out of order for the better part of 6 months.) The day we were suppose to move in, we were not given access to our apartment at the correct time and were stuck waiting outside with our movers and had to pay almost a thousand dollars more to have the movers wait while the apartment company came back. NOW, we are locked outside our apartment because our keypad is dead, we have called a locksmith because this apartment has NO 24/7 support or any emergency number. I've had packages stolen, etc the negatives go on and on. I hope this company goes bankrupt UPDATE: Whoever responded obviously isn't on site. Hot tub has and still is freezing cold. You will be paying for amenities that are constantly broken/not kept. The issue is not that the company doesn't eventually resolve the conflict, the issue is that these are all easily avoidable situations by reinstating an actual human to the lobby instead of using Covid as an excuse to cut corners to save a buck. read more

TL;DR: Avenue 64 is illegally withholding my deposit, 4 months post move-out. Full story: I stayed at Avenue 64 for a year, and I generally enjoyed my actual apartment and the area, but the leasing office is difficult to get hold of (they don't have an in person office, and they only sparingly respond to emails and phone calls). I've had issues with them from move-in to move-out, but here's the worse one. I moved out about 4 months ago now, and have received NONE of my deposit back, way past the 21 day window of time in which they are legally required to return my deposit. Additionally, they deducted a cleaning fee from me, despite the fact that I spent several hours of my own time cleaning the place till it was spotless, and I did not damage the apartment in any way. To make matters worse, landlords are required to provide a move-out inspection within the last two weeks of the lease, but they failed to do so, even after I reached out and requested one. So without even telling me that anything was wrong with my apartment's conditions, they charged me for a cleaning fee... Still after several rounds of emails (that have been long and drawn out because they either ignore my emails entirely or takes over a week to respond), I have not received ANY of my deposit, even the post-deduction amount. And legally if they miss their 21 day window, they forfeit the right to withhold any of the deposit, and at this point, I will have to take this to small claims court to get my deposit back, which has been way more of a mental and time burden than I was expecting. So if you don't want to deal with unethical landlord practices, don't sign a lease with any Essex properties! read more

Issues that I have had so far - my storage unit was vandalized and my items stolen ( no response from management) - you will hear your neighbors upstairs and as you ask for help from management they will ask you to go to the police. The police will tell you to work with management. - the facility is not well kept. My husband and I recently signed a lease at Avenue 64. During our move in process, everyone on the team was super friendly and responded in a timely manner. Yes, it's true. Communication with management is done primarily over the phone/portal, but that didn't impact our move in negatively at all. Nick did a wonderful job at guiding my husband and I through our apartment tour and application process. Additionally, we did get the opportunity to meet with Alan, one of the community relations representatives, upon move in. He helped my husband and I very diligently and made sure all of our questions were answered properly. Any time we stop by the office, Alan is there to greet us with a welcoming smile. DO NOT LIVE HERE! Let me put it this way, since the beginning of this year up until now, I have had my personal car cover stolen 5 times (and counting) and my car was broken into about a month ago. I should not be paying close to $3000 a month to have my car broken into in this so called "secure" parking garage. It is beyond infuriating to have to go down to your car and find your belongings stolen because this complex fails to have any kind of security. They have a supposed patrol, but I have yet to see this patrol once. Nothing is secure here, not your mail, not your car, not your packages, nothing. I really thought this place was amazing when I first moved in about a year ago, but this failure in security has brought my expectations for this complex to a new low. They closed off their leasing office to be "remote", and they are extremely difficult to get a hold of. There are other apartments around here that still have employees in their office so why does this complex have to be remote and completely blackout their leasing office? Seems like they really just don't want to be bothered with concerns in my opinion. While their maintenance is pretty good and gets things done fairly fast, I cannot give this place more than that one star because I am so tired of having my things stolen here. BE AWARE. I had lived this apartment community (avenue64&Emme) for 3 years. The management here is just a trash. There is no better word to describe. Your email and call will be just ignored, so you have to go to the office and make in person visit to solve any issues. THE ACCOUNTANT 'Trina' is the worst here. She is not qualified to do a bookkeeper job. She constantly makes mistakes. -seriously, it's money related, if you are not good at managing money, you MUST STOP working as an accountant- You will never get any apologies from this person, or answers. I and my sister finally moved out from this horrible property and yet, they kept ghosting my email when I asked move-out statement and Security Deposit. I've sent 5 emails, never got responses back. I managed to go to the office and got the move out statement in person, and payment that i have to make is due very soon. This person Trina did not give us this statement, and I almost got charged to pay late fee or worst case, be sent it to collection company. When you have money and try to pay your rent, but the accountant try to fck you up all the time with the payment,, I rather not live here. Also the manager doesn't seem to care about this issue AT ALL. Another issue is safety. Your package will be stolen even if it's left in the mail room which is supposed to be safe. I can't even count how many packages got stolen. Also, garage is not even safe. Someone broke into the car and stole my stuff from the car. You see they have surveillance cameras in the mail room, but i don't think it's working. With this rent fee, it's not worth to live here. read more

The worst worst worst experience I ever had in an apartment complex. I lived there for onw year and currently can't wait to move out in a week. This has been the worst experience I ever had living in an apartment complex. First, when I moved in, they didn't give me the garage key because they were saying that they need to order one. Thank god I have an option to link the garage key to my car and was able to use it after they gave it to me one for 5 minutes. One year passed, still no garage key. Second, my apartment was on the first floor. During one year, I had a flooding in the kitchen twice. All the dirty water was coming from the drain straight to my apartment. When I asked what is going on they told me "we didn't know this was going to happen". I had to throw away a lot of stuff because it was destroyed by the dirty water. No compensation. The garage door was broken for at least a month now. Any single person that wanted to, could get in. This area is not that safe. During that time there has cars broken into. When I told the leasing office to block that door and tell everyone to use the other door they said "we can't move it". Well of course, but we still have to pay for a garage that is not safe. Now it's time to move out. Guess what, the elevator is broken and only god knows when they will fix it. This means I need to carry the my stuff around the whole building to be able to finally move from this horrible place. Finally, when I realized I don't have a copy of the lease I emailed them 4 times. No answer. For a week. How is this that hard to give me my personal lease? This is their job, not mine. Apart from this there has been plenty of other stories.. My suggestion. Stay away from this place. No one ever wants to help you, and no one cares. read more

The units are nice enough but not worth the high rent. I moved in during COVID with a really good deal, but since then, have had horrible experience with management, particularly Christian. Calls and emails go ignored, and anyone I am able to reach tells me only Christian can resolve it. I am told I have to give a 30-day notice to move out, but without my renewal lease, I can't even do that. It's absolutely horrible especially during such a stressful time to put tenants in a situation where they may be forced out. Meanwhile, calls and emails continued to go ignored. Whether it's short staffing or organizational structure, something has got to change with the management here. It's not okay that only one person is able to resolve any issues. 5 stars for the maintenance staff. You all rock. read more

Tl;dr We've lived here 4 months and love it. Much of our experience is compared to where we lived right before (which you can read about in my review history). Here's why it's 4 stars and not 5: Communication: before we moved in, we spent a lot of time e-mailing with the leasing agent, often having to send to same documents multiple times because they "weren't received" or weren't understood. And when we did move in, the other leasing agent claimed we didn't have some of the documents on file, which we'd already sent to the original agent. - We also weren't told that utilities were billed separately and not part of rent. So a couple months later, I received a "past due" bill in the mail that I had to call and figure out what it was for and then get late charges removed. - Now that we've moved in, any time we communicate with the office, we can expect it to go unanswered for a few days until Ryan gets back in the office and answers it. - We had a debacle with window cleaning where we were told to shut our doors and windows for two straight weeks during the hottest time of the year from 9 am to 5 pm and were given no further schedule of when they were cleaning what units. I was woken up at 7 am on the very last day of the two weeks by a cleaner knocking on the outside of my patio door. - I'd love to see better organization before and during move in, more specific communication around scheduling that affects certain units, and it would be helpful to have more staff in the office - and consistently - instead of relying on temps and sending full-time staff to other properties, forcing the one person left in the office to handle everything. Packages: we were told before we moved in that we'd have a package locker in August. It's the end of September and we still don't. - Please install a package locker. It was basically the only good thing about the place we moved from. Smoke alarm batteries: some smoke alarms in the complex - likely in unoccupied units or hallways - start to run out of batteries and beep loudly and shrilly every 30 seconds or so, all day, every day, all night. So you can either shut your windows and get no sleep due to the heat, or open them and get no sleep due to the noise. It once took over 4 days to have batteries replaced on one, even after I filed a request. - For the sleep and mental health of your residents, please do regular checks and replacement of smoke alarm batteries. Here's why we love it: Ryan: Ryan deserves his own bullet point because he is amazing. He holds down the fort in the front office, addressing all of our concerns, providing a friendly face to residents, even sometimes bringing our packages up to us. He puts his heart into working for Avenue 64 and makes it feel like home. We love him. Rent/apartment/amenities: We paid $4000 a month for a studio in the Tenderloin. Here, it's less than $3000 for a giant top-floor fully upgraded one-bedroom in a beautiful complex with sun, a pool, well-kept grounds, a clubhouse, BBQ, and access to all of Emme's amenities as well. Emeryville/location: It's so easy to commute to the city, with casual carpool, AC Transit, or Bart. It's close to Berkeley and Oakland. You can get around Emeryville for free with the Emery Go Round, or walk to things like the Public Market or Bay Street or IKEA or Trader Joe's. There's a new grocery store opening across the street, and a lovely café right downstairs. It's fantastic to be out of but right by the city and have that mental break, and be on the water, and in a safe neighborhood. We've only just started discovering great shops, restaurants, and spots around here. Addressing concerns from other reviews: Elevators: have gone down maybe twice for a couple hours for maintenance since we've been here, then once for two days for an interior upgrade. And not all elevators, just one at a time. It's a 4-story building, the stairs are easy to use, and when one elevator is down, there are at least 3 others to choose from. We came from living on the top story of a 14-floor building where the elevators were out all. the. damn. time. It's nothing here and entirely workable. Dirty hallways/trash: we found a crack pipe in the hallway of our old building. So here, I'll take some dirt on the hallway floors. It's not that bad. People do sometimes leave boxes and trash in the mail room and trash rooms on each floor. It's annoying, but not unlivable. Parking/car break-ins/mail theft: there are some lovely people who like to park their SUVs in the "compact" spaces, sometimes taking up two spaces. Even so, we've never had a problem finding parking in the (free for residents) gated, controlled parking garage. We've never had our car broken into and have never seen any break-ins. Same with the mail room - no break-ins or theft. In summary, we're happy, our cats are happy, and we'll be sticking around for a while. I love coming home to Ave 64, and I haven't been able to say that about an apartment in years. read more

We had minimal expectations when we moved to Avenue 64. As tenants, we weren't high maintenanced or needy. We were clean, we always paid rent on time and we respected our neighbors and the apartment community. I can't say the same for some of the other tenants in the building, but these are things that you have to deal with when you live in a large apartment. You deal with dog feces in the elevator and common grounds, the permanent smell of weed in the hallways and the thumping of your upstairs neighbors. What truly irks me is the management of the building, or lack thereof. Other than Christian Lopez and Christian Sandel, everyone else has been about as useful as a bag of rocks. That being said, they're never on the team long enough to be able to make an impact since turnover is so high. Their business model is not customer service friendly. It feels like most of the answers to your issues are "we can't do anything about it" or "we're working on it (but it's going to take weeks before anything gets done)". That was the response for the multiple times that our packages were stolen from the mailroom. That was the response for the multiple times that the parking garage doors were broken, and the doors to the building, and the package room, and the damaged mailboxes. It felt like management was careless about keeping tenants happy, and more importantly safe. Which is why we weren't surprised when we were hit with a $6,000 invoice post move out. They came after us for a carpet replacement regardless of the fact that the carpet had already been in poor condition upon our move-in, the condition had been noted and photographed, and a request for new carpet had been made but denied. We lived in the apartment for two years and outside of normal wear and tear, left the carpet with the exact same amount of stains that were there on our move in date. They charged us for rent, despite an agreement from management stating that we would not be held liable past April. They came after us for the parking fee, even though we had already moved out. We are not unreasonable people. We expected to have to pay a cleaning fee and the cost of the utilities prior to our move. The rest of the charges are beyond ludicrous and outright lazy. We've disputed these claims and have yet to hear back from the team. It's been over a week. The apartments are overpriced, but we would have felt value if the customer service was anything but subpar. We truly wish we had a better experience living here. After seeing the website, I was interested in Avenue 64 for all of its amenities. I even talked to Lisa, the leasing agent before I went, since I had other appointments to keep that day. I told her that I was looking at other apartments, and hoped she "make me a deal". I needed to be there, where it's happening. When I got there, Lisa gave me five minutes of her time where I learned she was not willing to match others rates, with similar amenities, and best of luck to me. I drove in for nothing. Avenue 64 is right by the highway, and to me, people make or break a business. It was easy for me to walk away and find better accommodations with better customer service. But it burned my butt enough for me to write this review at 5 am. read more

I've been living here for about a month now and I can't believe the reviews I've read from other people. I'm sitting here trying to decide whether they are simply written by miserable people whose expectations of life are based upon a spoiled childhood or if they are hacks from another apartment community, making up reviews to try to drum up business for their own communities. Enough about that, let me share my experience; I have a 2 bedroom on the top floor, with a beautiful view of the Berkeley Hills. It's not cheap, though I will say that Clark in the leasing office worked with us to get us the place we really wanted within our budget, and his approach to our apartment search is quite honestly the reason we signed up. We paid a little over $2k a month, which, sure, isn't cheap... but the view is amazing and we love the layout of the penthouse. It's been a month, and I've not once heard a fire alarm. And I only work four days per week, so I'm here a lot. If this was a problem in the past, they seem to have worked it out not. Not quite sure what people's expectations are regarding workmanship of the building itself. We have bamboo hardwood floors in our unit (an upgrade) and everyone who comes over compliments the style. The cabinets and countertops are quite nice as well. If I were to be really nitpicky, the worst thing I can say physically about the apartment itself is that the accent wall wasn't painted by a professional. That being said, we left that there from the previous tenant, thereby waiving the free repaint to white if we weren't happy with it... so can't really say much about that. Note to the painters though; a $1.99 roll of blue painters tape would solve this problem instantly. Highway noise when the windows are open? Um... it's by the highway. Take Physics 101. How is the complex at fault? The double-paned glass blocks out noise quite well, and since you pay extra for a Bay View, you know what you're getting into. Our unit was cheaper because it faces the Berkeley Hills, and it's quieter for the same reason. Never once heard noise from a neighbor. We haven't had terribly cold weather, so I can't comment too much about the heating system, but I left it on 65 once and left and when I returned it was very warm in the apartment, so it seems like it works just fine. I do agree that the lack of vent in the bathroom is annoying, and it does stay foggy long after you've showered... but again, you crack the door, you brush your teeth, you're fine by the time you need it. Not a big deal. I also agree that people park like idiots, and would love to see the complex ticket or at least warn people... yes, those "compact" spots right by the door are appealing. I have a Mini Cooper, and use them. But I'm often wedged in between a ******bag in a Land Cruiser and a BMW 6-series, so have to squeeze my way out of my car since they're both wider than the painted white lines. Overall, we're quite happy here. Clark was great, it's the best apartment I've lived in, and the annoyances are things that you'll have anywhere. read more

Avenue 64 - Apartments Near Me - Emeryville, California

I was a resident for two years and while I think the building is nice and I loved the location, management was really terrible in terms of how much turnover there is with the staff and how the residence in general is managed. On top of that, they will cheat you out of your deposits upon moving out like they did me and my sister even though we were exclusively told that we could get our deposit back upon moving out. We were told that they didn't care if we cleaned and made the apartment basically new, that they would take the deposit anyway because likely we wouldn't clean to their standard. I think they take the deposit regardless of the apartment being in amazing condition. We had an apartment facing the Bay and they raised the rent nearly $300 in one year to push us out. Many of our neighbors felt this way as well and they moved out too. My original review of this property was a 5-Star but only because one of the girls in the office begged me for it. I liked her, but she couldn't make the entire community run smoothly. Finally, many issues with picking up packages, dog poop every where in the property, and parking. Love Emeryville but you may want to look else where before settling on this place! read more

Renters BEWARE! Long review alert. I am nearing two years in this complex but will be moving very soon. There are so many great options in the Bay Area. The positive thing is the community outside the walls. They are all hardworking many commuting to the city and that's where things like casual carpool and the bus are convenient. They are opening a new park across the street and the cafe on the corner is a regular go to. Know this there are some super kind, amazing people who live here. But having lived all over the world. You can find other amazing people in a lot of places. Take it from someone who is packing up and leaving mid lease due to mid treatment and horrific conditions. Horrific management. When you have very junior leadership at the helm it is nearly impossible to see elevation around them. The complex has taken a dramatic turn since the new management has come on board. When I first moved in it was incredibly renovated, so clean, they had activities and fun events for tenants and the team was absolutely incredible. Then leadership shift and everything has changed. Not clean or well kept and the incredible amount of dog feces and garbage sometimes furniture sitting out on the sidewalk for days. All problematic. Management, communication, and current and on going challenges we are having with rude and horribly disruptive neighbors and horrible noise at all hours of the day and night with no support is a major issue. I like to have my fun but partying and dancing, stomping and being disruptive at 1 am, 2 am and having Management throw up T-shirt hands is ridiculous. Let me tell you that one or two times no problem but ongoing issues impact the quality of life compromises peace, sleep and enjoyment of daily activities. It's been very difficult. You can blame it on the design or on he behavior either way it's no good. But if you were to find yourself in my situation let me tell you that Despite over 20 documented instances and direct requests it has not improved. I am hoping this gets rectified soon. Management has not been supportive in many cases illusive and Dismissive. Here is an example of the repeat response you get if you have an issue "were you able to contact Courtesy Patrol last night? As we (management) are not onsite after hours, we advise our residents to contact Courtesy Patrol or the police (if further escalation is required) to report the noise disturbances." Here's the thing you guys when you can the patrol Number via the building access line they say they don't even work for Ave 64 and don't patrol his complex. So the response is basically a loop and way to dismiss you. They will continue this loop. They can't help you If patrol didn't document it but there isn't any patrol. It's absolutely insane! You are better off contacting the police. It shows that also actually have no general protections in this community despite that being advertised. Look close and ask a lot of questions. Here is another example: "Follow up to xxx communications with you, I'd like to reach out to confirm our process for handling noise disturbance issues. We (Management) are often caught in the middle when resident conflict arises. While we are here to help resolve these matters, we simply cannot "take sides" with either party. We can't take sides" What side Is there to take if someone is playing basketball over your head at 11 at night? You will notice a pool, a hot tub, you will notice a Rec room And grills and maybe even some units that are nicely laid out but take it from experience that that is a cloak. Dig deeper-look down into the pool, look in the hot tub, look up look down look around, shake chair legs to see what happens ask questions and know that where you live your peace of mind is as important as what it looks like. Be mindful that there also mistreatment of tenants based on ethnicity. A much bigger issue as well. Be savvy. Be smart. Ask a lot of questions and remember where you lay your head, call home and most importantly how you are treated does have immense value in the quality of our lives. You are worth the best. Spend your money where you feel you will reap the benefits and be well treated and respected. In regards to this complex I would recommend that you keep looking and consider all your options. I live in a Michigan style unit in the first floor and when I hear my upstairs neighbors I'm surprised because it's so rare. I was upset my rent raised on my lease renew but apparently all companies do that ... Great place to live and super quiet. read more

This review is long overdue. 5 stars for the staff, 4 stars for the location. I absolutely love my experience living here at Avenue 64. THE STAFF Victoria (who is no longer here): When I first reached out to look for a new place to live, she was kind, an excellent communicator, and was great at responding to all my questions. Alicia (manager): From my experience, a teams' action(s) is often a reflection of the leader of the organization, and I can see why every staff member I have met so far is awesome. Alicia actually was the one who gave me a tour of both apartments at Ave. 64 & Emme. Her approach was extremely welcoming, accommodating, and did NOT pressure me to make a quick decision. She just laid out the facts and gave me the option to make the right decision. But...many times people can be nice in the beginning of the rental transaction and can change, in a negative way, after the papers are signed; not Alicia. While living here, she has continued to address ALL my concerns, make an effort to check in with me when I bump into her, and keep us informed on what's going on in the neighborhood through email and in-person. Love her upbeat and approachable personality. That's why I gladly renewed my lease recently instead of moving =) Ryan: Super cool and laid back. He will go out his way to hunt for any of your packages or deal with any problems that may arise such as trespassers and funny people in the area; Emeryville police has his back. Ryan takes the time to say "hi" to my furry little tenant and often offers him doggy treats. He will also chat with me about things to do in the area and offer his suggestions. All around, great guy. Leady: She is kind and loves organizing events for the apartments. I always see her getting involved and doing things like serving ice cream at the social events they put on or searching for new ideas to keep things fun around here. She will also put the smack down when needed. I've seen her enforce rules, such as no dogs in the pool area or smoking in the complex. Sometimes it's good to have someone like that. Service team (Salvador, Rafael, etc.) Since I work from home most of the time, I'm always bugging these guys to help me fix things or if I happen to see something that requires maintenance in the complex; these guys come quick. They work hard and take their jobs very seriously. If I could give them a raise I would. Not to leave out the other staff members like the lady who vacuums or cleans the building, she DOESN'T slack and that's why the place looks great despite some tenants leaving trash around. The staff can only do so much, but they do a heck of a job. THE LOCATION The reason why it gets a 4 star rating is that it's great for driving anywhere in the bay area since Emeryville is central to most cities you want to go to, but not perfect. With no traffic Driving to downtown SF = about 15 min. Walnut Creek = about 30 min. San Jose = about 45 min. Napa = about 45 min. The building is close to the freeway and train tracks so you will get some of the noise and lower air quality, but the ocean breeze helps a lot. There is some overflow of sketchy characters from cities like Oakland and Berkeley so you can't put your guard down too much, but like anywhere, things can always happen so you must stay alert. This is out of the staff's control so I had to give them a 5 star. Overall, I would recommend this place to almost anyone looking for a great place to live near San Francisco. read more

Avenue 64 is ok, which seems to be typical for Essex apartments. I liked my studio and the location is great, but they were raising the rent by $200, which made the rent higher than studios at other apartments in the area. The maintenance staff were responsive. This is what I did not like about living here: The garage is not secure. My car was broken into inside of the garage and my dash camera was stolen. I don't leave items visible in my car, but I never thought I would have to unplug and hide my dash camera in the garage. I let the office staff know, and they said they would review the building footage and get back to me with what they found. They never reached out to me.  The office staff weren't the most helpful and any issues or questions required continued follow up on my end. They also don't seem to be communicating with each other and they are unorganized. They incorrectly scheduled my move-out date and were billing an incorrect amount. I had my move-out inspection, and then I got a call a few days later saying that I missed the move-out inspection. I returned my keys, and then got a call a few days later asking when I would return my keys. Every 6-8 weeks, the fire alarm would go off in the middle of the night, and then again the next day. I don't know if someone was actually smoking in the building or if there's a problem with the fire alarm system, but the alarms went off just as frequently at Emme (another Essex apartment) across the street. It happened so often that few people evacuate the building, which defeats the purpose of the fire alarm. There was never any communication from the office about why this was happening. I called the office once and asked, and the staffer didn't know that the fire alarms were going off. She also made it seem like there was nothing they could do to stop it. Maybe the fire alarms have been fixed by now, but it was annoying to experience this. This place is fine if you can get a good deal, but it's not amazing. read more

I've been living in Emeryville, CA for two years. Avenue 64 is the second complex I've lived in, the first was (Bay Street) and It's the right place for me and the best of the two. I commute to San Francisco for work and it has access to all points of transportation to get to work- Casual Carpool, AC Transit, Bart, and Emery-Go-Around. The facility and grounds are well maintained, it makes it feel good to come home to, I rarely see trash or dirty floors. The Amenities are great and I love the gym, spacious and has all the equipment I need to workout. Customer service helps to make this place a great pick. The leasing staff Leady Castillo and Ryan Appearson are always doing their best to communicate and address any issues or concerns. They are good respectful people. Major props for Ryan, who served our country in the military. My all around experience is positive and enjoyable. This is a place I embrace and a community of people I enjoy seeing and being around. read more

Avenue 64 is like that boyfriend or girlfriend that had tons of potential but you eventually broke up with them because they never cleaned up their act. In fact the main reason I've decided to write such a longwinded review is to get the attention of the upper level management, which up to this point, has been primarily unresponsive to normal residential requests like: can our hallways be vacuumed regularly, can the pool be heated to a bearable temperature, or can you please have our building's compost bins serviced weekly? For those of you who revile in other peoples horrible experiences then go ahead and read on, but for those of you who only need the executive summary then, spare yourself the headache and DON'T MOVE HERE. My love hate relationship with Avenue 64 began in 2014 when it was owned and managed by BRE properties. Shortly thereafter Essex Property Trust acquired the company and that's when things took a turn for the worst. Safety - Renters insurance is required to live here, and you'll be glad that it is when your car or bike goes missing in the "secured" parking lot. Yes my nieghbor had his car both broken into and stolen on a separate occasion from the garage. Their solution to bikes been stolen/vandalized in the garage is to offer residents the "convenience" of paying extra for space in a secured bike room ACROSS THE STREET when there is already a bicycle storage room located within our garage that is currently being used to store old patio furniture and such. As a resident who's primary means of transportation is a bicycle I've ended up paying an additional $50 a month just to store my bicycle in a secured storage unit, which I rent upstairs. Cleanliness - The building management does an excellent job ensuring that all the areas within close proximity of the leasing office are immaculate and cleaned daily, but forget about having a clean hallway to greet you when you get home once you live here. Instead you'll be greeted with messy hallways, maggots in the trash facility and dog feces/urine scattered across the property on a regular basis. Amenities - One of the drawing points for me choosing to live here were the amenities. However, access to these amenities has been substantially limited since living here. For instance, the community room finally reopened after a couple years of incremental construction projects conducted within different parts of the community. This construction included having scaffolding blocking my window for about six months, not being able to use the community BBQ grill for over a year, and the pool being ripped out and completely out of service for another six months. Even today I'm unable to enjoy a swim in the lap pool because it's only heated from April-September, which means that during the months when heat is most essential (winter & fall), the water is literally as cold as the bay at a frigid 65 degrees. How about the hot tub you ask? Well I can take a bath that is warmer than the "hot" tub any day. Parking- The parking situation here is frustrating to say the least. One parking permit per household is included as part of rent, but good luck finding a spot. Since the second Essex property opened up across the street it seems as though residents there have caught on to the fact, that rather than pay for a spot in their designated garage, they can simply park in the Ave 64 "secured" parking lot without fear of enforcement. Additionally, there are no assigned parking spaces... but for an additional fee you can always request a tandem parking space and pay extra to have an assigned spot. A couple of electric charging stations are now also available in the garage, but the fees are exponentially higher than the typical cost associated with most residential charging stations. Hmmm I wonder why the charging stations are seldomly used Essex? Building Management - At first I gave the new property manager Alicia the benefit of the doubt, and felt as though she may care enough to turn this place around. Yet, she now seems to be stretched too thin managing both Emeryville Essex properties (Emme and Ave 64), so her over site of the property seems reactionary rather then proactive. No I don't want to have to file a complaint on a web form every time things seem to get out of hand. I'd rather enjoy living in my "luxury" apartment with you doing your job and checking up on how things are going every now and then. Rent increases - Like most corporate residencies annual rent increases are an unfortunate reality to be expected. That said, I've never seen a property management company use leases with such excessive month-to-month rent increases in order to strong arm residents into committing to yet another 12-15 months of abuse. I'm sorry Ave 64 but this relationship seems a bit one sided. I understand that for you it's all about my money, but if I'm going to be taken advantage of like this I expect to at least get something mutually beneficial out of it. read more

I don't know where to start actually , After I moved here with my wife, first week our Amazon delivery package got stolen from the room. Anyway it was not a big deal, after 1 month garage enterance door got broken and they couldn't fix it for a long time. My 3rd month in here they smashed my window in the garage and there was a camera just on top of my car. When I go to the office I show the pictures I told them everything and they even didn't look at the cameras or anything just sent me back home, I waited 1 week for them to explain this situation. They didn't take any responsibility , I paid 200$ to replace my broken window , they didn't do anything about it. Then I questioned why I'm paying 50$ a month for garage parking ? There is no security or nothing it's better you park your car outside. Management is horrible , no security is here. I'll leave this place as soon as my lease agreement is finish. Sometimes you forget what you came in the office for once you strike up a good conversation. Kutaza- this woman is nothing short of AMAZING and i'm so glad she has returned to Ave 64! Kutaza is so sweet and positive. She is there to help you with whatever you have going on. Her charm and good vibes make Ave 64 a better place. Larissa- although she recently left due to a promotion, I must say Larrisa was very helpful and I appreciate her kindness. I wish her the best on her new venture and she is missed. read more

Location of Avenue 64 caught my interest since it was a 30 minute commute to work in SOMA by transbay bus. Once moved in, maintenance for the unit was convenient since we got a broken garbage disposal and fire alarm taken care of in a timely manner. On the down side, it was really a large hassle to be added to a lease. I was quoted that the process was going to take 30 minutes, but in reality it took 4 days and a surplus of calling and emailing the front office. Even more so, my car was broken into and all my things were stolen from the garage while I moving out. Along with the lack of sympathy, management did not and have not done due diligence to prevent such things from happening. e.g. notice to residence to take extra precaution. The cops told me it was the third reported break-in that week. I have not heard any action although the license plate number of the thief has been provided to the front office. In this case, I would ask potential residents to be aware that management does not have your best interest at heart. read more

Lived here for almost 3 years now. Survived the construction which was awful, but over. Have learned not to have anything shipped here directly if I can help it (thank the gods for the Amazon lockers down the street at the loop market) because the office is always randomly closed (and the mail room has had multiple break-ins). The fire alarms have stopped going off randomly as much - which is nice, but now the elevator is breaking once a month. There was a recent remodel of the clubhouse area which was completely unnecessary. The grounds are nice, we like the hot tub, but the pool is unheated (used to be heated, before the construction). The trash rooms have a tendency to be a mess. One of our bathtubs has been badly cracked for about 2 1/2 years and nothing has been done to fix it. The overhead light in the kitchen has been replaced a couple times but we have recently deduced ourselves that it is the switch and not the fixture itself that's the problem. The construction and ESSEX buyout has made this once nice apartment complex completely unlivable. There is no discount on rent for any of the work going on. The work which consists of manually demolishing all of the exterior of the building (with sledge hammers and pry bars), demolishing all of the planted fixtures (with bull dozers and industrial jackhammers attached to bulldozers), and demolition of all of the walkways, starts M-F at 8 am and runs until 5pm and is planned to continue for over a year. There are loose nails and pieces of construction debris everywhere, in addition to a sickening white dust from crushed stucco coating everything. They also (even with this construction) raise the rent 10% every year as a rule (yet every year they say that it is a one time thing... we have lived here for four years and received a 8-9.9% increase notice every year) ... so right now I could not recommend against this place enough. The staff in the office is nice and courteous but completely ineffectual at fixing anything as any complaints or problems have to go through "Corporate", their parent company of ESSEX. "Corporate" is a nameless faceless entity that has no regard for the tenants of this complex and solely wants to extract as much money as they possibly can while spending as little as they possibly can under Emeryville, CA statutes (which are some of the loosest in the country with almost no renter protection at all.) I have been a resident here for four years and this used to be a very nice place to live, with top amenities and a caring management office, but it has been replaced with a corporate wall, endless noise, and no sense of community whatsoever. If I could give it 0 stars I would... hopefully the living environment improves and I can change my review, but with the current ownership I don't see any light at the end of the tunnel at all. For those of you who might question if I am being dramatic here is a video of my experience with the construction so far. Ok, let's get something straight: intelligent people should look further before being fooled by the aesthetics of this apartment complex. If you like being fooled into thinking plastic countertops are marble countertops, an unfriendly leasing office is a helpful leasing office because they offer cookies, then please by all means, go right ahead and pour 2 grand of your earning into this box everymonth. However, if you have the time to do your research, please take note of what happened here while I was living in the complex. Also, if you don't believe me, just look at the previous entries, also try to understand that most of the reviews that have more than one star have only been living there for a couple months. 1. The leasing office keeps any packages that are delivered to you for "safe keeping" in their leasing office's closet. However, they don't take inventory and I guess they don't look at names because a package for my boyfriend was given to the wrong person, it had his clothes and a $100 gift certificate...some how the wrong person didn't return to the leasing office and the leasing office refused to take responsibity for it. 2. The "gym" which has two cardio machines, a universal and a 10x10 foot space for maybe a pushup, also has a fire alarm that goes off if anything more than 25lbs hits the floor, very motivational. 3. Anything that you ask the leasing office to take care of ie. washing the windows, making sure packages addressed to you actually go to you, takes several contact attempts to actually get their attention. 4. And yes, thankfully we didn't get an apartment with a "view"...because your view does have the water off int the distance, right after the parking lot and freeways that are directly before that. 5. Icing on the cake: if you ever try and move out, please understand that anything that they could charge you for, they will charge you for: we were basically never in the apartment because of work and travel, we lived there for a whopping 6 months, and they some how managed to charge us over $500 for carpet, cleaning, extra utilities, and paint....DON'T BUY INTO IT. read more

My boyfriend and I have lived at A64 for almost 3 years and have positive and negative feedback for those looking to live here. 1. Public Transportation: Great If you don't have a car, this location works well. If you commute to the city in the am, carpool is fantastic. Shopping and grocery is all within walking distance, or a short Emery-go round trip away. There is a Zipcar in the parking lot, which we use at least 2x a week to run errands. 2. Maintenance: Pretty good Apartments- If you need something fixed in your unit, you will get a response pretty quick within a day or 2. We have only needed to call maitnence twice in 2 1/2 years. 3. Management: Incompetent, but nice to your face... :) Amenities- If something breaks, be prepared for a LONG wait for the issue to be addressed. For example: The grill was broken for about 2 years, after 5 phone calls and a letter, the grill was replaced and cleaned. The pool table in the lounge was literally falling apart, and the tips of the pool sticks were broken off, oh and not to mention the cue ball was missing for a few months. One of the 2 large TV's is currently damaged and I doubt they will replace it. There were about 2 months when the hot tub was out of service? They let packages sit in their office closet for weeks, without contacting you. However, if the package is large... you will be notified to remove it asap. They offered to have our carpets cleaned as a 'perk' to re-sign the lease, however, it never happened. 4. Security: Eh' Entrances- Yes, you will receive a fob to access the property, however, people DO NOT keep the doors closed. You will see them propped, or slightly ajar, allowing ANYONE to get in. Safety- Other than our apartment being broken into... its a safe complex. Wait, what? Yes, WE WERE ROBBED!!! Located on the 4th floor looking over the pool, at 9am on a thursday our apartment was broken into and over $3,500 of electronics were stolen. Good thing you have E-renters insurance, who will try their hardest to make filing a successful claim an excruciating pain in the ass! 5. Keys: Make copies! We have locked ourself out one time, and was within the first few months we moved in. As the lease states, it is your responsibility. We called a local locksmith to slide a "jimmied coat hanger" under the door to pull the lever down letting us in for $315! That still pisses me off. 6. Relaxing day at the pool: Forget it! Recently, families have moved in with kids, and have a little 6'x6' patio to play in. Which has turned into the entire pool/courtyard as their "backyard" leaving toys and other crap all over the place. I work from home and during the day it's pretty quiet. In the evenings and on weekends be prepared for screaming children. The interior of the complex is secluded from the outside, however, functions like a huge echoing chamber. 7. Fantastic View vs. Freeway dust: Since we all like to have our windows open during a nice day, you can count on gross black dust filtering into the apartment that COATS every surface. After realizing this dust is black soot from the freeway we purchased $150 ionic pro air filtering system, only attracting 30%, which is nauseating to think I have breathing in the other 70%... :( gross. In conclusion, we have enjoyed our time here at A64... but honestly, the rent is a joke for all things considered. They figure their rent based on what Bay St. and the Courtyards at 64th have posted for the current market. It's all Bullshit. Other people have posted about the cheap finishes and the lack of functionality within the layouts. After almost 3 years, we have payed them $64,500 and have absolutely nothing to show for it. read more

Property managers have no clue what they are doing, they lack proper communication, start maintenance outside at 7am while everyone is working from home, but can't answer my maintenance request as of 3 days ago. Closed every damn day, inconsistent hours, do not pick up the phone, residents here say property management is a bad joke. Do not move into these bum apartments. Super expensive for absolutely no reason. They bait and switch you on amenities, pour cement in the hot tub, chains on the gym doors, locks on the community room and business center, but still expects rent paid in full on the 1st. Worse property management ive ever had to deal with. They get one star because they have one star, it's the cleaning guy Eziah. First of all, I moved into Avenue 64 when it was still under construction and brand new, so I have experienced all of the ups and downs of this place. Had a NE corner unit on 3rd floor with a decent view of Berkeley Hills and a sliver of the central bay / Angel Island. 2BR2BA with decent space for an urban area. Overall this place was ok, but if you choose to live here be warned of the following items: 1. My roommate's truck was broken into while inside the parking garage about a year ago. 2. The doors to the parking garage were destroyed in a rain/wind storm this winter and it took about two months before they were fixed. 3. The leasing office has super high turnover presumably because they feel guilty and pissed off about duping people out of their money and lining the pockets of the corporate office with no compensation of their own. 4. No on site maintenance folks to help you in case you accidently lock yourself out in the evening, so make sure you keep your key around your neck at all times. 5. There is really pretty much nothing to do in Emeryville, if I was doing it all over again I would live in SF or Piedmont area. Good luck if you choose to live here, you'll need it since you won't have much money left over to buy any. read more

Great location and pet friendly. The units are also quiet, which is surprising considering the location. The amenities are also really nice. Only downfall was that the pool was very cold for over a month. Unfortunately, it costs a minimum of $275 to move out regardless of how clean and damage free you leave your apartment.
